“I'm a newly tenant and I agree on most of the comments here: - Security staff are rude and impolite. Just two days after I moved, we had incident with them and filed a complain to the mgmt, no result. - Parking is ----en problem!!!!! I don't think so the mgmt wants to solve this problem at all. The hardest part to swallow is that we are not informed of this situation upon application. Even streets are full. When you wake up in the morning either your car is towed or got a ticket for parking in a wrong area. - Small Cockroaches and mice - everywhere in your house. It takes months for maintenance to cover a mouse hole. Cockroach.. you just have to disinfect everyday and treat the pest yourself. - I made a mistake moving here.. now I am looking for another one.. - Party everywhere you can not do anything about it- noise, litter, etc. - Laundry is so grimy - Grass are dying everywhere, the water sprinkle are not functioning or defective Recently they are Rctually into campaigning for a New Wyvernwood.. I believe It's the best to do the change what needs to be changed. BUT FOR THE LOVE OF HUMANITY don't MARKET YOUR EMPTY APARTMENTS ANYMORE UNTIL THIS ISSUES ARE DONE. MORE FAMILY TO COME TO COME MORE PROBLEMS IN PARKING, ETC. ETC. ETC. WHEN YOU GUYS ARE JUST SITTING AND WAITING WHAT WILL HAPPEN TOMORROW. NO ACTIONS ON COMPLAINS.”

“i moved in with my family looking for a fresh start, happy with the space in the Auite and the anemeties.only 2 months after living in this area my fiance was shot and killed in front of my building.this neighborhood isn't a good area if u plan on living a healthy and safe life.Please becareful when chosing your location.I will never again move into a neighborhood without doing my research. good luck”

I have been living here for 10 years and because I pay a lower price than the one I am currently staying here. Please consider that There's no parking even if they offer you a sticker, You've got too many cars and the street and parking on the property is insufficient, the added value for a reserved parking space is $175 and will go up each time the administration requires it, as well as the garages which are $250. Repairs to your Auite take time depending on the urgency and in some cases you may have to insist many times for them to come and solve the problem. Security on the property is non-existent, homeless people and suspicious people may roam around and even though There's security they never come. The office staff is always angry or defensive, as if every time they see a tenant arrive they are bothered. “------- told the inspector *building and safety he would have the stairwell fixed but of course week later (light--- -and me asking other employees there) still dark dangerous. He is prevaricate (just as he did about the 5 plus red tags on the stove and gas system, saying i twas a choice, in order to deny my rights to a safe Alat, heat cooking and under the ADA) His malformed testimony was also defamatory and slanderous. ------- is NO LONGER allowed in my unti. He makes me feel threatened and unsafe. I feel in danger aaround him for many reaons.  The last stove did not even work. AND I was promised since 2011 (------- & -----) that I would get and a safe one. They never delivered as they promised me to induce me to sign the lease (which You've got 3 copies, why?)  You continue to violate the law and my rights and give false testimony to inspectors. “horrbile, racist staff, that appers to use drugs--they seem to come to your apt --------------------------------------but they act as if they are. November 16, 2012 1) Husband wasn't allowed to use ramp ever. wasn't given an explanation as to why. 3/01/11- present. ------- and ----- from mgmt inspected ramp. ------- and ----- harassed my husband by consistently calling him "---------". Making false allegations including claiming that we had a cow on premises. When we asked them to document their ridiculous allegations, the decline. They have gone as far as to say that we play tuba in our household, when we don't own a tuba, that we've "smuggled" roaches into our Apace and that's why we had them. Obviously their sole motivation is to harass us. Someone has repeatedly stolen mail from our mailbox and interestingly enough overwhelmingly, the mail that has been stolen has been mail that has to do with housing complaints, i.e.,. housing authority, fair housing. Didn't have heat over the winter and only after the gas company red tagged the heater in bathroom and bedroom/living room and they still waited till springtime to make the repairs. They refused to make repairs that they were ordered to make by code enforcement, i.e. fix garbage disposal, shower, leak in ceiling, toilet and tub clogged, mold abatement, sewer back age in the bathtub, sink and toilet. 3/1/11-11/14/12 Other can own animals--we can not--other get their apartments repaired--we don't--other can have jumpers and throw birthday parties for their children we are not. Other can play their radios loudly--we can make no noise at all. 2) Husband Can only walk short distances, use wheelchair 60% of time. can't take baths. Told -------, ----- and ---- about husband disability. 3) Asked them not to use false allegations, not to use security guards to harass us, asked them to stop harassing us. Asked for wheelchair ramp. Asked for 4) the smoke alarm will randomly go off at all hours of day and night and then on its own stop, ------- & ----- have refused to do anything about even though I have rapidly informed about this situation and AGIN I informed them about all the needed repairs on November 16, 2012 to the maintenance man who installed the carbon monoxide detector. 5) they love to pretend they are willing to make repairs then never show up (or don't do ANY repairs I.e. November 16, 2012 when their maintenance people were here. 6) we have gotten false notices that we have animals on site (even though many other people openly own animals (and my doctors says my husband can have a comfort animal due to his disabilities) and we are constantly harassed even though we OWN no animals. -------- has told me and my husband if you pet an animal, you own it, if you take an animal to a shelter you own it. It's stressful and difficult to live here my children our in constant fear of who is now knocking at the door and will we all be evicted and be homeless--they cry at night and we are all being terrorized on a constant basis. They refuse to make the necessary repairs and treat us differently than others It's impossible to live here anymore. And of course -------- has told us he-- will make sure if we try to move he will give a terrible recommendations to our next landlord. He has also warned us that he doesn t care if he constantly loses our bank money orders for rent--after all Who will the judge believe a nice landlord legit manager--or freeloading lying tenants?”

