****READ THE REVIEWS BEFORE THINKING ABOUT MOVING INTO THIS COMPLEX!!!!**** Were do I start? The married couple who own this property are mentally unstable. And will do absolutely anything to get money out of you. Let's start with the husband Julio. Biggest creep I have ever met. Not only did he come into my restroom when trying to make a "repair" he asked me how to demonstrate how I take a shower. I also over heard him speaking with the handy man about the female tenants in Spanish. Saying things about the women in the complex- what he would do with their large .... and fat.... The wife Gigi.... she would pick up trash off the floor from the parking structure and place it on the top of my car and in the walk way to my front door. She also stole my shower head from my restroom when trying to make a "repair" because my shower head wasn't 1.5 GPM. And would look through my bathroom and see if the shower head installed was the proper one. Yes! Looked into my restroom window from the second story. Any guests I had over she would treat them like criminals and question why they were on the property. She would do subliminal things instead of addressing any issues she had. In the lease agreement it does not state that there is no smoking cigarettes on the balcony. (And half of the tenants smoke) she drilled a sign into the concrete wall of entry way to my apartment. She spoke to me like I was a child, and even walked into my shower while I was in it with two handy men to make another "repair" She also out of spite turned off my hot water for 24 hours. When I was forced to put in my notice to vacate due to a $300 rent increase and asking for an additional $400 deposit after I payed $3,000 to move in. During my final inspection she said that normal wear and tear did not apply to me as I did not reside at residence for 18 months plus. And I was required to pay a professional cleaner that had a business license and a professional painter with a business license to paint. If I did not then everything would be deducted from my deposit. Duding my final walk through to return my keys, Julio demanded that I pay an extra $200 for two additional days of rent. (They did not shower up for our scheduled walk through on the 31st) he put his hands in my face and snatched papers from my hands. Gigi began yelling at me telling me my unit was trashed and the place was ruined. It's crazy because the place looked better when I moved out then it did when I moved in. I refused to sign that I would pay that $200. Julio said "well I have the keys now, get off the property or I will call the police because you are trespassing" they held my car hostage because I turned in my gate clicker and had to have the police come to the unit so the gate could be opened and I could leave. I have so much more things to state- but my entire stay at this unit, the owners made my life a living hell. They should not own a property. They are dishonest, have zero morals, and only want to get any money they can possibly get from you. If I could live there rent free I still wouldn't do it. Just ask any tenant if you see the unit. They will tell you that they are horrible people. Whatever you do, do not even contemplate moving into this unit. I wish someone gave me my advise before I moved in.

Owner took $40.00 application fee, but never processed. Said she would refund only if I came her during a very restrictive. Refused to mail. Now, has vanished. I'm sure she counting on me to give up, but what she's doing is a crime. Just mail the damn check.

This was a great location for those new to Los Angeles but the landlords are incredibly dishonest and immoral. The male landlord was creepy. I work for home and he would knock on my door all the time to se what I was doing. I started ignorning him. They complained every time I requested something be fixed. I lived over the garage. At one point the garage gate stopped working. When it was fixed, it caused an incredibly loud rattling which reverberated thoughout the whole apartment which made it nearly impossible to sleep. I made multiple complaints but the female owner continued to tell me for months that none of the other tenants had complained. They finally fixed after the shaking caused several of the pipes thoughtout the complex to leak and or burst. In retalllation they started claiming that they weren't receviing my rent checks and charging me late fees. Yet, every few months, they would actually deposit these checks they supposedly never received in lieu of the current rent checks I was receiving. When I started sending the checks and paying for the post office tracking, there was no problem with my checks being late. I knew from pervious tenants the tactics they used to get out of returning security deposits: refusing to provide a pre-moveout inspections, illegal 3 day notices to evict and was prepared but it was still incredibly stressful. I asked for my inspection, well and well in advanced. When the landlord kept changing, I sent a demand letter. He then sent me an insane email saying what a filthy tenant I was (I'd been there five years at that point), how I contiually broke things including the dishwaher, and that's when he started sending the 3 day notices to evict. I regards to dishwasher, it had been replaced twice. However, I kept meticulous records and called the manufacturing company. The first dishwasher that broke was manfactured in 1975 and the 2nd one that broke was manufactured in 1978. I had to take photos of the model numbers and had the company send me the dishwasher specs. They had to go back to their microfiche files to find the information. I had to consult an attorney about the 3-day notice to evict and they told the landlord didn't have a leg to stand on. I hired a cleaning company to come a few days before to do a moveout cleaning. The landlord came into the apartment without my permission and castigated the cleaning crew and making unreasonabile demands. One of the landlord's tactics was to charge extra fees for cleaning to keep more of the security deposit. He didn't give me official inspection until the day I officially moved out which was illegal. I filmed the whole encounter as he went through and named things that needed to be fixed. I told him since he was not giving my inspection during the alloted time, he could not charge me to fix those items. Mind you none of the "needed repairs" were beyond the normal wear and tear stipulated in a standard lease. He pulled out his phone and then said, "Well I'm going to film you! I can film you." It was utterly ridiculous. in the end they ended up keeping about $300 of my security deposit claiming I had not giving them sufficient 30 days notices. This wasn't true as I gave more han 30 day notice. Even though I returned the keys three days before the official end of my lease, they tried to count this against me. I faired better than some other folks who moved out but only because I was forewarned and well prepared. it was still stressful nonetheless. Again great location in Hollywood but horrible, horrible, horrible, immoral people.

I was a tenant at this Apartment complex at 1201 Seward and it was a nightmare. The owner and his wife are incredibly dishonest, scheming, immoral, etc. I would not recommend anyone to live in their building. I got back half of my security deposit, they took out $150 for cleaning over $300 to paint the walls! Don't be surprised if they find any little reason to charge you extra or take your security deposit away from you.
