“PLEASE READ: This is an honest review and I want to be as detailed as possible. 835 S Oxford Ave, now known as Oxford Grand, LLC was by far the worst building I have lived in. I lived here for 2 1/2 years. I moved here without a thought because I was new to LA and really wanted a place to call home. It seemed decent enough and cheap. When I viewed the apartment I thought it was pretty spacious for a studio and I liked the wide windows. The neighbors are friendly for the most part but, it is true that some of the apartments were packed with 6 people to a studio. The building is older, much older with a tiny old school elevator that feels like it will break down at any moment. Laundry is on site but the machines don't wash well and were always broken. Also, neighbors will sometimes take your clothes out of the machines if they wanted that specific machine, which I found to be disrespectful. The building has BUGS. I do not know if it was bed bugs or not but I do know I was attacked almost every night towards the end of my living here by something I couldn't see or find. I had the worst reaction to the bites, and the last straw was getting bit in the eye. (see picture below) My eye was swollen shut for three days. I told the building manager when I initially got bitten and they came and sprayed a week later. It solved nothing. I finally decided to move out after being bitten for a month. They also have massive roaches surrounding the building and inside the building. No matter how clean you may be it's unavoidable. Sometimes there would be a homeless person sleeping on the stairwell. It was extremely easy getting into the building. Security was non existent which I did not like. The parking is HORRID. I literally would drive around for 40 minutes sometimes, crying and praying in the car just to find a parking spot. I work late nights so this was a nightmare. It was so bad that a lot of the tenants and surrounding tenants in other properties would create parking spaces by parking in the red zone or driveways to store fronts, which in turn would get us tickets. You can get a ticket as easy as you can see a palm tree on your block. It was ridiculous. Tenants who owned the trucks with junk in the back of them would hog the parking spaces in front of the building. I would watch them rotate parking spots when street cleaning happened once a week. It was soooo annoying. The building manager was cool until I moved out. He was very shady the entire move out process. He tried to get me to pay for paint so that they could paint for the next tenant. That is not something a tenant should have to pay for and it wasn't anywhere in my lease. Sounds simple but this was actually a big issue. I had to go back and forth with him about it because I wasn't comfortable paying for paint. Period. After I called management to speak with his supervisor Camilla Baron (she supposedly is always busy and NEVER available to speak with you) he got very upset, rude, and hostile. I could just tell he wanted to nickel and dime me when it came to my security deposit. Seemed like a hustle. He purposely did not show up for the move out walk through either. I had to call, leave a voicemail and text him just to get a response. When it came down to receiving my security deposit back, office management was shady as well. I just wanted to know when I would receive it and to make sure it was the full amount. The front desk girl gave me the run around and wouldn't let me speak to the supervisor (as I stated before). Once I finally received my deposit back they tried to cheat me out of 168 dollars. They said I was still living in the resident two days after I moved out, clearly a lie. They tried to overcharge me for the water bill for March 2020 and said I didn't pay my water bill for February 2020, another lie. I am still waiting on the rest of my security deposit. KEEP YOUR RECEIPTS and DOCUMENT EVERYTHING. They are sloppy so you can catch them in lies. These people will try you if you don't know your rights and if you don't have your stuff in order. Please listen to me, live somewhere else.”

— 835 S OXFORD AVE · Koreatown“Since 2012 when Casa California purchased buildings 835 and 832 S. Oxford Ave the standards of cleanliness and safety have dropped drastically. We have graffiti on the walls and garbage scattered throughout the building inside and outside. As I write this note there is a couch completely blocking the stairwell of the west entrance of the building from the courtyard. Recently, there are random people on the roof at all hours and strangers, many who I believe to be homeless and somehow have the entry code of the building, hanging around inside and directly outside the building. They drink alcohol and smoke marijuana out in public, and they leave trash and food all around. It's disgusting. Last month someone activated the door alarm for the door which has roof access. The alarm was on for about 3 hours until 12am on Fri morning. Management did make an effort with proactive measures to prevent these issues, however, security showed up for about 1 month in April, and we have not seen him since. And yes, there are plenty of bedbugs for everyone!”

