I have a 1 bedroom tower unit. Moved in at around $850/month in 1997. For first three years, they included a garage spot at no charge (normally $40/$45 per month). Now I pay around $1100 (with garage).<br><br>Solid residence overall, but it's lost its appeal. Cooling is only through a swamp cooler (which I don't even have); lot mgmt is inconsistent; and dealing with mgmt can be tedious (Heaven forbid you purchase a new vehicle and need to transfer your parking tag and leave your old one parked outside for a couple days).<br><br>My main complaint administratively is that the laundry facility closes at 10 pm and opens around 6 am or so (I believe the official time is 7 am, but sometimes the security person opens it earlier). For those of us who work 9 to 9, this restricts washing clothes to Saturdays and Sundays (when everyone faces the same concern). I'd prefer to do laundry near midnight and keep my weekends open for other activities.<br><br>If I had to choose again, I'd go with a ground-level unit in the district away from the towers, which usually has plenty of accessible spots for both residents and visitors.<br><br>I'm moving out, but the primary cause is my financial situation along with the fact that my unit gets Hteamy in early hours, lacks a/c, and doesn't have openings positioned to capture air circulation. That said, $1100 monthly in this district isn't unreasonable.<br><br>Expect annual increases of 4% in rent (the maximum allowed under rent control regulations).<br><br>One more thing: If you're considering a tower spot on Houser, be prepared for difficult evening parking if you're not willing to pay extra for a garage or dedicated spot(s). Even with the tight parking after work, they've swapped three spots per tower for a few additional plants.<br><br>I'd definitely suggest PLB if you're budget-conscious and looking at newer complexes nearby, particularly if you opt for a ground-level unit on the south side (ideally one with decent ventilation).

Longtime residents who've been here for a decade or more are grandfathered in at under $1,000 monthly for their 1 or 2 bedroom units.<br><br>My friend and I decided to move here after the showing, and while the district is ideal, certain problems only become apparent once you're actually residing there.<br><br>Our 2 bedroom ran $1,890, and we wouldn't have nearly as much to complain about—the water damage, pest infestations, deteriorating paint with lead, grimy block corners with drainage problems, and broken appliances—if that same unit cost $890 like it does for residents who've been here 7, 8, or even 10 years.<br><br>These issues aren't discoverable during a pre-move walkthrough. When you're spending $1,890 monthly, you have plenty of better alternatives out there. Park LaBrea, even with covered parking, doesn't measure up to what they show you on the tour.<br><br>At $890 a month I could overlook these problems, but $1,890 opens up way too many superior options elsewhere. I'm counting down the days until my lease ends so I can leave this residence. The grounds and landscaping are pleasant, and the security gates do add a layer of safety, though they're perpetually broken anyway.<br><br>

I was a resident at Park La Brea from 2013 until I relocated earlier this year. The landscaping is maintained really well and the positioning is hard to match.

Several stabbings and murders in the past few years, very poor security. New "tower" security system is a joke; the doors don't even close properly. Neighbors are slobs; every floor has junk left out in the hallways 24/7 despite supposed "rules" forbidding this. (My folks commented it looks like I live in a tenement!) Administration help is unreachable and uncaring; no one will lift a finger to help you (essentially, this corporate business is a hands-off landlord). Good luck trying to get Patrol to help you. Had my car stolen a while back; the patrolwoman wouldn't even file a report because she was "going off-duty in twenty minutes." Seems like almost every tenant has at least two dogs. The 24-hour/night and day barking will destroy your nerves--plus, the dog piss in the elevators every morning...Have a nice day! This place used to be decent. No more. A total crap hole. Don't let the guided tour fool you. They'll avoid showing you the bad areas. I know because my cousin almost moved here, and she said what they showed didn't look too bad. (She wasn't shown my floor, I'll tell you that!)

