Emerald Terrace is know where you want to live, I live here for a couple of years and let me tell you it's the worst years of my life. The place is out rageous Lee dirty all the time the hallways the game room the pool area everywhere there's dog poop in the front there's dead mice and roaches everywhere I've probably caught 7 to 10 Mi while living here the neighbors are loud and the management is the worst they are so rude and they seem like they have a stick up their butt all the time especially Melissa she seems to always have an attitude and grumpy I don't know what's up with her but I would avoid her in the office packages get stolen all the time and I don't know what else I could say but just to avoid this place

Cockroaches, Construction, and Rude Management My husband and I rented an apartment at Emerald Terrace for two months while working on a film project in LA. At first, we were very relieved to have found Emerald Terrace, as there are not many apartments in LA that offer affordable short-term leases. Evan was very friendly, and he offered us an all-inclusive package that would include our utilities other than internet to make our move easier. On the day we moved in, Evan was unavailable, so we signed our lease with the eternally grumpy Melissa and the very new Ashley. Ashley was very impatient with showing us how to use the keys and how to use the laundry. Evan had told us that a key card to the laundry machines would be included in our move-in packet, but when we couldn’t find them we asked Ashley who informed us that she had heard several tenants complain that the laundry rooms had been out of key cards for ages. We asked Melissa where we could find the key cards, and she told us to call the facility that manages the machines. We should have assumed at that point that this was what we could expect from Melissa and the management at ET. No sense of ownership or management. The next issue we encountered was our mail. Apparently USPS and UPS do not have access to the building. We would have packages delivered from Amazon and receive notices that they could not access the building. This happened three times, plus we had a package stolen from the mail room from a package that was delivered, so we decided to pay to have a mailbox set up down the street. Next up….COCKROACHES! We started to see cockroaches about a week after moving in. An apartment across the hall from us had about 5 notices on the door about extermination, and I even saw several roaches crawl out from under their door. When I alerted Evan about the roaches, he said he would schedule us for extermination, but per the normal, did not follow up, and did not schedule the extermination. Fortunately, since we were working so much during our stay in LA, we didn’t have much of a need to eat in the gross roach infested space. Fast forward a month after we move out to receiving our final bill. Emerald Terrace is trying to charge us for an extra month of rent, for water and trash (which should have been included per our agreement) and $600 for painting an apartment in which we rented for 2 months and had no furniture to scuff up walls, etc. We were only there to sleep. I had a 2000sq foot house painted in Long Beach for $400, so perhaps they would like the name of a good painter.

First off I would like to say that I have lived there for a couple of years and out of those years I regret them so much I could have moved somewhere cheaper less noise, better neighbors and especially better staff, I would highly recommend to not move into this building there are cockroaches and my school or and most of the time it is dirty they only clean the front building and the office to make it look appealing for potential residence. The neighbors are always rude and leave dog poop everywhere, the grounds aren't kept that good don't be fooled by the pictures once you move in you will soon to realize and how much break-ins even small things like the door being broken to the garage or even washing machines not working. Another thing they seem to do is charge you with unexpected charges to your account and sometimes the washing machine will take away money and they won't even call to help you the management in the office seem to just be lazy and not care about the residents needs, out of all the years that I have lived the staff has not ever been great there is one guy named Evan and he seems to be okay but at the end of the day it seems like he gossips to alot of people in the staff room and he will only cater to you needs if he likes you. I've witnessed the staff talk under their breath and even talk about other residents behind their back very unprofessional. I think but I am glad to have moved out and find a better apartment that's not even that far away from here.

This is the worst place ever. Apartments and grounds are Filthy, vermin and insect infested, very unsafe and no security. Front office Staff are a joke - completely non-caring, rude and incompetent. Tenants are like crazy people on various forms of stimulants. Rent prices are farcical for the condition of the apartments. I wouldn't let my dog stay at these apartments let alone humans. Stay away from this filthy hole - the health inspectors should be called to look into the way this place is run. STAY AWAY FROM THIS PLACE AT ALL COSTS!!

