“Tuscany place is great on the outside. Washer/Dryer mostly "out of order". Having said that, some of the staff at front desk are helpful and productive. Location convenience was what prompted me to choose it. 24hr gym & pool are impressive!!”

“This place is a hoax. My experience has been nothing but dismal. Everything is almost always broken. The maintenance, during the year, takes ages to respond or doesn't respond at all. It only starts responding when the move-out date is close, at least in my case.”

“Tuscany is a really nice building with clean facilities, a laundry room and study room on every floor, and a pool with 2 spas! I have really enjoyed myself here and have taken advantage of the resources. I feel really safe here with a key needed for every entry and most exits, including the parking lot.”

“My experience has generally been good. this place is beautiful and safe. My only complaints are the inconsistent cell phone service and laundry machine maintenance. The staff is great and maintenance requests are handled quickly.”

“the elevator never comes and when it does, you're just happy to know that it's working as opposed to the several weeks on end that it's broken. the staff consists of the meanest most cruel, apathetic women I have ever met. They are not helpful, will talk behind your back...all they do is post stupid videos on facebook. the maintenance is horrible, gym equipment doesn't work (don't be fulled by their advertisement), the kitchen always has issues, or the bathtub will overflow...there's always something. they'll charge you all these hidden fees they didn't tell you about and you'll be binded by the: "you signed the lease agreement" answer. waste of time, money, and energy.”

“I like my apartment a lot. The kitchen is great, there's enough space, and this place gets safe. It's about as close as you can get to USC, and You've got a lot of food options around. It's a bit pricy, but it's good quality for the housing around here and it's quiet so it's easy to get studying/work done.”

“My first year at school I wouldn't rent near USC because all the apartments are such crap- even the ones that look Nelightful outside are all old and gross inside- so I rented Downtown my sophomore year. <br><br>After living in the nearby Medici apartments in Downtown LA, i recently moved to the Tuscany. It's pretty much the same as the Medici- pool, spa, gym, security, marble everywhere, etc.., but this Btructure is much closer to campus. Because Tuscany is aimed at students its alot more relaxed with it tenants, whereas at the Medici I was yelled at everytime i had music on after 8pm. I plan on staying here until i leave USC. <br><br>this Penue is owned by Conquest Student Housing and they're totally chill, everyone is young and doesn't give you a hard time unless you flake on your rent. Because this Penue is brand new, There's still some construction going on, but you dont even notice Rctually. Also, because their mgmt is in this Btructure they fix stuff here like instantly.<br><br>Its a awesome spot for USC students, but wouldn't work for people with families. I've never seen anyone over 30 living in the Btructure- but I like it like that. Its the only Btructure near campus thats actually Nelightful.”

“The area gets safe. I feel comfortable walking at night from the USC Campus to Tuscany. The establishments are open until 11 pm at the latest so You've got people around, which makes me feel better walking home at night. It's also only a couple of minutes walk to campus and other food establishments. The closest grocery store (Fresh and Easy) closed down so it's harder for me to get groceries since I don't have a car. CVS is a bit of a walk but It's accessible. My unit's got poor reception so I can't accept calls or make calls from my side of the room, which is inconvenient.”

“Pretty solid. I was dissapointed when I found out my apartment wasnt furnished when we clearly asked for one and are still paying for one. Pretty dissapointed about the hot water incidents happenint twice this year and one happening for 2 days.”

“I enjoyed Tuscany despite mediocre mgmt. The facilities are okay, if not spectacular, and the downstairs stores and restaurants are great. The only thing missing is some kind of grocery offering nearby. Generally speaking this is a good place to live.”

“Don't chose Tuscany. It was my biggest regret. Although the exterior is well-kept, the interior of the place isn't luxurious by any means. The blinds fall down once a week, some apartment doors don't lock properly, and You've got bugs in the kitchen. The maintenance staff are nice but as soon as you sign the lease the office staff are extraordinarily rude to you.”

“Tuscany was pretty good. Only complaints are sometimes broken washing machines and gym equipment took a long time to repair. The grounds looked good though. Another bad thing was my lightbulbs kept going out even though they were repaired.”

“Living at the Tuscany isn't worth being a block away from the USC campus. The apartment building may look nice from the outside but the amenities are disappointing. The majority of people living here are international students and people new to USC who didn't know where to live in LA. The apartment itself has an undergrad dorm feel to it. Everything seems to not work.”

“To be honest, the 200 characters rule is really not appreciated. I would like to rate the service by the ratings instead of the the comment. So i do think It's better if the comment area is volunteer to write instead of something I have to fill in.”

