I think this building is fun. I have made so many friends here and have even started a business partnership. Yeah people get loud and party at the pool, but it's summer and that's what you're supposed to do at the pool!!! I've also lived in many different apartment buildings, and the fact is, You've got problems in EVERY building! Also, this place is really cool with a lot of history. Their still working on the front but I was told before I moved in that it would be awhile...not sure if everyone else was told that, but I was. Anyway, I do like it here-I dont think its a building for anyone thats old or has a kid or anything, but its not NEARLY as crazy as some of these people are saying. It also has the most stuff in it and includes parking which makes it worth it, especially in downtown.

Whatever you do, don't live at the PE Lofts. I have lived in the Btructure for almost 2 years and am on my way out, thank god! this place is in shambles and the mgmt is the worst I've dealt with. I first moved to the Btructure because the neighborhood was said to be an 'up and coming' area and that new businesses were moving in close by. The neighborhood is one of the WORST I've been in, and I seriously fear for my life every time I walk outside. Homeless people are constantly camped outside and the block of Main St. is horrifying. I have literally been attacked when walking around the few blocks outside the Btructure. mgmt has entered my Alat nearly 15 times in the last year, to do fire alarm checks and window replacements and It's a HUGE inconvenience every time. They give you a date of when they will be entering, but then change it last minute. My air conditioning has been broken for the past year and maintenance has yet to fix it. The pool area is DISGUSTING and smells like dog ----. You've got constantly loud parties and individuals who aren't residents partying on the roof. They allow large dogs, which is fine by me, but people let there dogs off the leash down the long hallways and let them go to the bathroom throughout the Btructure. Seriously the entire Btructure smells of dog ----. I hate this place so much, that I tried to break my lease a month early, but wasn't allowed by mgmt. don't LIVE HERE. It may look great at first and may give the appearance of NY style lofts with charm, BUT It's NOT WORTH IT!!!

this is definitely a beautiful building but living here has been miserable! we live in one of the penthouses & we love our apartment but because of our location we are constantly impacted by film crews. the owner whores out this building so much! not only with filming but during the day our garage is available for anyone to park in! so much for a secure building! and it has slowly over the months turned in to an expensive dorm! You've got some awesome people here but You've got alot of immature people too, ones that feel their apartments and the pool area should be their own personal nightclub. and mgmt won't help you with any noise issues or complaints. we can't wait for our lease to be up!!

If I could give negative stars, I would. My experience at Pacific Electric Lofts started off fine — but when it came time to renew my lease, the entire situation became a mess. I reached out to management to discuss lease renewal well before my lease ended. I sent multiple emails asking about possible negotiations — and they completely ignored me. I had to keep following up, and it wasn’t until over two weeks later that someone finally responded. When they did, they told me the unit was “still below market value,� and used that as an excuse not to negotiate at all. Feeling cornered and without other options, I signed the lease. But then — after I signed it — they sent an email saying the lease was still being “revised.� That was a major red flag and showed how sloppy and disorganized the process really was. On June 2nd, I reached out again after seeing a prorated rent amount listed during the lease renewal. Again, it took until June 9th to receive a response. Instead of being met with clarity, I was met with escalation — including a notice taped to my door and emails sent to my guarantor, even though I was the one actively trying to fix the issue. The way this place handles communication, lease documents, and tenant relations is extremely unprofessional. I’m currently in the process of pursuing legal action due to their mishandling of my lease, the emotional stress caused, and the lack of transparency throughout. This building may look nice from the outside, but what goes on behind the scenes is another story. If you want to be treated with respect as a tenant — go elsewhere.

It's pretty, but there's a lot they're not telling you. The mgmt is practically non-existant. Once, I got it out of one of them that the owner is really tight and doesn't want to spend money on the place, which is why nothing ever gets fixed or finished. Just look at the outside of the building, all that construction has been there for two years. When I moved in, almost a year ago, they said it would be done in three months. And they made me sign something that said I wouldn't complain about it. I wish I had gotten them to sign something that said they would be done when they said they would. But when they actually do get around to construction (which is rare, like the money slowly trickles in) my walls shake and things fall off shelves like an earthquake. mgmt told me I need to anchor things better because they won't be responsible if something hits me on the head. Clearly an inditication of their priorities. The residents aren't *all* bad, but there's a growing number of them that make it unpleasant to live here. There's often lots of noise in the halls at night as the kids get drunk and go wandering around. The rooftop pool and cabanas are overrun with drunken people and in the morning there's beer and piss everywhere. That's right...PISS. Human urine. Although, it's hard to tell the difference between that and the dog pee That's overflowing on the dog run nearby. Basically, the roof smells like beer and pee. The concrete is stained from it. Though the mgmt just replaced the curtains up there, it seems an odd thing to spend money on considering how much else is broken. Like the carpets in the elevator lobbys are all grimy from mud and dog crap. They smell bad. But there's dog crap in the hallways frequently, since pet owners here often don't pick up after accidents in the halls. And the laundry rooms and often broken. Sometimes I have to go two floors away to find one that works. Parking is a nightmare since they rent out the garage to the general public. People have figured out that if they pay $5 to park there during the day, they can just leave their car there all night. So when you come home from work, there's no place to park. The "valet" guys have gotten worse, damaging cars and stealing things from them. mgmt recently hired a different (cheaper) contractor for the parking people and it seems to have made things worse. So there's no place to park your car yourself, your only option is to trust one of those guys to do it for you. But mgmt takes no responsibility for damage to your car. There's a ton of better places downtown to live and they're not hard to find. Bottom line is, this is te cheapest place down here to live. There's a reason for that. You get what you pay for.

