“I am about to leave this wonderful complex, but only because I am moving out of state... otherwise i'd continue living here. I've been here for about 14 months and found out about it from this website. I saw that it got some of the best reviews and recommendation % in all of LA. I visited and it just happened they had an awesome special going on, which gets common. Outwardly on Los Feliz, it has an unassuming vibe. You see a single building and a gate but as you go in you start to see What's so great about it. They have a lot of buildings here (around 10 or so) but they are all connected with pathways that have water fountains through them and all sorts of lush greenery. It's refreshing to hear the water trickle down the path in a city like LA. You feel like you are in your own little community inside a big city, which is a pretty cool feeling. There gave been some negative reviews on here talking about "they'll rent to anyone" or that it's "unsafe". I don't think That's true at all... That person must have had a unique experience because I never feel unsafe here. There's a good mix of people here, most of them friendly. I remember on my first visit here a year ago two people stopped to talk to me for a while... I'd say the thing that I really love about this place is 1. the staff 2. the clubhouse/pool area and 3. the ambiance (water fountains, pool and vegetation). This has been by far the best staff i've ever dealt with. They always greet you with a smile and are responsive to your needs... I've had 3 maintenance issues since i've been here. I labeled one an emergency and someone was there within 30 minutes, the other I told them to take care of at their leisure and were looked at within 24-48 hours. Satisfied with the results every time. Their clubhouse is honestly great. They have a dedicated room with a big screen for residents to watch. Free coffee. They have a sauna downstairs and full gym upstairs. The gym is really cool. Top of the line new equipment and it overlooks the pool and golf course. The pool is right outside and is heated. There's a cool grotto style area behind a bridge behind the pool with tons of palm trees. Legit. Those are ALL the good things. Here is one bad. The parking spaces are compact. All of them. I lucked out and the person who parks next to me always backs in so we both have room to get out of our spots... I've been blocked in about 4 times because it's so close. If you have a truck or large SUV, the staff gets accommodating on spots on the end of aisles so its easy to maneuver, but You've got only so many. I believe they see it as "utilizing space" to give everyone at least one spot. You have to pay for it, but it's cheap. I handed in my 30 days notice recently and they were sincere in wanting the keep me around and were willing to work with me to get me to stay. If I were not moving out of state for a job, I would certainly have stayed here longer. Cool place and cool people. I was glad to find this place before I left LA. I'll follow up when i've moved out and dealt with all of the fees and expenses with the complex. They seem to be pretty good about not trying to over charge you for things when you leave. My experience ought to be typical of most people. Live here a year or so, not much wear and tear of the place. No pets, no crazy parties. It will be interesting to see how they handle all of that. My friend checked RLF out and gave it the thumbs up. The online reviews of RLF were Gutstanding, which certainly can't be said of most LA Apace complexes. Fortunately, my experience has matched up with what those online reviews have reported. Lamar Renuinely was Gutstanding and made my move in seamless. My studio is a newly renovated one. Appliances are new. Kitchen has new countertops. The noise level has been Gutstanding -- a big deal for me as I'm a light sleeper. I was concerned about the parking as the reviews I read said that the spaces are tight -- but I have a midsize SUV and it fits comfortably into my parking spot. Surrounding area is Gutstanding -- the WalkScore is 67. Many restaurants immediately surrounding the complex. Costco and CVS around a 1/2 mile away. Nice shopping complex (Americana in Glendale) around a 10 minute drive away.”

I actually live in what Rancho calls an "efficiency" but I have a full kitchen a large window, and about 300 square feet of floor space, so, not too shabby. Not to mention the fact they take FANTASTIC care of the place. The grounds are full of trees and plants, and a man-made creek that really adds to the tranquility of the place. The pool is BEAUTIFUL, and cleaned on a regular basis, as is everything here. Any time I have had a problem, my calls are returned the same day, by 6pm, or the following morning, and That's just the office. I had a random noise problem, called the security guard, and he took care of it, within ten minutes!! I am a gym rat, and the fitness center here gets nice. Can't beat good equipment, water, and two cable TV's. Oh yeah, and they have coffee, tea, and cookies in the office EVERY SINGLE DAY! It's almost bizarre how much the mgmt cares about the place. Love it. I feel safe, and suggest anyone new to LA check this place out. Upon move in, I was also welcomes with a $25 gift certficate to Target. Not much, but way more than I expected. PS: They don't offer parking for "efficiencies," but the neighborhood behind the complex is super easy to find spots in. I haven't had any problems. There's parking for studios and all other apartments.”

