“DO NOT RENT HERE! This place is horrible!!! *Rats and cockroaches all over. Homeless coming in and out. Our car was broken into. Our mailboxes are broken into and left unsecured and packages are left out and stolen. Doors that are supposed to be secured are propped open. Needles left in the grass. Most of the amenities they tell you about initially cost more money to use. The gyms have broken and unusable equipment. The pools are nasty. The sauna doesn’t work. The elevators are always broke. Cars just parked for hours at night in front of the parking garage making it hard for those who live here to pull in or out. UNDERAGE PEOPLE DRINKING AND DOING DRUGS BY AND IN THE POOL!!!. Security gates always being broke and left open. Random people hoping the fence or being let in to chill in the common areas. *Massive amount of unsupervised children under the age of 7 running rampant in the halls playing ding dong ditch, pulling fire alarms, banging on walls and doors, breaking elevator buttons and safety doors, leaving trash and spilled food in the hallways and just walking into other people’s apartments without permission. *The disruptive noise in the hallway and at our door has caused me to lose sleep and elevate my stress levels. The homeless and random people along with strangers just walking into other my apartment leaves me feeling unsafe and has caused massive anxiety. My car being broken into and the loss of sleep is affecting my work and schedule. *I have repeatedly contacted management via in person verbally and by email with little or nothing done and dismissive attitudes. *I whole heartedly regret moving in here and will be seeking legal counsel.”

The leasing team is very friendly and they promise you the world when you look and see, however, once you move in you will be ignored by Orsini staff. Many residents rent their apartments out with AirBnB which makes the place seem very unsafe since there are strangers everywhere. In addition, the elevator was broken for over four months. Residents had walk up stairs (up to 7 flights) during the entire summer.throughout the entire summer. Avoid this place and all of their other apartment buildings.”

My previous overall experience has been a 3/5 at best (rent increase during a global pandemic despite no amenities, non-working elevator for multiple months, my reserved parking spot being used by other guests, repeat false fire alarm pullings), but over the past couple months the experience has been unbearable.... we've had an infestation of cockroaches and the management has had blatant disregard for our health and safety. We've had cockroaches throughout the entire apartment (even seeing them in our coffee maker, toaster, sofa, etc). 4 pest control evaluations/fumigations have been performed over the past couple of months that have required a full "prep" of the apartment, making the kitchen completely empty and unusable. Finally at our many requests for an evaluation of other apartments, other affected apartments have been found and are being sprayed. During this time, my roommate and I, both resident physicians in the hospital, have been mostly living with friends and family and commuting to work. Management has not allowed us to have any communication with the pest control company or corporate and have denied requests for rent reimbursement, withdrawing from our lease early, or switching to an alternate apartment. We continue to have difficulty reaching management via phone and email and then are told by unsympathetic managers that failures of their third party pest control companies are "not their problem" and that living elsewhere in the meantime is a "choice" despite the fact that we work long hours in the hospital. There are many apartments in DTLA, to preserve your time and sanity, look elsewhere.”

I've had situations where my electric key stopped working for my apartment and I was locked out for a day. Also- my AC broke in the middle of summer and I was left without any one to fix it for 2 days. Horrible! - They test their alarms multiple times a week where the alarms in the entire apartment go off for hours at a time! It’s so hard to work from Home with this constantly going off. - I’ve had packages stolen because they literally make you pay for lockers or they will Leave your packages in the open for anybody to grab. - I was double booked in a parking spot for 2 months upon moving in (me and another tenant would often park in each other's spots and the office had no way of fixing this) - The apartment complex is always dirty. They purposely try to make the outside of the apartment appear much more clean and elegant than the inside of the apartment. BEWARE of this! - Residents often leave trash around the floor ways and hall ways and typically the trash is left there for days. It's actually appalling how an apartment complex could charge $2,000+ for a 1 bedroom and still force its tenants to go through these below par standards. Leaving and NO way I would re lease with them.”

This has happened many times, I have been waking up by noises from upper apartment. I think it's just that one f*** neighbor's #613 too loud, but I don't even know where to complain and where to get it solved. And when we moved in the light bulb was cracked, one of the water switch was broken as well. But the maintenances team is fast, so that's a good thing.”

