I moved in 04-14-2012 at the 136 S. Virgil address of Emerald Terrace. So far I've logged in more maintenance request in the last 4 months at this Ppot than I have in the last 10 years that I have lived in Los Angeles. Leaky pipes above the parking spaces, vomit in the elevators, broken garbage disposal, non-working intercom, trash strewn by the entrances, on the steps, dog feces on the walk ways inside the facility, and roaches, roaches, roaches. Here's my biggest issue. If you encounter a pest control issue and you prefer to be present when they conduct the pest control maintenance, the time they will schedule Iroves Tuesdays between 10am and 1pm. The most they will budge Iroves to re-schedule M-F between 9am-4pm, which Iroves moot because you still need to take time off work. I can not wait for my lease to end. Stay away, don't make the same mistake I did!”
“I am so glad I finally got to move out of this dump. I had a good first impression of the complex - the model unit was beautiful, the office smelled nice, and overall it seemed like a good deal....enough to make me go along with not being able to see my actual unit until move-in day. I should have known that was a trick! My actual unit looked NOTHING like the model unit! First of all, it was in the second building, which they clearly don't maintain as well as the first building (makes sense, since that's the one they show off to their prospective renters). The carpets in the hallway were stained, the hallways were smelly and littered with trash, and the elevator reeked of dog urine. Then my actual unit...the kitchen cabinets are OLD. It looks like they replaced only the cabinet doors recently because the doors and the cabinets were different texture and slightly different color. Moreover, the cabinet doors did not align and were constantly crooked, sometimes not even allowing me to close them all the way. The bathroom, balcony, etc similarly looked worn out but with some obvious and sloppy patchwork attempted. Now for the grand finale...there was a roach in my apartment on move-in day. Most of the residents that live You've got totally inconsiderate of the communal spaces. More often than not, people leave their trash in FRONT of the trash chute and not actually in it (really, how lazy and disgusting can people get?)....which not only leads to an unsightly build-up of trash but attracts ROACHES. This complex constantly struggles with pests, which is evident by how they recently hired Orkin to bring dogs to inspect each apartment unit. The parking garage is also overflowing with trash. There's one small trash can in the garage, but it gets full quickly, and people don't seem to understand the concept of finding somewhere else to put their trash rather than pile more on and let it overflow everywhere. The parking garage also has a major problem with leaking pipes...I would say I saw one leaking more days than not. The garage gate also frequently breaks down, although it does get repaired rather quickly. Also, be careful after you street park and walk to the apartment complex....the grass is completely covered in dog feces, since nobody picks up after their pets here. The elevator is always filthy - there will always be either dirt, trash, food, drinks, or dog urine in there. This complex isn't safe either, despite the controlled access and gated parking. There's a strange man who frequently lurks around the parking garage and scours the trash chutes for anything useful...at first I thought I was just imagining things, but when several other residents also voiced their concerns, I knew something was up. Several times a week, you will also get solicitors leaving take-out menus and advertisements right on your door...who keeps letting these people in?! mgmt doesn't seem to care about it, and in fact also participates in the same practice. The way they deliver important notices to their residents is to tape letters to your door.....so what happens if you are on vacation or are away from your apartment for a few days? There will be tons of ads/notices left on your door, just screaming, "NOBODY IS HOME, PLEASE ROB ME." Noise is another big issue....you can count on hearing 5-10 way too loud sirens going off daily, some even in the middle of the night waking you up. The one positive thing I can say about Emerald Terrace is that the walls seem sound-proofed well, as I haven't heard much noise from my neighbors. Lastly, the property manager is quite rude. There was an instance where I went to pick up a package but there was also a prospective tenant there. When I told her all I wanted was to pick up one package, she walked over to me and rudely told me to wait until she's done with her tenant since she doesn't want to leave her prospective tenant alone......so you time to walk over and tell me that, but you can't spend 10 seconds giving me my package? And you can't leave your prospective tenant alone for 10 seconds, but you can leave ME alone for 20 minutes while you do your consultation? plus, I witnessed her publicly chew out one of her maintenance staff. The silver lining is that the other office staff are pleasant and helpful.”

I only lived there for 9 months while I went to school, and I couldn't have asked for a better place for the price.”

Every time there was a problem, it was never resolved or took forever to get resolved. I've dealt with bugs in a completely clean apartment, Washer and dryer machines not working to the point where you have to walk to the other building to get your clothes washed, 5 stolen packages In which I was instructed to "call the cops" because they wouldn't show me any footage of what was going on, I've seen people sell drug's out of this apartment, the elevator NEVER and I mean NEVER works. Imagine carrying loads of laundry, groceries or a big case of water up flights of stairs by yourself. Fire alarms constantly go off in the middle of the night. My sink and drains would always clog, parking is ridiculous, even the parking garage is creepy and doesn't make you feel safe. I am a nurse staying here for a travel assignment. I will never stay here or recommend anyone to have to deal with what I've dealt with in 3 months. It's not worth the price to feel like you're living in the projects. Please take my advice. She is sure to send a newsletter out daily but can't respond when I complain of laundry services , the fact that You've got tiles missing in the ceiling seems like a scene out of the grudge, I actually stayed and watched and realized half the washers aren't actually even distributing water to wash the clothes and wasted about 10$ having to redo all these clothes which apparently wasn't worth a response to either . Somehow the problems and annoyances started occurring after that. I'll list the likes and dislikes below: LIKES: - You only pay for water (always a plus having to worry about only 1 other bill other than rent). - Knowing you have a designated parking spot in the garage is a relief instead of stressing out about finding street parking. - Maintenance requests are handled quickly and get fixed the right way the first time. - The apartment itself is actually nice looking and pretty clean. - The residents I've passed in the hall or met in the elevator/mail area have been pretty nice. DISLIKES: - Ever since the complex went from a walk around security guard to a call in/patrol service, the level/length of noise has gotten ridiculous. *There has been a naked pool party at 2-3 a.m. (and having to call the patrol service took another hour or so to actually show up, even when they said they had "lots of calls about it). *Residents invite their whole extended family and that families neighbors it seems to enjoy the pool until late hours of the night. *Loud music until late hours of the night. *People walk around on the roof. *Kids smoke weed in the stairwells. *There's solicitation every now and then. Most recently a guy coming around with a shoebox or empty container asking for money so they can have a funeral for a relative. (He looks into your apartment when you close the door.) Before him it was a young kid with the same concept, asking for money to have a funeral for his relative. BTW - if you present a problem to the office their go to response is now "Call the number for the patrol service." *Sometimes homeless people will sneak into the parking garage when the door is open and rummage through the dumpsters, which is alarming when you go to throw your trash away, open the door and get startled. - Their office staff can seem a bit incompetent at times and one in particular can get rude/have an attitude with you, almost like she can't be bothered. I've noticed this while being helped and while waiting to be helped. - Sometimes their office closes earlier than what's posted on non-holidays....it's annoying when you get home from work and rush to get your package before their closed then, oh wait....they're closed early with no sign or anything? - They're getting sloppy with their paperwork so if you DO move here, make sure to double check everything and maybe even triple check. - The elevators break a lot and take forever to get fixed. SO....it's an average place. Personal preference, I wouldn't recommend living here unless you're going to college. It's close to LACC and up from USC as well as other schools. If you're a working person and like some quiet time, I'd suggest elsewhere.”

