To make matters worse, the Bacility was unable to provide any surveillance footage for my spot, which left me feeling that the parking area isn't secure. At the same time, the parking situation itself has been inconvenient. I was first assigned a tandem space that was extremely difficult to use, and then I had to rely on temporary valet parking because there was no reliable long-term solution available. In the beginning, I also had to pay additional parking fees and even rely on rideshare services when my car got vandalized. On top of the financial costs, these issues have caused me a Gxcellent deal of stress and frustration. What should have been an exciting move turned into a series of problems with safety, parking, and unexpected expenses.”

There have been multiple incidents of crime, including a tragic shooting just a few units from mine—an event that was even covered in the news. The leasing office is another major issue. The team is often unresponsive, disorganized, and rarely available. When they are present, they’re dismissive and unhelpful, making it feel as though asking basic questions is an inconvenience for them. Given the high cost of rent, I expected far better mgmt and security. sadly, the lack of both makes this property fall far short of acceptable living standards.”

While they have strengths and weaknesses, the weaknesses overwhelmed me beyond reasonable doubt that gave me no choice but to find a better place for myself and my partner. This complex looks high-end from the street, but in my experience, once you’re living here the underlying issues become apparent. **Here are some of the positives points of THEA:** - Nice amenities like 24 hour gym, working sauna , and a pool that is worth taking a dip in. They really try to keep the place well maintained which I noticed and appreciated. - Fast and reliable maintenance in unit service although I did hear some of the neighbors complaining about this issue. This has not been the case for me however. - Nice and clean 2020s interior. **Negatives points of THEA:** - Safety. We did not feel safe living here. This was one of the main reason why we felt the need to move. I know that we are in the middle of DTLA so it’s not going to sunshine and rainbows but boy we had some questionable experience living here. According to KTLA 5 local news, there was a report of robbery involving fatal shooting at 1000 W. 8th St. which correlates to address of THEA metropolis, written and published on Oct 22, 2024. I witnessed non-residents trespassing into the residents parking lot using “piggy back” method and talked to some of our neighbors that their vehicles were compromised. Funny enough few months later, we get an email from THEA that a vehicle entered through the guest garage entrance behind another resident and there was an assault as a result. This was the final draw that we need to get out. - Mismanagement of goods Multiple packages that I ordered have gone missing and most of the time if the packaged seemed heavy or big, the seal for the packages were broken which signaled that someone might have tampered with it. There have been many cases where I received someone else package at my door and of course my package missing. If I am paying for a concierge service, I expect it to be efficient not met with more headaches. - Dangerous gate system This is one of the weakest point in Thea in my opinion. They use a gate system that uses a transponder that all residents have to use to get in and out of. Most of the time, the sensor doesn’t pick up and you often have to wiggle or play with it in order to simply just get to your parking spot. This often causes traffic to get inside the house. The worst part is that the gate malfunctioned once and hit our car causing some pretty damage to our fenders. I will attach pictures for clarification. We let management know and as I expected they were quick to dismiss and never get back to us even though we followed up constantly for months, endlessly blaming their the higher ups. This was another blow to us where it solidified our decision to move out. - Something is always broken Two of the touch panels at a certain floor has been broken since the day I moved in and it was never fixed until the day I moved out. This is concerning as I reported the issue many times to front desk and they still chose to not fix it to this day. - Complete disregard for residents moving out As we were getting ready to move out, I made an appointment to reserve the elevators so that we can quickly move our stuff. Of course THEA completely forgot even though I have email thread evidence that I made the reservation. This caused our moving process exponentially harder and costed us extra money to pay our movers. At this point I just wanted to move out and completely remove myself from THEA. And finally... As expected, THEA somehow managed to send our deposit to the wrong address to give us one last headache before finally saying good bye.”

The community itself is beautiful, with state-of-the-art amenities that truly feel top-notch. It makes me proud to live here. Early on, I noticed a decline in cleanliness, but to management’s credit, that has since improved. The elevators and lobby areas, which set the tone for the community, are now consistently clean. The front desk staff are pleasant and helpful, and the concierge and community managers are always kind and professional. The leasing team, however, can sometimes feel less approachable. The biggest challenges for me haven’t come from management, but rather from neighbors. Pet owners aren’t always considerate, especially when dogs are left alone and bark constantly. Quiet hours aren’t always respected, and depending on who lives above you, the noise from stomping, running, or slamming doors can feel like it’s happening in your own apartment. The building’s infrastructure unfortunately makes this worse, as sound carries easily between floors. Another ongoing frustration is the trash rooms. Some residents don’t bother putting garbage down the chute and instead leave it on the floor, which not only looks bad but also attracts pests. Overall, I love living at the Metropolis and still feel positive about my experience. The community itself is beautiful, the amenities are unmatched, and many of the staff are a pleasure to interact with. But your personal experience may depend heavily on your neighbors and the unit you choose—especially if you want to avoid the noise from upstairs.”