Please view photos and video! They gave me another apartment and charged me even more whilst I was living out of boxes! The apartment was right by the apartment bridge and I couldn't even open the blinds during the day. 3) In January I went back to my apartment and the luxury apartment as they call it had a leaking ceiling for 3 months!!!! Again view emails and dates! I had to walk around buckets! 4) In August my lease was ending and I went to them asking for a small raise so I could stay. First of all they even raised my rent twice in one year, now they usually respond really late so by then you're forced into a lease! So I went 2 months ahead and pushed really hard for a response but they responded 3 weeks before my lease was up and when they didn't hear from they started emailing and emailing me and eventually offered a $50 raise but of course by then I had moved! 5) They have a moving out agent that visits your apartment and she told me that my apartment was in good shape and if I make sure it's really clean when I move out, I'd get most of my deposit back if not all. So I cleaned it better than I have ever gotten any apartment from them. When I moved in, the apartment was far from clean, actually it was so bad the resident services agent then offered another cleaning after viewing my photos. Please view the footage for how clean I had the apartment, I didn't even leave a tissue behind! 6) When I returned they key I insisted they would come with me to view the apartment and I was told that was not possible....!!!!!! So a month later I get a check for $16 out of $500! Now if you view the photo of their break down you'll see the cost for painting and materials. Incidentally, I paint and even if they had purchased the paint from an art shop and had purchased high quality paint it would have cost around $30 for that one line which was stenciled on not to mention that a small can of paint (32 ) at $14 that would have coveted ten of those lines! All other supplies cost around $20 at most. They are more than enough to paint over a line! Please view photo. 7) Further more there is a SanDiego Firm in court currently suing on behalf of 11,000 tenants that never got their deposit back! I will be going to City, the mayor and. Contacting all legal services! I'm a student with health issues and disabilities! $500 is not much but it's a lot for me and it's a matter of principle! On a final note they shamelessly wrote a check for $16.13 out of $500! And since google won't allow me to post certain photos of emails, my apartment was leaking from the ceiling for 4 months and I was walking around 5 -6 buckets in a small studio! They were sued by a San Diego Law Firm due to not returning 11,000 residents' deposits!”

To be honest I wrote that review because I appreciated Jennifer Esquivel so much for being the ONLY person at the residence office at the time to show any type of humanity. She is no longer at the Orsini as their turn over rate is so high that it will make you dizzy. It's going to be 2 years since I've lived at The Orsini. Yes, the building is gorgeous and the amenities are great (unless they have been shut down like the pool at the Orsini I b/c they are "remodeling" in other words saving some maintenance money for the summer). I've never lived at a place where the residence office acts against you instead of for you and doesn't protect you as their resident, even though your rent pays them. The owners of these buildings are the most horrible people on earth and I am convinced they either under pay the people at the residence office or pay them off to be just as horrible to the residents. Except for Madeline and Earnest who are helpful and kind, this place has brought me to such high levels of stress that I am now in therapy. CAROLINA AYALA is rude, mean spirited and rather argue and LAUGH at her resident's problems than to find a solution. The bad things I have experienced since moving in are the following: 1. Fire alarms go off in the middle of the night in all units and all rooms at least 2x a month with not one being a real emergency. I'm not sure if people are pulling the alarms in the hallways but I've seen people come out of their apartments with their toddler children only to later find out it's a false alarm again. I spoke to Carolina about it, she said there's nothing they can do that's a seperate company. 2. My niece was visiting and before she went to pick me up from work at 11pm that night she locked my bedroom door. They never gave us a key to our bedroom doors and she didn't know, so she locked the door. When I asked security to please call maintenance to open my bedroom door where my bathroom and all of my belongings with my niece's luggage are, maintenance refused to come out. They said this wasn't considered an emergency. I had to break the lock. It took them 3 months to come and fix the lock after I BROUGHT IT UP. 3. They kept charging us for Gas and Electric when we have Gas and Electric with a seperate company. This happened for 3-5 months until Carolina got tired of arguing with me via email and had it stop. Again, it was out of her hands because it was a seperate company. 4. Dog poop on the hallway carpets and elevators. They said they couldn't do anything about it because they didn't know whose dog it was. 5. They overcharged us $100 for rent and said the only thing they could do is discount the amount the following month because it was a third party company who overcharged us and it was out of their hands. The next month came; surprise surprise no discount nor refund. After going downstairs to the residence office and speaking to Madeline she got the third party company to discount my rent for the amount they overcharged. Thanks again Madeline. 6. They towed my car from my own building. Yes I admit I parked my car closer to the elevator because I was bringing up some heavy groceries and I left it right at the spot where a BMW was ALWAYS parked overnight and during day for the past month or so. It wasn't anyone's parking spot nor was I blocking any cars from going in or out. Since not only this car but other cars do this ALL the time I thought I was fine for a couple of hours while I put groceries away and made breakfast. My car was towed and I asked security why didn't they call me to warn me since I am a resident whose car license plate, name and phone number they have, as they asked for this specific information in May. He said "you didn't have a permit," I let him know they never sent nor mentioned a permit. I thought they were keeping a log of residence license plates to prevent these things from happening. Mind you NOBODY has a permit on their cars Lol. I paid $300 today to get my car out, keep in mind I just paid rent. I just want peace Orsini. I just want to come home and be in peace. CAROLINA AYALA please get another job working with machines, you're not made for this job nor human interaction sweetie.”