Property managers come as they please- in the last few months they have notified tenants that they will be coming in for days at a time. The most recent notice indicating they will be coming in from 10/11-10/19, a week. 3. No parking. ZIP. NADA. ZILCH. People have moved out because they can't find parking. 4. Elevator-Works on occassion. 5. Unpleasant neighbors- MOST are awesome and mind their own business, but the few who make the area dangerous live in this building, the one over, the next one over, etc. 6. Traffic- people use Oxford Ave as a through street to avoid Western, which makes Oxford dangerous to drive through and a cluster---- on a daily basis. General area traffic will give you worse road rage. 7. Litter- People leave beds, sofas, everything in front and it doesn't get removed for weeks. 8. Rotating neighbors- People move in and out in droves so you'll never know what you'll live next to. 9. Noise- You have so many neighbors that someone is always blasting music or causing the ghettobirds to fly around and near the complex. Reasons to move here 1. You are broke. 2. You're next to everything in KT and use public transportation. 3. You've lived in worse.”
— 835 S OXFORD AVE · Koreatown“I have never lived in such a horrible place. I'm not stuck up, and I've lived in much smaller apartments, but this is the textbook picture of slum. Firstly, there ARE bugs. No matter how much you clean, they come from other apartments. They are currently treating them, but since they do a floor a week, I imagine they will just shift and re-infest later. This includes bedbugs and MASSIVE amounts of cockroaches from the local restaurants. Be prepared to throw away most of your possessions after living here. Parking is impossible. Fortunately for me I don't have a car, but when friends visit they may have to park up to a mile away. And don't think those food trucks will eventually move, they haven't been able to start them since at least when I moved in last year. The neighborhood is sketchy, to say the least. I had my wallet stolen here. The week I moved in a gang-banger was shot to death outside my kitchen window. I've had repeated problems with another tenant "hanging out" leaning against my apartment door. The landlords will try to seem "sweet and nice"... until the first time you need something fixed. The on-site maintenance guy will always refer you to "speak to the managers" who you will NEVER be able to get on the phone. There also seems to be some weirdness going on with their billing system. One month they say I owe an extra $40, the next that I have a $300 credit. A former tenant I spoke with believes there's money laundering going on, but I have no proof of that. Also, the other reviews that are positive about this building sound like they were written by property management. I wouldn't believe them. You know it's bad when I've seen people pay the extra month's rent that they require if you want to break your lease... and these people had only moved in 3 months ago! If you have ANY other possible place to stay, go there! Live in a hotel, a garage, but not here!”

I've been PAYING for this apartment for 10 months, and have only actually stayed in my apartment for not even a month due to the following... The leasing office will lie to you about everything! Get everything in writing if you do decide to live here! How's the parking? Them: It's really easy, you'll find parking within 5 minutes. TRUTH: Drive around for 20 minutes to find the tiniest parking space 4 blocks away. If you have a night job like me, don't even think about being able to come home. I had to drive all the way to oc to sleep at my bf's house because there is not one parking spot. And forget about having friends over. And there's street sweeping once a week which makes it a ------- nightmare! Is it safe to walk my dog around the neighborhood? Them: Yes, definitely! TRUTH: Especially if you're a girl, prepared to be harassed as your walking down the street by gang members. My friend got mugged twice. Her police report was good enough reason for her to break her lease thank God! Um, BED BUGS? Them: There are no bed bugs in your unit. TRUTH: Every unit has BED BUGS <----- I repeat! BED BUGS! When I went home to pick up clothes, I've seen them infested. Great! Now i have to get all new furniture and wardrobe. Bills? TRUTH: Like i said, I only stayed there for less than a month, and didn't even hang out for that long. I didn't even get a tv yet and my first bill was $350! How the hell is that possible?! Safe yourself! Live in a nicer apartment close to downtown and get roommates! Worst decision of my life!”

