The six months that I spent living at Los Feliz Plaza culminated in one of the most disturbing experiences that I've ever had as a tenant, which is saying a lot considering I've lived between NYC and LA for the past 15 years, and had thought that I'd seen it all. I'll start by saying that the other horror stories posted on Yelp are true, and I wish I would have heeded those warnings prior to signing a lease with this company. I accept my share of blame for living here, as I did read some of the Yelp postings and, rather than take them at face value, I allowed one of the leasing agents for LFP (------ is her name) to explain them away by saying that they were all written by disgruntled former "problem" tenants. Maybe I thought it wasn't possible that all of the things that I read posted here could be true. Maybe I was blinded by the stellar views from the higher floor apartments on the North side of the building or, maybe, I was duped and taken advantage of. It's not easy to admit but ultimately, I now understand that I was swindled by an unethical company with potentially criminal liability for the horror story that became the final month of my residency here. In early December of 2015, I became aware that I was the victim of identity theft. My SS number, birthday and address at LFP were all used to open lines of credit in my name. Several of these were retail cards with popular eCommerce sites. What I couldn't figure out was why it seemed that each line of credit was opened using my actual address. What I came to find out was this; these lines of credit were being used to make purchases of items that were being shipped to my LFP address and taken before I came home. Because I travel often, and work long hours when I'm in LA, I didn't realize what was happening. Once I became aware, I set a trap by placing an empty box on my doorstep (a box that was delivered when I happened to be home). The box contained product that was purchased with one of the fraudulent lines of credit. In less than 2 hours, I caught a person taking the box from my door and I got it on video with my phone. The person was followed and was seen exiting and reentering the building with keys. When I brought this all to the attention of LFP management (with the video to prove it), their lack of interest in trying to figure out who the person is was at best, unethical and at worst, criminally negligent. I posted photos of the package thief (and likely identity thief) in the building and they were removed within an hour. I asked to have the locks to the building changed and was told that this was "too difficult". I asked to have the locks to my apartment changed (since this person apparently knows my schedule and may have accessed my unit in order to get my ID information) and was told that this would happen but it never did. As the above nightmare unfolded, I began speaking with my neighbors to see if any of them recognized the package thief. No one did but, without exception, every person that I spoke to had the experience of having deliveries stolen from their doorsteps. No one else that I spoke with was the victim of ID theft, fortunately, but everyone seemed to have at least one experience with not receiving a package that they had confirmed was delivered. Due to the fact that ID theft is a felony, this is now being investigated by the LAPD Commercial Crimes division so with any luck, the owner of this horrible building (a woman named --------) will have to answer as to how the person that I caught stealing from my doorstep obtained keys to the building and how that person (or persons) may have obtained my personal information. As crazy as it sounds, one theory is that quite possibly this person is working in partnership with building management. The only time that I could remember giving my SS# to anyone in the past year was when I applied to live at LFP and they needed my personal information in order to process a credit check. To summarize: DO NOT LIVE HERE. The stress and expense that I've incurred by having to do all of the things necessary to stop the bleeding from the ID theft (and the moving expenses incurred by having to move out after it became clear that LFP management had no interest in helping to stop the felonious activities taking place on their property ) are substantial. The only way that I received my security deposit back in the legally mandated 21 days is because I had an attorney take over all communication with building management once I realized the severity of the situation in which I found myself. It's sad and frustrating to know that people that run businesses like this are able to prosper. This is truly and honestly a terrible company, a terrible building, and not worth the pain and suffering that you're likely to encounter should you decide to call LFP home.”