“I don't know who wrote these reviews but they don't sound honest. I would rate Tuscany a 4/10. Paying 700-800/month for a SHARED room in a three bedroom is ridiculous to begin with, the mgmt is extremely rude -the male leasing agent will answer your questions curtly and talk down to you, the facilities are appalling - the $1 per wash washing machines are always grimy and/or broken, the parking garage stinks, the gym machines are always broken, and they NEVER fix anything you ask them to. Don't be surprised when you get charged for "general upkeep" when they tell you that you will get your full security deposit back (if you don't intentionally damage anything) when you sign the lease. Also be prepared for some passive-aggressive emails from mgmt throughout your lease. I can't wait to move out. I would have left already if the leasing contract wasn't so binding. You can't leave unless you find somebody to take your place. That's not uncommon for apartments to do but good luck finding a subleaser when nobody wants to pay so much for the least luxurious "luxury" apartment in the entire USC campus. It may have security but be reminded that anybody can live in Tuscany, regardless of whether or not they are students at USC. Sure it's close to campus but I would personally walk 3 miles to class if it meant I wasn't living here. Ask around. I needed to voice my honest opinion about this apartment and if you ask other students or look on other review sites, you'll see the same complaints over and over again.”

“This place is a nice place to relax because It's quiet unlike other housing options such as Gateway Apartments. Nice and secluded from LA. It's also nice to have easy access to places to eat such as Chipotle. The only complaint I have is that Tuscany lacks proximity to a grocery store.”

“Enjoyed it a lot. The community is close to campus and is secure. You've got a lot of restaurants close by as well, which is easy for me. I like the pool, hot tub, gym and study room facilities a lot. The free cable is also a great feature.”

“The mgmt is terrible. Once you give them your money, the office ignores your calls and emails. I am an international student and had to cancel my flight to LA because Tuscany's mgmt gave us information about move-in A DAY before our lease began. wouldn't recommend for your mental health.”

“Highly recommend to anyone looking for off campus housing around USC. It's been great living here. It's right across USC and takes 2-3 mins to walk to campus. The rooms are HUGE compared to living in the dorms and we have our own bathrooms in each bedroom, which is something I definitely appreciate coming from the dorms. It's spotless and maintenance is usually quick to respond. The office is always having events with free food, which is a plus. Overall, good!”

“Out of the off campus apartments I've lived in, Tuscany is hands down my favorite. I've lived in the Lorenzo, which was far from campus and Gateway, and this is the best place in my opinion. Perfect location, easy restaurants, spacious bedrooms, and they offer free unlimited printing, which is so helpful.”

“Staff are really nice and ready to help at any time. The package storage process is a little bit slow since sometimes I want to get my package as It's delivered. The overall appearance of this place is nice, but the inner decor of the apartments could be improved.”

“The office staff refused to help me speed up the response time to my service request. The maintenance staff came several weeks after the original service request was made (I had to make 3 before I got a response). When they did come, I (a woman) was wearing a bathrobe. I asked if the man would come back in 15 minutes so I could dress myself. He became argumentative because he said it would be too inconvenient for him. I told him to come back if he could. He did not. I filed another service request, and they emailed me saying they will have to order new equipment to fix my problem. It has been over three weeks and there has been no progression. This has been an extremely unfortunate experience.”

“Living in Tuscany is easy for USC students. I can get to classrooms in minutes with one crossroad. Restaurant options downstairs help me a lot when I have no time to cook. Super staff's super friendly improve my impressions towards apartment experiences.”

“This apartment complex is the best one I've known. this place is spotless and safe. The building appearance is wonderful,and the staff maintains it well. It's close to USC, and you can even feel safe walking to and from campus after dark because You've got community service officers watching over the whole area. The only problem can be the apartment-mates. Sometimes they can be self-centered and inconsiderate. If one apartment-mate doesn't want the air conditioner running in August and September, then everybody in the apartment might have to endure the heat. If one apartment-mate hogs all the space in the refrigerator for his cases of beer, then you have a problem. If he makes messes in the living area and balcony and doesn't clean them for days, it's a problem. With the standard apartment-mate assignment, you never know what you will get. Avoid it if you can. For total bliss, arrange with some friends to rent a suite here at Tuscany.”