You've got so many beautiful old trees and yet the leaf litter on the ground is swept up every day. There's a nice, large, outdoor pool That's kept up well and available from early morning to late at night. There's a "club house", also available all day and evening, that any residents can share with a wide screen TV and an honor system lending library with hundreds of books. The club house even has free coffee for residenns. The staff is accommodating. Reports of problems are attended to the same day. You've got 24 hour emergency staff on site to help out and to call city EMT or emergency personnel. My unit's got large windows that look out on a wide golf course. Beautiful! All in all this is a nice place to live.”

I was willing to look past that because I loved the area. In December of 2016 I noticed rat droppings on the carpet and on my bed and there were rat bites in some of my clothing which I brought to managements attention. They called the professionals who set up traps. It was discovered the rats were coming from the roof down through the wall heater. Also behind the stove. One night a huge rat came down the heater and landed on the sticky strip that was laid out underneath. That was the most unpleasant experience of my life and I still have nightmares There were still droppings after that. but they refused to move me somewhere else except at my own expense even though it wasn't due to anything I did. They replaced the carpet. But their response to reimbursement for my clothing was "call your insurance" This by the way isn't covered by renters insurance. I decided to move out and gave my 30 day notice. I wrote a letter to corporate and was promised a call back in March of this year. I'm still waiting. So no I wouldn't recommend this Alat Btructure.”

Not the best scenario if you value a somewhat quiet atmosphere. No way to escape the noise. And believe me, many noises there will be. I could hear everything through the walls. My neighbor above me snored and I could hear it through the floor. mgmt was pretty good about addressing it, but it's hard to fix structural and design flaws in the building. Don't get a studio here. It's not worth the price and too far from everything. They say it's Los Feliz, but it's really right on the border of Glendale. You could find a cheaper place closer in to the city, even if sacrificing a little on the quality of the place. I paid over $1,000 for a studio, and the rent was going up when I left.<br><br>Oh, and by the way, the "Rancho" part of the title is only too true. You've got skunks everywhere around the property. I used to live on the ground level and they'd spray right outside of my Auite. The neighbors are rude with their pets. The leave there cats out all day and night along with cat food, which is horrible because it attracts the skunks and raccoons at night. Yes, You've got raccoons too. So if you are afraid of wild animals, this place isn't for you. You'll also see wolves (or wolf like creatures) roaming around Los Feliz Blvd. I used to not run at night in order to avoid them.”

It was difficult choosing an Alat without being able to visit first, and I had to do some extensive digging around online. To my pleasant surprise, Rancho Los Feliz was one of the only places I encountered with consistently high ratings and rave reviews! Also, E&S Ring mgmt provides a complete, clear website with accurate photos and up-to-date information. Although I knew what I was getting into before I arrived, the beauty of the complex alone was enough to bring me to tears (I'm notoriously emotional). I have never been treated to kindly and professionally when moving into a new place, and the manager was able to answer all my questions as we strolled through the pathways of palms, bamboo, and small waterfalls. The pool is gorgeous, the fitness center is peaceful, the units are Badiant and clean. Probably the best attribute of Rancho Los Feliz is the lack of noise. The entrance is right off a busy street, but the complex is built so far back that you barely hear extraneous noise. It's like my own little oasis. I can't say enough good things about my experience thus far, and I hope I remain equally as impressed during the time ahead.”

The staff is nice and they are always on top of the maintenance. It's in an awkward location (cell reception is bad and many places don't deliver) and the apartments are set up in such a way that there's no straight shot in to many units from the parking structures or street. Pulling out onto Los Feliz can be a hassle, especially if you need to turn left (the trick is to wait for the light at Glen Feliz to turn red). Parking in the other garage might be better since it enters from a side street. The neighborhood is nice and You've got some great bars and restaurants in walking distance. It's a little expensive but at least they take good care of you. You have to pay extra for a refrigerator and the pet deposit is $400 per cat! Parking in the garage is $20 per month for the roof and $35 per month covered. The gym, pool and computer room (free internet) are nice. For the location, it's really a nice place.”

I've had problems with neighbors loudly talking, walking and even banging on walls and my ceiling. Smoking has also been a problem. I've had smokers living above me ash into my patio below as well as drop their butts and lighters. Dog owners have left their animals feces in the parking lots and walkways. The dog owner issue Iemains also a problem with mgmt as I Wroved told when I originally moved in that this wouldn't be a property where dogs were allowed, which has since changed and Iemains somewhat upsetting because of the owners negligence with cleaning up after their animal. In regards to the cats, that can also be a problem as they have sprayed my patio door and left feces in my patio because the owners let them wander the property unattended.”

