“I lived at the Gas Company Lofts for over 2 years and enjoyed every minute of it. I live in an over 800 sq ft loft-style studio that accommodated all my furniture. I was able to host friends and family around my 10-seat formal dining room while also having formal living and bedroom areas. I was fortunate to have a unit facing Flower St. Albeit, loud and noisy especially during weekend nights, I knew the consequences of living Downtown. The amenities are amazing. The rooftop pool area is what sold me. Furthermore, a lot of space for entertaining friends in the common grill area that includes grills and a pizza oven. The gym is well equipped and large compared to other communities. The mezzanine amenity room includes a pool table and seating areas to host watch parties. Despite the age of the building, the community adds charm to the historic aspect of the three buildings. I would recommend it to anyone looking to live in an awesome part of downtown in a historic building. The only recommendation is to add 24-hour security and a full-time concierge.”

They knew of the issue when we signed the lease and now they say they "can't do anything about the change". (Smells a bit like fraud, no?) We've done everything to be reasonable even giving them a list of options on how to make the contract right, but to no avail. They seem to be begging for lawsuits and don't give a __ that they are messing with people's homes and personal safety”
— 810 S FLOWER ST · Downtown“I've lived at the Gas Lofts for about 4 months, and while the building does lack some amenities such as a gym in house and a roof top lounge deck with pool and jacuzzi, it more than makes up for it with a membership to the Gold's gym at 7th and fig shopping center (one block away), its impeccable service, and top- notch, professional staff. In addition, the hallways and units are very well maintained, the neighbors (at least on our floor) are respectful, quiet and friendly. In our building, though the windows are original, they have a very strong seal, so when they are closed, the street noise is minimal. I find the parking situation not to be an issue, in fact it is very convenient. Although you have to walk outside of the building and into the building next door. The parking facility is secure, clean and bright and very well maintained. There is a very nice community/ party suite with a billiard table that can be reserved, and a great office/meeting area next to the mail room with flat screen computers. Getting back to the management and staff-, really top-drawer! It took a while to find the unit we wanted, but our leasing consultant was vigilant the whole time. She never got frustrated or dismissive with us, she stayed on top of our case, and her communication skills and response times were/are excellent. The building manager has a calm and super efficient manner, and never seems to get frazzled. The maintenance manager and his staff are excellent. The few small issues we have had while settling in were taken care of immediately (I mean, a phone call was made and a few minutes later there was a knock on the door). And the building's concierge, is a dream come true- his services alone make up for any amenity that might be missing from this building. He is a consummate professional, always on top of things, seems to know everyone's name and unit number (and this is 3 buildings in one, so at least over 100 units?). He is helpful and knowledgeable and always can give you a recommendation for just about any outside service you might need. As a plus, they have outside overnight security staff on duty in the lobby. I spent so many words on the staff and service because I think this is really what makes the building stand out in the market. What's more the service is never stiff, everyone who works for the building is highly professional, yet warm and welcoming, so you really do feel like your at home when you walk through the door. This was a key element in my decision making when looking for a loft downtown, and I must have looked at 12 buildings. I would have looked at more, but some of the leasing agents never bothered to call me back! My only peeve with the building is that the windows (at least in our building) don't look like they have been cleaned in years. It is actually getting so dirty that it is beginning to obscure the view out the window at certain times of the day. The issue is somewhat complicated logistically (you could probably translate that to expensive) due to the fact that our building has floor to ceiling windows that open awkwardly, and there is currently no roof -set window washing mechanism. I hope the management is able to come up with a solution, or at least bite the bullet and make the investment in the proper equipment to get the job done. Oh and finally, it is in a clean and convenient location. You currently have your choice of Ralph's market (around the corner) City Target (one block away) farmer's markets every week, and a couple of handfuls of really good restaurants and bars within blocks. There is super easy access to the freeways( good luck once you get on them).”
“Building location: Located in the "quieter, cleaner and safer" part of downtown LA. The building is also within walking distance to Ralph's supermarket (down the street), restaurants, bars and LA Live. The unit: I live in a 840sq ft loft with oversized windows facing the atrium. There's plenty of sunlight and nicely insulated from the street noise. The common areas are well kept and neighbors are friendly. Laundry rooms are located on certain floors. Although there isn't a rooftop pool or in house gym like other downtown lofts, I certainly appreciate the non-party tenants and well managed building. I've recently renewed my one year lease and love my apt!”