I am so glad I finally got to move out of this dump. I had a good first impression of the complex - the model unit was beautiful, the office smelled nice, and overall it seemed like a good deal....enough to make me go along with not being able to see my actual unit until move-in day. I should have known that was a trick! My actual unit looked NOTHING like the model unit! First of all, it was in the second building, which they clearly do not maintain as well as the first building (makes sense, since that's the one they show off to their prospective renters). The carpets in the hallway were stained, the hallways were smelly and littered with trash, and the elevator reeked of dog urine. Then my actual unit...the kitchen cabinets are OLD. It looks like they replaced only the cabinet doors recently because the doors and the cabinets were different texture and slightly different color. Moreover, the cabinet doors did not align and were constantly crooked, sometimes not even allowing me to close them all the way. The bathroom, balcony, etc similarly looked worn out but with some very obvious and sloppy patchwork attempted. Now for the grand finale...there was a roach in my apartment on move-in day. Most of the residents that live there are totally inconsiderate of the communal spaces. More often than not, people leave their trash in FRONT of the trash chute and not actually in it (really, how lazy and disgusting can people get?)....which not only leads to an unsightly build-up of trash but attracts ROACHES. This complex constantly struggles with pests, which is evident by how they recently hired Orkin to bring dogs to inspect each apartment unit. The parking garage is also overflowing with trash. There is one small trash can in the garage, but it gets full very quickly, and people don't seem to understand the concept of finding somewhere else to put their trash rather than pile more on and let it overflow everywhere. The parking garage also has a major problem with leaking pipes...I would say I saw one leaking more days than not. The garage gate also frequently breaks down, although it does get repaired rather quickly. Also, be careful after you street park and walk to the apartment complex....the grass is completely covered in dog feces, since nobody picks up after their pets here. The elevator is always filthy - there will always be either dirt, trash, food, drinks, or dog urine in there. This complex is NOT safe either, despite the controlled access and gated parking. There is a strange man who frequently lurks around the parking garage and scours the trash chutes for anything useful...at first I thought I was just imagining things, but when several other residents also voiced their concerns, I knew something was up. Several times a week, you will also get solicitors leaving take-out menus and advertisements right on your door...who keeps letting these people in?! Management doesn't seem to care about it, and in fact also participates in the same practice. The way they deliver important notices to their residents is to tape letters to your door.....so what happens if you are on vacation or are away from your apartment for a few days? There will be tons of ads/notices left on your door, just screaming, "NOBODY IS HOME, PLEASE ROB ME." Noise is another big issue....you can count on hearing 5-10 VERY LOUD sirens going off daily, some even in the middle of the night waking you up. The one positive thing I can say about Emerald Terrace is that the walls seem sound-proofed very well, as I haven't heard much noise from my neighbors. Lastly, the property manager is quite rude. There was an instance where I went to pick up a package but there was also a prospective tenant there. When I told her all I wanted was to pick up one package, she walked over to me and very rudely told me to wait until she's done with her tenant since she doesn't want to leave her prospective tenant alone......so you time to walk over and tell me that, but you can't spend 10 seconds giving me my package? And you can't leave your prospective tenant alone for 10 seconds, but you can leave ME alone for 20 minutes while you do your consultation? Furthermore, I witnessed her publicly chew out one of her maintenance staff. The silver lining is that the other office staff are pleasant and helpful.

Starting off with the apartment home that was rented. - Kitchen was pretty well done with those wooden trim pieces, good microwave and refrigerator. Living room was just the same as other apartment homes. - Bathroom is OKAY with some of the wooden pieces too. However, the ventilation air is not working as well to suck in the hot steam from your shower, and as a result, Mold will grow. The tub was poorly built, even when you close the glass doors, water will still leak out from the corners. In addition, the tub was flat, which basically means that the water will stay and not flow to the drains, results in water stains or mold as well. - For the Bedroom, the only concern is the window, it's not build correctly as you can still feel the air blowing in when windows are shut. Because of that, we had mold growing as well. Maintenance/Cleanliness for the apartment - Head of maintenance: Jeff, pretty nice guy that helps you take care of things. However, being working in hundreds of rooms apartment, they don't have enough time to fix all the things. If something's not THAT urgent, you will have to wait. If something in your apartment is from an outside contractor, well, good luck getting it fixed. (Things that the maintenance people can't fix) - Place is a mess most of the times, leafs and trash along the hallway and hallway light bulbs are not replaced when its out. (There was one bulb that I have been noticing that has been changed for 3 months.) - BY THE WAY, apartment DOES NOT give warning on entering your home. They do not call or email you. Even if it's urgent that they have to enter to do some maintenance, they do not even let you know after. - To the famous Laundry room, where you will definitely make friends with......Roaches/cockroaches. I am certain that the staff knows about it, but the problem never get fixed. IF you still decide to live here, hopefully you don't bring the clothes back cleanly washed roaches with your laundry. Plus, the washer/dryer are poorly maintained and DIRTY. Some resident just don't give a #### about anything, but still, its the apartment's job to keep it clean. (I have seen vomits inside the washer) - Oh and if you have to use the public BBQ, use it in the morning, never at night. The BBQ pit area is poorly lit that you won't be able to see much and especially not being able to see if there's roaches running around the pit. Parking at the apartment - Most of the resident will have ONE parking spot while some may have 2. Just depending on your luck. - While parking your car ain't much of a problem, but there is one thing that has always been happening. Water leaks, even worse when there's rain, there will be a swimming pool in the garage. Good luck for not having a pipe that's leaking right on top of your vehicle. Apartment does send people in to have it fixed, but, ..... still leaking at times. Staff in the apartment - Alice, the apartment manager - Overall, they are very nice and helpful. They hold events sometimes for the residences and even give out prices as well. - But note to the apartment staff, instead of sitting in the office chatting, try walking around the apartment and find things to fix/do. In conclusion, I will not be recommending anyone to this apartment based on the following - Dirty laundry with Roaches - Entering your homes without permission. - Dirty hallways and trash areas, infested with roaches and other pest that MAY enter your home as well.

I have lived here for 2 years and love it. The building is conveniently located near a grocery store, shopping and public transportation. The management is responsive and the neighborhood is safe. Alex George was very helpful. She go above and beyond to provide excellent service. Overall, it's a great place to live.
