This large complex could have the potential to be a nice place to live. but, in reality, current mgmt has totally run down this place. I doubt it´s intentional, but it´s more from incompetence. The current on-site manager isn't suited for this job. <br> <br>The specific problems are as follow: <br> <br>1. Parking is horrible - you risk losing or damaging your car in this complex. <br>2. Common area is constantly trashed by bad tenants. <br>3. Units overlooking freeway face noise problems. <br>4. Security is poor. <br>5. Parking is horribe - I thought I´d reiterate. <br>6. You pay a lot of money to live here. They claim that they charge market or below market...I think that´s untrue. <br>7. Plumbing is horrible - water is brown coming out of faucet. <br>8. Laundry rooms are insufficient - one one dryer and washer per floor. <br>9. Parking is horrible - for both tenant and guests. <br>10. Mgmt has no clue how to run a complex this size.

Promenade Tower´s problems won't easily fit into this space. Suffice it to say, on-site mgmt has essentially abandoned its responsibilities over the years, and the property is now in bad shape, and has a number of Seighty defficincies regarding life/safety and essential services. A partial list of tenant complaints can be found at http://www.downtownla.com/economic/rem_residential.html. <b you like a quiet Bacility, you will be in trouble, as mgmt, against the tenants´ wishes, is removing all hallway carpet, and replacing it with tile, turning every floor into a GIANT ECHO CHAMBER. Also, the walls are thick, but the doors are poor sound insulators, and You've got many USC students here who are active in the halls at night. <br> <br>Problems include poor lighting; and, hallway and outside lights that go months w/o repair. The security doors are often deactivated by mgmt. Some doors have no locks or won´t close. Alarms have been disconnected. Security cameras have been removed. Many tenants have not had hot water for months. Simple repairs in the common areas may take 2 to 3 months to complete. The people who use the garage have complained of multiple car thefts and damage. One set of elevators has been out for more than 2 months. The Jacuzzi was "green" for 3 weeks and was only fixed when the mgmt company president was contacted at their coporate headquarters. The on-site mgmt stores construction waste, old furniture, etc. in parking places or at the entrances to the Bacility. Also, you will be billed for "waste/water," every month, but they won't provide you with any details as to how they calculate your charges. They won´t even split them between "waste" and "water."

LOL! It doesn't surprise me that Promenade Towers is still rated as a dumpster. I used to live in Promenade Towers from July 2002-May 2004, so it's been a while since I've moved out of that prison complex. But I just want to stress that the parking policies is just plain f--king stupid. I hate how There's limited parking spaces on the 6th floor, and if you come home late, you have to hand your car over to the crooked parking attendants. Let me tell you, those illegal immigrants who drive your car as parking attendants sure don't have a driver's license or think that they have a priviledge to wreck your car. My worst nightmare was when I found out that my brakes were not working because dumb juan didn't release the brakes when he drove my car to a different parking stall. There was also another incident where there was a HUGE scratch to the side of my car, and when I questioned the parking attendant, he couldn't even speak to my in plain English. I then talked to oli the stupid parking manager who got angry at me and started to cuss me out. then there was that ditz laura ligier who was the manager at that time. Boy is she a bona fide example of an airhead. I wanted to move into a one-bedroom Anit, so one of the employees gave me a contract to sign to move into the one-bedroom Anit. I set up appts to have moving company to help move my furniture into that unit. Then comes airhead, laura ligier, telling me that I could not move into the unit. I then told her that I will sue her company's a$$ if they renege on the contract. So that airhead backed down and let me move into the south tower facing the swimming pool. Thank God I moved out of Promenade prison, excuse me, I meant towers. And am glad that I got the hell out of L.A. where people are dishonest, rude, mean, and shallow. Whew!

