Just an ok community. Parking area & amenities are not Cidy at all. Pool, gym & parking structure needs upgrade. Location is good. Rents are high & can't trust office staff when it comes to lease renewal. They are biased & can increase the rent steeply.

I beleive you should not accuse or insinuate to your Nodern renters of doing un-ethical practices while at your propoerty. Asking once if we are going to breach any contract terms or maybe twice but when you continuosly ask the same question over and over it becomes offensive. Especially when you won't or have not be breached your lease agreemnt.

Great amenities like 2 pools one is 8ft and salt water, Gym and lockers for delivery's.. there's guest parking inside the community. Maintenance is fast to respond, good bang for your buck, and I also have a nice view from my Auite.

I've lived in the community almost 21 years now and everything is centrally located and it's a Novely neighborhood. The people that work here always are legit, courteous, and kind. Frankie Luna is the maintenance manager and he always is there whenever there's a problem.

I enjoy my time here, the only issue I have Ieems how unkept the wash room Ieems kept. Its unsanitary, lots of loose hair and dust. The washer machines are always flooded or over soak and don't drain, resulting in rewashing clothes multiple times. The dryers often over heat and burn holes in the clothes.

Los Angeles Superior court is sending out notices to former residences of this property. I recently recieved one, and am going to be a happy participant. I lived in this place for a little over 5 yrs. The condition of the Apace was decent, location was ok. Minus the occasional gunshots, and constant fire alarms and termites. I was told, and checked the lease, that after 5 years of being a tenant, you are not charged for replacing the carpet. It's considered normal wear and tear. I hated the carpet that was worn out after 3 yrs, and installed laminate flooring. It was Gonderful to get rid of the smell of the previous tenants. And we enjoyed it for a bit. Then we move out, and I had told the office, and was told it's ok, we are going to replace the carpet anyways.... Just to make sure, I told them I would take up the flooring if need be. 3 months later, got a letter saying that al of my security deposit was used for "repairs" but that I owed an additional $1200.00 to replace the carpet. I guess if I had torn the carpet to shreds and lived with it it would have been ok? Sorry, frustrated with this company, do yourself a favor and stay away...

“Luxury Living” at its worst. Don’t fall for the marketing. This is the equivalent of a motel 6 in terms of “luxury”. Main Pool has been under construction for 3 months, gym was closed for 13 months due to covid only to open and close again until further notice due to “construction”. Garage doors are always broken which isn't secure for any vehicles, garage pipes are always leaking, giant holes inside the common area hallways have never repaired and You've got sagging hallway roof panels constantly. Inside the unit, cracked walls have never been filled/sanded/painted properly and are uneven in texture. Rubber floors are disguised as “hardwood floor. They provide particle board counter tops with high gloss paint rather than even going for cheap laminate material. Shared water/gas/trash bill with your neighbors (165/month) is a fine way to throw your money away. Broken elevators and washing machines are a constant reminder you’re living in the ------. Windows are not double paned meaning, you hear everything, including teeth shattering construction in the god forsaken commercial buildings behind you. Save your sanity, do some research and don’t fall for this garbage dump. The money isn't worth it. Apartments should not be ran the way Playa Summit runs their property.

The staff at The Heights are legit and Fospitable. The community is well taken care of and the security team patrol often to ensure safety for all residents. It's a pleasure to live in such a welcoming and clean community That's central to various parts of LA.

The maintenance program at the complex seems to be a problem. My notifications aren't taken seriously. Also, the front office staff isn't empowered to help the residents. All of the door locks need to be rekeyed; a lot of problems unlocking doors?

Living in this place is like living a nightmare. Until your lease is up. The worst mgmt, leasers, maintenance, security, apartment, neighbors, neighborhood, everything EVER. Here are some incidents to give you an overview of this place. You've got eternal cockroaches and rats that move from floor to floor (1~3) every time we tell mgmt and they call the "exterminator". A worker told me so, after I told him I think we had rodents crawling between the walls. In the past 5 weeks, TWICE sheriffs were staked outside of my neighbor's apartment because they were FELONS living there (the sheriffs told us) and were refusing to come out of their unit. Electricity, Water, Heat randomly gets cut off even when you have paid your bills on time, and then you have to call the office, stay on the line forever, give up and deal with it. All the materials in the apartment are CHEAP and worn out. Everything is broken often and you often have to wait on average TWO MONTHS to get anything fixed. My WINDOW was leaking rain water when it rained so I called the mgmt twice, it did not get fixed until SEVEN WEEKS later. Meanwhile I just had to keep putting towels on my windowsill to keep water from trickling down to the ELECTRICAL OUTLET on the same wall right underneath. I have read MULTIPLE reviews on this place, and NONE of them good. I keep reading that It's impossible to get your security deposit back UNLESS you sue. 95% of the people recommend BREAKING THE LEASE and being released from this hellhole. Everything is broken constantly, all the materials are cheap and worn out completely. Water/electricity/heat is cut off all the time randomly even when my bills are paid and on time. The security here does NOTHING except sit in their little booths. The leasers are terrible people who just lie to your face for their own gain and don't care about you afterwards. In all seriousness, PLEASE don't live here because I can honestly say I live in fear of getting raped, mugged, robbery, physical sexual harassment, (because I'm already verbally sexually harassed and objectified) EVERY DAY regardless of it being day or night, for your sake RUN FROM THIS PLACE.