The apartments are over priced for how small they are. I paid 2,050 a month for 600 sqft. PROS: The amenities are the only good thing about the building if you decide to use them. They have a pool jacuzzi basketball court and gym. CONS: never got a chance to use the jacuzzi because it's always dirty. The alarms go off in the building at least 3 times a month. Alarms go off in the halls and your apartment. You will hear doors slamming in the halls because of these alarms. Also be prepared to have it wake you from your sleep all times of the morning and at night. The apartment complex is so big that it's dirty. They have janitors in the complex but there is only so much they can do to the place. Hallway carpets are gross, cobwebs, and trash all around the building. The orsini reminds me of a college dorm because there are too many young people. THE ELEVATORS ARE ALWAYS BROKEN. There are many homeless people living in all areas outside the building which made me uncomfortable a lot of the time. If I could do it all over again I would have listened to the bad reviews and not moved in.”

Don't get fooled by the pictures and the looks of this place or even the reviews they awkwardly/strongly encourage/ask you to do it prior to or just after signing a rent - it's SO bad I would give zero stars if I could! When I first stopped at The Orsini, I was so desperate trying to find my next place to live that I didn't mind the fact that I was told I could do a 6 month lease, they printed a 8 month-deal and then ended up giving me a 7 month rental (because I complained) instead. Or even that my agent kept talking about how nervous he was next to me because he thought I was pretty and even made me promise I would have a glass of a champagne bottle he said he would buy me so we could both celebrate my move - IT WAS THAT INAPPROPRIATE! The day that I was moving in was super stressful - I couldn't exactly find my unit (good luck trying to locate yourself through those hallways) and there's really no one to help you. My keys weren't working, I had to go to the office to ask them to open the door for me, said it was urgent because I had about 30 minutes to return a car before the Uhaul place closed and the person who spoke to me couldn't care less about the situation I was in and said (after finally opened my door) she would send someone to help me with the bags as I had to leave them at one of the parking lots while my friend was going to return the truck, but as the help never came in, I had to do it all by myself while also fearing I would get all my stuff stolen as there was homeless people in the parking lot. EXACTLY: HOMELESS PEOPLE INSIDE THE PROPERTY! You know it's downtown and the issue exists, but you would expect to be safe at least inside of your own building. To me, safety is an important thing and I was very specific when asked my agent(s) about homeless, the people who live there, etc. Ever since I moved in (6 days ago), I had 2 or 3 unpleasant encounters with men inside the property that made me fear for myself because they verbally sexually harassed me - if you're a woman, you can literally feel like a piece of meat walking in front of hungry wolves around there. Two days ago I decided to take my dogs for a walk and there was this guy that could easily be a homeless or a resident (it's a very ------ community, so who knows?!) smoking in the grass area, who kept making me questions about them when I was clearly avoiding his presence, asked if he could take pics of me and the dogs when I said no and then ended up yelling that I have a nice body when I was leaving. There was a homeless man playing - and dancing - music out loud in one of the parking lots last night and I had to rush while walking back to the next entrance door because it was around 11:30pm and there was no one there but me. The "public parking" gate stays open ALL DAY, there's no security at all and as my unit is the closest to it, imagine how awesome it feels to know that anyone can get in and out of the property and be this close to you and your apartment. Regardless of the homeless and harassment issues, the buildings are also not well managed/maintained - there's a dead cockroach in my hallway for