“Since December 2020 when Raintree Partners purchased the complex it has devolved into an abysmal slum, planters torn up, large dirt piles in the common area, the pool totally dug up, dead rats around the complex, numerous City code violations, tenants moving out, management does not answer the phone, in fact took down the "Office" name on their door, vagrants loiter on the premises and complex cleanliness is poor. Raintree and Cirrus has totally crapped up what was once a nice complex.”

Even sent an email in advance noting past reviews but was assured they fumigate all apts. before move in. To my surprise one week before move-in I asked to see the apt. we were moving into(not the one we looked at) and there were roaches in all the rooms but heaviest in the kitchen. Still there 2 days before move in but assured they would be gone on move in day. Guess what??? Got a call mid-afternoon on move in day- truck loaded and no where to go to say the roaches hadn't cleared. Wish i could say they bent over backwards to make amends -afraid not. the only one that apologized was the accountant refunding our rent and deposit.”

I make a very good living and could easily afford something much more expensive, but I love the place, and don't want to leave. Rudy the manager and Havier the super i've known for a very long time and yes you have to remind Rudy sometimes to get something done but he's fantastic to deal with, a good man, and yes HUMAN, he's late every once in a while. but I got no complaints. I HATE all insects and i haven't had a problem with roaches. the neighbourhood is incredible and the apt is fantastic. that's my experience. so much so that I could easily move into something much more expensive and I don't, not for 10 years. I think some people had some negative experiences and are going overboard.”

There are quite a few roaches here, but as long as you keep your place clean you wont see them in your apartment hardly ever. If your on a bottom floor you can hear the maintenance people banging on the cement floors from 10 apartments away at 8 in the morning sometimes and it is very loud... This apartment building is owned by a large corporation which means that they will try to screw you over any chance they can. I was 1 week late on my rent on the last month of my lease due to being very ill for 2 weeks and I had left Rudy many messages to explain my situation. I had finally gotten better and made enough to turn in my rent a week late only to find an eviction notice on my door the next day. I think because I had just put in my month notice they used it as an opportunity to keep money they didn't deserve. I was so upset I packed up and left within 4 days and being only 20 and not realizing it, I didn't do a walk through with Rudy(Not that I would be able to get ahold of him anyway). A month ago(about a year after I moved out) I got several calls from debt collectors. The apartment corporation that owns Canyon Drive manor are saying I did damage to the apartment that I didn't do and are trying to charge me 3000 dollars plus intrest for those "damages". Greedy corrupt corporate bastards trying to take advantage of the the poor so they can get more rich. The sad part is, I cant afford a lawyer to fight this. But I think they knew that already...”

I wouldn't recommend this place to ANYONE, unless they needed an affordable place for the extreme short term. There are roaches, especially towards the end of the year. In the elevators, apartments, trash shoot, etc. There doesn't seem to any tenant screening as the police have been here on NUMEROUS occasions making a bust. It is extremely run down and because it is so close to the 101 freeway, you will always have a layer of black soot from car exhausts blanketing your apartment (and lungs). The elevator and lobby areas ALWAYS stink and now that a firehouse is going up across the street, get ready for loud sirens throughout the day. The owners of the property are money hungry and are ruthless when it comes to collecting rent. The only positive about this place is the working staff and Manager. They do try their best to make you happy in hell. I'm not a bitter person, like I said, I've been here for years and the place has rapidly diminished in all areas. New ownership, a MAJOR facelift and some tenant screening is necessary for this place. STAY AWAY!!”

Apparently the entire left side of the complex has a roach problem. This issue was not addressed for the 9 months I was living in this hell hole. Also, the complex is horribly managed. The "manager", Rudy Marquez, is pretty much a rat who lies about everything. He lied several times regarding the exterminators, and I had to call Western Exterminators myself to find out that they didn't receive a call from the manager. Absolutely nothing is repaired on time. I had a leak in my bathtub and kitchen sink which went unrepaired for almost TWO MONTHS. I constantly reminded Rudy of the issues, but he never did anything. The people here are great but I have no clue how they can survive under a clearly incompetent and careless manager. PLEASE STAY AWAY AT ALL COSTS. There are much better places to live only a few blocks away. I'm living in Los Feliz now and am so much happier here.”

