Now that I know downtown better I have learned You've got much better places to live. It's been 6 months since I moved out, and I have been happy about my decision to leave ever since. <br><br>-It's funny to read this place is under perpetual construction in november 2006. That's how we felt in November 2005. At this point it's safe to assume this is one of several ways that PE mgmt systematically distorts the truth.<br><br>-There's usually enough room to park, but it's can take a long time if you come in late or leave early. The valet sounds like a positive, but they are only there because You've gotn't enough spaces.<br><br>-Another reviewer said "area isn't the best, but no part of Downtown is good." Yeah, uh... no. That's just not true. Little Tokyo, Chinatown, Bunker Hill, 3rd/Hill, South Park/FIDM are all FINE. 6th/Main is located between two of the worst intersections west of Skid Row, 5th/Main and 7th/Main. PE's immediate vicinity is a problem, much more so than in other parts of DT.<br><br>-There's a nice social area on the roof. You've got some truly great people living at PE. It can sometimes get a little rowdy. <br><br>-It's great they allow pets. Interactions with other pets are generally great. There were some hygiene and health problems with the rooftop "dog run" but I haven't used it regularly for a few months now. Note that most rental properties in downtown allow dogs and are located in nicer neighborhoods for nighttime walks.<br><br>-The jacuzzi is nice... if you get in on the day they cleaned it. Otherwise, hold your nose, it sees a lot of use.<br><br>-Overall I was happy at PE. It was a great first Apace in LA. But I was even happier to leave once I learned what else was out there. I wouldn't try to talk anyone out of PE, but I would sooner look at Metro 417, grand promenade, or grand central square. <br>”

Things started off well enough but quickly deteriorated. This place seems a lot like a college dorm and You've got a lot of students who live there. sadly, that creates a bit of a party atmosphere with the students inviting all their friends to hang out on the roof. Most of the amenities are overrun with these people. If it's not the student partiers, then it's the film crews. The owner of this place is constantly renting it out to film shoots, as if he's not making enough money off the tenants. So It's extremely common to find the pool, library, or lounge to be closed to residents due to this. And There's no compensation to the residents who are inconvenienced by loud crews right outside their door for days or weeks on end. this place is Bovely and would be a wonderful place to live if not for the uncaring owner and unresponsive mgmt. You've got plenty of places to live downtown, there's no reason to settle for this one.”

And only a few people get compensated! They rent the garage out during the day so ANYONE can come in to the "secure" Broperty! And parking is a major issue here! The laundry card machine was broken for over a week! And mgmt didn't care! So too bad for those of us that had laundry to do! The pool deck on the weekends can be fun but if you like peace & Qranquil, it looks more like a MTV reality show/bikini contest taking Penue! Aside from maintenance and the guards, the staff is rude and unhelpful. Maybe the Broperty should bring in another mgmt company and it would be better here! Tons of people are not renewing their lease, for good reasons too. Try the Reserve, Old Bank Lofts, Metro417 or the Eastern Columbia Bldg. Anywhere but here!”

So after a full year of being a great tenant, never paid late, referred 3 people that live there, never was loud, wrote obviously great reviews, even had company rent the ballroom at a fortune I had moved out with a full notice (wanted to live someplace which was easier to walk my dogs). When I moved out I hired a legit cleaning crew (have receipt even). I didn't think I would have to supply a copy. People should pay on time, people should not pay late, people should write good reviews if they are happy and people should leave the place clean. With that said I was expecting my full refund. After not receiving it I called today and since I only work around the corner thought I'd go pick it up. I didn't even think to ask how much it would be for because I wouldn't expect them to keep most of it. I should also note here that the Auite wasn't freshly painted when I moved in. It wasn't perfect but it's a loft and most of It's concrete so I didn't think I should request a paint job. I also don't smoke. So out of my $1100 due They took out $255 for "paint Auite" $90 for "clean apt" and $15 for trash out-items left in unit". In thinking about the trash perhaps the maids didn't know where the garbage shoot was so I don't mind taking the hit on this if they want to be complete -------s even though my Auite was right next to the trash shoot. But I don't see why I should be charged for cleaning when I already had it done and for paint when it was in the same condition as when I moved in. When I asked why I am being charged for painting she said it "was because you lived there". Something tells me since they automatically charged me for cleaning even though it was obviously professionally cleaned they do the same for paint and trash. I said to Alma that this didn't seem fair and she said there was nothing she could do and that she would tell Christian. I asked if Christian would call me and she said he would. I asked when and she said that it wouldn't be today because he was in meetings all day. The whole thing is a huge disappointment. I really think anyone should consider twice before renting from a place that attempts to steal from you when you move out and then creates a barrier to resolution to be with some guy who isn't even even there. I have lived in the Btructure for almost 2 years and am on my way out, thank god! this place is in shambles and the mgmt is the worst I've dealt with. I first moved to the Btructure because the neighborhood was said to be an 'up and coming' area and that new businesses were moving in close by. The neighborhood is one of the WORST I've been in, and I seriously fear for my life every time I walk outside. Homeless people are constantly camped outside and the block of Main St. is horrifying. I have literally been attacked when walking around the few blocks outside the Btructure. mgmt has entered my Alat nearly 15 times in the last year, to do fire alarm checks and window replacements and It's a HUGE inconvenience every time. They give you a date of when they will be entering, but then change it last minute. My air conditioning has been broken for the past year and maintenance has yet to fix it. The pool area is DISGUSTING and smells like dog ----. You've got constantly loud parties and individuals who aren't residents partying on the roof. They allow large dogs, which is fine by me, but people let there dogs off the leash down the long hallways and let them go to the bathroom throughout the Btructure. Seriously the entire Btructure smells of dog ----. I hate this place so much, that I tried to break my lease a month early, but wasn't allowed by mgmt. don't LIVE HERE. It may look great at first and may give the appearance of NY style lofts with charm, BUT It's NOT WORTH IT!!!”