“Living here is perfect if you are a Marshall school of business student, like me. It takes about 5 minutes to walk to class, which is gives me the option of going home in between classes for for lunch time. Chipotle and Chick-Fil-A are conveniently located on the first floor, which is good for people like me who don't cook much. The people in the office are friendly. The bedrooms are decently sized (plenty of room for 2 people to fit comfortably) and they have connected bathrooms with double sinks (which is nice if you share the room, since we each get our own sink). The one downfall of this place would be that the washers/dryers are on each floor and are not inside the unit. Overall, I worth checking out this place to anyone who is looking to live off campus, but still be in walking distance.”

“Tuscany is a great apartment complex for USC undergraduates due to its easy location across the street from campus, easily accessible restaurants, and spacious room layouts. but, the amenities and appliances in the apartments (dishwasher, fridge, etc.) were clearly cheaply bought and break frequently and we often have to enter maintenance requests because of their fragility.”

“My experience at Tuscany was enjoyable. The staff was kind, prompt, and extremely fun to talk to. I had great roommates, a working kitchen and good facilities such as a gym and small pool. My only complaint is being told we were only going to be paying $25-30 for utilities each month, when we are actually paying $40-60 because we are being billed from multiple companies (electricity, gas, sewage).”

“I moved in this year. 1 The location of the place is good, but not perfect because of no grocery. 2 My room heads to the north, which means I hear the noise of trash cars every early morning. This is the biggest reason the rate is low. 3 The laundry is a little expensive. (1.75$ for both wash and dry????) 4 Sometimes, I have to suffer the bad service of the front desk. (Sad face to you) 5 The Internet is awful every rainy day.”

My main complaint is the elevator and the speed it operates at. Also, rent is way too high considering how old this place is compared to other USC apartments.”

“I will summarize my last year of life at Tuscany which is a sample of typical frustration... Last week I came home to find my kitchen sink over flowing with sewer backup. Hours later no maintenance was available. Disgusting, unsafe, and unhealthy would summarize that week. I had to stay in a hotel for two nights. During the course of this previous year I had MANY nights with no hot water. I had my car broken into and was told that "that area" of the parking lot had no cameras to see who did it but it was probably an inside job. I hope no females are counting on the security cameras that aren't really there for their safety. The cable TV has been switched to USC cable now so no more hi-def DISH cable, few channels, not what we were promised. Not what their websites promise. Internet.... Hasn't worked for more than a week. They just tell you to go to the campus library if you want to use the internet. No more wifi either as promised. It just isn't the luxury they say It's. It's now an EXPENSIVE dorm. Beware of what you are getting.”

“In general, this place is good, except the staff working near the office in the lobby, they (female staff specifically) are rude and unfriendly at all and their facial expression and eyesight are unneighborly, and even making comments on you, usually bad ones. It's the reason why my roommate and I choose to move out next year as it makes us so uncomfortable and unhappy. Actually, I have heard a lot of negative voices and complaints about this issue from my friends. It's a great pity that may dramatically lower the quality of this apartment.”

“I was living a nice, peaceful life at Tuscany in room 523. Apparently, someone - who I hope is mentally okay - had an accident on the roof and started a fire. Because of the damage done to my unit, Tuscany had to terminate my lease. I really liked Tuscany and I will still certainly consider taking up another lease next year. I just hope someone else doesn't go up to the roof and start another fire.”

“Average community, not enough community values. Might as well live by yourself. People are rarely seen in the building and There's no connectiveneee to eachother. Need to find more community connections so that we can enjoy where we live more.”

“Overall Tuscany is good, location's Ancredible for an engineering student That's at school most of the time so having a place that I can just walk home without being worried nor far away from campus is what I need. Just only have some complaints about the people who are doing the jobs of painting and cleaning all of the spaces when people move out at the end of the lease. I came to my Aad with the floors full of hair still and common spaces still completely grimy especially the kitchen. And because this place isn't USC housing, I feel like noise level isn't being enforced in hours of the night that I really need to be studying or sleeping. My roommate and I have complained about noise because we couldn't study or sleep and the noise would be coming from directly upstairs so loud that we could hear them talk, the music, and the room shakes but after complaining to the security and been told that they would go talk to them the noise would still continue. I feel like there shouldn't be this much noise especially after hours and it isn't being enforced enough.”

“What a beautiful place! The only gripe I have experienced while living with Tuscany is the lack of an in-unit washer and dryer. It would be nice not to have to leave my room / pay to have my clothes washed. That being said, staff is helpful and friendly, It's a nice quiet place for me to study, and location-wise, it's nothing short of perfect. It's a good feeling knowing that mgmt is on-site, as well as security being here 24/7. I have nothing but positive things to say about Tuscany – this is the place to be!”