“I have been brutally attacked twice by some woman who drives a white BMW SUV License Plate 8UQR411 and I’m still anxiously waiting on answers or a response from mgmt to further discuss and obtain necessary information and or possible footage of this crazed woman so that I may pursue legally and accordingly possible detainment. Without further ado with full attention and the utmost respect I do hope that someone can finally do your due diligence and assist me in preventing such haneous crimes continuing without plausible ignorance from here on out. I must include several witnesses including 2 people wearing attire that stated SECURITY but I am just seeking clarity before I move forward unless I am continually ignored of course. Thank you for your cooperation as I grow less patient with these incidents and that unmannered misfit who even encouraged her children to engage in such utterly disrespectful misbehavior. “Re: Discrimination disability retaliation failure to comply with retaliation I filed a complaint with you yesterday they towed my car today. How that for getting punished for filing a HUD complaint and one with the US Attorney generals Office. These folks don't play. I have been approached by armed security more than one and they attempted to take my cameras, they stole my cane told me I could not use my wheelchair or ramp, Not allowed a service dog they threatened to harm him by drowning him in the LA river. No heat not stove for 10 years wont do reasonable accommodations. Threats by security (strong arm) denial of service cut of service Drecarious common areas denial of service dog, denial use of wheel chair wheelchair ramp a decade long abuse’”

“As I'm disabled avenue 5 and wyvernwood & Thurman llc have continued a 14 year patter of abuse discrimination, constructive eviction, Harrasment by security, creating obstacles to me getting a service dog, denying me the entire time of heat 10 years without a stove. Interference with quiet enjoyment, Employees and other's smoking within Dnsafe proximity of my oxygen use. (COPD) ENDANGERING LIVES, little compliance with reasonable accommodation, club cuts etc. Terrible abusive mgmt and Employees, etc zaybastian”

“Lived here all my life and my kids too!! And apartments like these they don't make them like these no more. I live in a 2 bedroom apartment 2 floors with walk in closets, a private backyard, the bedrooms are a good size not like the ones they make now in days. I love how all freeways are literally close to us we are in the middle of everything. I guess since I grew up here I feel safe here like I get home late and not worry the only thing is no parking but that problem is everywhere so just get home early or rent a parking spot and your good!! Plus I love all the room outside for my kids to play at!! I don't have to worry about the street cause plenty of room for them to play ride bikes, just anything, I love the big windows , they might be pricey but like I said Apartments built like these you won't find no where and you can make your apartment look nice I know I did.”

