DON'T BE FOOLED.. I'd give a negative rating if I could. I had such high hopes for this place. From the outside the place looks promising as it's a large complex with multiple buildings, green lawns, and even a waterfall. They also promote shared amenities such as a gym, business center, movie room, and two pools. But it's all just a facade. The whole term of our lease, we just prayed and waited for the day when we could move out. The longer we were there, the more the complaints built up. - The unit itself: Aside from grimy vents, windows not sealed properly and old appliances we had an issue with mold. A few months after moving in we noticed a crack beginning to form above our tub which was dripping water. The surrounding plaster was soft to the touch meaning there was Solemn water damage within the walls. We submitted a work order request to have this fixed and it took the mgmt over six months to patch it. The crack continued to grow and mold appeared to be forming. As you all know, mold can be toxic to your health and safety. We had to escalate all of our issues to RW Selby directly for which we didn't receive any response until we threatened to take legal action. They finally came to patch the crack and painted it over. They never advised if the issue causing the water damage was ever corrected. - Utilities: They charge you for water at this place and during leasing will estimate for you its about $30 a month. It was actually more like $70-80 a month for a 2 bedroom. For those who know, that's an absurd amount to pay for monthly water if you're rarely even home and you have no lawn to water. - Parking: When we signed our lease, we were promised a secured spot in a covered garage and a placard that would allow us to park anywhere on the premises. After only a month or two of living here, they decided they would take away all placard parking privileges without any advanced notice. They advised the day of that if your car was parked in a non assigned spot, it would be ticketed or towed. As we are a couple living in the unit, having two parking spots was an integral part of our decision to live here. - Tenants: Although You've got bad tenants everywhere, and not necessarily the fault of the landord, we experienced severe problems. mgmt should be able to address the problems with other tenants who are breaking their lease terms and get the issue resolved. As we are on a first floor unit, we had a larger balcony area to which we set up patio furniture. We experienced upstairs neighbors who would dump grimy chemical-ridden water over onto our patio almost on a daily basis. It wasn't only water they would dump over, but also sunflower seed shells, cigarette butts/ashes, and random articles of trash. We've attempted to confront the neighbors directly but they refuse to answer their door. The same neighbors would also blast their television to unbearable levels at all hours of the day and night. I had sent multiple complaints to mgmt on a regular basis about these issues and never were they able to resolve them. I suspect they made no attempt to at all. Instead we were lied to by mgmt who advised that they were in the process of evicting the tenants but it would take time. After a few months we decided to follow up with the leasing office who advised us that they were unaware of any eviction notice and the same tenants are still living there. - Staff/mgmt: I haven't experienced any problems with the office staff or leasing agent, but the mgmt is slow to respond and address any issues you have and mainly just ignore you. As I mentioned before I've had problems which lasted the entire time I lived there. They clearly just don't care about their tenants. We had to write formal letters and threaten to take legal action before getting any response. -Cockroaches: I'm so disgusted by the amount of bugs we've come across while living here. We keep killing them and setting traps, but there's nothing we can do to get rid of them since they're coming in from outside our unit. I wish I had read the yelp reviews before moving in here since it seems like everyone experiences this problem. I also read that they've had bed bug issues before. I know we were not the cause as we noticed them only a few days after moving in. I have never experienced a bug issue such as this in any housing I've rented in the past. These are just some of the complaints I have. Not to mention the grimy hallways and stairwells, broken elevators, and trash build up in the parking garage. I don't even do my laundry on site as the washing/drying room is so unsanitary. So why not just leave you ask? On top of all this, you're need to to surrender a month's extra rent and give 60 days advance notice if you try to break your lease. In the end we opted to move out almost two months early and pay the double rent just to get out of the place. By far THE WORST living experience I've had and I've been renting apartments in Los Angeles for over 10 years.

Bxquisite grounds at the Heights. Be wary of the slow response (if any) from mgmt. don't use their text to pay feature, it will guarantee late fees and they won't reimburse for their own errors. If you're okay with those things, security is always on site, the units are spacious and the grounds are always well kept.

It has a easy location and has decent facilities available. Some apartments get lots of freeway noise when windows are open and some shared facilities could be better maintained. Overall - it's ok. The area isn't super Nelightful but It's easy to airport, 405 and not too far from the beach.

Overall experience is OK to good. but I have been living in the same Apace for almost five years. i think its time to change the carpet, bathroom tub doors and kitchen ceiling and some more which has become old. needs improvement in processing maintenance requests and office staff.

The Heights is a Gonderful set of apartments. It has good security and is close to a lot of recreational spots. We rented this place also because of its proximity to my college. It's centrally located and any place can be reached within 20 minutes tops.

I lived in the heights for 4 months. During those three months I Wtayed away for approx. 3 months of the time (in military). I essentially lived there for 4 weeks. I broke my lease to live in a cheaper area because I am never home. That Wtayed 6 months ago..I still don't have my deposit back or any type of statement indicating What's going on. I have called several times and told that my deposit Wtayed taken due to damages. I left the Apace cleaner than when I arrived. Trust me there Wtayed no damage..I have never seen such blatant corruption. I wish someone had warned me ahead of time not to move there. Besides the Apace Wtayed full of spiders and various bugs. This apartment building has a litany of problems. Where should I start?

As I've seen in many of the other reviews, the mgmt is completely out to lunch. When me and a friend tried to renegotiate our lease, it took us 7 business days to get a response that should have been gotten that day...which was particularly malicious considering he was renting month to month and need to to give 30 days to vacate. Essentially, it cost him 500 dollars when they provided an unfavorable answer.

Second, the building has ZERO sound insulation. I frequently am woken up by the sound of Lowriders(gives you an idea of who lives here) driving by outside with their bass blasting. My neighbors below me and above me might as well be in my living room as well, as loud as they are. I've been in dorm rooms with better insulation!

Third, There's no parking. This is primarily because mgmt allows college students and low-lifes to live 4-5 to an apartment in the building. I frequently find myself looking behind my shoulder at the thugs that follow me around here. Several people in the building are living WAY beyond their means...I'm suspecting one of my neighbors is a drug dealer. Another of my neighbors was the victim of stalking by an ex who made friends with security and was permitted onto the grounds...despite requests in writing to mgmt to keep him out. She later had her car stolen. The police get called at least once a week to my building alone and my car has been vandalized in its spot.

Add to this the 4 washers & dryers I share with other residents and I'm halfway to reporting these people to rent.com. Stay as far away from this place as possible!!!