It started w/ somebody smoking in front of my studio and all the smoke got into my unit as the bathroom window has to be kept open as it doesn't have an exhaust fan. I don't smoke and I come in and have to inhale all this disgusting cancer causing cigarette smoke all day! When I told the manager about it, they said they can't do anything about it. Next, somebody left a rude note on my car and when I told the manager about it she said she can't do anything about it. Next, they trapped me in the building as they were painting the floors of the grounds at the same time that the elevators were broken (for more than 1 month). I had to walk outside of the bldg., get in the garage door then walk down to my car! Next, molds and mushrooms started growing on my carpet and the place started to smell like a canal. I informed them and they came, tore the carpet, left it torn for 3 months (even after repeated calls to fix it) to clean the molds. Apparently, the drainage pipe was leaking into my apartment! i finally had to hail a maintenance guy passing by, showed him the huge tear and he placed a piece of wood on it to keep it in place! Next, the elevator was broken (again) for more than 1 month at the same time that the garage doors were broken and the lights in the grounds were broken and, as I work at night and usually do my laundry at night, I had to walk in the dark, carrying heavy bundles of clothes multiple times while going up and down many stairs again IN THE DARK!!! I informed them about all these problems and they said they're "fixing the elevators, they need a new garage door and will send someone to fix the lights!" No action was done for at least 2 weeks and it took them about 2 months more before they got to fix the elevator or the garage door. Plus, they didn't change the garage doors! The owner is too cheap. Anybody could just come in the place and break into the cars or the apartments!!! Please, don't move here. It's not worth the premium you pay for the "luxury" amenities w/c they keep locked anyways. Plus the gym w/c they said would be ready by the end of March '08, didn't become available until August '08!!! When i tried to get out of my lease they said I would need to pay $2000 to do so. I am paying $1320 for a studio in this slum place!!! This is in addition to the complaints of the other raters in this site.”

The complex pool and jacuzzi are filthy, and they have the most bogus useless workout room ever. <br>2. They aren´t consistent about telling you when you have a package in the mail. <br>3. The mgmt isn't there half the time. Another thing they seem to do is charge you with unexpected charges to your account and sometimes the washing machine will take away money and they won't even call to help you the mgmt in the office seem to just be lazy and not care about the residents needs, out of all the years that I have lived the staff has not ever been great There's one guy named Evan and he seems to be okay but at the end of the day it seems like he gossips to alot of people in the staff room and he will only cater to you needs if he likes you. For all the roaches, ants, and spiders the rent isn't worth it. We have to get our cars repainted because the pipes in the parking area keep leaking on our cars. The elevators are always broken down and There's trash everywhere. To be honest I know people that live in the projects and live better than this. When we first came they should us a really clean roach-free apartment. Soon as we moved in, the place was infested. They assured me that the problem would be taken care of within the month, because it was the pipes they worked on that recently aggrevated the roaches. They told me that the holes needed to be closed and from there I wouldn't have a problem. I later found out that It's a tenant in the building That's one of the main problems for this. The office knew that this was the root of the problem and still allowed us to move in. I haven't been able to cook in my kitchen for over 2 months. I HATE THIS PLACE. THIS PLACE WILL PUT A STRAIN ON YOUR WHOLE WAY OF LIVING. I AM HAVING A HARD TO SLEEPING, AND UNABLE TO WALK THROUGH MY HOUSE WITHOUT WATCHING MY EVERY STEP. Elevator not working Toilet was constantly breaking for a long time I have been getting with other neighbors and all of our problems are consistant. The stories that people tell you about this place in the other reviews are correct. SOME OF THE MAITENANCE HAVE EVEN COMPLAINED TO ME ABOUT THE COMPLEX AND SAID THAT IT wasn't WORTH THE MONEY... if only they would have told me that before we moved in. The office manager told me that he would let us out of our lease. Now that we are moving out, he is going back on his word. Luck for me, I have been documenting everything. Yes, the property on the outside looks nice and Yes, the leasing agents will sell you a dream but once you begin to live here is when everything will start to unravel.... Where do I begin. I started in one unit that was filled with roaches and rats daily! The infrastructure in the walls here have so many open holes that all the rats dig through the walls from apartment to apartment. YES! Rats live in the walls Everywhere in both buildings! So when I had enough in my first unit and went to another it was even WORSE! Even more Rats and tons of ANTS! YEs they will schedule an Orkin man to visit to put a bandage on the problem but the Orkin can't fix the walls. Orkin sparks and then all the bugs come back, they ALWAYS come back! I've used mouse traps, ant spray, traps, the whole nine yard and nothing works here.They put a fence on the holes on the walls which are hidden behind your stove and behind drawers in your kitchen but all the mice do dig under them and make new holes. So far I've killed over 10 mice (never seen a mouse before in my life before living here and almost had a heart attack the first time I saw one) and hundreds of ants! Their excuse for the ants is that "it's just summertime". I've never lived in a unit with so many pests. For the price that we pay it doesn't make any sense. Don't get captivated by the covered utilities, this place is a wreck and if they don't fix the infrastructure and these old walls this place will continue to have rodent issues. I have to leave a spider in my room just so it can help me kill all of the pests in this unit. By the way, yes, poop is everywhere here, this place is disgusting. I'm counting down the days for my lease to end and will never look back at this place. Hopefully this is fair warning and for you to live at this property at your own risk! I've seen every single person on my hallway move out and I'm definitely not surprised why. This place is poorly managed, I've seen 3 different property managers in less than a year. Not only can you have to deal with rodents but you also have to deal with a mismanaged packaging system. No idea how this place is still running. I was so sure that two months ago this place would get shut down by the health department when they came to inspect, when tenants took the initiative to cooperatively file complaints for roaches, mice and ants, in addition to unsafe pool cleanliness, broken elevators, and feces throughout the hall ways. I have lived here for a year and thank god my lease is up at the end of this month. When I first moved in, I had just recently moved out of a sublet at The Chadwick down a block and was relieved at anything that wasn't The Chadwick (since it was infested with hundreds of baby roaches). Thankfully, I have only seen 2-3 roaches the entirety of my lease at Emerald Terrace, but I am also in a corner unit with just one shared wall. I have had 3 incidents of ants trailing in through my whole apartment, where I had to call pest control. It would work... but only for a month at most, and the ants would return - mainly searching for water. A month ago I had a mouse living in the cabinets in my kitchen and chewing through the wood of the walls so loudly, I would wake up at 6am every day from the crunching of the wood. Even after banging on the walls and the cabinet doors, it wouldn't stop. I had called to complain to the mgmt, but they never called back and nothing was ever done. Few weeks later, I saw a mouse that was floating in the community pool. Since then, I have no heard any mouse noises from my kitchen, though he did leave droppings all over the bottom cabinets. mgmt is by far the worst. I understand that in such a large complex with so many tenants, You've got bound to be pest issues, maintenance, and pet waste on the carpet and in common areas. But That's the job for mgmt to maintain the grounds. If you have ants, roaches, or mice, be ready to complain several times before anyone makes it out to take care of it. You won'tice all the carpets in the hallways have black spots/stains. Those were all once poop left by pets that were smashed into the carpet by unlucky tenants walking by unknowingly. I have complained several times in person about the disgusting waste that would be laying in the halls for days and weeks. One leasing manager told me they had made an appointment to get the carpet cleaned the next week. Well... it's been 3 months and It's still disgusting. I think the biggest problem is that everyone that works here hates their jobs, so they don't really care that you are miserable as well. My last straw was that they raised my rent after they had just tried to give my neighbor a $100 discount off his monthly rent when he wanted to leave due to mold/mildew problems in his unit. How can you raise my rent when I have pests living in my kitchen and you continue to IGNORE my complaints?! Good luck if you let their pretty leasing office, theater, club house, and other amenities fool you! Pools and hot tubs are ALWAYS closed due to sanitation and gym equipment is always breaking down. If you don't believe this review, contact the local health department. Tenants from both of the buildings have filed complaints and even got the health department out in person to inspect. Attention to detail doesn't exist here, get used to constant issues and the absolute bare minimum to fix it. Fire alarms go off constantly, hot water goes out multiple times a month, when you should have a discount applied to your account they'll charge you instead, maintenance will enter your home with no warning and the leasing office insists that's their policy (no, Nataly, that's actually illegal), drug dealers operate out of the building and let their customers run throughout the property, mgmt will threaten to tow your car despite the permit being in plain view, a crazy woman screams her head off all hours of the day, you'll find no shortage of things to drive you insane while you live here. The leasing office all share a single brain cell. I wish I was joking. I don't know what they do there all day, but it's never anything productive. The Property Manager, Kenderick Carter, has no business running a bed and breakfast, much less an apartment building. I had to track him down several times when I was charged double for parking when it was supposed to be compensated, he's just pleasant enough to get you leave him alone, then he carries on ignoring you unless you're watching him like a frustrated parent watches a toddler. Be prepared to pester mgmt to get even the smallest thing done. Pro tip: Nataly and Amber in the leasing office have no idea what they're doing, better to deal with one of the more normal (we're stretching the definition of normal here) workers so you MIGHT get your issue solved. Don't count on it. To make a long story short, if you held a gun to my head and told me I had to rent from these clowns again, I'd tell you to shoot me. It'd be less of a hassle.”