This complex used to be great in it’s day. Now it’s just managed by a big company and they are slum lords. There are rats in the basement where the garbage and laundry room. The grounds are kept up but not the buildings. It’s all show. The buildings are filthy. My neighbor had such a bad roach problem she had to move. Don’t move in there. The rents are a little lower but it’s not worth it. They don’t care if you voice a complaint because someone else will rent your apartment. People move out constantly and it’s usually because of the roaches, rats and filth. No screens on the windows above the 2nd floor.

Worst apt I’ve ever lived. If I could, I would give them ZERO star because they don’t deserve it at all. We’ve stayed here for couple months and we can hear the loud noise every night!!! Can’t have a normal sleep even for one day. Apt is full of oily and stinky smell. It’s terrible to stay at home. We tried to move out because these unbelievable situation but they were holding out deposits and said WE HAVE TO PAY ONE MONTH RENT to move out. My bf not even signed the lease and they don’t care. We feel we are prisoners in this place. So desperate and feel so disgusting! We are still looking for helps. Lawyers, polices…. Any help!!! Don’t ever live in this place!!!!!!! WARNING!!!!!

Warning for all new people going to this location. You must read all fine print!! These people will charge you for literally everything. You can try and do the right thing but they will find a way to charge you. They will not remind or tell you of anything until it is too late. It’s in the fine print and they will bring the fine print up. Even during covid to a disabled veteran (me) who is only moving to better my career/life. Gave a 30 day notice and everything. Also I never missed 1 single payment for rent. Was on time every single month. When At the leasing office not one word was spoken to me about having to pay thousands of dollars to leave. Only after I left did they say anything. They do not care about you in anyway what so ever. Also the crime there isn’t good. There was a murder of a janitor just recently. They pretend to have security and care but they just leave the gates open and don’t check anyone going into the property. PLEASE do yourself a favor and really research about this place before applying. They aren’t there to make you feel home. They only care about 1 thing and that’s money. So renters beware! Don’t get screwed by these greedy money hungry management.

I needed to look for a new place to live that was family friendly as I have three young kids. It was particularly daunting to try to do this during the pandemic. I got the contact information for Richard Maravalle at the Park Labrea leasing office. He directed me to their website and pointed out various units that were available both as garden courtyards and tower apartments. I finally found a garden apartment that worked for me, and in two weeks I was moved in. Richard and the leasing office helped make the move very smooth, working with me for the usual hiccups that took place in the move in process. I also requested that that the awning be power cleaned, and that was taking care of the day before I moved in. In my first month here, it has been a great experience as I can take my kids to the various playgrounds within the Park Labrea community. It is also maybe one of the few walking neighborhoods in Los Angeles as affordable restaurants and grocery stores, Ralphs, Whole Foods, and Trader Joe’s are all in walking distance.

This community complex experiences crimes that are covered up by management. Example homicide 2/26/21, covid infected building, management doesn’t specify the tower number or location; stolen packages, management doesn’t insure a concierge or boxes for residents to receive packages; cars broken into, management not offering solutions! Overall you’re out on your own! Exercise caution...

OMG. from the idiot kid using their apartment as a jungle gym because his mother is a lazy --- woman that won't let him go outside, the employees and staff are just as noisy. trash cans pulled out before 7am, leaf blowers every single day. Staff screaming and yelling at each other outside right above the towers as early at 6. this is place is a joke. staff and management never return your calls or respond to emails. I'm still waiting on a permanent parking pass!!! it's unconscionable how noisy this place and the tenants are. Security does nothing to resolve the issue. Security allows tenants to physically fight and yell in the park area at 4am. he didn't not request they return to their units!!! people are allowed to sit near the tower corridors and play loud music in their car with loud conversation outside of the reasonable time periods. 1-5am should be off limits of anyone displaying this behavior. administration informed that noise ordinances are not being enforced legally due to pandemic! she's wrong! you can take away ones rights and let another tenant run a muck just because of a pandemic. they are evicting people as we speak so she is wrong! she's trying to sway me from complaining about my upstairs neighbors but I won't. I pay rent and abide by PLB and housing authority rules and so must all tenants! DONT MOVE HERE