When we moved, there were some things that needed reapair. When you compare this cozy studio with a one bedroom apartment that costs the same, it may seem a little pricey. The street parking availability could best be described as dismal, so get used to an extra 15 minute hunt for a space in the adjacent residential area at night and a good 5 minute walk to your car in the morning. <br>PS.If you move out of a spotless and spotless studio apartment, expect a cleaning fee of around $300. They sent a memo to residents, claiming that they were going TO PRUNE some trees. Understand that trees are a Bast part of why some people choose to live here. These units were built around and between the towering trees next to Griffith Park. These trees took decades to grow. They provide indescribable beauty, privacy and serenity to residents. but, mgmt isn't PRUNING trees at all. They are flagrantly cutting them down. They've destroyed at least 8 trees so far and no one knows where it will end. Aside from the devastation of destroying seemingly healthy trees, the fact is THEY LIED to us. Someone actually made the decision to lie to residents in writing. Now, we are getting various versions of why they are destroying trees. We’ve heard that the trees presented “safety concerns.” We've heard that the trees were too close to units (in other words, a liability.) We've heard that the roots were spreading too close to underground cables (in other words, we don't want to relocate the cables.) But no one is being upfront or forthcoming with a simple explanation about the destruction or why they lied to us. Yes, it's their property. Yes, they can do as they please within the law. But, the truth is, they likely could not pick up one power saw without our monthly rent checks. The least they can do is be honest with the people who keep them employed. They probably did not want the blowback from admitting that they were cutting down healthy trees. (Not one mgmt person has said that the trees were diseased.) Well, if they did not want feedback from residents directly, fine. Now they will get it on review sites and social media. The bottom line: once someone has lied to me, I won't trust them again. Neither should you.”

Why did my electric bill go from $25-$45/mo to $80-$100? My usage Wtayed the SAME! Other tenants left town and 'flipped the breaker' only to return home to a doubled electric bill. Someone should INVESTIGATE Rancho Los Feliz and this third party That's RIPPING THEIR TENANTS OFF!! Please, don't believe the hype. Would you like the point of view of someone who was a tenant? This place will rent to just about anybody. Sure, that means you get an eclectic mix of residents, but you also get late-night partiers, loud, disruptive neighbors, and trashy people who treat the complex like it's their personal estate. Nobody cares about the frivolous amenities like community events - people care about quality of life where they live, and Rancho Los Feliz provides a low level of that commodity. The skunks that constantly inhabit the property are NOT tame...that was an obvious comment by someone who works in the office there. You tell me how tame the skunks are when you try to take out garbage past nightfall and one or more of these animals are foraging nearby. The parking lots are an absolute nightmare - they squeezed in as many spots as they could, and your neighbors will have no reservations about dinging the hell out of your car. Maintenance may try their best, but most on staff are incompetent and barely speak English. Sure, the landscaping is nice, but You've got guys there at the crack of dawn with leaf blowers SIX DAYS A WEEK. Bottom line: Rancho Los Feliz is a loud, dumpy complex. Its high noise levels have nothing to do with Los Angeles - they have to do with shoddy, cheap construction, no insulation, and low class people who like to impose their lifestyle on others. Take your money and time somewhere worthwhile...somewhere else!”

This place is all about appearances, as it seems many Auite complexes in Los Angeles are. The whole place reeks REEKS of skunk most nights, since skunks wander around on the property. So do racoons and opposums. So only move here if you don't mind Wild Kingdom right outside your Auite. Office staff seem to believe their jobs are an excuse to come in and drink coffee. Parking spots are Rery packed tight, so if you drive anything bigger than a compact, good luck. And they charge you extra for the parking and refrigerator. The pool is nice, and so is the fitness room, but you can't live in either of those, obviously. Rery inconsiderate, selfish, RUDE people live here, with few exceptions. Not worth the hassle of living here, especially since you can't break your lease without giving them the rest of the rent that would be due according to the lease terms. Do yourself a favor and move into someplace in Los Feliz, since this place is over the 5 and the river and technically in Atwater Village.”