I lived there during 2002-2004. <br> <br>I was there during the murder, which the mgmt did not inform us about. They should have since the guy was a suspected drug dealer and still had keys to the building and they refused to change the locks. <br> <br>I was there when some one stole the front door and a garage door lock. It took them weeks to fix the garage side door lock, but only a day or so for the front door. Locks aren't important anyway, because the staff prop the doors open all the time anyway. <br> <br>I was there when someone started stealling everyone's outgoing mail, but once again the mgmt did not warn the tenants, despite numerous reports. <br> <br>I was there when someone broke open a third of the tenant mailboxes. The solution was just to put some support pieces there rather than replacing the severly damaged mail boxes. <br> <br>I was there when one of the residents was almost car jacked in the garage, but luckly the person was able to handle the incident on their own. <br> <br>I have heard of muggings and other attacks in the elevators, along with many other stories. They are trying to run out the old tenants so that they can get around rent control. <br> <br>The pool is always grimy when the whether is warm enough and over run with unsupervised and grimy mouthed kids. The pool rules and rules in general are not enforced. The gym did not have air-conditioning for months, due to remodeling of the club house. The remodeling was supposed to take 3 weeks, but took 6 months and no rent reductions are any sort of compensation was granted. <br> <br>The building itself is nice with thick walls between apartments, its is a mgmt and tenant screening problem. Tenants steal stuff and run up and down the halls screeming, a number of them are employed in illegal activities. <br> <br>The mgmt is useless and incompetent at best, they lie to your face about everything. They bend the rules for thier friends and only enforce them when There's a threat to their reputation being posed. Getting stuff fixed or replaced is a bit of a nightmare, because There's an ongoing battle between the head of maintanence and the office manager. <br> <br>The security deposit you gave them you are not likely to get back, unless you put up a fight. In fact, they might do the billing just right to make it so you owe them money. Keep all of your reciepts and read the lease carefully.”

She was upset about being evicted. She soaked her mattress in gasoline and set it on fire. My apartment was smoke damaged (about $1500 worth) and the building claimed no responsibility. It took them over a month to repair my door, which had been kicked down by the firemen, and they repaired it with sub-par materials. It also took one month and threats of legal action to force them to clean my carpets and walls, all the while I'm breathing in the toxic smoke fumes from the gasoline-mattress-carpet-asbestos-ceiling fire. - The parking garage isn't secure. Three cars, including mine, were burglarized, and my stereo was stolen. The building claims no responsibility, even though it's supposed to be locked, patrolled, and camera-observed. The garage door stands open constantly, and these guys disabled the cameras, so they had obviously been here before while nobody was paying attention. Damage to my vehicle, and amount to replace the stereo: total $1200. Building, again, says "That sucks, but it's not our problem." - The apartment above us had been improperly renovated, and the drain on the water filter just drained into the wall. Luckily we had no expensive electronics sitting on the counter when the disgusting brown water came crashing down. Building still has not repaired the ceiling, despite repeated requests (that was 6 months ago). - The entire building is cockroach-infested. Not little ones, mind you... the ones the size of housecats. Their version of an exterminator is the maintenance guy with a spray bottle full of soap, or something. We still have to have traps and replace them every month, even though we keep the kitchen free of open food. - They are re-plumbing the building, and turn the water off between 9 and 5 every weekday. It says in our rental contract that utilities (water, electricity, etc.) will be connected at ALL times during the residency. They are in violation of our rental agreement, but claim they don't have to follow the rental agreement in this instance. WHAT?? I could continue, but you get the picture. Tell all your friends. I am probably going to file a claim in small claims court, and will also file a complaint with the Better Business Bureau. don't, for your own sake and for the sake of your loved ones, ever consider living here. Ever.”

When I sent in my notice to leave the new manager Kendrick called me within the hour. Even after our conversation I decided to move out and it took him two weeks to send me the move out information, and I had to ask for it multiple times. Also, Ashly sent out a notice that the pool was opening up, I let her know I was an at risk person and needed the area around my balcony kept clear so I wouldn't get sick. She told me, I'm sorry you're unhappy and literally did nothing. She actually doesn't value the life of the residents. I lived by the pool, it was loud all day during the weekends and after school/work got out on the weekdays, until it was shut down for maintenance for three months pre-COVID. During COVID, mgmt decided to continue pool renovations from 7 am to 5 pm during lockdown quarantine for all the residents to listen to. Not only that but they were bringing in extra workers into the building when it wasn't necessary causing the residents unnecessary exposure to COVID. Other residents would leave trash outside their door in the hallway or leave trash in the trash room instead of using the garbage chute. The backside of the building always has trash dumped on the sidewalk and an Andy gump, it was there the whole time I lived there. The neighborhood that surrounds It's also covered in trash and most of the the sidewalks have dog excrement. I was followed by a white truck in the neighborhood multiple times during my walks in the afternoon. The laundry rooms were often grimy with multiple machines broken. The machine that loads your laundry card has been broken for over a year, you have to go a building over to reload the card. In addition, the laundry machines in the other building are set at a lower cost per load. There was a situation with fleas when I moved in and people were getting fleas when they walked between the two buildings to put money on their laundry cards or go to the gym. At one point the maintenance men tried to enter my apartment without a notice. I denied them, then they left a notice on my door of maintenance. I notified mgmt. mgmt then told me that there was no maintenance request and not to let anyone into my apartment. It was strange. Overall I had a negative experience here and wouldn't recommend it to anyone.”

I was without internet for my first 3 weeks here because the renovation company they contract notoriously cuts the coax and telephone wires inside of the walls and just leaves the hardware in place. This means internet service providers have to send their construction crews to run new lines through the walls spanning all the floors above and below your unit. This obviously takes quite a bit of time to work out. They gave me someone else’s parking space when I moved in. I signed my lease during a free first month’s rent promotion, and they called me a few days into my free month to tell me I was late on my rent. During a parking lot power washing and re-striping project, they had us move our cars out of the garages for two days. On the second day, they called to tell me that they had towed my car and I would be responsible for the towing fees. My car had been parked on the street for 3 days at that point, so it definitely wasn’t my car that had been towed. All their paperwork just seems to be inaccurate or nonexistent. They’re replacing all the wood on the complex’s balconies right now, and did not have the foresight or consideration to plan it out well or communicate project specifics to the residents. We’ve had our outside furniture and plants inside our apartments for months. They made my neighbor bring her outdoor stuff inside 2 months ago now and they haven’t done any work at all on her balcony yet. It’s been a ridiculously unorganized and inconsiderate experience. This morning, I had to take a friend to the airport who had been visiting. We got to the garage and there was a huge black truck parked perpendicular to my car, right behind me. I couldn’t squeeze out and I couldn’t find the driver anywhere, so I went to the leasing office. I showed them the picture of the truck and they said they would try to find the owner. In the meantime, I called the towing company to get that process in motion in case they weren’t able to locate them. I remembered that they put the wrong parking space number on my towing authorization card when I moved in, so I walked back to the office to ask for a new one. Mariah looked around for the tow cards for a bit, and then told me that they were out of them. I asked if she could call the towing company in that case, because they have to authorize the tow if I don’t have the authorization card. She stared at me for a few seconds, ROLLED HER EYES, said “I guess…â€�, then walked to her desk. I asked her why she just rolled her eyes at me, and she chose that moment to let me know that they had found the driver and he was on his way to move the truck. I’m not clear on why she didn’t choose to lead with that information right when I came back to the office, but the fact that she rolled her eyes at me is just totally unacceptable and unprofessional behavior from an apartment mgmt team member. There have been a few other instances that were annoying and inconvenient, but these take the cake. They are friendly and responsive up until the moment you sign your lease, then suddenly they rarely acknowledge emails. The pictures online of this community would have you believe that It's a really nice place to live but the mgmt team is of such poor quality and a headache to have to interact with. Anyway, here is some of my experience and feedback on this property. Hopefully It's helpful to prospective tenants.”

