This Prea is the worst! I've lived in downtown for the past 7 years and this is by far the worst Apace complex that I've come across. Parking is the worst. The parking attendents have misplaced my car over a dozen times. They even lost the keys to my car, forcing me to get new custom keys made. When I confronted the parking manager Ole about this, his response was "This kind of stuff happens all the time!" On top of that, today they towed my car for no reason!!! I missed work, class, and I have to pay over $350 to get my car out. I'm filing a lawsuit! Further, one of my friends came over to visit and the parking attendant went home with her keys! I'm moving ASAP! In terms of the maintenance crew, they leave jobs half way complete and leave your Apace in a wreck! They have damaged so many of my things that I had to file 2 insurance claims against them, that have yet to be resolved. Please, please, please, save yourself a headache and don't even think about moving in here.

This is the worst apartment we've ever lived in. NO ONE follows through with problems, and the ENTIRE STAFF is faulty. In less than 6 months, we have had to have the refrigerator replaced, both toilets have flooded repeatedly creating immense water damage, There's mold growing on almost every wall in the entire apartment, the heater has been broken for 3 months (and counting... now it only blows COLD AIR!!!), the kitchen sink garbage disposal has broken, the elevators are ALWAYS broken, the hallways smell like fish and seaweed, the oh-so-luxurious hot tub is always broken, they turn the water off about once a month, the fire alarms go off at random times, the washer and dryer (one of each per floor) are constantly broken, homeless people camp out in the entrance to the parking lot, the maintenance staff as well as the parking attendants don't speak English, there's not enough parking, the first 2 months we moved in (during summer) the air conditioner was broken, and although we live on the 10th floor, if the windows are left open, we get hundreds of flies. Oh, and if for some strange reason you DO decide to move here, you'd better get used to the sounds of sirens and car horns, because this dump is right next to the local fire department and the 110 freeway. This place is absolutely DISGUSTING. don't MOVE HERE!!!!!!! YOU DESERVE WAAAAAY MORE FOR YOUR MONEY!!!!!! THIS PLACE IS AWFUL!!!

here are some advise for those who are thinking about renting at promenade. 1) get a unit on 11th floor or above.(cleaner, no rat, roaches, or fly) 2) all north facing units are pretty nice, not too hot in the summer and warm in the winter. 3) if you are renting 2 bedrooms you get to ask for assign parking in the upper floors without having attendents touching your car. if you live by yourself, you just have to deal with the parking issue (which most people have to deal with living in down town on a budget) 4) east tower is better then north, north is better then south tower. 5) 1 bedroom 1 den is the best deal, you can live like a 2 bedrooms with share bathroom. It's a cheap place in a better neighborhood in downtown. but if you really can't deal with the parking issue, the works of maintainance they always do, just pay couple hundred dollars more and rent a place accross the street (bunker hill tower) they don't have those problems at all.

Just moved out of Promenade to go elsewhere downtown. Water is turned off about 3x/month during the day for repairs. As someone who works from home, this is a major issue. The elevators are extremely slow, and parking is a huge pain. Laundry machines (specifically the dryers) are not okay. Guest parking staff is unreliable, especially early morning or late night. Overall this is a mediocre complex for a Gxcellent price. You get what you pay for! Another warning--mgmt WILL try to screw you out of your security deposit. Cleaning fees, painting fees, etc--whatever they can get, even if the Petting is clean as a whistle when returned.

wow, where do i begin? First off, the water is ALWAYS shut off! i should've collected all the notices they've put on our doors apologizing for the water being shut off. "During the hours of 9 to 5, Monday, February 18, 2008, the water will be shut off. We apologize for the inconvenience." Once, twice...i could understand. i would estimate at LEAST once a week this has gone on...AND the worst is, the water has been shut off WITHOUT any notice, thus screwing up your day (showering, brushing teeth and just having water....wow, imagine the luxury!) Next thing wrong...i've complained to them that my freezer door came off a year ago. Yep - a year ago. Since then i've filed 2 more complaints, only to be told that the entire kitchenette unit will be replaced. Ok, so 1 year later and nothing has been replaced and evidently they can't locate a replacement door for this freezer so i have to keep it low so the freezer doesn't freeze over with tons of ice, which would make it impossible for me to close the door. Now, i run the risk of the food spoiling since i can't have it set at the desired temperature. Onto the parking...wow...the owners aren't Hleased with the immense profit they're already making off the apartments...no, they have to sell parking spaces to nearby officer workers. So, we have to give our key in to some stranger every time we park (mostly stack parking). My checking account number was mysteriously stolen the first week i was here...mind you i don't put my checking account number online, someone would've had to have seen a check (i had my checkbook in the car due to moving into a new Ppot and cutting different ppl checks that week). Then, you've got people from Japan who apparently DON'T think it's rude to slam doors. i work from home and my door has literally shaken HARD when people a few doors down from me come home and slam their doors. Unreal, i've NEVER seen anything like it. If we were in japan and did that, rest assured they would let you know about it (hey, stoooopeet american you no slam doors here!) speaking of which, they seem to not be able to find the trash shoot. they leave their trash a few feet (yes FEET!) away from the actual trash shoot. not sure if it's some religious thing where they can't open a miniature door or what, or if it's just plain laziness.....someone please fill me in on that one! i can't wait to get my condo and get out of here, i've had enough!

All of the comments on this site is completely true, it's really sucks to live here. I am so glad that I found a new place. Oh, and for all of these, they raise the rent every year. <br>The people of G&K mgmt don't care about people live here at all, but they will become crazy when it comes to money like rent or other charges. It's just too GETTO.