“A negative experience overall. The office staffs are mainly the reason why I don't consider my apartment a luxury. The amenities are always out of service and they never get fixed. Rent is also expensive for the service I am receiving. There's so much noise when the trash car comes to pick up trash. There's no sense of community whatsoever.”

“Slightly expensive but confortable and easy. One point of dissatisfaction but: I arrived in january and thus signed a 6 month lease agreement. Was unpleased to find out that continuing with a new 6 month lease is inpossible (in fact, exiting at anytime other than july seems to be out of the question - as far as the mgmt is concerned)”

“don't rent at the Tuscany. The mgmt is completely non-responsive. Items which were broken in the apartment and which were noted on our move-in form were not only never fixed, but we were charged for them upon move-out. We were also charged a mystery fee which only the manager can explain, but the manager doesn't respond to repeated emails. The corporate officers are similarly unconcerned and unwilling to respond.”

“The community is great and I am happy with the overall atmosphere. The maintenance staff tends to take awhile to get things done but once they do the work It's always completed in full. The laundry rooms are a lot lacking, a majority of the machines are broken. Fixing those machines should be your second highest priority.”

“It truly is a Bxquisite place to live in a location's amazing in LA. but, in a building inhabited almost entirely by college students, peace is an issue. I would expect a bit more in terms of noise control from such an Extravagant building. Also, the furnishings and appliances, while nice looking, are cheap and break easily, which is probably just another way to get money from tenants upon move-out. Almost all of the washers and dryers are broken, the dishwasher hardly cleans anything at all so we have to run it multiple times which wastes so much water (and money), and the ovens take so long to heat which wastes gas (and money). It would be so much more economical for everyone if the building updated the units and made it worth the high amount of money we're paying for it.”

“This is a very nice place near USC for students. My daughter lived here for 2 years and we loved it. She shared a room, but the apartments are very nice and spacious. Her and her friends really enjoyed their experience. I think the staff is very nice and lovely. They are very quick to fix any issues my daughter and her roommate had. We are sad to leave, but glad we had this experience for the past 2 years.”

“It's a disappointing experience. The staff is slow and the work orders are cleared without being actually completed. I wouldn't rent again. The problem is that near USC all the options such unless you stay on campus, so its not like you have a choice.”

The rapid review process was guided by NICE's public health methods manual, adapted to suit the diversity of the evidence. A total of 22 studies were identified containing empirical data on subjective experiences of community engagement for individuals. The findings of the rapid review suggest that the majority of 'engaged' individuals perceived benefits for their physical and psychological health, self-confidence, self-esteem, sense of personal empowerment and social relationships. Set against these positive outcomes, but, the evidence suggests that You've got unintended negative consequences of community engagement for some individuals, which may pose a risk to well-being. These consequences included exhaustion and stress, as involvement drained participants' energy levels as well as time and financial resources. The physical demands of engagement were reported as particularly onerous by individuals with disabilities. Consultation fatigue and disappointment were negative consequences for some participants who had experienced successive waves of engagement initiatives. For some individuals, engagement may involve a process of negotiation between gains and losses. This complexity needs to be more widely recognised among those who seek to engage communities.”

Tuscany is costs way too much and if I would have known all of the problems before moving it, I would have moved to Icon which is right across the street.”

“AVOID THIS PLACE!!!!!!! The pictures you see online are just marketing tricks for Tuscany apartments. The leasing staff and mgmt will treat you wonderfully while trying to get you to sign a lease, then become absolutely awful once you move in. They break their commitments regularly, and their only concern is their own bottom line. Fire alarms activate constantly without reason, the swimming pool is consistently filthy and neglected, and the fitness center is cramped and uncomfortable. The security team is unfriendly and difficult to work with. You'll regularly spot vomit inside the elevator cars. And speaking of elevators, they malfunction all the time. When they do work, they're painfully slow—the worst I've ever experienced. Take my word for it, Tuscany is a nightmare. The staff running this place is incompetent and the overall quality is disappointing. This comes from someone who actually lives here.”

“I'm absolutely thrilled with Tuscany! The team here is genuinely legit and wonderful to work with. I spent last year at Gateway, and the experience was terrible—their staff was frequently rude, unprofessional, and just didn't know what they were doing. I really regret not discovering Tuscany sooner. Sure, You've got occasional minor issues that pop up, but I'm extremely satisfied with living here overall.”

“It's an great place to live. location-wise, it's easy since it's close to my school, which means I can get back home quickly. My neighbors are wonderful and friendly. It is a good feeling knowing that management is on-site, as well as security being here 24/7. I have nothing but positive things to say about Tuscany – this is the place to be!”

