“Don't believe all the negative reviews. From talking with owners and people living and renting condos in this building, the bad reviews are mostly from people that didn't stay or were asked not to stay. They take the time to specifically not recommend the building. Like over 98% of the people we talked with who live and know the building since the condo conversion really like it. It's not for everyone because it's not a party building and the prices probably reflect the location, modern renovated building, wide age range of both owners and renters, amenities, pool, BBQs, basketball, laundry, on-site managers/security and all side by side parking. The problems have been overcome by a new board and management company. These days it seems it can be hard to find openings at different times of the year, so be patient. Some of the units for sale are bid up.”

They maybe didn't like the prices and the rules which keep the property at high value, nice and quiet. It could be that unhappy people are the ones that take the time to go on to the websites to not recommend the building. Like over 98% of the people we talked with who live and know the building since the condo conversion really like it. It's not for everyone because it's not a party building and the prices probably reflect the upper end geography/location, modern renovated building, wide age range, owners and renters, amenities, laundry, on-site managers/security and parking. The early problems have been overcome, it is well managed with a change in management company and a nice building to live in. Sometimes hard to find openings, have to wait. Sometimes have to be patient and wait for rental inventory to open up and units for sale often get bid up.”

“Hello. I am in the market for a new apartment, and like many people in my situation I am a bit confused. But I'm extra-confused because as I read the reviews of this building, which is listed at the top in its ZIP code with a 100% recommendation by reviewers, I notice that most of the reviews do NOT recommend the building. I wonder how this is possible. How can it be "100% Recommended", yet most of the reviews do not recommend it? I am perplexed by this. Strangely, it is the same with the "100 Recommended" building that follows on the list. Most perplexing to the average apartment shopper.”

“Lived here for the past two years. Nice quiet apartment that comes with parking. Very clean building that has a nice pool, and gym. Compared to most apartments in Westwood, the rent is very affordable.”

“Much better than it used to be. Very nice now, all the issues seemed to have been solved. Managed well, smells ok, nice people, no tandem parking, quiet, lots of amenities. Nice place, great location.”

“It appears there are some erroneous reviews here. Condo conversion after late 2006. Each unit is individually owned. There was not, and is not, one owner renting out after 2006. If someone had a bad experience with one particular landlord, it should not reflect on the entire building. There are 213 units. It is a moderately expensive building because it has been updated, had a lot of amenities, security, on-site office staff, and outstanding location with side by side parking it the heart of Westwood.”

“Ever since the place was redone as condos, it's really nice. While the condos aren't huge, they're nice with granite counters, etc. Nice pool and weight room (not huge, but kept up nice). Easy parking, and good security. Close to UCLA. Management seems to be new in the last year or so and are very professional compared to the old guys. Overall, it's a nice place for the money, so I'd definitely recommend it.”

“New manager has made a lot of difference. We had some problems at this place, like with garbage. But since the new manager, we got a new gym, everything is taken care of, and everything is a lot better.”

“Pretty nice place. I moved out last week and the only problem I had was there was quite a bit of noise on the 5th floor on party nights. No problems with utilities. Landlord was sympathetic about noise and deducted very small amount off rent. I would live there again, but my floor (or at least part of the floor) was too noisy.”

“I'm quite confused by some of the reviews on this site. I own a unit and my child lives in it with a roommate. They are very happy there. When graduates, I'll rent it out. I walked around the building and talked with many of the young people and they say it is quiet in most areas, well kept for the most part, they see cleaning and maintenance people and that most of the noisy, terrible tenants have left under pressure from the management and fines from the Board. I find it strange that people who have no lasting interest or money in this bldg would take their time and write these detailed reivews. Very suspect. This is a great building in a great location. The new board and management company are working very hard and things are getting better all the time.”

“I agree, the place was so loud that studying was impossible. I ended up staying on campus at Powell just to get anything done. The parties, drinking games, barking from neglected dogs, and sometimes the people above me would vomit off the balcony!!!! I don't think I ever saw the management do anything except sit in the office all day long and joke around. I also noticed the nasty trash smell in the hallways (not to mention the vomit outside). I didn't have any problems with plumbing or electricity like the person below though, but the wiring in the unit was crossed so we got free cable from our neighbors which was pretty chill. Oh, and there was this one time the power went out and some of us got locked in the parking garage because the gate had no manual backup. How could something so expensive be so bad? That's what they said about the AMC Pacer too you know...”

“I rented at Club CA for 2 years and it has a lot of pros and some trade off cons for the fantastic location, great parking, pool and ok price. My part was very quiet and I enjoyed all the amenities. I felt very safe, a security garage and building with gates and a manager. I was thinking of buying one of the units but I could not come up with the money and I decided to move in with a relative for a while. I talked to one of the owners there at that time about buying and she said they finally got in a new board and a lot of the stuff that isn't good will be looked in to and worked on, but it takes time. I read some of the other reviews here and it sounds like there are good owners and bad owners. The building has a lot of rentals and students, but it just didn't seem noisy on my side. I think it could use some paint and carpet and better maintenance. It is a very big building and someone needs to keep it up better with so many people. It also sounds like some people on this site are just angry and jealous that they can't afford to buy a condo, especially in expensive Westwood Village. My unit did not have any of those problems, and the inside was new with granite, no leaks and it was quiet. I LOVED the pool. The place just needs some TLC.”

