The Manager is a major scam, the only time she is nice is when you're filling out the application after that be careful she will try and make up fake bills to get extra money out of your pocket. She'll post up eviction notices on your door even after you've paid the rent and say that she didn't receive it. She's never there and its hard to get in contact with her. I had a horrible experience when I lived here. It took a long time to get things fixed in my apartment. I tried to call the management company to complain about her and there's no listing of HPG's management contact info. I searched the internet over and over to find there phone # but could not find a thing. I had a hard time getting my deposit back. If you want to live somewhere nice in Hollywood I would choose The Madison, Hollywood Properties, Lanewood Pines etc, but not here. Also notice on the reviews that say "Yes" they would rent here, it has the same date I really find it hard to believe that all those people would write a good review on the same date, I honestly think those reviews are from management. Be careful, don't be fooled and once again do not rent here.

The building definitely has its highs and lows. The rent really seems to vary from tenant to tenant. I think I was paying more than others in my building with similar units. This place is what you make of it. For the price, you get a fantastic location and good basic amenities like central a/c, a dishwasher, and every unit has a patio or balcony. The fixtures and things in the apartment are usually old and breaking down. It can be very difficult to get management to replace something that is old or broken. Instead, a temporary patch is put on that has to be redone a few months down the line. (The maintence person is very good, but you can tell the management company is too cheap to pay to have broken items replaced.) You can also tell several corners were cut when the building was remodeled. The biggest problem is, though, that the residents do a bad job of keeping the place clean and nice, and management does little to help this. For instance, residents leave trash outside, in the halls, and covering the trash rooms. Then, management lets it stay that way for days or even weeks (in the case of trash in the driveway). There are a lot of young people right out of high school/college and a lot of current MI students who trash this building like it is a dorm room, and since they typically move out in a year, they don't care if they do. The manager is very difficult to reach and rarely does much to try to help you. If you need a laundry card or something, prepare to wait a long time for it and to continue to follow up with management. She really needs to post office hours and then be available in person/ on the phone during those times. They also need to do away with laundry cards in general and just use quarters; it makes trying to do laundry much more difficult than it needs to be. The parking spaces are large and easy to navigate, but there have been car break-ins. Management does nothing about the break-ins or trying to make the building more secure. Residents can be very inconsiderate about blocking others in or parking in the wrong spots. There is no guest parking, and I don't know if you can get permits to park on the street because the manager isn't very helpful with things like that. Certain floors are quieter and better taken care of than others. If you have a pick and choose to live her, definitely go with a higher floor. I also wouldn't ever live in an interior apartment because they tend to get very loud since the balconies face each other. A lot of websites have the building listed as accepting pets, but they only accept cats. The real perks of the building are the location, that it has basic essentials like a dishwasher and underground parking, and that the units are all decently sized. My wishes would be for the manager to keep office hours and return communications faster, that the building would use quarters for the washers and dryers, that management would be better about paying to replace items when they break, and that the fellow tenants would treat the building with more care and respect. Edit: Recently found out that I was paying much more than my neighbors for similar units, and I'm very angry about it. It seems that everyone is paying something different for rent, and there is no consistency.

Where do I begin.. Horrible manager like all others are saying. She makes up a story to protect herself. She has lost checks from tenants and given them three days notice by error. She is never available and blames tenants for being late on payment and charges more money. Complete fraud. Like someone below was saying, one time the blood was all over the floor got never cleaned for 2 days. If someone spills yogurt, it sits there for several months and smelling horrible. Very insanitary place to live. Parking garage got broken in 3 times while I lived there and cars got broken in. Elevator stops often and takes a few days to get it fixed. One time someone was moving in and the elevator was not working. I heard people trying to sue this company but somehow they have a way to get away from it. Go somewhere else. It's not worth living in this place. You will regret.

I don"t know how this place has an 84% rating. It is old and run down, dirty and moldy. I live out of town and did as much research as possible to make sure the apartment was a decent place. However, everything Katherine LaRonde (the manager) told me about the quality and amenities the apartment offered was a lie. Then she refused to return my $300.00 holding deposit.

DO NOT GIVE THIS MANAGER ANY DEPOSIT BEFORE SEEING WHAT YOU ARE GETTING. KATHERYN LARONDA THE MANAGER WILL LIE AND MAKE YOU BELIEVE YOU WILL GET IT BACK IF THE APARTMENT IS NOT SATISFACTORY SO LONG AS YOU HAVE NOT SIGNED THE CONTRACT. SHE LIED AND KEPT THE MONEY. WE NEVER SIGNED THE CONTRACT, MS LARONDE CLAIMED THE APARTMENT HAD A BALCONY ON THE OUTSIDE OF THE BUILDING, A FIREPLACE, FRESHLY PAINTED AND FULLY CLEANED AND THE CARPETS CLEANED AS WELL. IT ALL PROVED TO BE A LIE TO TAKE THE MONEY AND RUN. WE LIVE IN NORTHERN CALIFORNIA AND TRIED TO ASK AS MANY QUESTIONS AS WE COULD TO MAKE SURE WE WERE GETTING A SAFE CLEAN APARTMENT AND THAT WE COULD GET THE HOLDING DEPOSIT BACK IF IT PROVED TO BE ANYTHING LESS THAN WHAT SHE HAD CLAIMED IT TO BE. WE TRUSTED HER AND SHE DID NOTHING BUT LIE. AND DONT BOTHER TRYING TO CONTACT ANYONE IN HPG MANAGEMENT. NO ONE AT ANY NUMBER WILL EVER CALL BACK. I'VE ALSO CALLED SEVERAL OF THERE PROPERTIES TRYING TO GET A CORPORATE PHONE NUMBER TO CALL AND CAN'T GET THAT EITHER. GOOD LUCK. IF YOU HAVE HAD SIMILAR PROBLEMS AND HAVE FOUND A CONTACT NUMBER I WOULD APPRECIATE THE HELP.

Lived at the Westbury from last summer until last month. Easily the best of the half dozen places I stayed in LA. Decent facilities, good management.

Lived here with a few friends for a year in a 2 bedroom before moving back east. Good place to live in the heart of Hollywood, convenient, didn't have any major repairs needed, but a couple of times we did need things looked at (clogged drains, brief stove issue) the maintenance guys were easy to deal with and worked quickly. Office staff was friendly and handled both the move-in and the move-out really easily. All in all for a place in the middle of a city that has good rental rates (especially for a bunch of guys just out of college) you could do a LOT worse. I recommended the place to other folks we met while living there.