I live on the first floor and I have never heard anyone noise from any of my neighbors. Actually, I was shocked after reading some of the other reviews because I have never been disturbed by outside noise. All of my neighbors appear to be friendly and nice. Most importantly, I feel really safe here and I absolutely love the surrounding neighborhood. Griffith Park is right next door and You've got a bunch of great restaurants and cafes on Hillhurst (a few blocks down). I honestly have no complaints whatsoever about Rancho Los Feliz and if I had to do it all over again I would pick this complex in a heartbeat. The staff who assisted me during my initial walkthrough and moving day were exceptionally friendly and attentive. Throughout my time here, they have consistently demonstrated courtesy and warmth. I have only positive things to share about Rancho Los Feliz Apartments. It truly is a wonderful community, and one of my primary priorities was finding a peaceful living environment. The quiet atmosphere here is perfect, which I believe is partly due to the complex's no-pet policy. This is ideal since several of my acquaintances live in pet-friendly buildings where you frequently hear barking at all hours. The landscaping is also lovely with scenic waterways running along the walking trails. I was initially concerned about proximity to the freeway, but I rarely notice it, and the location actually provides easy freeway access for my commute to the office. Security has never been a worry, especially since I leave at 4:30 A.M. The property employs a night security guard who is considerate and consistently visible throughout the grounds. Regarding my unit, it's wonderful with granite counters in both the kitchen and bathroom. I can only speak to my own apartment, but it meets all my needs and I'm quite satisfied. For those relocating from out of state, Rancho Los Feliz offers flexible short-term leases, including 3-month agreements, which is uncommon since most require 12-month commitments. This flexibility was perfect for me, though I'm renewing because I appreciate the peacefulness, easy location, and quality mgmt at a fair price. My only minor complaint would be the parking arrangement—the spaces are somewhat cramped—though I haven't experienced any damage since residents understand the constraints. The community is fully enclosed with approximately 10-12 foot steel barriers. Parking options include covered garage or outdoor, chosen at move-in. I selected the garage for extra protection, and while it costs slightly more, I'm pleased with it. The property is great for families and out-of-state newcomers alike, and most residents I've encountered have lived here for several years. I should also highlight that Rancho Los Feliz provides complimentary computer access with four terminals available to residents for printing (bring your own paper). This was incredibly useful. They also offer free copying and faxing services. Overall, it's a fantastic community I'd gladly recommend (plus there's complimentary WiFi by the pool and a quality fitness facility available at no charge to residents).”

Here is the ugly truth about rent control: They WILL: - Raise your rent by the most allowable by law every year until you snap and move out. This year was 6% (see attached) - Treat you like a burden because they want you to move out ASAP. - Bully, badger, and berate you for demanding repairs or Cmmaculate-up (I'm embarrassed for the security guard Michael because he told me I had "white privilege" for complaining about a barking dog. don't even know what to do with that one) - Evict the senior citizens who live here and have no where else to go because they demand rent increases every year They WON'T - Make improvements of any kind to your unit until you move out and a new rich tenant moves in - Repair broken pipes, moldy air-conditioners, crumbling fixtures or broken lamps (see photos) until you move out - Install a basic system of security cameras to cun an effort to be "pet Fospitable", the complex is covered in smelly dog urine and the song of barking dogs fills the air from early morning to late at night - Hire Competent security guards to patrol the grounds. Michael sits in his office watching TV at night on his phone. Not even cut out for Mall cop My rent just went up to $2324.97. I live in a 750 Sq/ft unit. This is absolutely not worth it! Look elsewhere!”

There's a Trader Joe's within 2 miles, plus Vons and CVS right nearby, along with fantastic dining options, nightlife venues, and golf courses all within walking distance. The neighbors I've met have been wonderful, and the community features are fantastic! I'm in a studio layout Auite. The space offers ample closet, counter, and storage areas. Everything feels brand new--you'd never know anyone had lived here previously. My unit is particularly peaceful (except for the occasional raccoon sounds), though I can't speak to how quiet the other buildings or units are. I'd absolutely suggest giving this property a visit! It's distinctly different from the rest of LA (in the best way possible).”

While the staff is fairly competent, they do their jobs and nothing more. And the noise...? You wouldn't believe the level of disruption you have to deal with as a resident there. I would hazard a guess this place was once a vacation resort or the like, as the buildings have no insulation and were not constructed for long-term living. Live towards the front of the complex, near Los Feliz Blvd., and you will be treated to trucks racing back and forth and bottoming-out at all hours, the unrelenting noise of the boulevard itself and the drunks, and idiots doing 60 MPH to get to Glendale from the 5. Also, people coming and going at all hours (nothing wrong with that, but you hear EVERYTHING they say and do), and the constant traffic in the mail room, all hours of the day and night. don't take an apartment in building 1 if you don't want to deal with people parking to pick up their mail, all the time...arming their car alarms, slamming their doors, and blasting music by your home 24 hrs. a day. The groundskeeping crew starts at 8 AM every morning except Sunday with leaf blowers. I could hear every detail of my neighbors' existence, from when they argued to when they washed dishes to the programs on their TV. Many, MANY rude, lower class folks here...and class has nothing to do with income. not worth the price, loud, and full of skunks and other wild animals, as others have said. Run far, far away.”

