I woke up one morning to find my other bedroom carpet flooded in water, and not just ANY water, SEWAGE! it dripped down on the walls coming from the upstairs toilet. It started to mold and nobody tried to fix it. Eric Hack or Heck whatever the hell is name is, is a ----------------- running this place. He said he would let me break the lease and not charge me for the water damage since it was NOT mine anyway, but yet HE DID! When i tried to get in contact with him after i received the letter of charges, he had ----------------------------------- vacation...-------....it wasn't just the mold either--Parking Sucks (People park in your space all the time), Roach Infested (They were crawling in the sink the night I moved in), ------ Landlord--spend your money somewhere else HMMY is terrible.”

I texted the property manager, who has not replied or done anything about it. The building is full of drunk students with no respect for anonyone else in the building. Some nights i can hear people in the building across the way even threatening to call the cops on them. Aside from the noise, they give us about 12 hours notice when they spray for bed bugs, which happens to be about once a month. They take forever to respond to maintenance requests (of which there are many) eg. brown water, dripping faucets, bugs... As for security..."secure building" WHAT A JOKE! the front door is almost always unlocked if not propped open (for about a week by a .40), the same for the garage door, and the lights in the stairway, lobby and walkways are often out. Not to mention the week when there was dog ---- on the carpeted stairway every day. This is the most poorly run building i have ever lived in.”
“when i went to initially sign my lease, the managers roommates were on the couch, taking hits off a bong while i went through the paperwork in their kitchen. i should've taken this as a sign, but being 19 and being on my own for the first time, i thought, "whoa, our manager will be cool with anything!" this place is full of drunken students who don't care about their neighbors. loud music and obnoxious, drunken yelling at all hours of the night. endless maintenance problems, but my main issues is that of my neighbors. it sounds as if there is a crowd right outside my window, the balcony below, and also in the courtyard ALL NIGHT. now, i'm 19 years old, and i get it, kids like to party, but there are boundaries and respectable hours and it seems as if the majority of my neighbors just do not take these into consideration. if you are a person with a job, who has to sleep at night and get up in the morning, i would suggest you look elsewhere; this is not the place for you. aside from the noise and annoyance of loud neighbors, the front lobby door is rarely closed, and the garage is always left open. the garage is littered with trash and the building generally smells of beer and weed. there is always beer spilled in the world's slowest elevator and there seems to be a party every night. the water runs brown and we have two filters that we use before we drink it, and we also had to purchase a filtered shower-head. there not adequate closet space, or space in general, and it is vastly overpriced. overall, i CANNOT wait to move out. also, the building has bed bugs.”

The kodak theater is practically in the back yard, so you can camp out to watch people go into the oscars :) couple blocks from upright citizens brigade and from the Hollywood and highland mall. The building here has a pool that used to leave something to be desired, but was cleaned up recently. Parking is limited and opts a permit only street, but permits are easy to get through the city. The manager lives on site, so he's always available to help me out when Something breaks in the apartment. Things get fixed usually same day or the next day. Also a great deal : my dog gets to live with me... My last apartment wouldn't allow pets, so I had to send him to my parents. Glad to have him back with me!”

It is very young Hollywood crowd comprised of students and from different schools in the area as well as people just trying to make it in Hollywood. It is great if your moving from out of state and getting your first apartment. I came from New York to attend the Los Angeles Film School and they were able to accommodate me very well knowing I was driving in from across country. Knowing I was a student the management actually customized the apartment for me and matched me with another student considering I didn't know anyone out here. I was late a few times with rent, but the management was very understanding of the economy and helped me work out a payment plan. Did I mention there is a pool!!! The Hollywood mall is also a few feet away which was a nice feature and my school was only several blocks. Definitely recommend this apartment”
— 1781 Orchid Ave · Los Angeles“Most people would pick up pretty quickly by the high pressure demand to sign a lease on the spot when coming to just look at the property - that something isn't quiet right. You know that the property is dilapidated, that management is shady, maintenance is sloppy and that you are in Hollywood so it's not going to be quiet right from the start. Most can live with those things because the location is great and they just need a place to live. Unfortunately, neighbors make the living situation unbearable. "Welcome Students!" is the new banner in the lobby making it clear: This is a party place! A handful of tenants party together and make sure no one else gets any peace. They crank up the music so loud that neighboring buildings call the police. No one in their own apartment can even hear their own television. They throw cigarette butts off of the top balcony into the pool and courtyard so when you step out in the morning, you get to wade through a pile of hundreds of butts. There are some quality people here - but you won't see them because they're hiding from the other idiots and looking to move out. Security: There's a intercom system at the entrance. It doesn't work. The on site manager and other tenants prop that security door open so anyone can walk in - and they do at all hours of the night. The lobby has been "tagged." Several chained bicycles have been stolen as well as other items. Cars have been burglarized. Strangers pull up a chair in the courtyard in the middle of the night and take a well needed rest. Sometimes you can even get a nice whiff of crack being smoked. The elevator breaks down constantly. The garage is littered with old appliances and cabinets that are covered with mold. Taking a shower is always an adventure. Water turns from tepid - to scalding hot - to ice cold. The water is also a lovely shade of cloudy brown. At least the cockroaches are happy and in good company.”
— 1781 Orchid Ave · Los Angeles“I've lived here for a rather short time, but can tell you that it's definitely interesting.<br><br>First the bad:<br><br>1. It's very, very noisy. The windows are made of plastic, so I can hear every sound of every person walking past and the traffic on Franklin is unbearably loud. I wake up in the middle of the night every night from the sounds of cars speeding by. And I'm a very, very HEAVY sleeper.<br><br>2. The building is old and so are many of the fixtures. The painting is awful (painting the windows shut, the door handles have paint on them, etc.). And again, the windows are made of plastic...eek! It also takes several minutes for the water to warm up from cold. And I trip the circuit breaker when I just turn on two burners on the stove!<br><br>3. Parking sucks! I almost never drive anymore because I'm scared I won't be able to find a parking space on Orchid or any of the other three blocks that accept the "96" permit. No one comes to visit very often for the same reason -- and they are only allowed to park on Orchid, which is a total joke!<br><br>The good:<br><br>1. The location is top-notch. This is the "good" part of Hollywood, and I take the subway at Hollywood & Highland mall (a couple of minute walk) lots of places. Since I don't drive much anymore, there are tons of buses, and there is great shopping all within walking distance. I also often go to the Hollywood Bowl and Runyon Canyon, so this is great! :)<br><br>2. It's pretty reasonably priced. I'm only paying $795 for a studio. The only downside is that this "studio" is more of a single in terms of kitchen amenities -- only a hot plate and refrigerator!<br><br>3. It's roomy. For a studio/single, I have more than enough room!”

Neighbors were both noisy and nosey to the point of spying in residents' windows and hanging out at their doors listening in. The manager, Chris, is incompetent and doesn't seem to know what's going on at any given time. The management company is inefficient and the residents rule themselves, meaning it's total chaos all the time. Urine has stained the carpet in the first floor hallway and pet food covers the second floor walkway and stairs. I have seen prostitutes in the building and homeless people sleeping in the laundry room, the stairs, and in the hallway itself on both floors. The residents are rude to each other and show a level of disrespect that is usually intolerable. The entire place is run down and I wouldn't recommend it to anyone. With no management, no rules, no parking, no order, and no amenities, it's a disaster.”