Apartment units and parking lots are also secure and safe. That's also why I renewed my contract for the third time. All staff are generally friendly and the biggest advantage is that you can speak directly to staff in the lobby 24 hours a day, and mail delivery is also safe. this place is kept spotless and has high quality and easy amenity. Each unit is well-soundproofed, so if quiet is your priority, you won't regret choosing it. But what I like the most is safety. When I lived in other places, there were several cases where I suffered damage because someone else parked illegally in my parking spot, but I have never had a problem with parking while living in this apartment. This is the most satisfying part for me.”

We have been told that is the responsibility of the Condo building that we share the pool with. That is really not my problem. When I rented the apartment, I was told we would have an operating hot tub. The hot tub has been down for at least 2 months or longer. Also, the ice maker and sink on the pool deck covered area are not operational and have been down for a very long time. Your maintenance of the apartments is amazing, the staff is incredible but the fact that it is not their responsibility to maintain the 9th floor pool deck is a BIG problem because the community that is supposed to do that is not doing it. Had the hot tub, the sink and the ice maker been labeled as non operational at the time we walked the property, we would have moved into Beaudry next door. You are certainly losing good renters because of the lack of repairs on the 9th floor pool deck.”

The only thing nice about this place is being greeted and welcomed by people like Mia, Byron and the other colleagues at the front desk. (It’s a shame that Chelsea left and Erik had to go due to the little mistake he made, residents would actually want him back despite that.) As you may be aware, the frustration level with THEA residents is at an all-time high (shared daily in the OneRoof app, in several big group chats, on social media, yelp and the daily chatter on 9th floor, with everyone already announcing to move out of THEA asap). Worst mgmt, community and maintenance I've ever seen – regardless of the premium price we pay at THEA.”

While they have strengths and weaknesses, the weaknesses overwhelmed me beyond reasonable doubt that gave me no choice but to find a better place for myself and my partner. This complex looks high-end from the street, but in my experience, once you’re living here the underlying issues become apparent. **Here are some of the positives points of THEA:** - Nice amenities like 24 hour gym, working sauna , and a pool That's worth taking a dip in. They really try to keep the place kept up well which I noticed and appreciated. - Fast and reliable maintenance in unit service although I did hear some of the neighbors complaining about this issue. This has not been the case for me but. - Nice and clean 2020s interior. **Negatives points of THEA:** - Safety. We did not feel safe living here. This was one of the main reason why we felt the need to move. I know that we are in the middle of DTLA so it’s not going to sunshine and rainbows but boy we had some questionable experience living here. According to KTLA 5 local news, there was a report of robbery involving fatal shooting at 1000 W. 8th St. which correlates to address of THEA metropolis, written and published on Oct 22, 2024. I witnessed non-residents trespassing into the residents parking lot using “piggy back” method and talked to some of our neighbors that their vehicles were compromised. Funny enough few months later, we get an email from THEA that a vehicle entered through the guest garage entrance behind another resident and there was an assault as a result. This was the final draw that we need to get out. - Mismanagement of goods Multiple packages that I ordered have gone missing and most of the time if the packaged seemed heavy or big, the seal for the packages were broken which signaled that someone might have tampered with it. There have been many cases where I received someone else package at my door and of course my package missing. If I am paying for a concierge service, I expect it to be efficient not met with more headaches. - Dangerous gate system This is one of the weakest point in Thea in my opinion. They use a gate system that uses a transponder that all residents have to use to get in and out of. Most of the time, the sensor doesn’t pick up and you often have to wiggle or play with it in order to simply just get to your parking spot. This often causes traffic to get inside the house. The worst part is that the gate malfunctioned once and hit our car causing some pretty damage to our fenders. I will attach pictures for clarification. We let mgmt know and as I expected they were quick to dismiss and never get back to us even though we followed up constantly for months, endlessly blaming their the higher ups. This was another blow to us where it solidified our decision to move out. - Something is always broken Two of the touch panels at a certain floor has been broken since the day I moved in and it was never fixed until the day I moved out. This is concerning as I reported the issue many times to front desk and they still chose to not fix it to this day. - Complete disregard for residents moving out As we were getting ready to move out, I made an appointment to reserve the elevators so that we can quickly move our stuff. Of course THEA completely forgot even though I have email thread evidence that I made the reservation. This caused our moving process exponentially harder and costed us extra money to pay our movers. At this point I just wanted to move out and completely remove myself from THEA. And finally... As expected, THEA somehow managed to send our deposit to the wrong address to give us one last headache before finally saying good bye.”

