Just to warn you about this Landlord FARRAHNAZ SHAHIAN: Address: 1300 Midvale Avenue 90024 apartment 208 1. She never provides receipts or printed rental agreement 2. Even when you ask the receipts, she refuses to provide them 3. She is rude, dishonest, uses bad words like Go to Hell, Shut up and shouts to the tenants 4. If she disagrees with you, she will threat you with her lawyers and harass you. 5. She actively breaks the law by only allowing female tenants and advertises as such in her post. 6. She doesn't keep oral agreements and she hesitates to do written agreements 7. She also uses the apartment mailbox even though she is not living in the apartment 8. She does not give 24 notice before entering the apartment even though California state law clearly that 24 hours notice should be given to all tenants. 9. She does not disclose her address. If after all you have heard you still want to enter to an agreement with such a person, at least record everything she says to protect you. 10. She is breaking all the following laws of the California Civil Code: Section 1499: A debtor has a right to require from his creditor a written receipt for any property delivered in performance of his obligation Section 1954: The landlord shall give the tenant reasonable notice in writing of his or her intent to enter and enter only during normal business hours. ?The notice shall include the date, approximate time, and purpose of the entry. Section 1962: Disclose therein the name, telephone number, and usual street address Section: 1927: there is an obligation by the landlord to provide the tenant with "quiet enjoyment" and not to disturb the tenant So be careful with this person

I regret signing the lease. The main elevator has been broken for several consecutive days and at least twice while I was in the apartment. There has been mail theft. The landlord I was contracted to overcharged for the landline we didn't agree to pay for and didn't return the amount owed. The landlord never moved her personal items when asked to. Then, she entered the apartment illegally without notice at all to pick up some of her personal items because they were moved where she didn't expect them. Among her personal items included: her underwear(unwashed), used pens, family photos, personal suits and other clothing, her son's trophies, and her daughter's graduation photo, and used candles. Upon my roommate's entry into the new apartment, she was appalled to find what is assumed to be an assortment of our landlord's underwear underneath the sheet covers. Lastly, to pit each one of us against each other, our landlord has orally claimed that my other roommates all hated me. This proved to be false later. The landlord has also insulted me orally and in text. She claims I have insulted her, but I see no record of it in our conversation. Lastly, our landlord has also used our assigned mailbox without living in the apartment unit herself. As for the association, I saw a sign on the door that warned in case there were rodent or pests problems to contact a certain person. I didn't see any pests. It is possible other tenants have had this problem. The association was also undergoing some sort of garage renovation or fix and posted a sign saying there was no parking for the night. The sign included many paid alternative parking spaces, but included no mention of vouchers or compensation for them. I have proof and my roommates could corroborate some details including by the fact that a roommate didn't even know the landlord entered the apartment even though my other roommate and I do know that she did enter that day. She seems to work barely within the law, so I have not filed small claims. I'm not sure if my landlord is part of the association, but she is certainly renting a unit in the building addressed here.
