This is a no parking zone that blocks those who come in and out. I have also been witness to the guy in the white care with the smashed windsheild complaining to the concierge in the front desk that his car was towed- he LITERALLY said he was going to have him towed but he did not. The girl living next to me has notices on on her door that she has not paid rent since March of 2022. HOW IS THIS FAIR? The building is literally allowing people to park for free in said area.”

As a former entertainer I value my privacy, I also set hidden cameras inside the apartment to capture this on video. There is no privacy and the french concierge disrespected my lady after her surgery asking her to get the door herself. To top it off they are infested with roaches since covid 19 and the roaches travel from under the front door to door. The concierge avery uses his phone on him to record what you say to him. The hot water is non existent and they only raise the boiler temperature to sell apartments for new leases. Crap service”
“My honest and in-depth review of the Pegasus apartment We lived at the Pegasus Apartments for 2 years starting in April of 2017 and I would like to give my honest account of the pros and cons of living here. Buckle up this is a long one, but I promise it is helpful. Let's start off with the Pros . Rooftop pool/gym/hangout/BBQ area was one of the best features of Pegasus. . All the concierge and leasing agents were extremely helpful throughout our stay anytime we needed help (big ups to Amal, Avery, & Alex. I apologize for missing some other names!) . Can't forget the maintenance guys either, they were always quick and extremely helpful! . The apartments are small (that's just DTLA) but they are nice and set up well (minus the all-in-one washer/Dryer). The AC worked great for somebody that likes to keep it cold in their apartment. . Mixer events! I have never stayed anywhere that did this, but these were great, and we did make a few friends that have moved on from the Pegasus that we are still in touch with. Anybody that is not from LA knows how hard it is to make friends and having them in the same apartment as you make it easier to hang out! . These guys are pet friendly and extremely welcoming of them. I have found this to not to be common in places that even claim to be pet friendly. . Freight elevator is a godsend for moving in/out. This is not common but an amazing feature of this place. The Cons . To start, I had scheduled an apartment walk and show up to see we are double booked (oldest trick in the book to put the sales pressure on). Well it worked because we were blinded by that glorious rooftop pool. We jumped into our apartment before taking a minute to consider other factors. (see below) . I will accept partial responsibility for this, but we were never clued in that the apartment we were moving into would have the new metro construction going on around the clock for the next year or so. (Arc flashes lighting up the entire room at night, and the sounds of cutting and grinding that were supposed to stop at 9 P.M. keeping us up) not fun for people that wake up for work at 4 A.M. would have been nice to get a heads up to potentially consider another area of the building. . The lighting in these apartments is pathetic even by California apartment standards. 2 terribly dim lights in the kitchen and dining room using some goofy bulb that can't be swapped out with something better. Normally I wouldn't write this item down but for an apartment that costs 2500+ dollars for a 1 bedroom I felt it belonged here. . The all-in-one washers and dryers got to go. They cannot keep up with people that go to work/gym/outs demand. 1 load can take up to 3 hours from beginning to end and your clothes will still wind up wrinkled. They have on site laundry, but this rant is long enough without diving into that mess. Again, probably not worthy of putting on a con list but I will refer you to my last statement regarding apartment cost. . Our neighbors F@*!&#g sucked. This isn't necessarily the Pegasus' fault but after a 9+ months of off and on battle over banging a subwoofer loud enough so you cant even carry a conversation in your apartment without hearing (thun,thun,thun) rattle through your head, I can't help but wish they would have done more with them. (I may be asking a bit much here, but it was the #1 reason we decided to leave). I am still in the process of dealing with this item, but the deposit charges process has been a mess so-far. A week after my departure I was hit with nearly 900$ in "damages". I am fully aware that I am not perfect and that there would be deductions, but this has felt excessive. The biggest mistake being that I requested an initial inspection to fix potential "damages". The inspection was performed but I never received a follow up on these items. This has left me blindsided. I will update this review depending on the outcome. Word of advice DOCUMENT DOCUMENT DOCUMENT!! Take pictures, save your emails, and make copies of all paperwork you submit and receive. I am usually on these items but moving is stressful and when you have one day to move out and into a new spot its easy to miss those last critical steps. DO NOT wind up in the same position as me! Overall, we liked our stay at the Pegasus Apartments. It's unfortunate that our neighbors and this deposit dispute have left a sour taste in our mouth, but we did enjoy our time here before that started up. We liked living in downtown and would consider living there again in the future with a smarter approach.”