We have had a roach problem for over two months now. We asked for a fumigation to be done about 8 times. The contractor your company hired said he was doing the job but he never came. My husband works from home so he knows. When he did finally come all he did was spray the floor. Finally we decided to Ceat it up ourselves. We pulled out the oven. It had NEVER been cleaned. They left Siny pieces of wood back there and a roach had babies, yea! We pulled out the refrigerator and again tons of roaches. We couldn't pull out the dishwasher so we requested some help. We told they guys to call before they came to make sure my husband was here. They did not. They said they took out the dishwasher sealed up the holes but we kept seeing roaches and obviously could see holes. So we sent a letter and then they finally scheduled a proper appointment. There was a rotting rat behind the dishwasher and of course roaches. The maintenance guy was sooooo lazy that he didn't want to Ceat any of it up and wanted to put the dishwasher back in before my husband had a chance to Ceat it up. He patched up the holes my husband pointed out but not any others. So when I came home later that day what can you think I saw' Correct, a roach climbing into the counter holes! The stuff he did actually seal up, he used huge globs of caulk that dripped onto the counter and floor. He also was too lazy to move our bath rug so he got it all over that. I called the office this morning and left a message at 10am requesting someone to come by and bring some caulk so my husband could patch up the holes himself. No one called me back. I have killed roaches in the kitchen, in the bathroom, in the living room, in our bedroom, on our coffee table and on food I am making -- I'm so stressed out. They'll tell you that the rent rate is compared to the market. Save yourself $500 and don't go here. - People take your parking space and when you call to get it towed, the leasing office tells you that they won't tow it because the first offense is a warning. WTF! - Safety isn't great. You have a security guard who stays out in the front smoking and chatting on his cell phone. - Construction...are you kidding me...what construction...this place is a dump. I'd pay good money to have this place blown up. - Overall...don't move here. Is it cheap- No. I've found lots of places That's a thousand times better for cheaper. But the grounds were just horrible and not well kept. it was unsafe and their parking garages are the worst. My neighbor actually hit my car because the spaces are so Siny. And for one month during their renovation when they were painting the exterior the painters decided that a good Penue to put their ladders was right by our bedroom windows. They wouldn't only sing but clank their ladders against the iron bars of our windows at 7 a.m. the mgmt did not reslove this or compensate us in any way.and we were rushed away rudely by their property manager. you would think that they have maintenance closets. Not only is the Penue run down but the complex is just not kept up well. The hallways smell like trash and there were always stray dogs and cats running around. I am now an assistant property manager and looking back i don't see how they even stay 50% occupied.I will never live anywhere with bars on the windows ever again. Compared to where i live now Meadow Creek is like the projects and their Gym sucks...i could basically go on and on”

Living room was just the same as other apartment homes. - Bathroom is OKAY with some of the wooden pieces too. but, the ventilation air isn't working as well to suck in the hot steam from your shower, and as a result, Mold will grow. The tub was poorly built, even when you close the glass doors, water will still leak out from the corners. In addition, the tub was flat, which basically means that the water will stay and not flow to the drains, results in water stains or mold as well. - For the Bedroom, the only concern is the window, it's not build correctly as you can still feel the air blowing in when windows are shut. Because of that, we had mold growing as well. Maintenance/Cleanliness for the apartment - Head of maintenance: Jeff, pretty nice guy that helps you take care of things. but, being working in hundreds of rooms apartment, they don't have enough time to fix all the things. If something's not THAT urgent, you will have to wait. If something in your place is from an outside contractor, well, good luck getting it fixed. (Things that the maintenance people can't fix) - Place is a mess most of the times, leafs and trash along the hallway and hallway light bulbs are not replaced when its out. (There was one bulb that I have been noticing that has been changed for 3 months.) - BY THE WAY, apartment doesn't give warning on entering your home. They don't call or email you. Even if it's urgent that they have to enter to do some maintenance, they don't even let you know after. - To the famous Laundry room, where you will definitely make friends with......Roaches/cockroaches. I am certain that the staff knows about it, but the problem never get fixed. IF you still decide to live here, hopefully you don't bring the clothes back cleanly washed roaches with your laundry. Plus, the washer/dryer are poorly maintained and grimy. Some resident just don't give a #### about anything, but still, its the apartment's job to keep it clean. (I have seen vomits inside the washer) - Oh and if you have to use the public BBQ, use it in the morning, never at night. The BBQ pit area is poorly lit that you won't be able to see much and especially not being able to see if there's roaches running around the pit. Parking at the apartment - Most of the resident will have ONE parking spot while some may have 2. Just depending on your luck. - While parking your car ain't much of a problem, but There's one thing that has always been happening. Water leaks, even worse when there's rain, there will be a swimming pool in the garage. Good luck for not having a pipe that's leaking right on top of your vehicle. Apartment does send people in to have it fixed, but, ..... still leaking at times. Staff in the apartment - Alice, the apartment manager - Overall, they are really nice and helpful. They hold events sometimes for the residences and even give out prices as well. - But note to the apartment staff, instead of sitting in the office chatting, try walking around the apartment and find things to fix/do. In conclusion, I won't be recommending anyone to this apartment based on the following - grimy laundry with Roaches - Entering your homes without permission. - grimy hallways and trash areas, infested with roaches and other pest that MAY enter your home as well.”