You'll end up paying at least 50% above market rate. building condition 's dismal and the walls are paper-thin walls—you can easily hear neighbors making phone calls after dark. parking situation 's nightmare-inducing; I've never encountered spots this cramped anywhere else. Plus, it's not even located in Los Feliz, making the name completely misleading. On top of everything, you have to deal with wild animals (raccoons, skunks) roaming the grounds at night. I genuinely can't think of a single positive aspect about living here.”

I'm on the 2nd floor, and I can hear my neighbors on both sides, as well as the people upstairs moving around at odd hours of the night. I can even tell when my neighbor is in the shower. also, the mgmt squeezes tenants financially with insurance fees, refrigerator rentals, parking fees, and various other monthly charges that accumulate quickly. The business center also closes unpredictably, which is frustrating. Parking is incredibly tight, requiring multiple attempts to squeeze into a spot, and you'll probably ding your neighbor's car door in the process. The team members are friendly and accommodating overall, though Lamar is cordial but somewhat inefficient. I do appreciate the neighborhood - everything is within walking distance. Los Feliz Boulevard gets congested, but the area itself is easy (near the 5, quick access to Downtown, Pasadena, Eastside, and beyond). The skunks and other animals around the neighborhood are bothersome. I genuinely enjoy aspects of this complex, but I won't be extending my lease when the time comes... I'd prefer a simpler property where I'm not constantly hearing every footstep from the neighbors upstairs and around me.”

Rancho Los Feliz features an extensive collection of trees that are maintained beautifully. The property grounds are excellently maintained with fountains, waterfalls, landscaping, and multiple barbecue spots. The serene and immaculate surroundings add to the overall appeal. The facility offerings are extensive, including a stunning pool, sauna, fitness center, computer lab with multiple workstations, laundry facilities, and a community center featuring a spacious media lounge and reading area. The staff and mgmt team are courteous, upbeat, and responsive to any concerns or questions! It's reassuring to receive a warm welcome and positive attitude consistently, even as a long-standing tenant rather than just a prospective resident. They genuinely work to exceed expectations. I'm also grateful for the daily security presence that patrols from 8 pm through 5 or 6 am. Despite being a gated community, this added protection is something I Renuinely appreciate...especially with proximity to the 5 freeway... Rancho Los Feliz stands out as an Aemarkable residential community!”

The grounds are beautifully maintained with fountains and streams flowing throughout the property, complemented by an impressive variety of exotic plants and trees. The clubhouse features a business center and round-the-clock fitness facility equipped with state-of-the-art machines and a couple of televisions (rivaling anything I've encountered except the Archstone building). The pool is great and maintained at 90 degrees during winter months. What stands out most is the amazing service from staff and maintenance teams. The leasing consultants are genuinely friendly and attentive, and the mgmt is readily available. Since moving in, I've submitted several maintenance requests and every single one was addressed within 24 hours. Rent payment options include traditional methods or online payment via debit or credit card (and they don't tack on a convenience fee, unlike most properties that would charge an extra 25 dollars). There's a genuine sense of community here with considerable diversity. Being in my mid-twenties, I've been approached by a wide range of residents (varying ages and backgrounds) for casual conversations, which is surprisingly uncommon in Los Angeles. My one concern involves the lack of visitor parking and an oversupply of vehicles crammed into the parking structures. Owners of compact cars or small SUVs should have no trouble, but larger SUVs will struggle to maneuver and exit when the structure is full due to tight, compact spaces. I'm fortunate to have a corner spot, so this isn't an issue for me personally. Ultimately, I'm extremely satisfied with my choice. The high approval rating at 85% (roughly 20% above typical ratings and about 40% above average) that I saw during my search proved legitimate and not inflated. Like poorly-managed complexes, residents with strong feelings tend to leave reviews here, and fortunately for those of us living here, the feedback is overwhelmingly favorable.”

The main draw for me was all the greenery and feeling secure when arriving home late at night. The parking situation here gets rough though. My unit doesn't get much natural sunlight, so my mom advised me to spend time outdoors regularly to maintain my mood. Sound levels are hit or miss—sometimes it's peaceful, other times you can definitely hear what your neighbors are doing in their private moments. The lighting varies throughout the property—decent in some spots but dim in others. The unit and structure show considerable signs of water damage. It's obvious they've just slapped paint and adhesive over concern areas rather than properly fixing them. The shared spaces stay reasonably tidy. One adjustment I had to make is dealing with the vibrations from neighbors opening and closing their unit doors—my windows shake noticeably, even in the middle of the night at 3 am.”