My friends and I wanted to move to Los Feliz so the first thing we did was go on Craigslist to look for listings. After a few weeks of looking at different apartments in the Los Feliz, Silverlake and Hollywood area, we found The Plaza listing and loved the photos. We booked an appointment for the next day and I remember this day perfectly because the agent, Yvonne, was helpful, on time, quick, and answered all of our questions. The best part was that the photos matched the apartments. They were not deceiving like most apartments we visited. That day we filled out the application and moved in two weeks later. The apartment was flawless. For the year I lived there, I took full advantage of the gym, conference room (my favorite), and pool. I loved that we had two parking spaces for a 3 bedroom and nothing needed repairs. I had nothing to complain about. If the elevators are busy, use the stairs. It's that easy! And it's afforadble for the location and amenities.”

It has been over a month since I vacated my unit and 4 emails and two phone calls later, I still have not received my deposit check back. When I finally got someone on the line to talk to, she hung up on me when I requested she not call me "sweety" and asked why she hadn't responded to my requests. A couple months ago I realized I'd been paying $1199 in rent instead of the actual price of $1195. My mistake, I get it, but after 15 months you would think someone might have said something. When I told them they said they hadn't noticed and that the balance would be reflected in my deposit (but that's not turning out well either). During my stay there, it was one thing after another. When I moved in the bathroom was filthy along with a long list of other things I needed to be fixed and cleaned in my first month. No one is ever in the office and there are no reliable methods to communicate with anyone who works for the building. Anytime I ever found someone, they would say, "Oh that's not my job, I just work with leasing." Over the summer, for some reason, the back entryway was frequently used as a pissing ground by residents or dogs or whoever. It was over a month before anyone cleaned it. It was disgusting. The hallways smell like dog ----, the elevator is always broken, and lucky you if all your keys work. This is a shady, unorganized, unprofessional operation. They will sell you on the hip neighborhood, the swanky interiors, and the seemingly low price for the area. After that, you'll never see or hear from them again. I'm currently in the process of filing legal papers and a report with the Better Business Bureau. After reading all of these reviews, I'm unsure how on earth this place is still in business.”

Something doesn't work I try to fix it myself or just not bother anyone with it. I heard bad stories once I moved in and thought ahh that won't happen to me because I generally don't care! Well me (and just about everyone I talked to who moved out of there) had to deal with May Ling unlawfully stealing money from my deposit and then being ignored with my emails and phone calls as to why. When I finally got her on the phone and calmly asked her why she took $600 out of my deposit she screamed "You got a problem then settle it in court!" and hung up on me. That is their management style in a nutshell. Steal your money and bank on the fact that the majority of people will accept it and not take you to court. Unfortunately with my busy life I was one of those people, but kudos to some of the other reviewers who stood up for themselves and took her to court. We need more people like you to keep CRIMINALS like May Ling out of business!”

Now that I have a court-ordered judgment against the owners, they aren't returning my emails! I lived at LFP for one year. After I moved out, I contacted LFP about my security deposit. May Ling yelled at me, intimidated me, and then hung up on me. She didn't return my security deposit until I threatened her with a lawsuit. When it was returned, after the statutory deadline, LFP didn't explain why they had deducted almost $500. On our trial date, May Ling just left the courthouse, without notifying me or court staff. The court entered a judgment in my favor, but LFP won't return my emails. Other tenants told me they waited months to get there security deposit back, which is a violation of state law. Don't live here. It's not worth it. In my experience, LFP is unprofessional, disrespectful, and unresponsive. UPDATE: I received a check in the amount of my judgment in late August (I moved out in mid-February). The judgment amount included my full security deposit, a $1,000 penalty, and my costs.”