I looked at similar lofts in the area and you CANNOT (and I mean ANYWHERE downtown) find this kind of value for high end lofts. For one, parking is included which for anyone familiar with the area that is major (most other building charge 100$ plus for parking a month). And the street is really clean. In downtown in varies from block to block and being a single girl its important to feel safe. I have never had the slightest issue, even when taking my dog out in the middle of the night. Plus the two month prorate let me get a bigger floor plan in budget (I am a student, this is huge). Another major plus? Its close enough to LA live that there is constant security patrol, but just far enough to where if things get crazy you don t have to deal with it. (Not to mention all the entertainment/restaurant options!) I m a little baffled by people's complaints of noise. I live on the inner atrium and it is SILENT, I mean I haven t heard a peep from anything since moving in. If you live in a street facing loft, uhm, did you notice this is DOWNTOWN LOS ANGELES?!?!?!?! Seriously, you want silence move to the country. Haven t really dealt with management but the concierge is fantastic. If I ever have a problem he has maintenance fixing it if not the same day, first thing the next. I couldn t recommend this building highly enough.”

Although you could hardly hear any street noise, there is always unbearable amount of construction noise that you awake to in the mornings, noise from tenants and their pets and some disturbing neighbors having mental breakdowns at 4 in the morning, and false alarms going off and having to evacuate the building. I've been living here for about 1 year and a half now... and I loved it at first, for the awesome location and the city atmosphere. However, I'm sure there are many other places with a brighter, more inviting, safe and a place that comes with more friendly amenities. The most negative thing about this place is the view. Very few have a view of the outside world, and most have a suffocating view of the empty, filthy, fear inducing atrium.”

The rent is not *cheap* but I think it's competitive for the area and LA in general, especially considering it includes secure parking, which many lofts do not, and water, as well as the Gold's Gym membership that comes with the longer lease terms. The staff is always helpful and attentive, from the management office down to the people who take care of repairs and clean the common areas, and Mike the concierge knows EVERYTHING about living downtown! Unlike in earlier postings, the area is now safe (nobody sleeping in my doorway or threatening us on the sidewalks). Ralph's has opened at the end of the block, and Rite-Aid, the post office, the Red/Blue Line stop, several DASH routes, the gym, Central Branch Library, many restaurants, Macy's, and various other shops are all within a block or so. I find we rarely drive any more. Washers and dryers are located on every other floor. Street-facing units can be noisy, especially during rush hour and Fri/Sat evenings (mainly due to O Bar across the street). Construction noise has diminished very much as the building across the street nears completion, and so does the conversion of the parking lot next door. All units have A/C and very nice appliances. There are recycling bins in the trash area, and trash chutes on every floor. The lofts are actually in 3 connected buildings. The one at the corner of 8th & Flower (above IHOP) was built in 1967, the one next to it is from 1927, and the white 4-story building dates to the 1940s. The units in each have different flooring, hallway doors, bathroom tiles, and cabinets.”

I can't say enough about the staff...from management to concierge to security to maintenance. They are all professional, attentive, and friendly :). The units I've lived in and the ones I've seen are a great value. Most are light and bright and just very comfortable. The common areas are generally clean and well-maintained. The parking across the street has been fine for me...in all the years I've parked my car there I've never worried about vandalism etc. The neighbors I've met are great...I've made some lasting friends in my years of living here. The Ralph's grocery store that opened fairly recently is super nice and adds a huge convenience to living in the area. Although the pros of the Gas Co Lofts far outweigh the cons as far as I'm concerned, there are a few drawbacks. The parking situation is not ideal. The building makes no provisions for visitor parking. Guests have to pay $4/hr. (enforced 8a-8p) in a metered space or park in a lot that can charge as much as $20/night. Construction noise is a seemingly never-ending issue, but that shouldn't be a surprise if you're moving to downtown. The building doesn't have a rooftop garden or pool, but I'm happy to pay less rent to forgo these amenities. All in all, I've had a great experience living at the 'GCL'!”