Before leasing the apartment I took a look at this website and was thinking about the possibility of canceling my application however after having a long conversation with management and clarifying all my questions I moved in. I love the courtyard at Casa California and the beautiful view I get from my apartment. About management the property manager jeimi Velasquez is very professional, well she has provide great customer service since I came to view the apartment. I don't know how long has she been working for the company but she does a great customer service and job. I think any person interested in renting an apartment should just go personally to the leasing office and find for themselves if all this comments are really true or if probably the people that write them”

I currently rent a studio and it is big enouugh for me. I have not had any bug problem since ive moved in. Ive heard of ther complaining about bugs, i migth be due to the fact that some people dont clean. I myself clean regularly and have no problem. The people in the office are nice, they have always help me out when i nneded some thing. Some times ittll take a few days becasue they might have to order something that needs fixing but thats normal. There is no parking lot for the building, if it had one then it would be great.”
— 835 S OXFORD AVE · Koreatown“We moved here last year and was shown a somewhat clean apartment. At first we thought that this place was ok. The outside looks nice compared to the rest of the neighborhood but we were fooled. Cons: Terrible office staff, get EVERY interaction documented because if you do not it will bite you later. Also do not expect to be able to park any where near your building. There is an army of fruit trucks and pickup trucks filled with trash that take up the entire street. I found myself watching one resident with two pickup trucks and a minivan shifting them around during street cleaning days. As for safety, there are drug dealers across the street and at night expect to see some deals going down. The area is littered with AZTX3 (i guess that is the name of the gang) and there is trash everywhere. Also, be vary careful of dog turds on the sidewalk ans sometimes in the hallways of the apartment because the neighbors Never clean up after the animals.As for the apartment, be careful if you have pets since the paint that is globed on has lead in it. the apartment looks and feels like it was slapped together by incapable contractors. Also, be careful because when you get the bill for water usage you will find out that each apartment is not metered individually but there is only one meter for the building and it is split up among the apartments unevenly. Some people will not be paying a water bill and the rest will be paying for everyone else. Plus you may be living alone in a 1/1 or studio and you are paying for the family of 6 crammed into a 1/1 because they did not report all of the people who live in the apartment. Pros: cheap, the people inside the building are friendly.”

If I actually had to live here I would kill myself. I am finally realizing that sometimes saving moeny isn't always the no. 1 priority in life. Honestly, it's not godawful as the tenants are nice and the apartments have nice high ceilings, but that's about it. The parking situation is godawful, the owners of the building could care less about the residences, they will nickel-and-dime you out of small things like fixing broken lightbulbs, and frankly, its just a crappy building in a crappy neighborhood. There are far better options out there, take my advice and just pass on this place even if their online pictures seem to look good.”
— 835 S OXFORD AVE · Koreatown“If I was a broke college student again, I wouldn't live here. Unfortunately, I'm a broke working person with too many financial responsiblities now, so I am stuck. Good: Management can work with you on LITTLE stuff like fixing things in your home, but it seems like the building is broke (no money) because it took like 2 months for the elevator to get fixed. Most of the tenants are nice. Laundry on site (only). Bad: Units have bedbugs. Maybe not the unit you live in, but your neighbors have them, which means when you do your laundry or even walk down the hallway you may track them into your apartment. All my neighbors have them and got sick of it and left tracking all their bedbug ridden stuff to the next place. You can check bedbug registry. Gang bangers have grandfathered in leases. Every summer, they are being arrested in front of the building. There is almost never any parking. If you are from LA, you know how important parking is. There have been easily 5 different apartment personnel that I remember dealing with, so I assume with the high turn over rate, the apartment personnel is burning out from dealing with the tenants complaints. The corporation that owns this place is being sued by the people in the building. Right now at least two lawsuits are going on. Side note: 832 S oxford ave, which is under the same ownership as 835 S oxford ave, has way less issue from what I heard.”