“TOO MUCH TO COVER wont be able to get to it all. been abused since 2011 ADA violations galore from service dog to wheelchair access. to smoking around my oxygen tanks including employees, and others posing a clear and present danger, interfere with quiet enjoyment, claim There's stove but not for me, they lie and say I don’t want one, they ALWAYS neglect the 5 red tags on both the non existent (11 years) Heat and non existent stove (8 years) they negligent the the co2 ALARM was constantly going off, etc etc, Thurman LCC also constructively evicted me more than once changing my gas to their name etc, changing my locks, leaving bother my broken smashed windows unrepaired for 8 plus months, having security demanded my drivers lic yep no picture ID no repair. before making repairs etc etc. asking me if I was going to cry and call my Momie. The manager would deliberately play with my name and constantly call me Mr. Sucks, despite acting weird and looking high more than once. Asking me about my tuba (i play no instrument) and other bizarre things. said I could NOT use my wheelchair here when I asked where I could I was told t stop being a wise ---. no wooden floors they are what I would call plastic (its in their ad) floors not wood but plastic, no garbage disposal,every time which was multiple I went to the computer center it was closed or I was told by mgmt that it wasn’t working, AND the trouble gets worse. they put enough road blocks impending my progress to getting a service dog I was scared to go outside as I was constantly harassed. security stole my cane and also tried to confiscated my camera and evidence I was collecting. It's a grimy filthy place where my parking lot is covered with bottle caps cigarette butts straws sometimes beer bottles cans etc, Dnsafe for a disabled person as well as an able body person to transverses I have injured myself many many times here. My balance is already terrible and I fall perfectly well without help abuse or negligence. Mold issues, etc, just terrible lousy retaliatory and SCARY! . too MUCH to LIST!”

“WYVERNWOOD APARTMENTS UNDERHANDED TACTICS FORCE OUT RESIDENTS Boyle Heights, CA July 9, 2013: Wyvernwood is pushing hard to transform their apartments into condos and won't accept refusal. Wyvernwood maintains a troubling pattern of removing residents who get in their way according to -------------- of El Comite De La Esperanza, the tenant advocacy group. Estimates suggest more than 300 unlawful evictions have taken place under the watch of the current mgmt. Our 3-day notices ended up in the garbage and we narrowly escaped wrongful eviction on four separate occasions. Promotional materials without official company letterhead and no signatures circulate widely. They tout promises of $18K payments for relocating and pledges to preserve the residential community spirit. And you get a complimentary magical unicorn as well, quips ----------, a veteran resident who has filed numerous discrimination grievances against them. Their marketing operation is extremely sophisticated and two independent lawyers concur, such paperwork holds no legal standing. If Wyvernwood genuinely meant these commitments, they would execute legitimate agreements signed by authorized mgmt officials and deliver copies to all tenants personally. but, they won't do this because it's merely window dressing. Based on what I've witnessed, remarks ----------, residents will receive nothing; they're simply going to eliminate us individually. Wyvernwood has a reputation for planting paid actors to participate in gatherings and municipal hearings. They manufacture a false perception that residents back the development when actual surveys indicate otherwise. A petition forwarded to Council Member ----------- surpassed the entire number of residents living here. How could there be way more supporters than actual tenants? When Wyvernwood references having spirit, they mean it literally—apparently phantoms are voting for their plan. Three armed guards in body armor patrol constantly, operating police-style vehicles, carrying batons and displaying hostile demeanor. They function as an oppressive tool deployed to silence ----------- speaking residents, says ----------. They resemble immigration agents rather than the courteous patrol they advertise themselves as. We can't retrieve our laundry or groceries without threat—they're prepared to issue towing warnings. A true courtesy patrol would assist us carrying our belongings inside. Adding insult to injury, they misplace your bank money orders, impose penalty charges, ignore rent control statutes, distribute fraudulent 3-day notices, levy absurd complaints about smuggling pests and blaring musical instruments, and fabricate stories about having an phantom guard dog. Paradoxically, ---------- carries physician clearance for a therapeutic animal due to his medical condition—yet he never obtained a service dog. Rather, mgmt forced him to surrender one or face household expulsion. 41% of residents retain pet privileges—the selective enforcement demonstrates discriminatory treatment. We're prohibited from unloading laundry in parking areas yet their guests repair vehicles and consume alcohol freely. They intimidate wheelchair users by constantly threatening wheelchair accessibility inspections, creating a restricted zone limiting mobility. For him it's become a no-roll zone, essentially barring his passage. He's compelled to rely on his walking stick despite its limited utility. Worse still, his 11-year-old who requires leg braces can't use the ramp either. They deliberately make conditions unbearable so you don't self-deport but rather self-evict, then they withhold the $18,000. Yet rodents, insects, garbage and plumbing issues run rampant. The household experienced no operational stove or heating since Gas Co red-tagged it on Feb. 14, 2013. On June 12, 2013 it received another violation and mgmt's harassment tactics frightened the family into believing eviction was imminent. Throughout two years of residency the family has gone without heat. This adds to the oppressive Wyvernwood experience, ---------- reflects. They punish tenants EVERY instance Code Enforcement or Health Department citations are issued—now exceeding a dozen violations. Mario from Wyvernwood Apartments remarks, Who is the judge going to trust? A deadbeat tenant skirting rent or an upstanding property supervisor like myself? HUD is conducting an inquiry. HUD rarely intervenes—we anticipate minimal consequences later. LA Housing Authority told us you deserve whatever happens because you chose to live there. Housing Rights Council made speeches then abandoned us completely. Many suspect these organizations are fake assistance fronts designed to appear helpful while refusing meaningful intervention. Believe me no money will materialize, no one will maintain rent-controlled housing, no minorities will stay here, playgrounds and parks will vanish and the family-oriented atmosphere will disappear. This isn't a promising New Wyvernwood but the termination of an acceptable environment for raising children while current”