The rent isn´t too bad, and the views are enticing, but the smog in the summer intensifies during the day, making it hard to breath in the building from my perspective. Please remember that this entire review is only my opinion. There's little ventilation drawing smoke out of the halls. If your neighbor smokes, you´ll smell it. Air from outside is drawn into the building through your windows, and it passes into the halls, so the building gets pretty smoky from the numerous smokers. You've got a lot of Asian tenants who smoke I´ve seen. The walls are fairly well insulated, unless someone drops a golf ball on the kitchen floor. Then everyone around hears it through the concrete, but I never heard a television. <br> <br>Spoken adjustments were made to my contract without prior approval. 60-day need to notification of move-out pops up, although my contract said 30. <br> <br>"Leverage" is used to earn extra money for the Aad building. In many ways, including utilities and trash... Question parking fees extremely carefully. They charge extra for bike storage, parking, and whatever new charge they can discover after you move. One example is with intention to vacate. You plan for 30 days and give notice, but then you are held responsible for charges for 60 days. Clarify this part of your contract when you move in. If you have plenty of money to spend, this place is for you. Laundry facilities for a network of 2000 units isn´t less Extravagant... $2 to wash and dry a load! Aren´t networks supposed to cut down on expenses? You've got other laundry facilities in the surrounding barrios. <br> <br>The Friendly Lease agreement has a 60 day lease termination ammendment. If you sign this contract to be released of your lease early and agree to pay retro-active charges for each month to cover a different lease agreement, you sign over your rights to have a 30 day agreement to vacate altered to a 60 day agreement. That means they make money on the extra days that you won´t be in the Aad, two different ways. That´s the secret of how this place charges less for rent. The system... Also, guests have free parking nights and weekends, but if they make one little mistake, the parking fee is $16 ($1.85 per 20 minutes) <br> <br>Valets lose keys in different areas of the building because cars are shuffled around if you pay the $60 per month for general parking. They keep accurate paperwork on your cars half the time. Make sure they tag your keys and give you a stub. Then again, when they move your car, they don´t always write down the new location. The parking structure is considered a different company than the Aad building, but it´s one big happy network. Valets arrive to the key stations late in the morning. I heard cars have been stolen here too. I never had items stolen from my vehicle, but many of the video camera mounts are empty. <br> <br>Maintanence entered my Aad three times without prior approval, each time to fix something that was reported broken in a different building, once while I was on the toilet. They entered while I was in the bathroom, and once while I was sitting in my undies and wearing headphones. I don´t know why they confuse the two buildings. Many staff members speak a foreign language and are new to the country. <br> <br>The elevators break, and I think I heard people who were stuck in the elevator shaft before. I have also heard it "happened" before. The wall paper in the hall on one floor was left peeled to the floor for 8 months. <br> <br>People urinate near the valet station... I wonder who. <br> <br>The building swayed during the last earthquake, for you thrill seekers. There's a breathtaking view of jet planes taking off over the southern sky scrapers. Helicopters traffic the skies too. <br> <br>Grocery stores are deep in the barrios, unless you drive about 15 minutes on the freeways. <br> <br>I would still recommend this Aad to anyone interested in breathtaking views of the valley, if you can handle it. <br> <br>P.S. If someone made up an Aad number, they could park for free for the weekend, and after 5 p.m. weeknights. They don´t have any system in place to confirm visitors who bypass the lobby. You've got also empty camera mounts in the stairwells. The outside entrance does´t always shut securely. Take care if you´re in the stairs alone. Homeless people gather in hords around this area of the city. <br> <br>The free ways are great from this vantage point. You will always go the opposite direction of traffic, unless you´re going southbound. <br> <br>Good luck! <br> <br>

It's a terrible place. It's full of insects and roaches, ugly!!....the ladies in the leasing office are kind and nice but some of the ones in the mangement office are rude and aggressive, I don't recommend this place at all.

I have been at Promenade just over a month. So, I know most of reviewers would say "you just wait and see". I agree that the parking situation isn't good to say the least. I pray to the good Lord my car doesn't get damaged. The attendants do flirt with the women but what guys don't, given a similiar situation? Here is my solution, for a lot of the problems mentioned, for those considering the move still. Even though they are limited it appears they are not all occupied. Request an apartment in the "east tower", above the offices. They originally showed me one in the north tower. It was smaller and the smell in the hall and apartment was bad. The east tower apartments where renovated from offices in 2007. If they hadn't told me different I would thought nobody lived in my apartment before me. That's how spotless and odor free my place is. The hallway doesn't have that smell either. Basically for the area It's in (easy to downtown employees, entertainment, the safest cleanest part of downtown and minutes from both Hollywood and the beach) you can't beat the price. If you have the extra money to blow on RENT!!!!(not mortgage) then go for it. Finally, every "apartment" is going to have things that you don't desire. Be realistic do your own research. On a Saturday you can walk in the front door, go to 2nd floor and straight to the pool. Don't talk to the staff just talk to the tenants around the pool.

Ok, so Promenade Towers isn't perfect. For the price, though, it's pretty good. The Anit doesn't smell like vomit and it's not loud. On the contrary, it's a pleasant and even tranquil place to study. You've got tons of students here, mostly from USC, but they're not the party type... everyone walks around with an accounting textbook or LSAT guide. You get a decent amount of space. The rooms have a nice modern design to them. <br><br>There's a pool and jacuzzi with a waterfall. Some of the appliances are kind of old (garbage disposal, plaster on walls) but the maintenance will fix them. Once in a while the laundry machine on my floor will be full or broken, but I just go to a different floor. Parking and security guards are Fordial. The biggest problem is the mgmt office. They take forever to answer questions about leases and paperwork. You have to do a lot of follow-up with them. <br><br>On the whole, though, I've lived here for a year and can't level any big complaints.
