“Great place to live. Everything was clean and the place looks really nice. Great management team too. Josh is the main manager there. Cool guy!”
— 7266 FRANKLIN AVE · Hollywood Hills“Really great apartment complex. Decent price, relatively quiet building, kept really well. They just sort of redid the front office and put in a gym. It seems to get nicer the longer I'm here. And they haven't raised my rent. Building manager and staff are very attentive.”
— 7266 FRANKLIN AVE · Hollywood Hills“I've lived in Summit since Spring 2009. I love it here. Great location, the Metro Red Line is a short walk away, good food is along Hollywood Blvd. Great rooftop pool and views. My apartment faces Franklin on the 1st floor. The landscaping out front and elevation provide plenty of separation and privacy. It's not noisey at all; however, some things occuring on the street generate interest... but purely for entertainment. Runyon Canyon is cool... great place to take a walk. Some people call it a hike. The views are fantastic.”
— 7266 FRANKLIN AVE · Hollywood Hills“Moving back East for work or I would be staying. Problems are rare and taken care of ASAP. Mike is nice guy and an excellent manager. (Just don't knock on his door at night, as I did when I first moved in, and ask a stupid question about your apartment or all bets are off. Sorry Mike, I couldn't resist!) Juan, the maintenance man is sweet and does a great job. I'll miss the roof in the summer!! My only complaint is that I wasn't able to get Direct TV because my balcony didn't face the right way. Good bye Hollywood, I'll miss ya.”
“Hi, I'm the real manager. This is a great building and we have a great staff here. Well...except for my assistant, Jason. (Don't tell him I said that) Come check it out for yourself. Feel free to bring coffee.”

— 7266 FRANKLIN AVE · Hollywood Hills“Great place!! Dishwasher, pool/hot tub on roof, 2 parking spots, fireplace and a patio...not bad. If I move back to H'wood, I'm moving back in. Mike and Juan are the best. They probably have to deal with knuckleheads on a daily basis and I applaud how they handle them. The bulding and grounds are always clean and any problems I report are taken care of.”
— 7266 FRANKLIN AVE · Hollywood Hills“My fiance and I have lived at the Summit for over a year now and we will definitely miss it when we leave LA. The apartments are large and reasonably priced and the staff has always been very friendly and responsive. Our unit has a 2nd bedroom/office, a whirlpool bath (in addition to the roof top pool and jacuzzi) and extremely high ceilings which make it feel more like a real house than an apartment. My only real complaints are about the idiot parents who let their brats splash people trying to read by the pool and a former upstairs neighbor who used to bang on his floor to let us know our music was too loud or our BBQ grill was smoking him out, but that a-hole is gone now and we haven't had any issues since. Overall the residents are mostly cool and if you're really really lucky you might spot the odd French (or maybe Russian) chick going topless on the roof. Finally, when our lease was up they let us go month-to-month and waited a few months to raise our rent, and even then it only increased $75. I can honestly say that we would move back here in an instant.
”
— 7266 FRANKLIN AVE · Hollywood Hills“Apartment living is a give and take situation. The good points are the location, the pool and hot tub on the roof, Runyan Canyon proximity, Juan the maintenance man, and Mike the manager is pretty cool. The down side is mostly that you're sharing paper thin walls with your neighbors. It all comes down to chance whether or not they're cool. We happened to have a not-so-cool neighbor. After three and a half years here we're being kicked out of the building due to noise complaints. We were not abusively noisy, it's just a poorly built apartment. Plus we lived on the inside of a courtyard where the sound carried and amplified. Beware the noise. I can hear my neighbors phone ring and I can hear when their radio is on. I had to buy some nice headphones and retire my speaker system, but now we're off to live in a house where we can truly be free. Good luck with apartment living. I'm done with it.”
— 7266 FRANKLIN AVE · Hollywood Hills“This is my first living place in Hollywood and I must say that it is a decent place to live. It is a great location. My friends can always find parking on the street. It is steps away from Runyon Canyon. The views from the roof are amazing. They've got a pool and a couple grills for impromptu fast burgers and a dip. The hot tub could be same temp as my bathtub sometimes (See what you can do Mike), but overall the management is reasonable and approachable. I'm gonna miss it when I leave.”
— 7266 FRANKLIN AVE · Hollywood Hills“Great place if you enjoy listening to your neighbors 24 hrs a day. Televisions and stereos can be heard constantly. The walls are so thin I can literally hear my neighbor snoring at night. Several complaints have done nothing to rectify the situation. Better get yourself a good pair of earplugs if you want to get any sleep at all. Absolutely horrible, who builds an apartment building with paper walls? I can't wait to move!”
— 7266 FRANKLIN AVE · Hollywood Hills“The noisiest building in Hollywood. Also, quite dangerous. Cars are often broken into or outright stolen from the "secure" parking garage. The manager, Mike, evicts those who complain. Furthermore, excuses are made to keep security deposits even though an apartment is left in very good and clean condition. If you move out of town, you will certainly lose your security deposit.”
— 7266 FRANKLIN AVE · Hollywood Hills“I've lived at this complex for over two years and still live here and have many of the same problems I've had since I've moved in. e.g. My toilet continues to overflow. They found out that there was a problem with my bowl but will not replace it because I didn't note it the first 3 days I lived there. The onsite manager Michael is never there to help. They also told me they will take the repair fee out of my deposit because I didn't claim the problem in the beginning.

I have to knock on my neighbors door or wall constantly. Little did I know how thin the walls are here compared to my last place.

There have been so many break ins that management thinks if they just put a not by the mailboxes asking residents to beware that will fix the problem. How about some real security?

And fix the fire alarms please. There's a fire drill once a month because someone pulls it.

Suffice it to say I'm moving.”