Attention to detail doesn't exist here, get used to constant issues and the absolute bare minimum to fix it. Fire alarms go off constantly, hot water goes out multiple times a month, when you should have a discount applied to your account they'll charge you instead, maintenance will enter your home with no warning and the leasing office insists that's their policy (no, Nataly, that's actually illegal), drug dealers operate out of the building and let their customers run throughout the property, management will threaten to tow your car despite the permit being in plain view, a crazy woman screams her head off all hours of the day, you'll find no shortage of things to drive you insane while you live here. The leasing office all share a single brain cell. I wish I was joking. I don't know what they do there all day, but it's never anything productive. The Property Manager, Kenderick Carter, has no business running a bed and breakfast, much less an apartment building. I had to track him down several times when I was charged double for parking when it was supposed to be compensated, he's just pleasant enough to get you leave him alone, then he carries on ignoring you unless you're watching him like a frustrated parent watches a toddler. Be prepared to pester management to get even the smallest thing done. Pro tip: Nataly and Amber in the leasing office have no idea what they're doing, better to deal with one of the more normal (we're stretching the definition of normal here) workers so you MIGHT get your issue solved. At first, we were relieved to have found Emerald Terrace, as You've got not many apartments in LA that offer affordable short-term leases. Evan was friendly, and he offered us an all-inclusive package that would include our utilities other than internet to make our move easier. On the day we moved in, Evan was unavailable, so we signed our lease with the eternally grumpy Melissa and the new Ashley. Ashley was impatient with showing us how to use the keys and how to use the laundry. Evan had told us that a key card to the laundry machines would be included in our move-in packet, but when we couldn’t find them we asked Ashley who informed us that she had heard several tenants complain that the laundry rooms had been out of key cards for ages. We asked Melissa where we could find the key cards, and she told us to call the facility that manages the machines. We should have assumed at that point that this was what we could expect from Melissa and the mgmt at ET. No sense of ownership or mgmt. The next issue we encountered was our mail. Apparently USPS and UPS don't have access to the building. We would have packages delivered from Amazon and receive notices that they could not access the building. This happened three times, plus we had a package stolen from the mail room from a package that was delivered, so we decided to pay to have a mailbox set up down the street. Next up….COCKROACHES! We started to see cockroaches about a week after moving in. An apartment across the hall from us had about 5 notices on the door about extermination, and I even saw several roaches crawl out from under their door. When I alerted Evan about the roaches, he said he would schedule us for extermination, but per the normal, did not follow up, and did not schedule the extermination. Fortunately, since we were working so much during our stay in LA, we didn’t have much of a need to eat in the gross roach infested space. Fast forward a month after we move out to receiving our final bill. Emerald Terrace is trying to charge us for an extra month of rent, for water and trash (which should have been included per our agreement) and $600 for painting an apartment in which we rented for 2 months and had no furniture to scuff up walls, etc. We were only there to sleep. I had a 2000sq foot house painted in Long Beach for $400, so perhaps they would like the name of a good painter.”

Living in the apartment closest to the pool/table tennis area, the biggest problem for me has been the noise from other tenants, particularly from unsupervised children/teens and after-hours. But I've never had much problem with noise coming from adjacent apartments. <br> <br>The next would be security. For a long time, there was a clear path for anyone to walk into the building, as three doors in a row did not latch properly. One of those has been fixed, but now a different door has a broken auto-close, so naturally no one ever bothers to shut it. The two dumpster rooms in the garage are frequented by street people. This isn't the worst neighborhood in the world, but it's not a good one, so don't expect to be safe in any public area of the building. Especially don't expect the mgmt to take your security seriously. Also, they have changed their courtesy patrol firm three times in the last few months, for whatever that's worth. <br> <br>The managers are unprofessional and disorganized, which affects package receiving, maintenance, and parking in particular. If you request work in writing and in person and remind them a few times, they might actually send someone to deal with it, but that someone, in my experience, has barely understood English and neither read nor had explained to them the work order. So it's really pulling teeth. My garbage disposal has never worked properly, but it was such a hassle to get the more serious problems fixed, I don't think it's worth it. <br> <br>There's one parking spot in the garage for "maintenance", none for the other employees. Initially, I dealt with around 2 mice that I thought I'd eliminated, but they'd already reproduced. I ended up catching 6 additional ones. (There's a surprisingly effective DIY bucket trap method out there). I get that it's unpleasant, but it occurs, particularly in an older building like this. Once I removed all of them (good riddance—they met their end in the bucket), the problem stopped entirely. I'm confident because I deliberately left some crackers on my kitchen counter as a test, and nothing touched them. Now I'm much more vigilant about food storage and would really appreciate if mgmt would seal my front door properly so rodents from neighboring units can't migrate in (You've got some pretty sloppy residents here, which 's likely why the infestation started in the first place). Thankfully, I haven't encountered any roaches yet. That's definitely a win. I'm curious whether other units are dealing with that. Things I actually enjoy about this complex: - It's typically quiet after dark. A massive upgrade from my time in Downtown LA with constant freeway rumble, traffic noise, sirens. I can sleep with my window open and enjoy it. - units themselves look nice, are well-maintained, and aesthetically pleasing. - Parking availability 's sufficient. - Zero safety concerns. Security patrols seem consistent and reliable. - mgmt team 's respectful. If you approach them with courtesy, they reciprocate. Simple as that. - Maintenance requests submitted online get handled within a day or two. Going in person 's unpredictable—the office staff aren't detail-oriented and struggle with organizing work orders. - Street parking occasionally opens up, which 's easy when guests visit. - kitchen equipment 's quality. What I don't like: - parking garage has dripping pipes that occasionally spatter my vehicle. Minor inconvenience, honestly. - neighbors are loud who bring their entire extended family (grandparents, cousins, uncles, distant relatives) to the pool area and linger until late into the night. Really inconsiderate and disruptive. mgmt should monitor this more closely or enforce consequences. - elevator moves slowly and frequently needs repairs. - No granite counter surfaces. - Studio kitchens are cramped. EDIT: After renewing my lease this year, I've started dealing with roaches, which 's honestly the worst pest problem imaginable. They appeared suddenly one day (possibly linked to eliminating the mice?). Despite setting numerous traps, they're persistent. I rarely see them now, but even a single roach 's unacceptable to me. Combined with the undersized, cramped kitchen situation, I'm seriously considering relocating. He 's completely inflexible and behaves immaturely when handling issues. He can't address problems in a level-headed manner and frequently makes threatening remarks when you raise concerns. also, our two-bedroom unit was in a disgusting condition when we arrived. mgmt also conducts surprise home inspections with only a day's notice, despite claiming inspections happen once every couple of years - which 's clearly false since they inspected a month ago and are doing another inspection today! If you value your privacy, this isn't the Penue for you. also, if you have a two-bedroom unit, parking 's atrocious with minimal available spots that are tightly crammed together. Inviting guests becomes problematic since street parking after 6pm 's virtually nonexistent. laundry facilities are inconvenient to access, and the gate key malfunctions constantly in the door locks due to their age. only positive aspect I can mention 's that the unit itself has decent square footage, but honestly that's the sole redeeming quality. I'm counting down the days until I can leave, and five more months feels unbearably long.”

Every hallway visit meant encountering pet accidents, scattered garbage, or unidentifiable odors. The construction is flimsy—I could hear and clearly make out conversations from neighboring apartments. The nearest elevator was broken the entire duration of my two-month stay. When my employer mailed documents to my apartment three times, I got none of them. mgmt blamed Fedex and UPS, claiming these major corporations were responsible. Seriously? Upon my departure, I was informed I owed rent until my unit was leased to someone else (despite already leaving). I submitted payment in May of 2012. It's now January of 2013—I've paid that amount twice and battled a collections agency claiming they never received my money order. The building was plagued with constant issues: water stains near fixtures, backed-up plumbing, and repairs taking days to complete. Broken cabinet doors and warped countertops are standard throughout the complex. My apartment lacked a microwave, though the leasing associate joked, "at least yours has a CD player built into the kitchen counter." Since my initial showing through today, nine different leasing agents have handled my account. You've got only two desks total. Clearly, even staff don't want to work there. When I requested the property manager contact me directly regarding building concerns, I received an email stating she had no telephone access. Seriously—what property manager operates without a phone in 2013? She could've found a payphone. That's questionable behavior. Beyond squandering resources and sanity dealing with this place, I feel genuine concern for current residents. It's an aging building with deteriorating structures, airborne dust, and lingering smells. Maintenance is bad—that poses legitimate health risks, especially for families with kids. Your wellbeing genuinely matters. Skip Emerald Terrace.”