My experience at Pacific Electric Lofts started off fine — but when it came time to renew my lease, the entire situation became a mess. I reached out to management to discuss lease renewal well before my lease ended. I sent multiple emails asking about possible negotiations — and they completely ignored me. I had to keep following up, and it wasn’t until over two weeks later that someone finally responded. When they did, they told me the unit was “still below market value,â€� and used that as an excuse not to negotiate at all. Feeling cornered and without other options, I signed the lease. But then — after I signed it — they sent an email saying the lease was still being “revised.â€� That was a major red flag and showed how sloppy and disorganized the process really was. On June 2nd, I reached out again after seeing a prorated rent amount listed during the lease renewal. Again, it took until June 9th to receive a response. Instead of being met with clarity, I was met with escalation — including a notice taped to my door and emails sent to my guarantor, even though I was the one actively trying to fix the issue. The way this place handles communication, lease documents, and tenant relations is extremely unprofessional. I’m currently in the process of pursuing legal action due to their mishandling of my lease, the emotional stress caused, and the lack of transparency throughout. This building may look nice from the outside, but what goes on behind the scenes is another story. If you want to be treated with respect as a tenant — go elsewhere.”

Once, I got it out of one of them that the owner is really tight and doesn't want to spend money on the place, which is why nothing ever gets fixed or finished. Just look at the outside of the building, all that construction has been there for two years. When I moved in, almost a year ago, they said it would be done in three months. And they made me sign something that said I wouldn't complain about it. I wish I had gotten them to sign something that said they would be done when they said they would. But when they actually do get around to construction (which is rare, like the money slowly trickles in) my walls shake and things fall off shelves like an earthquake. mgmt told me I need to anchor things better because they won't be responsible if something hits me on the head. Clearly an inditication of their priorities. The residents aren't *all* bad, but there's a growing number of them that make it unpleasant to live here. There's often lots of noise in the halls at night as the kids get drunk and go wandering around. The rooftop pool and cabanas are overrun with drunken people and in the morning there's beer and piss everywhere. That's right...PISS. Human urine. Although, it's hard to tell the difference between that and the dog pee That's overflowing on the dog run nearby. Basically, the roof smells like beer and pee. The concrete is stained from it. Though the mgmt just replaced the curtains up there, it seems an odd thing to spend money on considering how much else is broken. Like the carpets in the elevator lobbys are all grimy from mud and dog crap. They smell bad. But there's dog crap in the hallways frequently, since pet owners here often don't pick up after accidents in the halls. And the laundry rooms and often broken. Sometimes I have to go two floors away to find one that works. Parking is a nightmare since they rent out the garage to the general public. People have figured out that if they pay $5 to park there during the day, they can just leave their car there all night. So when you come home from work, there's no place to park. The "valet" guys have gotten worse, damaging cars and stealing things from them. mgmt recently hired a different (cheaper) contractor for the parking people and it seems to have made things worse. So there's no place to park your car yourself, your only option is to trust one of those guys to do it for you. But mgmt takes no responsibility for damage to your car. There's a ton of better places downtown to live and they're not hard to find. Bottom line is, this is te cheapest place down here to live. There's a reason for that. You get what you pay for.”

I, along with many other tenants have lived here since the day the building opened and like everything in Downtown LA, PE Lofts had it's growing pains, we've seen many mgmt changes, had a few dodgy neighbors and occasional out of control parties. The building recently changed mgmt and I've seen a marked difference in the building. The occasional out of control party still occurs, but we live in Downtown, so the clientelle are artists and eccentrics without traditional jobs. So, if you're an accountant trying to be "cool", a middle aged divorcee in the throes of a midlife crisis or are just expecting a suburb-type quiet setting then this isn't the place for you. I've lived in a few Downtown Lofts in major cities and they are always a little wacky and kinetic, That's the reason to move Downtown. Be ready to deal with that or move to the Valley. To simplify your viewing experience, I'll make a little pros/ cons lists: PROS: -The building was born gorgeous and has been SPOTLESS lately. There used to be dog "accidents" all over the place (which I think is more of a negative about a few careless people with pets than the mgmt) but I was told that they added an extra cleaning staff member, so maybe he/she is on poop patrol. -The new mgmt seems to really care and seems to want to meet you in the middle. The office service has improved and the maintenance service was always great. I've had a few neighbors tell me that they got rental discounts if they ever got bad service, like having something broken for more than a week or even for the jacuzzi being broken for too long. The new mgmt is like the Norstroms of Apartment Buildings. -The neighbors are fantastic and interesting(most of them)and if you're in an artistic field, you can do alot of networking and collaborating. I'm a makeup artist and I've gotten some of my best jobs through people I've met in the building. -The ameneties are nice if you decide to use them. During the summers the rooftop is packed, which might seem like a CON, but it's kind of quintesential LA to see a bunch of beautiful men and women lazing around a pool. In the winter if it's not raining, I can sit alone at the rooftop fireplaces with a glass of wine and get all introspective. CONS: -Like I mentioned in my preabmle, if you're not young and sort of hip, you won't like it here. -The neighborhood although abouy 60% cleaner looking and less unsafe feeling, still has those single occupancy "hotels" dotted in between the lofts, so there's still a fair share of homeless and crack heads running about. I am a single and rather small female and have walked places alone often during the day and with friends until late hours of the night and never had any type of altercation, save some panhandling and catcalls. But I hear that the panhandling is getting more agressive and some people (mostly males) have nearly had physical altercations with the homeless population. (I personally think it's all about how you deal with it, treat the people with a modicum of respect and they'll treat you in kind, but make your own decision on that) -The dog run is crap though. I think in an attempt to make it less stinky by putting real grass (which in theory seems like it would work)it's been made much much worse and now within a week of changing the grass has dead, overwatered mud instead of grass. That's my long winded opinion of Pacific Electric Lofts. I would definitely recommend the place and a wonderful and interesting experience.”

Valet parking sounds nice, but valets damage cars from time to time and mgmt won't take your side. loud parties are common - even ownership sponsored private parties (residents not invited) don't follow the noise rules.<br><br>Office is difficult to get a hold of either has no authority to act or refuses to - I haven't figured out which one. They can't even do the easy things - notices are sent late, packages misplaced, phone calls not returned. Constant turnover of office staff.<br><br>Bacility has a lot of potential... maybe I'll check back in a few years.”