So, when I read all the bad reviews about Los Feliz Plaza, I thought thay might be exaggerated and I did not fully believe them. I will let yo judge, but here is my experience after 3 years spent there: Cons: the worse building management I have ever seen or heard of in LA, and I have rented in 7 different places over 10 years. The mexican guys who work there and fix everything are great and do whatever they can with the little resources they are given. But don't rely on the management for anything: the elevators are always broken (more often than not, only one is working properly, people regularly get stuck in them...). There is almost never anyone to assist you in the management office. All records were broken when I moved out, tried to schedule an inspection and get my deposit back. Strictly no answer to mail or phone calls for over a month, 8 weeks to "reimburse the deposit" after taking 300$ off. For I don;t know what, given that the apartment was left in the exact same state as I found it. If you know you gonna leave in a month, just don't pay the rent. This chinese woman running the place, is super greedy and a total bit.. There is often noise at night with people running in the corridors or partying late The pool is disgusting and located right on the boulevard, sharing its noise and pollution The fitness center is a joke. No machines are ever working. Most people living there will not say hi when they meet you... I guess they must think there are some kind of royalty. Lots of typical Hollywood spoiled brats in there, in clear contrast with most people you 'll meet in nearby Silverlake. Over 3 years that I was there, there were 2 intrusions in the parking with guys forcing and stealing from cars. One night, all the cars parked in the alley behind the building were broken in, with their windows shattered. The building is simply not safe, with main doors regularly left open at night. Compared to some other newer buildings with great amenities in say nearby Studio city, Glendale or Pasadena, the price is way too high. Specially for the apartments facing north. They do have a better view and less noise, but they have little or no light. Pros: The remodeled apartments are quite nice. The location is quite central close to highway 5, Hollywood, Downtown and Pasadena. Overall, I thought I would be able to ignore the bad management and concentrate on the apartment, but year after year this becomes really intolerable. I am really happy that I left this place and I do not recommend it to anyone.”

If you're paying $4000 to live in an apartment, you expect it not to fall apart on you. And if it does, you expect the maintenance and repair staff that SUPPOSEDLY exist to be prompt and effective in their work, maintaining and repairing the space you pay monthly rent for. My bike was stolen from the garage, the elevators are forever breaking down, the lights are always burning and/or burnt out in the apartment, the screen doors won't stay shut, the power goes out routinely, my closet rod came out of the wall and so far it's been 4 days, and not a soul has come to replace/repair it. A NIGHTMARE. The landlord, Mei Ling, is an absolute b$t&h to deal with, and there is NEVER, EVER, EVER anyone in the office on the first floor. The only time this "support staff" ever shows their face is when they are trying to scheme new owners into renting, or working on the numerous empty units that exist in this building. Why not focus your energy on the units that are filled with paying tenants, rather than refurbishing the empty ones? They're empty for a reason, Einstein. Your property, and your business, just plain sucks.”

Enough tenants are inconsiderate enough to ruin everyone's experience: trash inside and outside the building, dog urine/poop in stairwells/entrances/garage - this is just to name two of the most disgusting aspects of living at LFP. The building has significant water problems and damage is evident through-out including flooding in the halls/walls. The plumber was there all the time. Over the course of 1 year, our bathroom ceilings leaked several times. More egregious, the main living room window leaked badly enough to create a pool of water (we weren't home at the time) to water damage a $700 media center. Of course management offered no resolution other than for us to claim the loss on our renters insurance. In the 4 months from the leaking to our moving out, the window was NEVER fixed. It continued to leak during rains (we are grateful this wasn't a wet winter). Other damage included a closet shelf that collapsed and damaged an expensive camera lens. We didn't discover the damage until after we had moved. I never imagined living at LFP would cost me over $1,000 in personal property damage. The interiors of the apartment have been remodeled. At first glance, everything looks fine. On closer inspection you start to notice how inferior the workmanship is. Overall we liked the size, layout, design and views. Once you leave the unit, you are confronted with slum conditions in the rest of the building. Damaged carpets, water damage, graffiti in elevators, trash, rusted elevator doors, etc. It was very depressing to come home to such a slum. The patios were practically useless since LF Boulevard is very busy, and noisy. The place was always dusty from the car soot. Exterior doors were often propped open day and night - so much for security. The noise level changes as tenants move in and out. There is a mezzanine area off the 1st floor apartments - the tenants on this level would have loud parties and often leave a huge mess. Occasionally the police would show up to quiet down a late night party. Given the number of units in the building, it was quieter than I expected but we had an end unit. The pool and spa are gross. The gym was okay but for most of our stay only 1 of 3 treadmills worked. During the power outage (wind storm) of last fall, the emergency lighting throughout the building did not work including the lighting in the stairwell. I walked up 4 flights of pitch black stairs (with the help from my iPhone flashlight). Once I made it to my floor, it was pitch black except for one light at the far end of the hallway. The on-site leasing agent is nice enough but he has little to no authority to manage the bigger maintenance challenges. A lot of BS is said prior to moving in about remodeling halls, painting the building, etc. The owner of the building (May Ling) is extremely rude and uncaring. Contrary to a lot of reviews, we did get our deposit back promptly. Shockingly. I'm not here to say don't rent at LFP but I wish I had come across these reviews prior to moving in. Talking to other tenants, they had similar issues and complaints. Everyone I met moved out as soon as their lease was up. That says a lot. Good luck.”