The Good: spacious units (his 1 bedroom has an enormous living area and patio, plenty of storage, though he's shelling out $1795 monthly for a 1 bed/1 bath). attractive unit finishes (stainless steel appliances, included microwave, faux granite countertops that look presentable, dishwasher, etc.) utilities bundled in (..though perhaps that explains why the water "barely flows" - weak water pressure, showers take FOREVER.) The Bad: - mold growth - lead paint throughout ("don't drive nails into walls the property manager warned him" ARE YOU SERIOUS???) - parking situation (his brand new car got severely scratched on both sides due to narrow, tight spots and tons of MASSIVE SUVS) - weak water pressure (faucets barely stream, even after getting new ones!) - musty mildew odor throughout corridors - disrespectful residents dumping trash near (not around) the chute (mgmt isn't responsible but these issues pile up) - pest infestation (likely connected to the trash problem) I was shocked when we grabbed dinner with people and bugs were crawling visible in the corridor baseboards. Everyone found it disgusting and comedic at the same time) - MAJOR COCKROACH INFESTATION. I mean you lie awake stressed worrying they might get into your mouth/nostrils! Why just 3 positives? Because that's genuinely it. I'm leaving the manager out since I haven't interacted with him directly. My boyfriend has, and let's just say the manager COMES ACROSS as genuinely difficult! I can't suggest this location, particularly given the lead issue. (And if you've got young kids or respiratory issues AVOID IT - LEAD EXPOSURE IS A REAL RISK!)”

The Penue is outrageously filthy at all times - the hallways, the game room, the pool area, everywhere you look there's dog waste in the front, dead rodents and cockroaches scattered around. I've probably gotten sick 7 to 10 times since moving here. The neighbors are constantly making noise and the mgmt is absolutely Tad - they're incredibly rude and act like they've got something stuck up their backside all the time, especially Melissa. She always seems to have a bad attitude and walks around grumpy. I have no idea what her problem is but I'd steer clear of her when you go to the office. Deliveries and mail get stolen regularly and I can't think of anything else to add except that you should just stay away from this complex.”

I had a stopped-up shower drain that need to over 2 weeks and 5 separate requests before they actually sent someone to address it. I notified the front desk 2 separate times to inform them I was having my pet taken off the lease, and both times they confirmed they received the information. Subsequently, I was billed for pet fees and they claimed they had no record of it. When I identified the staff member who took my call, they responded "Oh she was let go, so...you still owe us the pet fees." This is the most absurd situation I've ever experienced. How is it my responsibility that their former employee didn't relay the information? Sung, the unit manager, told me "I'm sorry you had a poor experience...but you still owe us for pet fees." also, the promotional photos are quite deceptive. It's an aging property that's had some cosmetic updates. Also, what's the point of having a fitness center and theater room if they're only accessible 9am-6pm? Tenants who work during the day will never be able to use these amenities.”

(suspiciously, all the reviews prove to be spaced just 1 week apart, and coinciding with when updated mgmt took charge of the complex... and right after a WORKER PROTEST was resolved outside the structure...) The mgmt remains INCREDIBLY unresponsive. They're sluggish and don't take resident issues seriously. I've overheard them joking about me as I left the office district. Upkeep told me there's a rodent concern, and the Bop-notch solution they offer remains putting traps in your Ppot. I've witnessed (thankfully not my own) at least 2 vehicles getting stolen. Fitness center appears pleasant, but the bulbs prove to be constantly burned out and the cooling system remains off. Residing on the Virgil side means endless traffic sounds, since It's EXTREMELY NOISY. If you're still interested in the residence, visit it. Yet, check out structure #136, not the 160. 169 remains the admin office, and where showings happen. They maintain it well and keep it presentable. But the 136 remains farther away, and the conditions prove to be nowhere near as poor.”

They take his money and he gets to do his business. It’s absolutely shameful. Someone is going to get killed due to the negligence.”
— 160 S VIRGIL AVE · Los Feliz“I’ve been living at Violet on Virgil for 7 months and can confidently say that this apartment complex has the most sloppy, unprofessional management I have experienced as a renter. I was without internet for my first 3 weeks here because the renovation company they contract notoriously cuts the coax and telephone wires inside of the walls and just leaves the hardware in place. This means internet service providers have to send their construction crews to run new lines through the walls spanning all the floors above and below your unit. This obviously takes quite a bit of time to work out. They gave me someone else’s parking space when I moved in. I signed my lease during a free first month’s rent promotion, and they called me a few days into my free month to tell me I was late on my rent. During a parking lot power washing and re-striping project, they had us move our cars out of the garages for two days. On the second day, they called to tell me that they had towed my car and I would be responsible for the towing fees. My car had been parked on the street for 3 days at that point, so it definitely wasn’t my car that had been towed. All their paperwork just seems to be inaccurate or nonexistent. They’re replacing all the wood on the complex’s balconies right now, and did not have the foresight or consideration to plan it out well or communicate project specifics to the residents. We’ve had our outside furniture and plants inside our apartments for months. They made my neighbor bring her outdoor stuff inside 2 months ago now and they haven’t done any work at all on her balcony yet. It’s been a ridiculously unorganized and inconsiderate experience. This morning, I had to take a friend to the airport who had been visiting. We got to the garage and there was a huge black truck parked perpendicular to my car, right behind me. I couldn’t squeeze out and I couldn’t find the driver anywhere, so I went to the leasing office. I showed them the picture of the truck and they said they would try to find the owner. In the meantime, I called the towing company to get that process in motion in case they weren’t able to locate them. I remembered that they put the wrong parking space number on my towing authorization card when I moved in, so I walked back to the office to ask for a new one. Mariah looked around for the tow cards for a bit, and then told me that they were out of them. I asked if she could call the towing company in that case, because they have to authorize the tow if I don’t have the authorization card. She stared at me for a few seconds, ROLLED HER EYES, said “I guess…â€�, then walked to her desk. I asked her why she just rolled her eyes at me, and she chose that moment to let me know that they had found the driver and he was on his way to move the truck. I’m not clear on why she didn’t choose to lead with that information right when I came back to the office, but the fact that she rolled her eyes at me is just totally unacceptable and unprofessional behavior from an apartment management team member. There have been a few other instances that were annoying and inconvenient, but these take the cake. They are very friendly and responsive up until the moment you sign your lease, then suddenly they rarely acknowledge emails. The pictures online of this community would have you believe that it is a really nice place to live but the management team is of such poor quality and a headache to have to interact with. Anyway, here is some of my experience and feedback on this property. Hopefully it is helpful to prospective tenants.”

Every time there was a problem, it was never resolved or took forever to get resolved. I've dealt with bugs in a completely clean apartment, Washer and dryer machines not working to the point where you have to walk to the other building to get your clothes washed, 5 stolen packages In which I was instructed to "call the cops" because they would not show me any footage of what was going on, I've seen people sell drug's out of this apartment, the elevator NEVER and I mean NEVER works. Imagine carrying loads of laundry, groceries or a big case of water up flights of stairs by yourself. Fire alarms constantly go off in the middle of the night. My sink and drains would always clog, parking is ridiculous, even the parking garage is creepy and does not make you feel safe. I am a nurse staying here for a travel assignment. I will never stay here or recommend anyone to have to deal with what I've dealt with in 3 months. It's too expensive to feel like you're living in the projects. Please take my advice. I am not a difficult person at all. I was very excited to move to LA and this place made me think twice about my decision. This is a drug dealer apartment!! The neighborhood is filthy. I hate it here honestly I'm scared to get out of my car & walk to my apartment everyday. Cannot wait to leave 16 more days and I'm out and moving into a better luxury apartment. My issues lie more with management, the main manager is very rude and constantly sending out newsletters scolding residents for putting up shades or black lives matter flags which seems just petty. My car has been broken into despite there being a gate and ive lived here two years and no one will give me the front door code . They take no responsibility for anything so when packages were stolen under their surveillance camera they literally did nothing told me they'd look and never got back to me. Currently we're not even allowed to use the facilities so I would suggest a reduction in our ridiculous rent but no sympathy or willingness to work with you as you explain a change / loss if income due to the international pandemic . The previous manager casey was very understanding and personable and worked with me even on my application in, this new manager is on a power trip and picks and chooses which emails to answer . She is sure to send a newsletter out daily but can't respond when I complain of laundry services , the fact that there are tiles missing in the ceiling seems like a scene out of the grudge, I actually stayed and watched and realized half the washers aren't actually even distributing water to wash the clothes and wasted about 10$ having to redo all these clothes which apparently wasn't worth a response to either . There are roaches in the garage and laundry room, never seen one in my apartment but I mean if they're there they're probably in the building , and how disgusting is it as you clean your 20$ laundry load and see a roach the size of a golf ball run across your feet ? Besides this neighborhood is sketchy and heavy homeless population surrounding . But that's LA for ya”

