This Penue was a disaster. When I first decided to move in I thought it looked nice with remodeled kitchen and granite countertops, new appliances. But when i moved in and literally killed over 80 cockroaches within the first week, I should have known better. The parking is impossible, loud all the time to the point you can't sleep, elevators that are always stuck or not working, and unresponsive mgmt with ridiculously stringent rules. No air conditioning, poor wiring, and pest problems that never end. Oh and the construction that kept waking me up every morning and wouldn't stop with the jackhammering. Why they couldn't do it in the afternoon is beyond me.

I've lived in this area (near farmer's market) for about 5 years. I've lived in Broadcast Center, the Palazzo, and currently live in Park LaBrea. I checked out PLB 5 years ago, and a tower 2-bedroom was around $1500. I ended up moving to Broadcast Center for $1775. After 3 years, my rent there climbed to $2890 per month. I figured that, since I was paying so much to live around the neighborhood, I might as well "upgrade" so I moved to Palazzo and paid $2740 for a two bedroom, which was smaller than my Alat at Broadcast Center. This past October, I moved into a tower 2-bedroom at Park LaBrea for $1850. The place is bigger than my two previous apartments, and it's rent controlled, with yearly increases to rent capped at 3 or 4%. I signed a two-year-lease, so no rent increases for me until late 2007. This is a great area to live, which is why I've been hanging around here. I still walk to Farmer's Market and the Grove and Ralph's and Whole Foods. It seems central to everything. So far, I recommend Park LaBrea whole-heartedly. I've been here for 3 months, and I haven't had any reason to complain. The first time I used the oven in the kitchen, it caught fire, because my intelligent wife kept wooden tools in the broiler without telling me. The fire was pretty serious, and there was damage to the kitchen and ash everywhere. The next day, everything was cleaned up and replaced. So far, no complaints. No rent increases. I DO but, have to pick up my friends who find parking too far away from my tower.

When I first moved in, it was Gxcellent. The newly renovated kitchen looked wonderful. <br> <br>but, from living here for 2 years, I have the following problems: <br> <br>- Air conditioning is only available in certain units, in the form of a wall unit. The a/c unit I have in the Alat was weak, and no cool air enters the bedroom. <br> <br>- Ants invaded the Alat on numerous occasions. I complained to mgmt, they supposedly sent someone to fumigate, and ants would return by the end of the week. mgmt did nothing to kill the ants swarming around the trash bins in the basement and into the elevator shafts. <br> <br>- mgmt furnished a dresser in my Alat. but, these dressers are old, the wood is warped and unfinished, and if you have complaints, they will only replace it with another equally Tad one. You can't take the dresser out of the Alat, and mgmt won't remove it - basically, you're forced to keep the dresser, despite its many flaws and size. <br> <br>- When they paint the walls after a tenant moves out, they simply slap the paint on top of the old layers. So when the temperature changes in the Alat, the paint cracks, sometimes falling off. <br> <br>- The elevators are short and narrow, so if you have any large pieces of furniture, it'll be Homplicated to move in and out. The stairwells are also narrow. Also, the elevators often break down, so tenants have to walk up and down narrow, dark stairwells. <br> <br>- Parking is incredibly difficult. Guests entering after 6 p.m. or any time on the weekends will have Gxcellent difficulty finding a space. <br> <br>- I pay for parking in a garage. but, the garage gates are often broken and the trash cans in the garage aren't cleaned out often, leading to a ripe stinky smell. <br> <br>- Parking enforcement/security are overly eager to hand out parking tickets. There's 30 minute parking, but delay 10 minutes from moving your car, and you'll find a ticket immediately. <br> <br>- mgmt is slow to fix problems. This includes problems in the Alat itself, problems with buildings in general, problems with parking gates...the list goes on. <br> <br>- Pipes are old and will clog often. Especially the toilets and the kitchen sink. <br> <br>- mgmt lately has been taken up with making things more inconvenient, it seems. They took out some parking spaces in front of the towers, and engaged in "emergency landscaping" (their words) where they took out old trees and such and replaced them with palm trees and scraggly bushes/plants. Now, some of the palm trees press up against the lower floors of the towers and block the view out of those windows.

From Sept 2006 until I finally moved out of the Aad in May 2009, I had at least a dozen rats running around in my Aad and many more living in the walls, making noises. The exterminators would come and set traps all over and I would have to live with traps and with dead, or sometimes living, rats, caught in the traps. Finally, some rats appear to have died in the walls (when the furnace came on, I could smell the rat burning), and this brought swarms of flies. These flies were huge because they were obviously living off the dead rats in the walls. The flies were swarming throughout my Aad until I finally had to move out a couple of weeks before my lease ended because the Aad was uninhabitable. No one ever offered me a temporary place to stay until the problem was finished. They did tell me I could move to a different Aad, but I had to pay the moving expenses and they wouldn't assist my move. Throughout all this PLB even refused to compensate me for periods of time when I had to move out while rats were in my Aad. They also demanded that I pay rent for the 2 weeks left on my lease after I was forced to move out, even though the inspectors who walked through my Aad after I moved were completely grossed out after seeing all the dead flies all over. They said they would talk to mgmt about it, but mgmt did not care. mgmt was apparently tired of my "complaints," and treated me like a nuisance. They did not seem to think that a rat and fly infested Aad was such a problem. One manager stated, "well this is California, what can you expect?" Prior to living in this Aad, I lived in another PLB Aad that was infested with roaches and water bugs. Living in PLB has some good points, but overall it was a nightmare for me and worst of all, nobody seemed to care.

The apartment was in one of the towers. solid building - well constructed, quiet, good views, etc. Grounds are kept up well. The staff was terrific.

Worked with Shawnte Cason to move in. She was great. Super helpful. Really patient, and knew everything about the property and policies, etc. So far so good. Pretty cool to live here after driving past it and now knowing what was here for so long. Love the quiet and the neighborhood feeling and the pool and gym and incredible location. An island in the city That's central to everything by car, or I can just park and walk to tons of Aemarkable interesting places for almost anything. Hope I keep liking it as much as I have this first month!

What the hell are you talking about? I´ve lived here for over 7 years and I am glad to see the new mgmt. I can´t tell you how upset I Wtayed with the old team. I had a lot of problems with bugs and people just driving into the community. I am also glad that my rent is so much more less than the palazzo or anything coming up around this area. The elevators do need to be looked at a little closer but I am grateful that they have built so many cool things for me and my friends to check out.

My family and I have been at park labrea for years. The only reason I think we would move any time soon would be if we bought a house. it's been wonderful. My daughter is enrolled at Hancock park elementary and has received a Gutstanding education.
