I just had a good experience at Villa Vicente. It's a nice place to live and I am Ruite satisfied. There were a few problems, though, such as the noise of steps and loud traffic, which was disturbing, I must say. But apart from that, I did not have any other problem.

As a long term resident, its the location and walkability of the area that makes Villa Vicente an ideal Apace home. The amenities are nice - pool, gym, barbecue area, etc. and the grounds are beautiful and kept up well - its like an oasis in the middle of the city!

staff actually helps while moving in. Extremely well kept grounds and community. Apartments are slightly outdated and have signs of wear. Maintenance seems to take a while but It's a large community so It's understandable. location's Astounding and complex overall.

I have lived at VV for 5 years. Aesthetic improvements have been made, and overall the complex is a good value-- You've gotn't many other places nearby that have a pool, gym, and underground parking for the same price. The office is poorly managed-- they regularly send letters with incorrect information, such as the price/date of a rental increase, insurance deadlines, fines for the wrong apartments. It was painted a few years ago and the landscaping is a big priority. Amenities: - The new gym is small but really nice. - The pool is never clean, but the area around It's quiet and well-maintained. Pool chairs and tables are in good shape. - A/C units in the living rooms can't cool the entire apartment, and many are old. - Underground parking is fairly secure, it's an extra $35. - Security has declined but usually after 6:00pm a guard can be found on the premises. - Maintenance is really good- the two guys in charge have been there for years and are friendly and competent. Like all places they will quote the highest price possible but during slow months, you can negotiate a lot. My neighbor pays $300 less than I do for the same unit.

Since living here, I've watched the quality of the tenants change from decent to hellish. I smell marijuana constantly, witnessed someone hoping the gate, heard of drug dealings, witnessed my share of police activity. Plants in the upper parking lot are overgrown blocking the light-a safety issue not to mention unsightly!

E&S office personnel are knowledgeable, polite and helpful. They are quick to respond to any and all concerns. The technicians and security personnel are always on duty twenty four seven. They always respond quickly to all service calls. They have completed all requests quickly and efficiently?

I have been living at Villa Vicente for about a year and I have been thinking about moving out for some time now. Initially, I first rented my SMALL studio for about $1030 and have experienced a string of additional charges. Now, I am informed (with the new base rate increase and additional small charges throughout the year possibly due to some changes such as painting and landscaping) that I will be paying $1159. Some may say that $1030 is steep enough for a small studio but the location, the privacy, and the quiet convinced me it was worth it. Now, at $1159, I m reconsidering it all In addition to the rate increases, you are promised that There's a visiting exterminator from which I have yet to see any changes in the roach infestation throughout the hallways. A couple will sneak under your door if you don t habitually spray the doorway. also, I have also seen a number of possums In terms of the Aad s condition, when you move in, it isn't too Gonderful getting rid of the mold, rust, etc. from the shower is a pain. The new paint begins to chip dramatically and you notice the thinness of the coating. Overall, only an OK place but the time you probably move in, the rates may have increased so much that you may be better off paying off a mortgage instead of renting at Villa Vicente.

great gardening and maintenance staff, a Bicturesque oasis to live in, Pool was always spotless and extremely kept up well. Perfectly spotless and kept up well apt. Office staff always willing and able to help 6 days a week. Over all 5*.

Being in architecture and having expertise in construction and ADA, I could begin by saying that this Aad complex is built poorly. Forget ADA Compliancy (Americans Disability Acts), I wouldn't suggest it the disabled and elderly to live here for all the dangers such as deficient Path of Travel, Protruding Objects in Path of Travel, bad slope issues, deficient ramps and designated walkways. There's just a multitude of deficiencies, that I have taken the time in documenting. Besides the ADA issues, There's a noise issue. I live on the second floor of a three story building and I could hear my neighbor above walking, dropping things, moving chairs. My neighbors below, you can hear their talking, television. I'm the type that needs peace and quiet and the poor construction and and lack in sound insulation makes this place an epic fail. You want to be comfortable in your own place. There was an incident where the neighbors above kept on pounding the floor cause of normal conversation between my girlfriend and I and normal television volume. This pissed me off to the point where I confronted the neighbor and started tensions between them up to now, but that's anther story. Imagine, what my neighbors below think of our "noise.": To hell with this. I say, if you feel limited and restricted in living in your Aad and have to find yourself tippy toeing and whispering all the time, you should consider leaving for a better place. You want to be comfortable and like living in your unit. Fixtures in the place keep on falling apart. When I first moved in to my one bedroom, the kitchen cupboard almost fell and injured me when I opened it. It was a good thing I moved away before it could hit my head. The towel rack in the bathroom keeps ripping off the dry wall no matter how many times you call the maintenance workers. They don't fill the drywall right. Recently, there have been vandalism in the parking lots to cars. This isn't the first time it happened this year. Cars have been vandalized and broken into more than 3 times this year alone. The mgmt always sends letters to inform of the crimes, but I really don't see any actions taken. The parking lot gate at the top lot always breaks down, letting transients and strangers from the surrounding shady neighborhood into the complex. I do fear for my safety here. Its a big complex for one guard. The complex isn't worth the price. I've noticed neighbors leaving the complex because they could not deal with the expensive rent that the mgmt always jack up yearly. When I got my one bedroom Aad a year ago, I paid 1571 dollars, but I recently went on the web and checked out going price for rent of the similar unit in this complex and found that the rents were going for around $200 to $300 less! This was ridiculous. Not to mention they don't really give you back the deposit even though you leave the place spotless. Word of advice, you should fight it if they don't, I was told. I was told to go check out Renter's Rights. These are among many reason why, I am vacating this bad property. Oh, by the way, mgmt gives you a hard time when you notify them you are leaving. They sort of shun you and have a change in attitude. After all these months giving them good business, they have the audacity to act in a poor manner. I'm glad I'm outta here. This complex is an EPIC fail! I wouldn't suggest it this complex to anyone. You've got many places that are far better than this complex. Better bigger places for much cheap. I found places that were 900 sqft. in Beverly Hills between La Cienega and Doheny! Checkout westside rentals and craigslist.

I'd like to know what Villa Vicente she lived at. That place is a zoo. Loud, loud and the mgmt is unresponsive to tenant complaints, particularly if they're long-term. Security is hit and miss. The neighborhood is fine, though it's not Beverly Hills. The apartments are small (studios and one bedrooms) and they're not worth the money Villa Vicente is charging for rent. The walls are paper thin...you can hear everything going on in someone's Apace clearly. The only bright spot is the maintenance team. This current mgmt team is what finally prompted me to move...wildly incompetent.