“In general, a very nice building with nice amenities. It is one of the only places where there is no stacked parking, but the place is not maintained well. The downsides are that the place frequently smells like garbage, the elevators are slow and often do not work properly. And worse, this place is home to a lot of spoiled kids that do nothing but party. The building is always noisy Thursday through Saturday (and sometimes during the "school week" as well; it's like a frat house at times. You can hear every footstep from above you and every belch from next door. On the weekends people vomit, litter the place with beer cans and the management turns a blind eye each time the police roll up. If the hall doesn't smell like garbage, it smells like pot from the various units in which pot is allowed. In our unit, the cabinets are falling apart and there is a leak dripping onto our carpet from the ceiling. The front office staff had no idea how to help us and told us that they would send a plumber to our unit but that was a few weeks ago. Our landlord took care of it quickly but told us to go through the front office first. Our unit is very clean, but we cannot manage the ant problem. Everytime we plug something into the wall we take our lives into our hands as the outlet sparks a bright blue flash with a loud pop. All in all, there are some great things like the gym, billiards room, pool, but I am glad I am moving out. Living there was a real disappointment. The building is falling apart due to poor management and for the price we expected a lot better. Next year we will be living in a building that is half the price, but seems much better maintained, clean, and the place has rules. ClubCA is a great place if you like to have fun though.”

“I have lived here for 2 years and it is terrific. Nice people and great location. Everything is here, food, banks, stores, fun, safe to walk. Like a little Manhattan. I'm saving up to buy one of these condos and stop being a renter. The owners said they plan to fix up more. Needs landscaping improvements, but owners said they have to wait until planting season.”

“I own 2 condo units at Club Ca. My daughter has lived in one since we purchased it new in 2007. I rent the other unit out. My plan is to retire to one of the units. I enjoy the Westwood shops and restaurants and the theaters. All within walking distance. My daughter loves the short 3 block walk to the UCLA med center. She is on call at times and appreciates the safety and convience of the short walk to her job. She loves the new interiors, the modern kitchen and the amenities of the building, the large pool, the gym, and the rec room. I know my renter loves the condo and the location, she just signed a new lease for the third year. The homeowners association has hired a great on site manger and seems to be on top of maintenance and noise issues in the building. I know for a fact the association was very proactive in dealing with occupants that were noisy or just not following condos rules. I know the new Board will be just as proactive or more so with any problems in the condos for the future. I think this is a great place to purchase or to rent. Current owners have a lot of equity/money in these units. They will maintain the building and the value they have in the building.”

“Club CA was completely reconstructed in 2006 and 2007. All new interiors, SS kitchens, private ownership, new management, and great pool, rec. and exercise rooms, basketball court, and facilities. The location is the best feature of all if you like being next to UCLA and the great Westwood area, a true 2 blocks walking distance to UCLA medical center, the campus, the eateries, movie houses and all that is so great about Westwood is within a 2 block walk. The bad comments you may read are references to when this building was a long time older apt. rentals for undergrad students prior to 2007. Now it is completely reconstructed, a mix of students, and med students that rent from owners and permanent owners living in the building. It is a managed building with an on site manager 5 days a week and an active homeowner association board that maintains and upkeeps the building for the owners and keep the quality of life in the building on a high level. If you are noisey students don't rent here the association will come after you with $$$ fines and enforcement. I own and lived here since mid 2007 and love it. I work on campus and walk to work everyday. I enjoy the great life of Westwood every weekend. The parking is great under the building and I can rent an extra parking space as needed.”

“Very different, MUCH BETTER than when it was apartments. New security with photo keycard system and on-site managers. I guess that's why rents are a bit high, but worth it. It is a VERY safe place to live. It is quiet now. Wide age range. I lived here a while ago and it is so MUCH BETTER NOW. I just moved back. Great pool, new washers/dryers and I like NO TANDEM PARKING!”

“I lived here for 1 year after graduating college...and regret that decision to this day! Extremely expensive, small units, poor management. The people who managed this place when I lived there were unbearably rude. They stole our money! I say "stole" because to keep all of our security deposit when there was absolutely NO DAMAGE to the apartment is tantamount to thievery! Thievin' b*$tards!! I still get angry when I think of how this place took advantage of two young girls straight out of school. I didn't know better back then but I would sue the paint off that place now! Do your research before leasing here! Talk to current or recent tenants if you can. Management may have changed since I lived here. If it's the same people running it now as then...RUN!”

“Club California Apartments are very expensive. ($1800 per month) I had continual problems with the plumming and the stove. The staff was very unfriendly to the point of being confrontational. I felt very uncomfortable dealing with them. Overall, I would not recommend Club California apartments to anyone.”