I lived in a studio for the first year and a half, and then moved into a 2bd/1bth with a friend for the last year. I would have happily stayed, but I got a new job in West LA and decided to move out there to avoid a hellish commute. There were a few issues here and there, but on the whole it was a great experience. The office staff is very personable, and they know EVERYONE by name, not just the penthouse renters! They followed up on any issues and were very helpful. Maintenance requests were always taken care of within 24 hours, usually same day if you requested it early enough. From what I know of the other residential buildings in downtown, this is practically unheard of! When my roommate and I moved out, the charges to our security deposit were fair and only included the normal deductions for cleaning and repainting (we put lots of decorative stuff on the walls, so we deserved it). The location is to die for, and although the rent might seem expensive, I think it's a bargain for what you are getting. I've worked in real estate and am very familiar with the downtown residential market, so I'd say I have a well-informed opinion. The amenities are great: the rooftop pool is beautiful and always fun on weekends; the gym is well equipped and has an amazing view, especially at night; the staff throws parties for the residents with free food and alcohol provided by the restaurants that lease the first floor retail space. All in all, I highly recommend living at the Pegasus!”

— 612 S Flower St · Los Angeles“Real estate = location, location, location. I wanted to live Downtown because it's a part of LA that's not overcrowded and at the same time being constantly developed. Pegasus is perfectly located. If this was Manhattan, it would be Midtown. A 1/2 mile up to 1st street and a 1/2 mile down to LA live, the Staples Center, and soon Farmer's Field :) - walking distance to everything. The 6th Street freeway exit of the 110 dumps you a block from the building. The neighborhood (Financial District) is safe and clean. The building has 24 hour security and you have Johnnies on bicycles for the neighborhood watch. Your neighbors are banks so during the day it's bustling and at night/weekend it's relatively quiet. Far from the ghost town of years past; there are stores/bars/restaurants everywhere that open late. I can throw a baseball and hit Famima from here, the Daily Grill/Public School Bar and an Italian cafe are in the lobby. Walk less than a block to the LA Central Library and the beautiful park there. Need groceries? Ralph's is 3 blocks away and there's a Target being built a block away that opens this year. The building itself is solid - concrete/steel/marble (used to be an office building for Exxon Mobil, hence the Pegasus) and I've been through 2 earthquakes here - 1 living in the Penthouse - and felt completely safe. Elevators are the fastest you'll find anywhere. Parking on-site is perfect - especially if you can get a basement spot because that exits on Wilshire (2-way vs. 6th, 1-way). The roof has a small gym with about a dozen cardio machines, hammer-type resistance machines, some free weights, and all the stuff is brand new. Gorgeous view of the Downtown skyline and the Standard's rooftop bar. The pool area keeps improving - they've added grills and cabanas and they're doing more stuff as we speak. They've got vending machines and a business center for emergencies. Everything is solid inside the apartments. We have wood floors/carpeted bedrooms, stainless appliances, marble countertops, solid walls. I think you can also work something out to paint the walls. But bottom-line, the best part of Pegasus - by far - is the staff. Everyone from the manager to the cleaning crew is top notch. Just all class-act, nice, good people. Honestly, they're not even paying me to say it but it's as close to perfect as I've found Downtown for the better part of a decade. I'm proud to be a resident.”

— 612 S Flower St · Los Angeles“i've lived at pegasus for the last 3 years and have been very happy. the management recently changed as the building was taken over by a large, public entity, equity residential, but before and after the change, management has always been fantastic, responsive and the building itself (including amenities) is continually being upgraded. my favorite part of living here is that i NEVER hear my neighbors. it is an old building with lovely thick walls. also, it is close to everything, and there are more bars/restaurants opening around here all the time. i love downtown, and this is the best part of it. its a bit of a ghost town on weekends when all the people that work in nearby banks/businesses disappear, but its also safer than many spots along spring street, which tends to be more trendy, but oh so close to skid row shadiness. some drawbacks: regarding maintenance, they come right away when a request for repair is made, but can be a little sloppy with the work. washer/dryer in unit are really only good for VERY small loads and I end up using the central laundry facilities in the building instead of the in-house unit.”