In short, the units and building are nothing special as LA lofts go - far fewer amenities than some - but what they do they do well, and it's in a great neighborhood. Management: What I like best is knowing I can rely on the management here to deal with stuff. When I was choosing my living arrangement last year, interviewing different loft buildings down here, this was one of my main criteria, and they have come through. 24/7 security, so when I've had problems with my upstairs neighbors partying after 1 and 2 and even 4 am, they dealt with it, short term and now, I'm happy to say, long-term. (Without having to get them kicked out, either, which I think is good.) When something breaks or doesn't work, they get it fixed right away. They take good care of the common areas. The concierge, Mike, is really friendly and helpful. Building/Units: Consists of a 60s, a 20s, and a 40s building, all connected by hallways. I live in the 20s one because the 60s were an ugly time for architecture in my opinion and I want nothing to do with it. All the appliances are brushed stainless, cabinets dark rosy wood, countertops composite granite. All fine. Layouts are not as spectacular as some I've seen, but I'm in school and working and don;t have much time to fret about it. It was not my main concern. Location: With the Metro just a block up, a Ralph's on the same block, and restaurants all over the place, this place is really convenient for everything I need. A lot of the restaurants are open really late, too, and there are 3 (including the LA icon the Pantry) that are open 24 hours within a block. There's Grand Hope Park just a block over, and Central Library three blocks up Hope, if you want to read a book in the sun. Several great bars and coffee shops all within 3 blocks. LA Live, three blocks away, just opened up and will have a movie theater by the end of the year. It's neat to live where things are visibly improving, every day. There are Downtown bicycle security guys all over the place in purple shirts, and lots of police, so I feel safe. Downsides: 1) No pool, spa, rooftop garden, or courtyard of any kind. I have asked about this and was told, "CIM (the development company that owns the building) doesn't do roofs." Seems like a waste to me. There is nowhere, nowhere in at GasCo to catch a bit of sunshine, and every so often that irks me. 2) Your friends will probably have to pay for parking when they come visit. After 6:00 pm, street parking can often be found 2-3 blocks away or park in a lot for $5-7, but during the day it's gonna be a lot and it's gonna be expensive. 3) My motorcycle did get "vandalized" (aborted theft or, knockover after screwing around on it) in our parking garage, cost me $300 to fix. Bummer, but guess what? That sort of thing happens in Suburbia, too. Gym: None but they give you a membership to Gold's Gym, a block away at 7th and Fig. Or they used to. Pets: Small dogs and presumably cats - check the policy, it';s changed in the past. Breed/size restrictions and extra deposits, of course. Only in units with concrete floors, I think. Parking: I think one space per bedroom/studio in the 5-story building across the street. The garage is clean and well-lit and had security during the day and a big gate that rolls down at night and opens with your pass. Disclaimers: First, my unit faces the street and some would say it's noisy but I almost never mind it. Second, we get some homeless overflow over here, it's true, but come on people - they're just homeless, it's not that hard to live with. Tell Mom you'll be all right.”

I'd say the management is pretty good except they've got pretty crappy personalities. The concierge and the maintenance people are fantastic. My biggest beef is it's run by a corporation. Come time to renew your lease, you can bet they'll be raising your rent.”

Noise isn't a problem unless you get stuck next to a partying neighbor, but the building staff are so accomodating that if you do have a problem with a neighbor they will move you to a new unit.<br><br>Loved it here.”
— 810 S FLOWER ST · Downtown“The sales office does a great snow job telling you all about the great grocery store that's coming right next door and all the other stores that will be there soon, and all the great things that the management office does. Let me tell you, the Ralph's that they are building isn't scheduled to open until 2007 and you're smart enough to know that construction almost never finishes on time. As for the other stores, Ralph's is the only one that has actually signed a lease. None of the other stores have committed to be there yet, despite the fact that management keeps saying they're coming. (Check out the local newspaper archives to verify.) They've been saying that for 2 years now.<br><br>The units are fine, but the air conditioning vents are all connected to eachother, so whatever smells are coming from your neighbors' apartments are going into your apartment, be them good or be them bad. And don't let them trick you by saying that certain units have washer/dryer hookups. While that may be true, they don't have the necessary electricity. Almost all washer/dryers pull more electricty than normal outlets can handle and the building isn't wired for that higher voltage so you can't plug the washer/dryer in anywhere. An electrician can convert it for you for about $1,000.<br><br>If you decide to go look at the building, check out the walls in the hallways. They are all scratched and marked and many have cracks from the minor earthquakes LA has had over the last few years. Management never repaired those cracks or did anything to further stabilize the building. Check out the outside of the windows. They haven't been cleaned in years. Check out the elevators. There are two main banks with a total of 7 elevators. Only 3 of them work.<br><br>The units come with one parking spot, across the street at an unsecured parking garage which constantly has breakins and was even held up last month. Plus garage management is horrible to deal with if you have to buy another monthly pass in case you have more than one car or don't want to drive around and around for 5 stories every time you want to go somewhere.<br><br>If you can afford this place, check out Grand Tower, Museum Tower or some other place that's better.”

First, you'll have to threaten withholding the rent in order to get a return call, then you'll have to deal with her rude and unprofessional demeanor as you attempt to live peacefully after having paid $2,200 a month for rent. If you complain about noise from neighbors, (IF SHE LIKES THE OTHER NEIGHBOR) she will threaten to evict you if you don't stop complaining.