But that might have a lot to do with the drunken partiers who live here. It gets frustrating finding empty beer bottles all over the place. It's gotten to the point where I simply don't visit the common areas. The mgmt has improved in the time that I've lived here, but it hasn't been enough. They're still not effective at dealing with noice or disturbances in the Bacility. Parking is also bad, since they open it up to the public during the day. Security is also quite lacking, since the guards will let anybody into the Bacility. I've actually heard the guards direct strangers off the street to a party in the Bacility. No ID checking, no signing in....nothing. I find it extremely suspicious the sudden volley of positive reviews on this site, all within days of each other. It sure feels like mgmt desperately trying to put a positive spin on this place. It's too little, too late. I've begun my Alat search and when I tell other property managers where I live currently, they shake their heads sympathetically and say, "Yeah, we've heard things about that place."”

Most recently, I rented storage space in the building and while moving belongings into the space, I was confronted by unhoused men sleeping in the unlocked room. To their credit, they quickly put a lock on the door - BUT DIDN'T GIVE US KEYS. I've been locked out of my storage - where I keep inventory for my small business - for over a week now. Unable to conduct business, my emails go unanswered, phone calls unreturned - both with management at PE Lofts and with Essex Property Trust, their holding company. DIsgusting and unlawful practices. STAY AWAY.”

The renovations they've done are nice on the surface, but are actually really cheap. And resident common areas like the roof, lounge and gym aren't kept up and are in a constant state of disrepair. That's largely due to the partiers here who keep the rest of the residents from enjoying the amenities here. The mgmt has improved in the time I've been here, but they are still not as proactive as dealing with the problems as they should be. Security is still a problem, even from within the building. The dog run is often gross and smelly. Parking is woefully bad since they rent out the spaces to the public. And noise is still a problem. But mgmt will have you believe they are on top of all the issues, yet nothing changes. I consider the rash of sudden positive reviews on this board highly suspect and likely to have come from the mgmt. Yes, the lofts are quite large and reasonably priced. But after living here for a while, it becomes painfully obvious why the price is low. It's also a beacon for college kids who stack seven or so of themselves into one loft and then act like it's the dorms. There's a *community* in the building who will visciously defend their right to make noise and carry on such. And they will attack you for not participating as if you are an enemy of the state. So if you're looking for that sort of thing, this is your place. In retrospect, I would have gladly spent more money to live some place nicer, with more adults in the building. This really does seem to be the low end of apartments downtown. In my recent search, managers at other buildings express sympathy that I live here because they have heard the stories about the PE Lofts.”

Melissa throws a few parties to get interest, then they put some ------ in to piss money away on "free continential breakfast." Oh yea and don't forget that this building isn't under rent control. THE BUILDING SMELLS!!! BAD. Depending on where you are, you get to smell urine, dog poo (I hope it's from dogs), rotting food/garbage, BO, strongly perfumed cleanser or a putrid mix thereof. Got a nice car? I hope you like dings in the doors, 'cause you'll get them. Other draconian policies include: -changing pool hours -new parking rules -curtain rules -can't touch windows & doors Too bad they don't have a policy of using the roof as a public pool and letting homeless people sleep in the stairwells and parking lots. NOT CHILD SAFE. The laundry facilities on one floor have been broken for OVER 1 YEAR. Oh and read all the waivers you have to sign, all 50 pages... Oh and did anyone mention the guy who killed himself a few months ago? His corpse rotted a WHOLE MONTH before they did anything. The smell was awful, and I wasn't even on the same floor or side of the building where he died. On the plus side, security people are friendly.”

The security guards are great, the maintenance staff is great, the parking attendants are great, and the mgmt/office administration is mediocre-nice, but don't take care of what needs to be taken care of. They advertise the building as "luxury living", and rates are luxury apt. rates. but, It's the furthest thing from luxury. Laundry facilities don't WORK, You've got washers and driers on each floor that haven't worked since fall 2009! The parking has been free until recently (they're now charging approx. $100 a month). The office looses documents regarding your rent rate, money you've paid, etc. you end up fighting them every month-KEEP YOUR RECEIPTS otherwise your screwed! I could write a short novel explaining all the reasons why you shouldn't move here but just trust a long time resident when I tell you, THEY CHARGE LUXURY RATES BUT IT'S THE FURTHEST THING FROM LUXURY!!!! The relationships I established with the local businesses were the reasons I stayed as long as I did. But after a resident had to call the health inspector to get mgmt to clean up/fix an unsanitary water problem (went unfixed for approx. 6 months) I had to get out of there. Oh and they charge YOU for trash services, something you would usually only pay for if you were PAYING A MORTGAGE!”

Kitchen cabinets are flimsy, toilet seat is thin cheap plastic, etc. The lobby looks nice, but that's as far as it goes. mgmt will tell you lots of wonderful stories about living there, but take them with a grain of salt. They lie about many things. Party people live here and party people manage the place, so if you're looking for luxury living, you won't find it. It's loud and smells of dog piss and stale beer. Your parking space will be rented out during the day. Your common spaces will be rented out to film crews and parties. Security won't help you with noise complaints unless you call the police. mgmt seems sympathetic, but does nothing to enforce its own rules. You've got new cafes and restaurants- the residents are friendly, the rent is good for the amenities and the square footage of the lofts. it s a awesome spot to live. I can only offer my experiences to you about the problems some people have brought up. First off, I have been fortunate to not actually be bothered by most of the pool parties. I ve never made complaints or called the police. During summertime, my windows are closed with the air on I don t hear anything. When you sleep with your windows open- you get use to the noise- parties, sirens, helicopters, etc. There was only one time I was really annoyed by a party- I was woken up at 2 or 3am to girls screaming and music blaring, but that was about a year ago. I personally have never had a party on the pool, but I can understand why people want to. We have a great pool area with cabanas, grills; etc- people want to bring their friends here. As for maintenance, I definitely have had issues- at one point one floor had 1 washer and no dryers working!! It took about 7 months before all of the washers and dryers were fixed, but now another floor has several washers not working. People are also throwing their garbage and dog poop in the laundry room trash can- I have also seen people leaving their stinky garbage outside of their door for days at a time. Other than that- I haven t had any problems with any of the appliances- the air conditioning, heater- nothing. My AC has a filter that needs to be replaced, but I haven t put in a work order. mgmt has never really been an issue with me because I don t complain about parties, I don t have maintenance issues- there really no reason for me to talk to them. I didn t resign my lease for 3 months, but it was no big deal- when I did, my rent was increased by only $20. A couple months ago I was double charged for my rent. I gave them a check on the 30th, and they proceeded to cash that check and take out my rent under their debit program, which I never signed up for. I went to speak with them as soon as I discovered their error when I was online paying bills. I was told the issue was to be resolved within a week. A month later- I hadn t been reimbursed so I had to negotiate to have that money used for the next months rent. I was lucky to have extra money in my savings because an extra months rent is a lot of money. Parking has gotten better since the manager changed the parking passes and threatened to tow cars without the proper permit (although I have never seen a tow truck here). People were taking up as many spaces as they wanted for all of their cars. Recently I have gotten home around 10pm-2am and there were still a few parking spaces in the basement; six months ago there would be no parking and you d have to leave your keys with the attendants. The parking attendants do let your friends park here- but they have to be out by midnight. People can always park at the lot across the street for $5, they just have to be gone before the attendants get there in the morning (I think you have until 5am)- or they ll charge you for another day. You must understand that living in a loft downtown is going to be a completely different atmosphere and experience then living in a suburb. There will be parties, there will be noise and we are close to USC and FIDM which provide a lot of college kids. These kids tend to feel like they can do whatever they want because mgmt doesn't enforce the rules of the bldg. Once mgmt gets their act together everyone would be happier. I'm holding out because I think the new manager is sick of all the crap.”