days (zoom the C-Jang mart pic), it's common to see trash and dirt while walking through the property, the elevators are old and slow, not every door can be opened by your key and THEY NEVER PICK UP THE PHONE, NOR RESPOND YOUR EMAILS! After I moved in, I asked them for the floor plan of my unit so I could have the right measurements in order to buy some furniture and they said they don't have it. Like how come you don't have it? It's your building and you sell those rentals all the time! Everytime you need something from them, you have to basically get in the office and hope they're going to come and talk to you, but they keep having side and personal conversations instead and something simple might take up to an hour for you to solve! Police comes to the building everyday and it's a shame that they're not completely honest with their future and current residents about the reality of this place. And if it wasn't enough, I paid $1,685.28 for what was left of august + september's rent + application fees + safe deposit and although my next rent is not or it shouldn't be due until october, I still got a "when rent is due" email, which I forwarded it to both Ryan and Nicole and none of them ever replied to my message. I tried to create a login in the website so I could see what's going on and the system wouldn't recognize my name, last name, email and/or cell phone. Then I had to go to the main office and speak to the manager Jennifer to explain what was going on and that I wanted to break my contract - she was really nice, but I'm still waiting for her call back informing me about their decision(s) regarding the penalty fee. My move-in date was August 27th, today is September 7th and I already want to move out. And guess what? They said I'll have to pay around $2,500 as a penalty for breaking the contract even though this is a nightmare of a place and I literally spent 6 nights in my unit. Don't live here (specially if you're a girl)! It's not safe and you're going to regreat it just I am regretting it right now. Seriously, READ THE BAD REVIEWS, because all the good ones were written because they ask people to do so when they're seating right in front of them! And if despite of all the bad reviews you're still not convinced or just don't seem to find a better option, you should at least know that the California State Law provides early termination rights for tenants who are victims of violence, stalking, abuse, the rental unit is unsafe, your landlord harasses you, etc. So don't rent in there, but if you do, know that you're protected by both state and federal laws. I'll sue this place.”

Never have I felt so disrespected in my life as have my friends. This guy(in the attached photo) is NOT FIT to be security and I have videos, pictures and witnesses to prove it. However I would rather not get law enforcement involved as I am a bigger person and I have faith that the Orsini would take care of this issue and actually make good business decisions. I have videos of him harassing me, calling my friends names, pushing my other friend into the elevator and aggressively shoving him out the door the whole 3 years I have been at the Orsini. I do not wish to file a case or get the 30 others who have been constantly harassed by him involved unless I have to. I'll give the issue another month, and if it is not resolved and he is not fired I will be going full force with the evidence which will lead to him never being able to get another job because of the assault and aggression which I have pictures and video proof of. Other then that, everyone else at the Orsini seem to have a good head on their shoulders. The building is a lot cleaner then it used to be, which is appreciative. I believe they have gotten a better cleaning crew which is a plus. The only 2 problems this place has is this security guard which doesn't know how to do their job, or do it without harassing people, and the fact that apartments still get broken into. That's the only downfall. Move in at your own risk. ALSO "The Orsini" doesn't want any negative feedback, so they will stop at nothing to delete your reviews if they don't meet their standard. But I will continue posting until the issue is resolved.”