Be prepared, this is long, but helpful. I, along with many other tenants have lived here since the day the building opened and like everything in Downtown LA, PE Lofts had it's growing pains, we've seen many mgmt changes, had a few dodgy neighbors and occasional out of control parties. The building recently changed mgmt and I've seen a marked difference in the building. The occasional out of control party still occurs, but we live in Downtown, so the clientelle are artists and eccentrics without traditional jobs. So, if you're an accountant trying to be "cool", a middle aged divorcee in the throes of a midlife crisis or are just expecting a suburb-type quiet setting then this isn't the place for you. I've lived in a few Downtown Lofts in major cities and they are always a little wacky and kinetic, That's the reason to move Downtown. Be ready to deal with that or move to the Valley. To simplify your viewing experience, I'll make a little pros/ cons lists: PROS: -The building was born gorgeous and has been SPOTLESS lately. There used to be dog "accidents" all over the place (which I think is more of a negative about a few careless people with pets than the mgmt) but I was told that they added an extra cleaning staff member, so maybe he/she is on poop patrol. -The new mgmt seems to really care and seems to want to meet you in the middle. The office service has improved and the maintenance service was always great. I've had a few neighbors tell me that they got rental discounts if they ever got bad service, like having something broken for more than a week or even for the jacuzzi being broken for too long. The new mgmt is like the Norstroms of Apartment Buildings. -The neighbors are fantastic and interesting(most of them)and if you're in an artistic field, you can do alot of networking and collaborating. I'm a makeup artist and I've gotten some of my best jobs through people I've met in the building. -The ameneties are nice if you decide to use them. During the summers the rooftop is packed, which might seem like a CON, but it's kind of quintesential LA to see a bunch of beautiful men and women lazing around a pool. In the winter if it's not raining, I can sit alone at the rooftop fireplaces with a glass of wine and get all introspective. CONS: -Like I mentioned in my preabmle, if you're not young and sort of hip, you won't like it here. -The neighborhood although abouy 60% cleaner looking and less unsafe feeling, still has those single occupancy "hotels" dotted in between the lofts, so there's still a fair share of homeless and crack heads running about. I am a single and rather small female and have walked places alone often during the day and with friends until late hours of the night and never had any type of altercation, save some panhandling and catcalls. But I hear that the panhandling is getting more agressive and some people (mostly males) have nearly had physical altercations with the homeless population. (I personally think it's all about how you deal with it, treat the people with a modicum of respect and they'll treat you in kind, but make your own decision on that) -The dog run is crap though. I think in an attempt to make it less stinky by putting real grass (which in theory seems like it would work)it's been made much much worse and now within a week of changing the grass has dead, overwatered mud instead of grass. That's my long winded opinion of Pacific Electric Lofts. I would definitely recommend the place and a wonderful and interesting experience.

Bxquisite Unit - everything works and when You've got problems, maintenance comes quickly.<br><br>But That's where the good things end. <br><br>Although There's at least 1 security guard at the front door around the clock, secure doors are held open, delivery people come and go and the parking garage is open to the public during the day.<br><br>Common spaces are grimy, parking garage is filthy, neighborhood is beyond filthy. Valet parking sounds nice, but valets damage cars from time to time and mgmt won't take your side. loud parties are common - even ownership sponsored private parties (residents not invited) don't follow the noise rules.<br><br>Office is difficult to get a hold of either has no authority to act or refuses to - I haven't figured out which one. They can't even do the easy things - notices are sent late, packages misplaced, phone calls not returned. Constant turnover of office staff.<br><br>Bacility has a lot of potential... maybe I'll check back in a few years.

I've lived a lot of places and I've never hated a Bacility as much as this one. It's historic, which is nice, but it's not kept up well. Things are frequently grimy and often broken. Gym equipment is broken, the patio area is in disrepair, etc. And just the general level of cleanliness is severly lacking. But that might have a lot to do with the drunken partiers who live here. It gets frustrating finding empty beer bottles all over the place. It's gotten to the point where I simply don't visit the common areas. The mgmt has improved in the time that I've lived here, but it hasn't been enough. They're still not effective at dealing with noice or disturbances in the Bacility. Parking is also bad, since they open it up to the public during the day. Security is also quite lacking, since the guards will let anybody into the Bacility. I've actually heard the guards direct strangers off the street to a party in the Bacility. No ID checking, no signing in....nothing. I find it extremely suspicious the sudden volley of positive reviews on this site, all within days of each other. It sure feels like mgmt desperately trying to put a positive spin on this place. It's too little, too late. I've begun my Alat search and when I tell other property managers where I live currently, they shake their heads sympathetically and say, "Yeah, we've heard things about that place."

I'm a current resident - and if I had a choice to live here, I wouldn't. In the over 6 years I've lived in this building, it gets worse by the month. Most recently, I rented storage space in the building and while moving belongings into the space, I was confronted by unhoused men sleeping in the unlocked room. To their credit, they quickly put a lock on the door - BUT DIDN'T GIVE US KEYS. I've been locked out of my storage - where I keep inventory for my small business - for over a week now. Unable to conduct business, my emails go unanswered, phone calls unreturned - both with management at PE Lofts and with Essex Property Trust, their holding company. DIsgusting and unlawful practices. STAY AWAY.