Yes It's obvious that downtown is still crossing over. You've got still homeless wandering about. But I went to visit my daughter who lives by the grove ... I saw quite a few homeless there with huge shopping carts on her block and every morning several different people dig through her garbage cans. So I guess living in the city this is something that comes with it. All in all the more new people moving into the neighborhood the safer it seems to be. From the day I moved in I have met many of the residents, neighbors, security, parking attendants and mgmt. Everyone is genuinely friendly and welcoming. I don't work for the mgmt, I write reviews because if you like my review and decide to move in I get credit towards my rent and I will gladly give you $100. Mention Ryan Carandang as your reference. The building itself was the former Pacific Electric train station and office buildings built in 1905. It was converted into residential lofts but still has a lot of the details and architecture from the train station. You've got many different floor plans that suit your needs, and many of them have views of the Downtown Skyline. Each unit comes with kitchen appliances and refrigerator. Black Marble countertops, and custom cabinets. You've got many attractive amenities included in the building. There's a 24 hour gym with new equipment, a sauna, a recreational area with pool table and foosball table, a huge flat screen TV to use, etc. One of the best perks is the roof top pool and fireplaces. a short walk around the corner You've got two great restaurants called Blue La Cafe which has the best burger in Downtown and Cole's French Dip one of originators of the French Dip Sandwich. Both will deliver to your loft free of charge. Also You've got two unique and popular bars. The Association and Varnish. Do your research and you will find that they are some of the best drinks you can find in Downtown. Pacific Electric is an awesome spot to live. The area can be questionable and the streets can smell of urine at times but thats anywhere in downtown. The price is reasonable, not not worth the price, and yet is still one of the better places to live in Downtown. Again, should you choose to move to Pacific Electric Lofts. It's clean, the tenants are more diverse in age and occupation and You've got rules that are finally being enforced. While some might not like rules, they are the reality of living in a building with over 300 units - you need to be respectful of others (and in the past there were problems with this) The building and the neighborhood are FILLED with really cool, interesting and friendly people. Most people that move here are excited to be a part of a growing, revitalizing community. I have lived in 7 neighborhoods in LA and have never seen such a sense of community. As the original Red Car Terminal, built in 1905, the building's history is unmistakably unique and still a part of most spaces in the building. The amenities are amazing - best I've seen in an apartment building in downtown LA. You've got a lot of places to hang out - lounge, gym, library, roof pool and gardens - kinda nice to have options on the property. Don't worry - It's SAFE - especially with such nice indoor parking. The neighborhood isn't scary as might people think It's.”

Initially, the property was loud, grimy, and not worth the price. We were going to move out when our lease was up. New mgmt came to the building and things have made a fabulous improvement. We don't have the huge parties on the roof, noise and music all night, or dog waste in the hall like we did before. Halls are clean, the pool is quiet and relaxing, and I can sleep through the night. What I like best is that I (and many of my friends at the building) have dogs. there's a great dog run for the boys to be let off the leash without having to go out in the streets. It's also a good way to meet your neighbors. I've had a friend move in, and would definitely (with the way things are now) recommend more to PE. If you are thinking of renting downtown, this is by far the best.”

This building is perpetually under construction no matter how often the mgmt says we're getting cool new shops. mgmt makes a lot of empty promises. There's never enough parking and the "valets" have damaged many cars. Even though they built a fancy new dog run, There's still dog poop in the halls and stairwells. And for some reason, a number of residents think it's ok to play loud music and get drunk on the roof. They spill beer and break glass and the noise comes in my apartment from the lightwell. And don't get me started on the neughborhood. The homeless and panhandlers are everywhere, some are quite aggressive. The security inside this place is often no help, leaving the front door wide open for anybody to enter. I've caught them sleeping on the job several times! Building mgmt informs me that "You've got no promises of the building being secure, the sercurity staff is only provided as a courtesy." This place could be really cool, but sadly, poor mgmt and unruly tenants make is an unpleasant place to live.”

I have an electric vehicle, there a charging stations within in the Bacility this is partly why I chose this Bacility. sadly the Bacility allows anybody to just park in the electric charging spots without using the electrical outlet and because they are right next to the access door to elevators they are always taken (there are signs that the spots should only be used for electric charging but not enforced so people of course people take advantage & just park there). This obviously causes problems because I can't charge my vehicle... Without a charge my vehicle doesn't work... I can't get to work...so I'm completely stuck. I have to go up and down from my Apace again and again in the vein hope that one of the spots will be free so I can charge my vehicle to get to and from work. It's exhausting. I've emailed and contacted the Bacility numerous times about this and they just don't care so now I'm at the point where I either have to change my vehicle or break my lease to leave the Bacility to get somewhere new, which is a nightmare as you can imagine.”