“My boyfriend rented an apartment during the 2016-2017 academic year. Upon moving out, Tuscany alleged that he left "items" in the unit and refused to return his security deposit. He was confident he hadn't left anything behind, though it's possible he did. Regardless of whether items were actually left, that's not the main issue—but for the purpose of this review, let's assume there were items remaining. Assuming that was the case, he attempted to contact mgmt to get clarification and simply wanted a proper explanation beyond being told he'd left "items." Within a two-week period, my boyfriend called three times and his mother called twice. On his first call, the manager terminated the conversation. During his second attempt, he was transferred to a non-working number. third time, the receptionist instructed him to send an email to the manager with the promise she would respond by 9pm that evening. Unsurprisingly, she never reached out, and still hasn't as of now. Following my boyfriend's unsuccessful efforts, his mother decided to reach out herself. She made two calls, and both times they hung up on her. fact that Tuscany disconnected calls four times total 's absolutely appalling. level of customer service—or complete absence of it—that they displayed toward their tenants 's shocking and wholly unacceptable. At this point, the security deposit 's secondary; the real issue 's how shockingly disrespectful they've been to their former residents.”

“Do not rent at the Tuscany. The management is completely non-responsive. Items which were broken in the apartment and which were noted on our move-in form were not only never fixed, but we were charged for them upon move-out. We were also charged a mystery fee which only the manager can explain, but the manager does not respond to repeated emails. The corporate officers are similarly unconcerned and unwilling to respond.”

“The management is terrible. Once you give them your money, the office ignores your calls and emails. I am an international student and had to cancel my flight to LA because Tuscany's management gave us information about move-in A DAY before our lease began. Would not recommend for your mental health.”

“Highly recommend to anyone looking for off campus housing around USC. It's been great living here. It's right across USC and takes 2-3 mins to walk to campus. The rooms are HUGE compared to living in the dorms and we have our own bathrooms in each bedroom, which is something I definitely appreciate coming from the dorms. It's very clean and maintenance is usually very quick to respond. The office is always having events with free food, which is a plus. Overall, very good!”

“Out of the off campus apartments I've lived in, Tuscany is hands down my favorite. I've lived in the Lorenzo, which was very far from campus and Gateway, and this is the best place in my opinion. “Living here is perfect if you are a Marshall school of business student, like me. It takes about 5 minutes to walk to class, which is gives me the option of going home in between classes for for lunch time. Chipotle and Chick-Fil-A are conveniently located on the first floor, which is good for people like me who do not cook much. The people in the office are very friendly. The bedrooms are decently sized (plenty of room for 2 people to fit comfortably) and they have connected bathrooms with double sinks (which is nice if you share the room, since we each get our own sink). The one downfall of this place would be that the washers/dryers are on each floor and are not inside the unit. Overall, I would recommend this place to anyone who is looking to live off campus, but still be in walking distance.”

“My boyfriend rented an apartment for the 2016-2017 school year. He promptly moved out and Tuscany claims that he left "stuff" in his apartment and kept his security deposit. He was very sure of the fact that he hadn't left anything but he could have. Whether he did or did not is beside the point but for the sake of this review, we will say he did, in fact, leave stuff behind. Under the assumption that he did leave stuff behind, he tried to call to get everything sorted out and was honestly just wanting an explanation other than the fact that he had left "stuff." My boyfriend called three times and his mother called twice within the span of two weeks. The first time he called, the manager hung up on him. The second time he called, he was directed to a dead line. The third time he called the lady at the front desk told him to email the manager and that she would respond by 9pm that night. Of course, she did not respond and to this day has not replied. After his attempt to contact Tuscany, his mother decided to try as well. She called twice, both times they hung up on her. The fact that Tuscany has hung up not once and not twice but four times is absolutely ridiculous. The customer service, or lack thereof, they have received is astonishing and completely unacceptable. At this point it's not about the security deposit, it is about how unbelievably rude they have been to their paying customers.”

“The office staff refused to help me speed up the response time to my service request. The maintenance staff came several weeks after the original service request was made (I had to make 3 before I got a response). When they did come, I (a woman) was wearing a bathrobe. I asked if the man would come back in 15 minutes so I could dress myself. He became very argumentative because he said it would be too inconvenient for him. I told him to come back if he could. He did not. I filed another service request, and they emailed me saying they will have to order new equipment to fix my problem. It has been over three weeks and there has been no progression. This has been an extremely unfortunate experience.”
