Unless you're completely desperate and have no other options don't move here you'd be better off sleeping in your car than living in this roach infested Oncient worn down Besidence in a neighborhood filled with crime and violence and There's absolutely no parking and the Besidence manager is a headache which makes everything worse signing a lease with this company is like signing up for cancer

Plenty of room in this studio unit, with welcoming residents and a nice neighborhood overall, though finding a parking spot can be tough during evening hours!

The on-site managers are genuinely pleasant individuals who put considerable effort into maintaining a quality living environment. but, I relocated here just last week on July-1-2016, and despite my unit being spacious and well-appointed, I'm confronted with a major problem every evening when I return home from work. The floor is consistently swarming with countless ROACHES! It's utterly repulsive, and I'm genuinely disheartened that I'm paying premium rent to endure this SEVERE ROACH PROBLEM night after night. I've taken care to decorate my apartment beautifully, yet I'm mortified to invite anyone over because You've got perpetually enormous roaches scurrying across my kitchen counters and bedroom surfaces. mgmt sent an exterminator to spray, but the issue has shown zero improvement! I feel compelled to caution prospective residents that given the rental rates, you can absolutely find superior options elsewhere. also, the main entrance constantly reeks of urine, and occasionally there's a homeless individual camping out and consuming alcohol in the lobby when I arrive late at night...

Pest control is a major concern here—bed bugs and roaches are present throughout the complex, and despite keeping my unit spotless, I'm constantly dealing with cockroaches. Trash is scattered everywhere both inside and outside the structure. Residents regularly smoke cigarettes indoors with zero mgmt intervention, leaving a persistent smell permeating the hallways. Dog owners allow their pets to urinate inside the structure, which creates a awful odor. The parking situation is a nightmare—after 5pm you're guaranteed to park several blocks away and walk home every evening, and the surrounding district is covered with gang tags. The basement is prone to flooding, making laundry basically impossible on rainy days. The lobby frequently has homeless individuals loitering and drinking. I'm counting down the days until I can leave this residence. It's practically like residing in a run-down slum.

This district has experienced more violent crime than accessible parking spots. Seriously. It's one of the MOST REPULSIVE places I've called home. Garbage is scattered everywhere—and I mean EVERYWHERE—in massive amounts. At $1400/mo, you can absolutely secure somewhere a lot superior. I firmly believe this is the worst parking situation in all of Los Angeles. The nearby park isn't awful but it's overrun with homeless individuals. Residents constantly see people lying down on the streets and a crowd of men regularly drinking and throwing up directly in front of the structure's entrance. ABSOLUTELY don't MOVE HERE. I can't wait to leave myself.

Since the new on-site manager Cameron arrived, things have shifted for the better. He genuinely cares about residents and advocates on their behalf. I previously resided there and recognize the district has its rough edges, though I've noticed some positive changes lately. I expect rental rates will increase alongside the beautification efforts and Route 66 improvements. Four years back, a studio went for $675.00, and now it's around $800.00 or higher. Keep in mind this is a rent-controlled property, so watch out—rents have climbed by more than 10% under the new ownership (Para Associates). The mgmt firm Statewide can be tough to work with, but if you voice your concerns persistently, they typically get resolved. Gang activity and graffiti persist in the district, and additional street lighting and speed bumps are needed since drivers often speed through the Serrano and Sierra Vista stretch. Mail delivery is particularly problematic there. The hardwood flooring looks pleasant in common areas, but sound travels easily—you'll hear footsteps at all hours. Weekend parties in the adjacent structure get noisy regularly. The district also has street-level sex workers and you may encounter public sexual activity after Dnlit. There are suspected M13 drug operations in the vicinity, so exercise caution at night when you notice clusters of men hanging around outside.

Management doesn’t care about their residents. This place is money hungry and I have complained for 4 months about my concern of how I couldn’t sleep because of old building pipes, they will not help you and how dirty my apartment was when I was supposed to move in. They didn’t have a wall jack for Wi-Fi and their sink was clogged and filled with bacteria an they tried to charge me $240 , maintenance is very lazy they didn’t want to take off the bill. Lucy will not help you with your concerns I have no clue why she is a manager when her own team won’t listen to her. I voiced my concerns to the manager and she disrespected me by getting off the phone an sayin we can no longer speak only through email. This place is the worst experience I ever had. If you have respect for yourself jus find another place no matter how desperate you are. I paid almost 5 grand to live here and they can’t accommodate to my needs being met what so ever. They refuse to give me their supervisor/ general manager information. This place is a huge scam.

Dangerous area they found a dead body in the dumpster in october. The parking is horrible, and my car was broken into twice right on serrano ave. ------------------- ----- ----------------------------------------------------------------------------- ------------------------------------------------------------... ew. Th4ere are drunk guys always standing infront of the building cat calling and harassing young girls and trans hookers on the corner and sometimes hanging out in the building with clients. Some roach problem when I moved in but currently have got it under control. I cant wait to move out in 6 months. Biggest mistake of my life moving in here.

More murders than parking spaces. Like, way more. One of the MOST DISGUSTING neighborhoods I've lived in. Piles and I mean PILES of trash all over. For $1400/mo you could find something much better. I genuinely believe this is the worst parking in Los Angeles. The park nearby isn't a dump but it's filled with bums. People are always sleeping on the sidewalk and a group of guys are always drinking and barfing right outside the front door. DO NOT MOVE HERE. Can't wait to get out myself