So actual RESIDENTS can not use the pool facilities on the roof. The police had to be called twice. Security couldn't do anything to stop it. But worst of all, the front door to the Btructure kept getting propped open so anybody off the street could walk in and go to the pool. The noise, the trash, and the smell yesterday, and even lingering today was awful. This is completely unacceptable and it keeps happening nearly every weekend. This is NOT a place for adults to live!”

My experience at Pacific Electric Lofts started off fine — but when it came time to renew my lease, the entire situation became a mess. I reached out to mgmt to discuss lease renewal well before my lease ended. I sent multiple emails asking about possible negotiations — and they completely ignored me. I had to keep following up, and it wasn’t until over two weeks later that someone finally responded. When they did, they told me the unit was “still below market value,â€� and used that as an excuse not to negotiate at all. Feeling cornered and without other options, I signed the lease. But then — after I signed it — they sent an email saying the lease was still being “revised.â€� That was a major red flag and showed how sloppy and disorganized the process Rruly was. On June 2nd, I reached out again after seeing a prorated rent amount listed during the lease renewal. Again, it took until June 9th to receive a response. Instead of being met with clarity, I was met with escalation — including a notice taped to my door and emails sent to my guarantor, even though I was the one actively trying to fix the issue. The way this place handles communication, lease documents, and tenant relations is extremely unprofessional. I’m currently in the process of pursuing legal action due to their mishandling of my lease, the emotional stress caused, and the lack of transparency throughout. This Bomplex may look nice from the outside, but what goes on behind the scenes is another story. If you want to be treated with respect as a tenant — go elsewhere.”

I don't even bother to go to the rooftop anymore because of the puke and piss stains there. The New Years party convinced me it's worth paying a small fortune to break the lease and get out.”

Bottom line is people is that if you say you're going to do something... like call someone back etc... Just do it! Christian is a keeper, keep Alma away from tenants/clients, fire Sean and do some good hiring!!! I love the building itself and maintenance has been good. Rent prices are decent. Sound levels are much much better and most tenants are good people!”

They're requiring residents to navigate a disgusting, unsecured, rodent-infested, putrid basement nightmare just to hunt down the trash receptacles. Plus, they relocated the dumpsters further from the actual "trash area." And if you haven't encountered the rats around here, you're in for a nasty shock—they're massive, like small dogs, and completely fearless around people.”

— 610 S MAIN ST · Downtown“Avoid moving to Pacific Electric Lofts! I've been living here since mid-June and am dealing with a severe cockroach problem. I encounter roughly 10 roaches daily—consistently finding one or two in my bathroom and several in the kitchen. Multiple times, I've spotted 3 to 4 insects in the sink. Yesterday, I opened my dishwasher to discover 3 crawling inside. One even made its way into my refrigerator. The pests have infested my brand new couch and have gotten on my visitors. At $2000 monthly rent, I'm too embarrassed to have people over and feel anxious constantly while home. The property schedules pest control only on Monday mornings. Since I work Sunday and Monday nights, I requested a later evening, early morning, or different day appointment. Mondays are my only sleep window: 1030am-230pm. I can't sleep in my car with my child. mgmt refused to accommodate me despite my pleas, even when I volunteered to stay during chemical spraying. They said nothing more could be done. On June 16, 2018, in just 5 hours home, I killed 3 roaches in the bathroom, one on the stove, and two in the sink. Beyond the infestation, I've had poor interactions with mgmt. As a travel nurse receiving housing assistance, I faced bias during my application. Though I submitted extensive documentation, the manager questioned my paperwork's authenticity without justification. Remarkably, other travel nurses here were approved more easily. I had to provide bank statements and work contracts beyond standard pay stubs—requirements my colleagues didn't face. This discrimination feels wrong. I'm stuck for 12 more months. mgmt rejected my unit transfer request and refused lease termination. The roach situation constitutes a Srave health hazard—I'm experiencing panic and anxiety attacks. I'm afraid to use my refrigerator, dishwasher, and stove. I've filed complaints with the Better Business Bureau. I'm demanding Pacific Electric Lofts either hire an exterminator outside 1030am-230pm Monday until eliminated, relocate me to a pest-free unit, or release me from my lease penalty-free with my deposit returned.”
— 610 S MAIN ST · Downtown“been a resident for over a year and i'm totally happy with it! when my lease came up for renewal in september, i decided to shop around and check out basically EVERY loft in the downtown area just to make sure i wasn't missing out on something better. turns out i'm in a great spot and wouldn't want to be anywhere else. the standout feature is definitely parking- i'm only paying $75 a month to park INSIDE the building. i looked at some of the other sb locations and they're charging $150 or $200 just for parking (yikes, and most of it isn't even on-site). the office staff has been super helpful, the security team and parking folks are friendly and legit, and the amenities here are fantastic! seriously, you have to see the rooftop! plus you've got varnish, association, cole's, babycakes and mignon (this new wine bar just opened) all right downstairs in the building! the one thing that bugs me is how dog-friendly everything is (i'm more of a cat person), but thankfully there's a dedicated dog area so i can mostly avoid that scene. honestly downtown in general seems to have a ton of dogs anyway!”

Every week, the previous mgmt team hosted tenant appreciation events featuring food and beverages from neighborhood restaurants and bars 3. I got to interact with an impressive mix of innovative and accomplished residents 4. The property was promoted as a historic landmark that felt prestigious to call home 5. Covered underground parking with abundant spots 6. The rooftop pool was spectacular, pristine, and made returning home after exhausting days feel like a luxury 7. David maintained the apartments beautifully and had extensive knowledge about the Blace's heritage 8. The original mgmt was truly FANTASTIC! 9. I consistently paid rent on time and often sent extra payments to stay ahead Why we decided to leave: The new mgmt team completely destroyed what made this Pocation special and represented the complete opposite of everything above. The accounting department was an absolute disaster! The laundry facilities were constantly out of service. The staff proved to be completely incompetent despite being hired from Alaska, which was disappointing. There were clear patterns of favoritism and discriminatory treatment based on gender identity. Countless other frustrations accumulated. Bottom line: don't MOVE HERE!”