I talked with the Management and they have been telling me that they will finalize my check they will take out the amounts which they charged me as an extra but they haven't done it. Every time I talk with them they say: 'so sorry about it we will call you back in 2hours, we will finalize it today by 6 pm, we will call you tomorrow...etc' and never called back. And another manager sent me another e-mail which says that I owe to them also she wrote me that SHE DOES NOT BELIEVE THAT OTHER MANAGER CONFIRMED IT. They never reply you by emails to not to have any evidence. Also by a chance I reached the guy who was living in my unit before me. Management also charged him for the same things. Everyone tells different things in the management. When you go to resident services to concern about the rats, they tell: 'WE ARE LOCATED IN DOWNTOWN SO ITS NORMAL' The best thing they do, they reply all the YELP REVIEWS. So watch out do not believe them after taking the tour! They only show you clean parts of the building!”

Potential residents specifically seeking pet free communities rejoice when the website says "NO PETS". Unfortunately the fine print says "but not on the weekends" building attracts lots of students and transients that live here because of downtown "lifestyle" whatever that is. It is a "luxury" property so I guess a lot of people here for the lifestyle confuse this for a resort with round the clock cleaning staff and do not place trash in the shute, pick up pet poop nor leash their animals that per the website and lease should not be here. Been here just over a year and it appeared management was working on tenants "sneaking" in pets, but it has become glaringly obvious occupancy rates trump comfort and safety, the two reasons I seek pet free communities. There are barking and whining dogs starting at 4:30am through midnight most days (I try to work from home). In addition to the annoyance, I am afraid of dogs having been attacked twice as a child. I am also slightly handicap and cannot run, so I am forced to carry a taser because of all of the (unleashed) dogs on the property. The property is beautiful if you can stand the dog noise and marijuana smoke in full force most weekends. Management claims they are working on the dog issue but use wording that indicates not really. Resident services is a great bunch of young people that are polite and generally get small tasks cared for. Most of the service staff is polite as well and work quickly, just a few lapse into Spanish when you make a request the don't seem eager to do (pick up dog poop). Management is not on site evenings and weekends and it shows.”

I had met with Marissa and she was so helpful, kind, understanding and very detail oriented in answering all of my questions. There wasnt a doubt in my mind that I wanted to move in here. This being the first time living on my own, I was to say the least, a bit scared, and the process was exhausting due to my own faults, but Marissa was very patient and understanding every step of the way. I absolutely love all the amenities and the security. I love that they also offer package concierge, so that I am confident that all my packages are safe and will be there when I get home. Everyone is courteous and I love the location. I also love that there is a balcony and especially the fact that there is a washer/dryer in the unit as well. I was a bit hesitant in living in LA due to the noise, but its actually surprisingly less than I expected. Overall, I would definitely refer this place to anyone and anyone would be lucky to live here!”

The resident service were HORRIBLE, someone broke into all the mailboxes which I had packages STOLEN from there and resident service never did anything about it, I cut my foot at their pool on glass (prob from all the alcohol people bring down there) and they made ME pay for all the blood that came leaking out my foot. Then at the end I was hanging lights up on my balcony on the 6th floor and I fell 6 stories that's 60 feet + I broke every bone in my body, fractured my skull, broke my pelvis, back, infused my spine, arm, and both feet...because I was alone out here I had to go back to Boston to heal so I had to leave suddenly but my lease was up anyways. So while I was at the hospital my mom packed up my belongings and we left. SIX MONTHS LATER I get an EMAIL stating I owe close to 3,000 $ now I read the reviews of this place and MANY people said they did the same thing to them. I didn't owe any money I paid my rent, and my mother talked to resident service when she returned the keys and they tried to make her pay more money but my mom isn't dumb and told them they sent a letter saying if we were out before a certain day then we didn't, after Adam (the manager) had to "double check" he came back and said we were ALL SET!!! Now 6 months later they want to charge someone who can't even walk, has brain issues, and doesn't even have a job at the moment 3,000 dollars. This place is a joke and JUST WANTS TO TAKE YOU FOR ALL OF YOUR MONEY, its over priced and homeless people sneak in all the time and sleep in the stair way.