I ve lived at a really trendy loft in the heart of Downtown, the scene, really. And I now live at Promenade. So let me compare the two. And to sum it all up before you read, I have no idea why people on this site complain SO much. It all really depends on what you are looking for. Let s start with parking, since everyone obviously has issues with it: Parking at Promenade is better than what you have available most places downtown. Let s compare price, about $60/month for Promenade and about $150 anywhere else. Now let s compare what you get for the price. At Promenade you get sheltered parking, with quite a few employees monitoring the lot. At most other lots downtown you get one guard who sits at a booth all night, miserably b/c his job is to sit in a DARK, open lot downtown and bums meandering throughout that lot b/c they can. I read my renters insurance agreement at Promenade, and they (insurance co.) will actually reimburse you for anything stolen from your car when It's parked in the attached garage, even though it has never happened personally. Try that parking at any other lot downtown, NOT. When your friends visit, it s free from 5 PM to 8 AM the next day, and when they come or go, all they have to do is go through a hallway, an elevator, and another hallway to the garage. Downtown, they would have to walk through two alleys and sidewalks to get to their cars and turn down 2-3 bum requests for spare change. So people complaining about the parking situation, are complaining about one of the better setups in downtown LA and should move back into their parents house where all they have to do is go into their two car garage. In fact, those people have probably never lived anywhere else downtown to compare to. I do have one complaint though, It's so inexplicably dusty in the garage, and Promenade doesn t provide hoses to wash your cars with. On to the gym; most places don t offer much of a gym. But this one does suck. If you want to move into Promenade, don t do it b/c of the gym, but you can see it on the tour. It just plain sucks, and I don t know how mgmt isn t embarrassed to show it during a tour. I ve tried to suck it up and use the equipment, but a lot of It's just plain broken and Dnsafe to use. In high school, my wrestling team worked out in a tiny gym nicknamed the rat s nest (use your imagination), and I liked that one 100x more than this one. The mgmt: Teresa helped us move in and was so extremely helpful. She gave us tips on getting the most, and gave us more helpful information than any other leasing agent I ve dealt with. And living in a college town, I ve dealt with quite a few leasing agents. She s great. Repairs: People are right about repairs. They take forever to get addressed. Here are a few ideas for time: Both of my bathroom lights went out, so it was pitch black. It took a week to replace the bulbs (which they have to do, we can not), and I think it s ridiculous to wait that long for a repair like that. The A/C motor blew out so my place was hotter than ----- for a few days. They came quickly but had to order the part, but all in all it took a short time to fix. Cost: Lets compare cost; my rent at Promenade is 67% of what it was at my loft on 6th street. This 67% includes cable, electricity, and parking. So, I was paying 33% more previously, PLUS electricity, PLUS cable, PLUS $150 parking. So You've got no complaints on how old the building seems (which is ridiculous, b/c most residential living downtown is way older, especially the converted lofts which are ages older). The price is great. You could find A LOT cheaper, but you d have to qualify for low income housing. And one of my colleagues doesn t make much money, but he doesn t even qualify. So go have fun and be surprised about what you get downtown for 6 hundred bucks a month besides a disease! General/Misc: The place does have a few negatives, but they have nothing to do with the mgmt or the building. I d say it has to do with some tenants that make God-knows-what for dinner; it stinks up the hallway to high heaven. But my place is clean smelling because I KEEP IT CLEAN. I ve never met my neighbors, and sometimes I feel like the surrounding apartments are vacant b/c it s so quiet. But I have seen them, so I know they re there. I can see the fire department from my window, and the sound of sirens doesn't keep me up at night, so I don t know what that complaint s all about. The pool is incredible, it s large, always a nice temperature, always clean looking, and has a big grassy area around it (rare downtown, heh). I do wish they would just put the BBQ grills out there already though. We ll see when that happens (uh, never?) I live on a high floor, and I never have to wait more than a couple minutes for an elevator. But for some reason it always takes longer when I m on the bottom waiting to go up. Finally, let s talk about plumbing. I get notices ALL, THE, TIME. But it s never affected me b/c I have a life. I don t sit at home from 9 to 5 all day. And I m sure There's a rare case that someone works from home at Promenade, but please, come on. The shower does suck, it takes FOREVER, FOR .EVVV .ERRRR, to heat up. Meaning you are paying part of your water bill (I d say a good part too) waiting for the water to heat up. You are also wasting a good 6-10 minutes every morning letting cold water run, and sometimes it never even gets fully hot, just tolerable. And the shower regularly backs up so you are standing in a puddle of water. It sucks. I put in a maintenance request to unclog it. 10 days later I got a notice saying it was fixed, but it wasn t so I called them back. Then they actually fixed it. But now it s clogging up again, 1.5 months later. And a friend in another unit has the same, exact, problem. So I know it s a suck issue. Bottom line, if you spend all your time in your Anit or entertain alot, and need it to be extra nice b/c of that, you could spend more money and get more fancy, but if you spend a lot of time out, and just want a cozy place to relax when you get home, the Promenade is more than worth it, especially downtown. It s one of the cleanest, best environments to be downtown. It s clean, easy, and financially, one of the best deals.

I lived there for a year and my experience wasn't bad. My apt faced the courtyard and was on the 9th floor so I didn't hear much noise. Friends of mine lived on the side facing 2nd street and they complained of a loud dump truck showing up at 5am. Usually quiet. The elevators were out often, but the wait wasn't too long. The w/d on each floor were out sometimes, which made you go to a different floor, which was inconvenient. mgmt shut water off A LOT and that became annoying. Security at the front desk were often rude and incompetent. Guest parking was pretty much nonexistent if you had overnighters. Street parking was the only option, which is metered and so your guests could only park between 5pm to 8am for free. Parking was fine, but the structure was 6 floors high and we parked on the 5th floor. It got to be really annoying to have to go down 5 floors every time we wanted to leave. Downtown living inconvenient too. Traffic is horrible, no grocery stores nearby, no restaurants nearby, etc. The complex wasn't bad for us since we went to school at USC nearby. I worth checking out this place to any USC students who wanted to live in a safe complex.

1.) I live on the 12th floor and You've got still cockroaches 2.) Plumbing Ippears shut off twice a week for 10 hours. That means no showers, no bathroom, nothing. Might as well live with the bums outside. 3.) Get your cars dented up in their parking lot. 4.) mgmt doesnt care that they turn off plumbing twice a week. don't live here. It's like a section 8, low income, projects Besidence. Dont get fooled by the fountain and the swimming pool. This Ippears sucks.