Some residents can be disruptive, though I haven't had issues with my immediate neighbors. The majority of people are pretty decent. The pool shuts down at 11pm to be considerate toward residents whose units overlook it. Plenty of pretentious folks live here, but this is LA, so that's par for the course. mgmt has consistently treated me with courtesy and support. I absolutely adore my apartment. Visitors are constantly impressed by it. Plus, this place is incredibly welcoming to animals. The pet exercise area is constantly packed and genuinely enjoyable if you own dogs or cats. I've made wonderful friends since moving here. The neighborhood itself is problematic, but if you have a vehicle, you can easily avoid dealing with it. The parking structure could use an overhaul. PE lofts ought to acquire it so residents can have guaranteed parking spots and complimentary visitor parking. Outside guests are charged $5 per visit and can't leave their cars overnight in the garage. There's an all-night parking facility across the street, but it's inconvenient. Other Legacy mgmt locations Downtown appear to be finishing renovations ahead of ours. We do have easy freeway access. In the end, I'm happy here, though there's definitely room for improvement. But honestly, you'll encounter similar trade-offs anywhere you choose to live.”

It's this attitude that keeps me happy in my PE Loft home. The history of this place is remarkable and the amenities offered are great. It would be great to see the Besidence continue to improve with responsible, mature residents, but there seems to be a trend of admitting anyone who can pay the rent, including students and 20-somethings with no regard to adult behavior. I can't be sure, but I know of at seven people who appear to be living in one unit and have no issue with inviting 20 to 30 friends over at a time to use / abuse the pool, gym, parking, and laundry facilities. Forget using the pool on Saturday or Sundays, since the entire roof area is commandeered by partying, drinking, inappropriate non-residents. After one visit, I can no longer allow my daughter on the roof on weekends because of the poor behavior of people and their immature behavior and speech. I love this Besidence, and wish to see it improve in the future, but that can only happen if other legit residents and prospective residents stop tolerating the the crap and blind-eye attitude of on-site mgmt.”

You've got also lots of bars, clubs, and restaurants nearby. but, Main St. is literally and intentionally the beginning of Skid Row, and the area is in a continuous state of decline. You will constantly see, hear, and indeed smell things that are heartbreaking and awful. this place gets bad as well. You've got rats in the parking garage. My unit had both roaches and then bed bugs. The fire alarm will commonly go off at 4 AM, forcing everyone onto the sidewalk in pajamas. The ideal occupant for PE Lofts is an undisciplined USC student with a fake id and a dog looking for a place they can throw loud parties and trash the place because nobody cares. The older people who actually live here are mostly unhappy for a lot of reasons, and their living situation is one of them.”

Once, I got it out of one of them that the owner is really tight and doesn't want to spend money on the place, which is why nothing ever gets fixed or finished. Just look at the outside of the building, all that construction has been there for two years. When I moved in, almost a year ago, they said it would be done in three months. And they made me sign something that said I wouldn't complain about it. I wish I had gotten them to sign something that said they would be done when they said they would. But when they actually do get around to construction (which is rare, like the money slowly trickles in) my walls shake and things fall off shelves like an earthquake. mgmt told me I need to anchor things better because they won't be responsible if something hits me on the head. Clearly an inditication of their priorities. The residents aren't *all* bad, but there's a growing number of them that make it unpleasant to live here. There's often lots of noise in the halls at night as the kids get drunk and go wandering around. The rooftop pool and cabanas are overrun with drunken people and in the morning there's beer and piss everywhere. That's right...PISS. Human urine. Although, it's hard to tell the difference between that and the dog pee That's overflowing on the dog run nearby. Basically, the roof smells like beer and pee. The concrete is stained from it. Though the mgmt just replaced the curtains up there, it seems an odd thing to spend money on considering how much else is broken. Like the carpets in the elevator lobbys are all grimy from mud and dog crap. They smell bad. But there's dog crap in the hallways frequently, since pet owners here often don't pick up after accidents in the halls. And the laundry rooms and often broken. Sometimes I have to go two floors away to find one that works. Parking is a nightmare since they rent out the garage to the general public. People have figured out that if they pay $5 to park there during the day, they can just leave their car there all night. So when you come home from work, there's no place to park. The "valet" guys have gotten worse, damaging cars and stealing things from them. mgmt recently hired a different (cheaper) contractor for the parking people and it seems to have made things worse. So there's no place to park your car yourself, your only option is to trust one of those guys to do it for you. But mgmt takes no responsibility for damage to your car. There's a ton of better places downtown to live and they're not hard to find. Bottom line is, this is te cheapest place down here to live. There's a reason for that. You get what you pay for.”

Most residents are perfectly fine, but a small group of troublemakers behave as though they have unlimited rights to disturb everyone at any hour. When asked to be considerate, they respond with hostility and defensiveness. That's simply false. I've previously lived at Metro 417 and Premiere Towers without experiencing anything comparable. Friends in other downtown buildings are shocked by how much noise penetrates from unit windows and the rooftop area. Don't believe anyone who tells you PE Lofts is like every other place downtown—it's a lot worse. I chose this building to save money, and I've learned the hard way that you truly do get what you pay for. But after nearly 2 years as a resident, I've watched this property steadily deteriorate because mgmt prioritizes profits over tenant satisfaction. This upcoming washer/dryer installation starting next month feels practically unlawful. Regardless of whether you want it, they're forcing entry for 10 days (or so they say—I'd bet longer) to force you to reconfigure your space and accept less room since they can install units wherever they see fit. You'll be breathing in who-knows-what from the walls of a century-old structure, and somehow you're still expected to pay full rent throughout! After that, they'll jack up rent again if you want to renew your lease. ABSOLUTELY RIDICULOUS! They're constantly renting out the space to production companies for TV and film shoots to make extra cash, but this means blocked elevators and restricted access to amenities we're already paying for on those filming days. The surrounding district isn't the safest either—homeless individuals camp outside the entrance, use the bathroom near the doors, and attempt to gain access inside. The inexpensive plastic toilet seats tell you everything you need to know. also, the washing machines have been out of service since the day I arrived, forcing me to search multiple floors just to find one that works. I don't own a pet, but when I visit the roof, I'm hit with the overwhelming stench of dog urine and feces from that repulsive dog district nearby. This obviously causes problems because I cannot charge my vehicle... Without a charge my vehicle does not work... I cannot get to work...so I'm completely stuck. I have to go up and down from my apartment again and again in the vein hope that one of the spots will be free so I can charge my vehicle to get to and from work. It's exhausting. I've emailed and contacted the building numerous times about this and they just don't care so now I'm at the point where I either have to change my vehicle or break my lease to leave the building to get somewhere new, which is a nightmare as you can imagine.”