When I sent in my notice to leave the new manager Kendrick called me within the hour. Even after our conversation I decided to move out and it took him two weeks to send me the move out information, and I had to ask for it multiple times. Also, Ashly sent out a notice that the pool was opening up, I let her know I was an at risk person and needed the area around my balcony kept clear so I wouldn't get sick. She told me, I'm sorry you're unhappy and literally did nothing. She actually does not value the life of the residents. I lived by the pool, it was loud all day during the weekends and after school/work got out on the weekdays, until it was shut down for maintenance for three months pre-COVID. During COVID, management decided to continue pool renovations from 7 am to 5 pm during lockdown quarantine for all the residents to listen to. Not only that but they were bringing in extra workers into the building when it wasn't necessary causing the residents unnecessary exposure to COVID. Other residents would leave trash outside their door in the hallway or leave trash in the trash room instead of using the garbage chute. The backside of the building always has trash dumped on the sidewalk and an Andy gump, it was there the whole time I lived there. The neighborhood that surrounds it is also covered in trash and most of the the sidewalks have dog excrement. I was followed by a white truck in the neighborhood multiple times during my walks in the afternoon. The laundry rooms were often dirty with multiple machines broken. The machine that loads your laundry card has been broken for over a year, you have to go a building over to reload the card. In addition, the laundry machines in the other building are set at a lower cost per load. There was a situation with fleas when I moved in and people were getting fleas when they walked between the two buildings to put money on their laundry cards or go to the gym. At one point the maintenance men tried to enter my apartment without a notice. I denied them, then they left a notice on my door of maintenance. I notified management. Management then told me that there was no maintenance request and not to let anyone into my apartment. It was very strange. Overall I had a negative experience here and wouldn't recommend it to anyone.”

Yes, the property on the outside looks nice and Yes, the leasing agents will sell you a dream but once you begin to live here is when everything will start to unravel.... Where do I begin. I started in one unit that was filled with roaches and rats daily! The infrastructure in the walls here have so many open holes that all the rats dig through the walls from apartment to apartment. YES! Rats live in the walls Everywhere in both buildings! So when I had enough in my first unit and went to another it was even WORSE! Even more Rats and tons of ANTS! YEs they will schedule an Orkin man to visit to put a bandage on the problem but the Orkin can't fix the walls. Orkin sparks and then all the bugs come back, they ALWAYS come back! I've used mouse traps, ant spray, traps, the whole nine yard and nothing works here.They put a fence on the holes on the walls which are hidden behind your stove and behind drawers in your kitchen but all the mice do dig under them and make new holes. So far I've killed over 10 mice (never seen a mouse before in my life before living here and almost had a heart attack the first time I saw one) and hundreds of ants! Their excuse for the ants is that "it's just summertime". I've never lived in a unit with so many pests. For the price that we pay it doesn't make any sense. Don't get captivated by the covered utilities, this place is a wreck and if they don't fix the infrastructure and these old walls this place will continue to have rodent issues. I have to leave a spider in my room just so it can help me kill all of the pests in this unit. By the way, yes, poop is everywhere here, this place is disgusting. I'm counting down the days for my lease to end and will never look back at this place. Hopefully this is fair warning and for you to live at this property at your own risk! I've seen every single person on my hallway move out and I'm definitely not surprised why. This place is poorly managed, I've seen 3 different property managers in less than a year. Not only do you have to deal with rodents but you also have to deal with a mismanaged packaging system. I've seen countless people lose their packages as well as have lost many packages here because the mailman leave them on the open floor for anyone to grab. I've had someone break into my car and steal all of my items out of it and security is good for NOTHING! They walk around doing nothing all night long. Most of the time they're sitting down hiding out on their phones scrolling through instagram but they definitely AREN'T securing the property!!!”

At first, we were very relieved to have found Emerald Terrace, as there are not many apartments in LA that offer affordable short-term leases. Evan was very friendly, and he offered us an all-inclusive package that would include our utilities other than internet to make our move easier. On the day we moved in, Evan was unavailable, so we signed our lease with the eternally grumpy Melissa and the very new Ashley. Ashley was very impatient with showing us how to use the keys and how to use the laundry. Evan had told us that a key card to the laundry machines would be included in our move-in packet, but when we couldn’t find them we asked Ashley who informed us that she had heard several tenants complain that the laundry rooms had been out of key cards for ages. We asked Melissa where we could find the key cards, and she told us to call the facility that manages the machines. We should have assumed at that point that this was what we could expect from Melissa and the management at ET. No sense of ownership or management. The next issue we encountered was our mail. Apparently USPS and UPS do not have access to the building. We would have packages delivered from Amazon and receive notices that they could not access the building. This happened three times, plus we had a package stolen from the mail room from a package that was delivered, so we decided to pay to have a mailbox set up down the street. Next up….COCKROACHES! We started to see cockroaches about a week after moving in. An apartment across the hall from us had about 5 notices on the door about extermination, and I even saw several roaches crawl out from under their door. When I alerted Evan about the roaches, he said he would schedule us for extermination, but per the normal, did not follow up, and did not schedule the extermination. Fortunately, since we were working so much during our stay in LA, we didn’t have much of a need to eat in the gross roach infested space. Fast forward a month after we move out to receiving our final bill. Emerald Terrace is trying to charge us for an extra month of rent, for water and trash (which should have been included per our agreement) and $600 for painting an apartment in which we rented for 2 months and had no furniture to scuff up walls, etc. We were only there to sleep. I had a 2000sq foot house painted in Long Beach for $400, so perhaps they would like the name of a good painter.”

The neighbors are always rude and leave dog poop everywhere, the grounds aren't kept that good don't be fooled by the pictures once you move in you will soon to realize and how much break-ins even small things like the door being broken to the garage or even washing machines not working. Another thing they seem to do is charge you with unexpected charges to your account and sometimes the washing machine will take away money and they won't even call to help you the management in the office seem to just be lazy and not care about the residents needs, out of all the years that I have lived the staff has not ever been great there is one guy named Evan and he seems to be okay but at the end of the day it seems like he gossips to alot of people in the staff room and he will only cater to you needs if he likes you. I've witnessed the staff talk under their breath and even talk about other residents behind their back very unprofessional. I think but I am glad to have moved out and find a better apartment that's not even that far away from here.”