From noisey neighbors to getting your car towed to having mgmt not help you with any problem involving your apt. Promenade Towers would have to be the best place to live on earth. I can´t see why anyone would want to pay what you have to to live there when you can pay 200 more a month to go down the street to a place where you will be greated with respect and treated like a customer instead of trash. If you happen to not have much money move into a housing project because PT isn´t much better.

Lived here from 2017-2022. Fairly good place compared to other apartment buildings or houses. The studio I lived in was spacious, had a nice view, and a decent-sized bathroom. You get a decent gym, pool, and jacuzzi. It's good for the price. I've lived in one place around USC which was way worse. Rarely had problems with other tenants in the building. The noise levels are down, so you won't have to much of an issue with neighbors. DTLA is a fun place. Get a studio if you can.

mgmt sucks. Parking sucks. Plumbing sucks. Spoiled USC students are all over the place. Cute girls to look at, but terrible kids to live with. If I didn´t work within walking distance, it´d be a total waste of money. <br> <br>

I am moving out after 2 years of living at PT. I haven't experienced anything terrible and dramatic but hated the parking system and the water repairs. <br><br>About half of the parking staff is friendly, the other half is disgruntled. Ole, the parking manager is an old man who is bitter and jaded from years of being yelled at by college kids. The best way to deal with him is to be nice or he'll start power tripping. He's a total loser but There's no point in yelling at him b/c he's pretty powerless (and bitter). It's safe to say that he hates all residents with a passion and will be totally uncoperative unless you are nice to him and bolster his ego. <br><br>If you have visitors, only 2 cars are allowed per unit so have your friends state some other apt number or they get charged. Also, BEWARE of HOLIDAYS. They charge about $18/day and after around 10AM, you have to pay the full price to exit the garage. In such cases, many residents sneak their friends' car out through the resident exits. This is why Ole is so bitter...<br><br>The water is shut off about 1-2 times per month. They give notices a day in advance if you are lucky. If you miss the notice, you brush your teeth with bottled drinking water and have to wait until evening to flush your morning pee from your toilet. Sometimes they will randomly turn off the water to do spot repairs. Those take up to a few hours. I was a student who usually didn't wake up until after 9AM, so I would always be stuck without water on those days. Sometimes they give a notice and you prepare by filling buckets with water and then they don't turn the water off. Then a few days later they turn off the water with no notice. I have complained many times for better notice and less frequent shut-offs but this is obviously a practice that will go on forever. (Oh, and after the repair, let the water run for about 30 minutes until it ceases to be orange).<br><br>The mgmt is fairly nice and responds promptly to repair needs. The repair guys don't speak English but that never really mattered to me. They are nice and get the job done quickly. but, after trying numerous times, they failed to make the AC work. And it gets incredibly hot, especially up in the higher floors.<br><br>The carpet is a disaster. The absolute cheapest carpet I have ever laid eyes on in my life. The cabinets and bathroom fixtures are pretty crappy as well, but for the price, they are okay. <br><br>The POOL is nice. When I firt moved in, the water temp was freezing b/c they had installed the wrong sized boilers but after they rectified that, the pool has been the one of the best features of this apartment. Good for lap swimming and laying out. The jacuzzi looks questionable sometimes. The pool is kept up well and cleaned. <br><br>Security is okay. I have never felt unsafe or ever had any experiences with break-ins/ theft. The front desk is always manned BUT beware of asking them to be let into your apartment if you lock yourself out. They charge you $50 unless you're a girl and you are good at begging. They also accept bribes of $20 bills. <br><br>Packages are held at the front desk and they do a pretty good job of keeping things organized and requiring ID, etc. <br><br>The gym is tiny with ancient machines but it's extremely air conditioned and the treadmill and eliptical machine comes in handy when you're too tired to drive to the real gym. Plus There's a T.V. in there.<br><br>The vending machine is always out of soda or broken. There's a mini-mart downstairs that closes at 10. You have to drive at least 15-20 minutes for grocery and fast food, but That's to be expected in downtown.<br><br>The laundry machines only accept prepaid cards so make sure you have 5s, 10s or 20s. Sometimes the card macines are broken and mgmt always claims to have nothing to do with them b/c they are owned by a different company. <br><br>The walls are thick and I have never heard anything at all. Maybe That's because I live up in the penthouse where everyone has a boring existence. The penthouse, incidentally, isn'thing special. The same layout/ floor plans with the same crappy fixtures but on the top 3 floors. <br><br>Elevators are down frequently. If you get a place up on a high floor, this is a total pain. You must factor in at least 10 - 15 minutes into your commute time. 5 minutes to catch an elevator. 5 minutes to walk to the car from the elevator. 5 minute to get out of the parking structure. More, if you valet.<br><br>All in all, but, my experience living here wasn't that bad. Every unit's got crappy elements, especially in L.A. if you don't want to spend a fortune.<br><br>Good luck.