Maintenance requests submitted in person or via email are responded to quickly and successfully. We have a 2YO, and the team is always excited and happy to see here. I've never seen this team act unprofessionally - even when "off the clock" It isn't every day that you find a management team who seems to operate this smoothly. Example - We were on Amtrak, on our way from Los Angeles to Louisiana. On the train, we realized that we forgot very important travel documents for our vacation. While my amazingly beautifully hot husband wondered aloud how bad the situation had become, without hesitation I picked up the phone and called the management office and asked the staff (RJay was the lucky person who picked up the phone) to find the documents and send them to our Louisiana destination. Sure enough, when we checked in at New Orleans, we were handed a Fedex envelope with our vacation documents. I can't say "Thank You" enough to RJay and to the management office for taking care of us.”

I wasn't too excited about the parking a block away but they put me on a waitlist to park in the building. Doesn't seem too bad of a walk though - pretty quick and goes right by The Standard Hotel entrance - very tempting! Haha! :) The 24 hour pool is a nice distraction and great for having friends over. I am glad Downtown is starting to become more popular but we definitely need to get more retailers here!! Not a whole lot of shopping options. As far as Pegasus goes though, overall I'd say it s a good place for the price.”

I got tired of the usual clubs and bars in Hollywood and the snobs they attract. People down here seem a lot more chill and fun - so refreshing! We're right next door to the Standard Hotel and they get is in on the weekends no wait and no cover! It's also one block to the Subway (yes - LA has a subway!) and you can take that straight into Hollywood and get let out right under the W hotel if you want to go out there - no driving! They just put in huge cabana beds and BBQ grills at the roof. Last Sunday they served free mimosas and had a DJ spin all afternoon! I don't know any building down here that does that. Best part is the pool is 24 hours - again, I don't know anyone that does that. I don't know what people are complaining about with the parking cause they gave me the option of parking on-site or off-site depending on my budget. If I didn't want to do either then they don't charge me for it. So if you're willing to do the leg work and find a better deal and walk a little more then do it. It also doesn't take an hour just to get to a freeway - they're all right here. I can WALK to grocery stores, mini-marts, happy hours, bars, restaurants, clubs, - Artwalk! It's great! Sorry If I'm rambling - just had a triple shot latte (from the Starbucks across the street). I hope this helps you guys that are looking. It's really great here. 24 hour pool & gym on the roof, free wifi lounge, free business center, valet service for guests - it's awesome. Tell them I sent you! :D”

This has really been my only issue with the building this year- so if you are just moving in or considering doing so you are lucky you missed the mess and it should be good from now on. Management has changed a bit but the newest manager has been here for a while and Stacie has been here forever. They have always been helpful and nice to me. Maintenance issues are always handled the day I call it in. Guest parking isn't the best because they have to pay. Rooftop pool is awesome- most people say it's the best downtown. It's heated, great views and good scenery. ;) I upgraded my place this year- got brand new floors, and clean steel appliances- definitley improved my place.”

They want to raise it to $1645 ($1400 apt, $245 parking) which is exactly $2.99 per sq. ft. I love downtown LA but even with all the development, it doesn't provide the amenities of either New York or Westside LA. 300 other apartments with the potential for loud or crazy neighbors very high. Mine brought in cockroaches. Construction has been going on since Feb 2010. It's Sept and they're still nowhere close to being done. They said Memorial Wknd in May! I'm guessing maybe end of the year for the new pool and lobby. Not to mention everything that is new looks worse than before the renovation. Laundry machine in each unit is a farce! It doesn't dry properly, so you still need to use the big machines on the 3rd floor. European model, so very small loads and the cycles are 4-5 hours long. Guest parking is a joke. Valet guys are rude when your guests come. They lie and say Daily Grill took all the parking, even when you walk back there and there are spots open. If this is any measure: I've met over 10 general managers in the 3 years I've lived here. They just can't handle all the apartments, the people, the USC/FIDM kids, the parking. And every time the general manager changes, that means the leasing office hours change, pet policies change, guest parking changes, security company changes, RENT changes (and it only goes up).”