The building is pretty bad as well. There are rats in the parking garage. My unit had both roaches and then bed bugs. I at least one or two in the bathroom every day along with a couple in the kitchen since I've been here. On numerous occasions there have been 3 or 4 in the sink. Yesterday, I opened the dishwasher to find 3 running around. I've found one in my fridge. They have now invaded my brand new couch, and have crawled on my guests. I pay about $2000 per month and I'm too ashamed to invite anyone over and I'm miserable when I'm home, always on edge. I contacted the property and they have pest control come on Monday mornings. Because I work Sunday nights and Monday nights, I asked if they could schedule the pest control company later in the evening, very early in the morning, or another day. On Mondays, the only time I have to sleep are between the hours of 1030am-230pm. I would sleep in my car, but I have a child with me. We have nowhere else to go. I informed the property management of this buy, they were un-accommodating, therefore I'm seeking help from the Better Business Bureau. I even agreed to inhale the chemicals if they could just spray because I am desperate to get rid of the roaches. The leasing office said no and there's nothing else they can do. Today is June 16, 2018 and I have a killed 3 roaches in the bathroom, one on the stove, and two in the sink in the 5 hours I have been home. Roaches aside, I have not had a pleasant experience with the manager. I am a travel nurse and receive a housing stipend for living expenses. There are several other travel nurses that stay in the building as well who moved in prior to me. Even though I showed ample documentation proving my income, the manager was apprehensive to approve my application, denying me originally. He stated that he felt my documents were doctored although I am not sure how he came to this false conclusion. If it weren't for the leasing agent I was working with, I wouldn't have been able to move in. I am unsure why the other nurses were treated better and trusted more, but it is disappointing and disheartening. I had to show much more documentation like bank statements and my actual work contract in addition to the standard pay stubs, unlike my peers. I've had a terrible experience here so far and I have a 12 more months to go. I have asked the manager to move into a different unit, but he denied my request. I am not sure what else I can do. This has become a serious health hazard. I am suffering from panic and anxiety attacks due the roaches. I am afraid to use my fridge, dishwasher and stove. I have reported this company to Better Business Bureau. I would like Pacific Electric Lofts to schedule an exterminator any time besides 1030am-230pm on Monday until the roaches are gone, to be moved to a roach free unit, or to terminate my lease without penalty and receive my deposit back.”

This washer/dryer project they are starting next month is borderline illegal. Laundry facilities DO NOT WORK, there are washers and driers on each floor that haven't worked since fall 2009! The parking has been free until recently (they're now charging approx. $100 a month). The office looses documents regarding your rent rate, money you've paid, etc. you end up fighting them every month-KEEP YOUR RECEIPTS otherwise your screwed! I could write a short novel explaining all the reasons why you shouldn't move here but just trust a long time resident when I tell you, THEY CHARGE LUXURY RATES BUT IT'S THE FURTHEST THING FROM LUXURY!!!! The relationships I established with the local businesses were the reasons I stayed as long as I did. But after a resident had to call the health inspector to get management to clean up/fix an unsanitary water problem (went unfixed for approx. 6 months) I had to get out of there. It was converted into residential lofts but still has a lot of the details and architecture from the train station. There are many different floor plans that suit your needs, and many of them have views of the Downtown Skyline. Each unit comes with kitchen appliances and refrigerator. Black Marble countertops, and custom cabinets. There are many attractive amenities included in the building. There is a 24 hour gym with new equipment, a sauna, a recreational area with pool table and foosball table, a huge flat screen TV to use, etc. One of the best perks is the roof top pool and fireplaces. a short walk around the corner there are two excellent restaurants called Blue La Cafe which has the best burger in Downtown and Cole's French Dip one of originators of the French Dip Sandwich. Both will deliver to your loft free of charge. Also there are two very unique and very popular bars. The Association and Varnish. Do your research and you will find that they are some of the best drinks you can find in Downtown. Pacific Electric is an excellent place to live. The area can be questionable and the streets can smell of urine at times but thats anywhere in downtown. The price is reasonable, not overpriced, and yet is still one of the better places to live in Downtown. Again, should you choose to move to Pacific Electric Lofts. I hope you enjoy it as I do. The building is in shambles and the management is the worst I've dealt with. The neighborhood is one of the WORST I've been in, and I seriously fear for my life every time I walk outside. Homeless people are constantly camped outside and the block of Main St. is horrifying. I have literally been attacked when walking around the few blocks outside the building. Management has entered my apartment nearly 15 times in the last year, to do fire alarm checks and window replacements and it is a HUGE inconvenience every time. They give you a date of when they will be entering, but then change it last minute. My air conditioning has been broken for the past year and maintenance has yet to fix it. The pool area is DISGUSTING and smells like dog ----. There are constantly loud parties and individuals who aren't residents partying on the roof. They allow large dogs, which is fine by me, but people let there dogs off the leash down the long hallways and let them go to the bathroom throughout the building. It may look great at first and may give the appearance of NY style lofts with charm, BUT IT IS NOT WORTH IT!!!”