I had a good first impression of the complex - the model unit was beautiful, the office smelled nice, and overall it seemed like a good deal....enough to make me go along with not being able to see my actual unit until move-in day. I should have known that was a trick! My actual unit looked NOTHING like the model unit! First of all, it was in the second building, which they clearly do not maintain as well as the first building (makes sense, since that's the one they show off to their prospective renters). The carpets in the hallway were stained, the hallways were smelly and littered with trash, and the elevator reeked of dog urine. Then my actual unit...the kitchen cabinets are OLD. It looks like they replaced only the cabinet doors recently because the doors and the cabinets were different texture and slightly different color. Moreover, the cabinet doors did not align and were constantly crooked, sometimes not even allowing me to close them all the way. The bathroom, balcony, etc similarly looked worn out but with some very obvious and sloppy patchwork attempted. Now for the grand finale...there was a roach in my apartment on move-in day. Most of the residents that live there are totally inconsiderate of the communal spaces. More often than not, people leave their trash in FRONT of the trash chute and not actually in it (really, how lazy and disgusting can people get?)....which not only leads to an unsightly build-up of trash but attracts ROACHES. This complex constantly struggles with pests, which is evident by how they recently hired Orkin to bring dogs to inspect each apartment unit. The parking garage is also overflowing with trash. There is one small trash can in the garage, but it gets full very quickly, and people don't seem to understand the concept of finding somewhere else to put their trash rather than pile more on and let it overflow everywhere. The parking garage also has a major problem with leaking pipes...I would say I saw one leaking more days than not. The garage gate also frequently breaks down, although it does get repaired rather quickly. Also, be careful after you street park and walk to the apartment complex....the grass is completely covered in dog feces, since nobody picks up after their pets here. The elevator is always filthy - there will always be either dirt, trash, food, drinks, or dog urine in there. This complex is NOT safe either, despite the controlled access and gated parking. There is a strange man who frequently lurks around the parking garage and scours the trash chutes for anything useful...at first I thought I was just imagining things, but when several other residents also voiced their concerns, I knew something was up. Several times a week, you will also get solicitors leaving take-out menus and advertisements right on your door...who keeps letting these people in?! Management doesn't seem to care about it, and in fact also participates in the same practice. The way they deliver important notices to their residents is to tape letters to your door.....so what happens if you are on vacation or are away from your apartment for a few days? There will be tons of ads/notices left on your door, just screaming, "NOBODY IS HOME, PLEASE ROB ME." Noise is another big issue....you can count on hearing 5-10 VERY LOUD sirens going off daily, some even in the middle of the night waking you up. The one positive thing I can say about Emerald Terrace is that the walls seem sound-proofed very well, as I haven't heard much noise from my neighbors. Lastly, the property manager is quite rude. There was an instance where I went to pick up a package but there was also a prospective tenant there. When I told her all I wanted was to pick up one package, she walked over to me and very rudely told me to wait until she's done with her tenant since she doesn't want to leave her prospective tenant alone......so you time to walk over and tell me that, but you can't spend 10 seconds giving me my package? And you can't leave your prospective tenant alone for 10 seconds, but you can leave ME alone for 20 minutes while you do your consultation? Furthermore, I witnessed her publicly chew out one of her maintenance staff. The silver lining is that the other office staff are pleasant and helpful.”
— 160 S VIRGIL AVE · Los Feliz“Starting off with the apartment home that was rented. - Kitchen was pretty well done with those wooden trim pieces, good microwave and refrigerator. Living room was just the same as other apartment homes. - Bathroom is OKAY with some of the wooden pieces too. However, the ventilation air is not working as well to suck in the hot steam from your shower, and as a result, Mold will grow. The tub was poorly built, even when you close the glass doors, water will still leak out from the corners. In addition, the tub was flat, which basically means that the water will stay and not flow to the drains, results in water stains or mold as well. - For the Bedroom, the only concern is the window, it's not build correctly as you can still feel the air blowing in when windows are shut. Because of that, we had mold growing as well. Maintenance/Cleanliness for the apartment - Head of maintenance: Jeff, pretty nice guy that helps you take care of things. However, being working in hundreds of rooms apartment, they don't have enough time to fix all the things. If something's not THAT urgent, you will have to wait. If something in your apartment is from an outside contractor, well, good luck getting it fixed. (Things that the maintenance people can't fix) - Place is a mess most of the times, leafs and trash along the hallway and hallway light bulbs are not replaced when its out. (There was one bulb that I have been noticing that has been changed for 3 months.) - BY THE WAY, apartment DOES NOT give warning on entering your home. They do not call or email you. Even if it's urgent that they have to enter to do some maintenance, they do not even let you know after. - To the famous Laundry room, where you will definitely make friends with......Roaches/cockroaches. I am certain that the staff knows about it, but the problem never get fixed. IF you still decide to live here, hopefully you don't bring the clothes back cleanly washed roaches with your laundry. Plus, the washer/dryer are poorly maintained and DIRTY. Some resident just don't give a #### about anything, but still, its the apartment's job to keep it clean. (I have seen vomits inside the washer) - Oh and if you have to use the public BBQ, use it in the morning, never at night. The BBQ pit area is poorly lit that you won't be able to see much and especially not being able to see if there's roaches running around the pit. Parking at the apartment - Most of the resident will have ONE parking spot while some may have 2. Just depending on your luck. - While parking your car ain't much of a problem, but there is one thing that has always been happening. Water leaks, even worse when there's rain, there will be a swimming pool in the garage. Good luck for not having a pipe that's leaking right on top of your vehicle. Apartment does send people in to have it fixed, but, ..... still leaking at times. Staff in the apartment - Alice, the apartment manager - Overall, they are very nice and helpful. They hold events sometimes for the residences and even give out prices as well. - But note to the apartment staff, instead of sitting in the office chatting, try walking around the apartment and find things to fix/do. In conclusion, I will not be recommending anyone to this apartment based on the following - Dirty laundry with Roaches - Entering your homes without permission. - Dirty hallways and trash areas, infested with roaches and other pest that MAY enter your home as well.”

First 2 years with different management company, they kept apartment clean and safe, we had 24 hour security guard patrolling the property, but for last two years till now, it is with different management company, everything has been changed, we had no security guard anymore, the common area is filthy, you can see dog poop. I even spotted a mouse in my kitchen, which has grossed me out. Since there is no security guard, I got 3 flat tires in the garage in 3 month, and right before I was moving out, the days before, my car got broken in in the garage. In general, this is not a safe place to live.”

For starters, I didn't get the unit I paid for. Instead I got a unit on the first floor (I always kept the window closed for fear someone could climb in). There wasn't a day that I walked through the halls without pet urine and poop, spilled trash, or random smells. The walls are paper thin, so not only could I hear noises from other units, I could understand full conversations. The elevator closes to my unit was out of order during my entire two months there. My job sent mail to my unit three times, and I never received it--all three times. Management told me that Fedex/UPS were at fault. Hello people? They are major companies, seriously? No. When I moved out, I "owed" money because I was required to pay rent until someone rented my unit (even though I had moved out). I paid the balance in May of 2012. It's January of 2013, I've now paid that amount two times and had to wrestle with the collections agency that they called because they "never received the money order." Many times there were leaks around lights, clogged toilets and showers that went days without being fixed. Random holes in the cabinets and uneven kitchen bars are the norm in most units. My unit didn't come with a microwave, but "it's okay because yours comes with a CD player in the kitchen" said the leasing agent. From the time I took my first tour until now, I have worked with 9 leasing agents. There are only two desks. Even they don't want to stay. When I confronted management about contacting me personally to work out issues with the building/management, I received an email from the property manager --------- stating, she didn't have phone access. Ummm.... what property manager do you know in the 21st century, that doesn't have a phone? She could have gone to a pay phone for all I care. That's shady. Beyond wasting money, time and energy dealing with this terrible place, I feel bad for the tenants. It's an old building with creeks, dust and smells. It's not clean and that can't be safe for tenants, more importantly children. As I said, health, safety and sanity are far more important to lose at Emerald Terrace. Be blessed!”

The fact is Emerald Terrace is a slum that has a business practice that aims at screwing its renters any way it can. Do not be fooled by the nice front office appearance & low deposit. I experienced respiratory problems, a broken elevator left broken for six months, urine filled stairways, an unsafe ------ neighborhood, a damaged car from a leaking sewer line in the garage, constantly broken spa, a location where there's nothing fun in a five block radius. And to make matters even worse, like I stated earlier, a contract and staff that is wanting to screw and exploit its renters. Take my advice and avoid at all costs.”

We did see the reviews online after we moved in about bugs so we have our apartment regularily sprayed (for free) just to be on the safe side. We picked this place because it was close to both our jobs - downtown and hollywood. It's an older building but it was more cost effective then the more "upscale" places. They also took our dog which was a huge plus. Overall, we are content.”