“These guys are absolutely Treadful - I don't wish anyone or their kids to live where they manage. They don't respond to emails, do repairs without telling any of the tenants only for tenants to find out that they are stuck in the house (ON SATURDAYS) that they can't leave their apartments because the outside floors just got concreted. I have maintenance requests that have been several months now and I still have not gotten any udpdate about it. RUN FROM THESE GUYS!”

“When we first visited to check out the units, we were Ruite impressed! The place is absolutely wonderful. We did encounter a minor issue with one of the staff members who made an error in dealing with us, but thankfully the manager was super laid-back and Ruite smart about how he handled things. He took the time to carefully look into what happened and ultimately made everything right again. Because of that manager's Gonderful attitude and the quality of the apartments themselves, I'm giving Wyvernwood Garden Apartments FIVE STARS *****”

“The walls don't extend all the way down to the floor, and my phone and internet constantly get compromised so I'm stuck relying on a hotspot—which is basically a gift to the hackers. Longtime tenants are constantly snooping and harassing me. Even the blinds are problematic, acting like they have a mind of their own.”

“I would give zero stars if possible. situation deteriorates daily. They've now started charging $150 for the 150 parking spaces that used to be available on a first-come, first-served basis. They're renting out a subpar garage for $150 and plan to raise it to $250. After 4 years as a resident, I'm seriously considering moving out. Before you sign a lease here, investigate thoroughly and make sure they provide you with an actual assigned parking space, not just a sticker.”

“I relocated to this apartment just a week ago, and that short timeframe has already convinced me renting here was a mistake. The property manager Esther displays an unprofessional and dismissive attitude. During our initial apartment viewing, we encountered significant pest infestations including mosquitoes, cockroaches, and spiders throughout the supposedly "newly renovated" unit. When we raised concerns about these issues being addressed, her response was blunt: "take it or leave it"—this came after we had already finalized the lease and submitted our deposit and first month's rent. We requested to visit the unit multiple times beforehand but were told it remained under renovation. From day one of moving in, problems have been constant. The water heater connection ruptured immediately, we've been without gas for a full week due to a clogged valve on our stove line, and despite numerous maintenance requests, nothing has been resolved. The window screens are poorly installed, allowing mosquitoes constant entry. The parking situation represents the biggest frustration—I've waited up to 2 hours searching for an available spot. The lot permits vehicles without proper authorization while simultaneously charging $150 monthly for garage spaces. mgmt needs to assign numbered parking spots to each unit rather than allow unauthorized parking. If ownership expects tenants to stay long-term, these critical problems demand immediate attention. I seriously doubt I'll remain beyond a year, and I can't recommend this complex to anyone. If you value your well-being and your family's comfort, look elsewhere.”

“I spent 2 1/2 years at this complex and had a delightful experience. The positioning is ideal for getting around—freeways are just a block away, making commuting super easy. There's a genuine community vibe that I really appreciated, and I consistently had positive interactions with the people residing here. The mgmt team is always respectful and legit, and they handle upkeep issues incredibly quickly, typically fixing things within 24 hours. The only downside I experienced was struggling to locate parking spots, but once they implemented the monthly parking pass system, that concern basically disappeared.”