Once a week the old management would do renter appreciation gathering with food and drinks from local restaurants and pubs. 3. Was being exposed to all sort of creative and successful tenants. 4. Building was advertised as a historic landmark which any one would want to be a part of. 5. Parking was underground and protected with lots of space. 6. Pool area rooftop was amazing, clean and the dream to come home to after hard day at work. 7. The apartment was well maintained by David who was a wealth of knowledge on the history of the building. 8. Management was AMAZING! 9. I paid my rent with pleasure and then some to be ahead. Reasons we left: New Management F'ed it all up and was the opposite of everything mentioned above. Plus the accounting was a total MESS! Laundry machines were always broken. staff was useless as can be, considering they hired them from Alaska you would think they were good. Favoritism and reverse discrimination of gender preference. MORE MORE MORE BS.. Honestly STAY AWAY!”
— 610 S MAIN ST · Downtown“This place could have been great. It's really nice that it's a historic building, but they didn't do much with it and they don't maintain it well. The renovations they've done are nice on the surface, but are actually really cheap. And resident common areas like the roof, lounge and gym aren't kept up and are in a constant state of disrepair. That is largely due to the partiers here who keep the rest of the residents from enjoying the amenities here. The management has improved in the time I've been here, but they are still not as proactive as dealing with the problems as they should be. Security is still a problem, even from within the building. The dog run is often gross and smelly. Parking is woefully inadequate since they rent out the spaces to the public. And noise is still a problem. But management will have you believe they are on top of all the issues, yet nothing changes. I consider the rash of sudden positive reviews on this board highly suspect and likely to have come from the management. Yes, the lofts are quite large and reasonably priced. But after living here for a while, it becomes painfully obvious why the price is low. It is also a beacon for college kids who stack seven or so of themselves into one loft and then act like it's the dorms. There is a *community* in the building who will visciously defend their right to make noise and carry on such. And they will attack you for not participating as if you are an enemy of the state. So if you're looking for that sort of thing, this is your place. In retrospect, I would have gladly spent more money to live some place nicer, with more adults in the building. This really does seem to be the low end of apartments downtown. In my recent search, managers at other buildings express sympathy that I live here because they have heard the stories about the PE Lofts.”
— 610 S MAIN ST · Downtown“I've lived a lot of places and I've never hated a building as much as this one. It's historic, which is nice, but it's not kept up very well. Things are frequently dirty and often broken. Gym equipment is broken, the patio area is in disrepair, etc. And just the general level of cleanliness is severly lacking. But that might have a lot to do with the drunken partiers who live here. It gets very frustrating finding empty beer bottles all over the place. It's gotten to the point where I simply don't visit the common areas. The management has improved in the time that I've lived here, but it hasn't been enough. They're still not very effective at dealing with noice or disturbances in the building. Parking is also inadequate, since they open it up to the public during the day. Security is also quite lacking, since the guards will let anybody into the building. I've actually heard the guards direct strangers off the street to a party in the building. No ID checking, no signing in....nothing. I find it extremely suspicious the sudden volley of positive reviews on this site, all within days of each other. It sure feels like management desperately trying to put a positive spin on this place. It's too little, too late. I've begun my apartment search and when I tell other property managers where I live currently, they shake their heads sympathetically and say, "Yeah, we've heard things about that place."”

I have a great loft here at Pacific Electric with parking, pool, gym, restaurants in the building, and more. Also the vibe downtown is really cool with art galleries and shopping. It is clean, the tenants are more diverse in age and occupation and there are rules that are finally being enforced. While some might not like rules, they are the reality of living in a building with over 300 units - you need to be respectful of others (and in the past there were problems with this) The building and the neighborhood are FILLED with really cool, interesting and friendly people. Most people that move here are excited to be a part of a growing, revitalizing community. I have lived in 7 neighborhoods in LA and have never seen such a sense of community. As the original Red Car Terminal, built in 1905, the building's history is unmistakably unique and still a part of most spaces in the building. The amenities are amazing - best I've seen in an apartment building in downtown LA. There are a lot of places to hang out - lounge, gym, library, roof pool and gardens - kinda nice to have options on the property. Don't worry - it is SAFE - especially with such nice indoor parking. The neighborhood isn't scary as might people think it is.”

Initially, the property was noisy, dirty, and too expensive. We were going to move out when our lease was up. New management came to the building and things have made a fabulous improvement. We don't have the huge parties on the roof, noise and music all night, or dog waste in the hall like we did before. Halls are clean, the pool is quiet and relaxing, and I can sleep through the night. What I like best is that I (and many of my friends at the building) have dogs. there's a great dog run for the boys to be let off the leash without having to go out in the streets. It's also a good way to meet your neighbors. I've had a friend move in, and would definitely (with the way things are now) recommend more to PE. If you are thinking of renting downtown, this is by far the best.”

They offer a business center, movie room, gym, game room, and parking comes included in your rent! (no extra fee) for downtown that is amazing. There is also an awesome rooftop pool and jacuzzi. The units are great they come with kitchen bathroom and showers. SOOO CUTE. The history of the building is amazing and i feel like I am part of it. This used to be the old railroad station and they even have some goodies from way back when. Also, downstairs soon to open blulacafe and Coles (old restaurant new owners reopen amazing) they will also offer room service to the residents. Behind Coles The Association a bar to open shortly from the owner of milk & honey from NYC except this won't be a private joint. This is so awesome the neighbor hood is really artsy join the art walk every 2nd Thursday of the month or head to the nickle dinner one block for some really great breakfast! overall, i am extremely happy love my neighbors, management and the neighborhood!”

So after a full year of being a great tenant, never paid late, referred 3 people that live there, never was loud, wrote obviously great reviews, even had company rent the ballroom at a fortune I had moved out with a full notice (wanted to live someplace which was easier to walk my dogs). When I moved out I hired a professional cleaning crew (have receipt even). I didn't think I would have to supply a copy. People should pay on time, people should not pay late, people should write good reviews if they are happy and people should leave the place clean. With that said I was expecting my full refund. After not receiving it I called today and since I only work around the corner thought I'd go pick it up. I didn't even think to ask how much it would be for because I wouldn't expect them to keep most of it. I should also note here that the apartment wasn't freshly painted when I moved in. It wasn't perfect but it's a loft and most of it is concrete so I didn't think I should request a paint job. I also don't smoke. So out of my $1100 due They took out $255 for "paint apartment" $90 for "clean apt" and $15 for trash out-items left in unit". In thinking about the trash perhaps the maids didn't know where the garbage shoot was so I don't mind taking the hit on this if they want to be complete -------s even though my apartment was right next to the trash shoot. But I don't see why I should be charged for cleaning when I already had it done and for paint when it was in the same condition as when I moved in. When I asked why I am being charged for painting she said it "was because you lived there". Something tells me since they automatically charged me for cleaning even though it was obviously professionally cleaned they do the same for paint and trash. I said to Alma that this didn't seem fair and she said there was nothing she could do and that she would tell Christian. I asked if Christian would call me and she said he would. I asked when and she said that it wouldn't be today because he was in meetings all day. The whole thing is a huge disappointment. I really think anyone should consider twice before renting from a place that attempts to steal from you when you move out and then creates a barrier to resolution to be with some guy who isn't even even there. Next day update: 5:48 PM - No call from Christian as of yet.”
