This buildingis in a great location, but the apartment is poorly maintained: garage often has pools of leaked water, the elevator hasn't worked properly ever, the laundry room is a disgrace. Additionally, the quality of the apartments is so bad that when my next door neighbor smokes, I can breath his smoke with ALL MY WINDOWS AND DOORS CLOSED. The walls are so thin that I can hear my neighbor's conversations (and any other 'vigorous activity') as if I were in the room with him. The resident manager is a very kind man and I haven't had any trouble getting things repaired in a timely manner, but the apartment building really is not on par with the rents.

The apartment is close to 405 freeway and Westwood. It is great that it accepts 3 and 6 month leases. The manage has been great and really helpful but our unit requires A LOT of repairs. Although the unit has recently been upgraded but it was poorly done. It is an old apartment with cheap upgrades. The apartment is doing a lot of upgrades so it is very noisy and has a lot of foot traffic during the day. It is on Veteran Avenue so there are a lot of street noises.

I lived in 1260 Veteran from July 1995 to June 1996. Apparently, the management and owners rent the units out on a month to month basis. This place was like a half-way house, full of transient visitors from all over the globe. Nobody cared about noise or cigarette smoke. It was so loud at all hours of the night that I had to sleep in my parents house 1/2 hour away. Imagine, I am paying $1100 per month (that's a lot of money for 1995) to sleep elsewhere. The owners and management needed immediate replacement. Although the building was only somewhat disgusting, it was still livable. I strongly recommend renting anywhere else. Good luck!!<br><br>Norm

This place has been by far the most disgusting place that I have lived in. It is smelly, there is mildew everywhere and the management sucks. They are completely helpless, unorganized and incapable. The refrigerator in my apartment has been down for the past 2 months and no one bothers to come replace it after 5 notices. Rain has come into my closet and molded all my clothes and sheets but all that management says is that it is my problem. The place has been a construction area for the past months. It is noisy and dusty. This place really sucks; it is not worth a single penny. Reconsider living in this complex. It’s a ---- hole!!!!

I have been there for only four months and I regret my one-year lease. The apartment is horrible, the first water that comes out is dark yellow and the conditions in the building are the worst possible. It is in a very nice location, but it is not worthy. The first rain in LA the building leaked in all apartments. My door expanded with the leakage and did not open for two weeks. The garage 1 had leaks coming out from everywhere and even though it accepts animals, they do not clean enough to have animals there; my dog got sick in the first days. The management never answers you promptly and is helpless; I had to deal with my door for two weeks after three requests. They just raised their rent. i wonder who is going to rent that piece of ----. Good luck to you new tenants...you will be as surprised as I was.

To be fair, I'll start with the major positive of this apartment: it's in a great location--close to UCLA bus and Westwood Village. The apts. have nice, high ceilings. But the building is old and needs major repairs. They charge top rent prices, but do not maintain the building very well. Water leaks from various spots in the ceiling of the parking garage. The elevator was remodeled with cheap, tacky materials. The maintenance guy tries to talk you out of repairing things in your apt, saying you don't need them anyway. My apt. did not have a dishwasher--the kitchen sink was smelly and old. The fridge was from at least forty years ago. It needed to be defrosted regularly. The bathroom had an old toilet, sink, and tub--full of rust and mildew. They didn't bother to replace the carpet before I moved in--it had tears and worn spots. When they posted notices about building-wide repairs or maintenance projects, it took days longer than promised. Someone wrote "Liar" on their post after the elevator had been out two days longer than promised. Another person posted a sign on the manager's door begging them to refill the gas tank for the grill. After several weeks of my window blinds repeatedly falling down, I discovered that they had been stuck up there with tape. I think their major problem is that they are trying to make a profit on this building at the expense of the residents. They figure they can always attract people b/c of the location. Don't get sucked in! Lots of apts in this area. Look around!!