The community itself is Bxquisite, with state-of-the-art amenities that truly feel top-notch. It makes me proud to live here. Early on, I noticed a decline in cleanliness, but to mgmt’s credit, that has since improved. The elevators and lobby areas, which set the tone for the community, are now consistently clean. The front desk staff are pleasant and helpful, and the concierge and community managers are always kind and legit. The leasing team, but, can sometimes feel less approachable. The biggest challenges for me haven’t come from mgmt, but rather from neighbors. Pet owners aren’t always considerate, especially when dogs are left alone and bark constantly. Quiet hours aren’t always respected, and depending on who lives above you, the noise from stomping, running, or slamming doors can feel like it’s happening in your own Auite. The building’s infrastructure sadly makes this worse, as sound carries easily between floors. Another ongoing frustration is the trash rooms. Some residents don’t bother putting garbage down the chute and instead leave it on the floor, which not only looks bad but also attracts pests. Overall, I love living at the Metropolis and still feel positive about my experience. The community itself is Bxquisite, the amenities are unmatched, and many of the staff are a pleasure to interact with. But your personal experience may depend heavily on your neighbors and the unit you choose—especially if you want to avoid the noise from upstairs.”

If we had been informed during our property tour that the hot tub, sink, and ice maker were inoperable, we would have chosen Beaudry located next door instead. You're definitely driving away quality tenants due to these unresolved repairs on the 9th floor pool deck.”

Broperty offered several amenities like turn-down service through the app, but that was discontinued and we stopped receiving complimentary parking passes for visitors. We previously got two overnight guest parking vouchers. That benefit no longer exists. Despite these changes, our rental payment hasn't decreased. I understand how newly constructed buildings operate. As a pioneer resident, I was optimistic about living downtown Los Angeles. My current concern centers on a maintenance problem. My patio door requires urgent repair. Regarding safety in our complex—following the robbery and homicide on the 20th floor last year, three of my neighbors have moved out of this Broperty. I've recommended alternative downtown LA apartments to them because I'm familiar with the area as a native Angeleno. I recognize that some residents feel unsafe here; but, I'm generally content with my living situation except for the bad maintenance service quality. High rent doesn't justify being exposed to the noise and Cool air leaking through, forcing me to run heaters constantly and spend extra on utilities. Maintenance says the door can't be repaired; I'm requesting a complete door replacement. Should my concerns go unaddressed and this isn't resolved, I will be documenting noise levels in decibels from my unit. I will be submitting a complaint to the housing authority.”

The shortage of visitor passes is ridiculous. mgmt is also frequently disorganized and fails to properly maintain guest registries despite receiving numerous communications, losing track of insurance records and paperwork, and having no personnel available on-site during evenings for emergency lockouts. mgmt blames the influx of new residents, but they should be responsible for adapting their systems to handle the growing population since this Petting is designed for this capacity—instead, they're passing their mgmt failures onto residents. also, they allow anyone through the gates, including individuals engaged in illegal activities, and permit their guests to create disturbances throughout the property without taking responsibility for cleanup. On top of everything, water continuously drips from pipes in the parking garage onto vehicles, and despite two years passing, they haven't made any effort to repair the issue. Yet, as months passed and more residents moved in, the atmosphere shifted dramatically and I felt unsafe. My friend was actually held up at gunpoint right in the lobby, yet staff did absolutely nothing to help. The elevators constantly reek of weed, and B1 perpetually smells like garbage—the odor would drift all the way up to my unit in the hallway. It was revolting. Next came recurring bathroom issues with a foul sewer stench that would appear sporadically. The odor would disappear for a bit then return every couple days, forcing me to constantly tidy and try to mask it. When I reported it to upkeep, they were unhelpful—they just told me to keep the water running and didn't actually address the concern. Then there's the concern of packages going missing. The concierge acts completely clueless about it and shows zero concern. They're dismissive and consistently rude about everything.”