Los Feliz is safe, eclectic, and surrounded by beautiful houses. The biggest problem with this building is the people who live in it. People smoke cigarettes and marijuana in the hallways, there is feces in the hallway, several apartments have flooded causing common areas to be flooded, and there are cigarette butts, condoms, and beer bottles littering the premises. To top it all off, some of the rudest people I've ever encountered live here. When I read all these terrible reviews last year, I was tricked by the sales agent Yvonne who said the building had recently been taken under new management and who had award-winning service records. This was patently false -- and I had to learn the hard way like everyone else. ELEVATORS. One day, I decided to invite some friends over to show my new apartment which had a fabolous balcony view of the hills. On our way up the rickety flight, the elevator broke down. Since we were between levels, we were unable to pry the door open to escape. As if that wasn't enough, there wasn't a working emergency phone inside the elevator, and our cell phones didn't receive reception inside the elevator shaft. As the temperature started rising, one of the girls in our party started to have a panic attack. We had to scream for help until finally getting rescued by the fire department about 45 minutes later. This was the first of dozens of times the elevator would break down during my 1-year stay. CRIME IN THE GARAGE. My car was broken into twice during my 1-year stay. Considering it was a gated garage in a pretty nice neighborhood, I didn't think twice about keeping valuables in my vehicle. That all changed after the first time my gar was broken into: I lost my Garmin GPS, my iPod, and my sunglasses. The second time, I didn't have any valuables in my card, so the thieves instead decided to trash the interior and rip up the dashboard (possibly in an attempt to hotwire the car, or steal the radio). CRIME IN THE MAILBOXES. After 3 consecutive months of identity fraud appearing on my credit card statement, the fine folks at Citi Mastercard Security realized that my card information was being stolen from the mail before I even opened letters with my new cards. I filed a police report, and supposedly they changed over the locks on all the mailboxes to prevent someone with a master key from raiding the mailboxes. However, I've learned that this identity theft has continued since I left... they're still not sure how it's happening, but it's no coincidence that all the victims live in the same building. TERRIBLE MANAGEMENT. I thought I hit rock bottom when I had a maintenance problem about halfway through my stay. I had grown accustomed to absentee management, so I decided to try fixing everything myself. One day, my toilet broke. Since I was busy at work, I put in several letters, voicemails, emails to management requesting a fix. When I came home from work, I found that the toilet had actually exploded and flooded the entire apartment with sewage. I tried my best to clear my possessions out of harm's way and notify management (again) of the problem. After several days, they still wouldn't respond, and I came down with a serious bacterial infection that required weeks of antibiotics. And now, I've left the building (thank God). And yet, I still haven't rid myself of this building's curse... I've spent the past two months trying to get my security deposit back from May Ling and Los Feliz Plaza, and it looks like I will be going to court next week. Don't make the same mistake everyone else did -- keep looking.”

Had a chunk of my security deposit not returned without any explanation. Multiple phone calls and emails yielded no response. Mailbox keys took a while to get. Credit card kept getting charged monthly rent after we moved out. Overall, not worth the hassle.”