There are helicopters overhead for hours, almost every night. There is a huge firehouse going up on the corner of Hollywood Blvd and Van Ness, a half block from the building The walls here are very thin; you can hear your neighbors talk, cough, and everything else The building is quieter in the back; if you are anywhere near the pool, it is LOUD, every evening until after 11 PM, and all day long on the weekends, with lots of kids all afternoon, every day. There are a lot of people at the pool who do not live in the building. There are some scary tenants mixed in with the good ones. How loud your neighbors are depends on who your neighbors are; there are a lot of parties, with loud drunks. There are a lot of dogs, with no size limits, rules on barking are not enforced, so there are dogs barking day and night, non-stop. The reviewer who said she didn't see any urine on the walls wasn't looking in the courtyard. There are dog owners who let their dogs lift their legs against the walls in the courtyard, and on the plants, as well as allowing their dogs to urinate on the hall carpets and in the elevators. Any packages left at your door get stolen, and the on-site manager does not sign for packages. The security doors are propped open all the time. The hallway lights are not on yet if you go to work early The laundry room is fine, but the machines only use cold water. Parking is fine, the landscaping is beautiful, the maintenance guy is nice, and the cleaning crew does a good job. Closets are big, and the building is right next to the freeway, so commuting is easy.”

My boyfriend and I moved in about a year and a half ago. We had some initial problems moving in but have been perfectly happy with the building ever since. It is kept very clean, there's always landscapers working outside and the maintenance man is really nice! A lot of people complain about noise but my apt is super quiet except for the trash trucks which are really annoying in the morning. I don't think I've ever heard my neighbors but maybe we just got lucky with quiet ones. I have gotten a package stolen from outside my door once which pisses me off but luckily my neighbor and I now have an agreement now where if we see a package outside each other's doors we take hold on to it to keep it safe. There is an underground garage for parking. You get 1 free spot and have to pay for more. We have two cars but there's always parking on the street with no time restrictions (except for street cleaning 2 days a week). The manager is really nice. He seems like he works pretty hard and actually cares. He also always answers his phone which was a huge step up from my last apt manager. They have a SMALL gym. Nothing special. A few weight machines and a bike that doesn't work. You have to pay $50 for a key but nobody is ever in there. There's also a sauna and a rec room which I've never used. The neighborhood is really nice. I feel very safe here. I go on a run almost everyday and have never felt uncomfortable. It's also close to a lot of things: 7-11, Birds, Gelsons, Brush Canyon Trail etc. There are occasionally people outside in the patio/pool area on the weekends but my apt is not close to that, so I don't know how loud it can get. Overall it's a really nice place to live. I've never felt unsafe and most of the people that live here are pretty friendly. I would recommend it to anyone looking to live in Hollywood. It's relatively cheap for the area and pets are allowed.”

People leave laundry in the washers and dryers for hours, and they leave garbage on the floor. Some dog owners allow their pets to urinate on the walls and in public areas like courtyards and hallways. Dogs bark at all hours. The same people disturb long-time residents who have regular jobs, and the manager does nothing about the numerous complaints. Apartments are run down, and any improvements are the bare minimum. I will be moving soon (after more than ten years), and I doubt the next resident will stay more than a year. It's sad because there are some really nice neighbors who deserve to be treated better than this.”

Pros-huge closets, allows big dogs, no limit on the number of pets per unit, reasonable rent, laundry room in the building, assigned parking spot. If you are fresh out of college, and looking for that type of atmosphere, this is a good fit for you. Or if you are a bartender, musician, etc. Cons-noisy, dirty, non-existent maintenance. There are big dogs, including pitbulls, running loose, and other dogs barking non-stop, all night. No one cleans up after their dogs,which means urine on the carpets and in the elevators. The manager rents to a lot of students, musicians, wanna be actors, etc, so the pool area/courtyard has been taken over at night by loud twenty somethings, who throw huge parties, with shrieking girls, drinking and drug use(pot smoking). During the day, parents use the courtyard as a playground, with no limit to the number of non-resident guests. The "secured entry" is non-existent, as the partiers prop the doors open. The manager no longer signs for deliveries, and anything left at your door is stolen. The mailboxes are outside, and frequently targeted.”
