(3 treadmills, free weights and weight station, 2 ellipticals, 1 bike, crunch bench, yoga balls, workout mats, 2 large-flat screen t.v's) -Fresh paint/clean carpets for move-in -Btunning walkways with lush greenery -BBQ station (this was a lot of fun to just run outside and start up the BBQ for a quick BBQ chicken dinner!) -staff's super friendly, and quick maintenance -You can drop-off your mail/netflix right in the lobby -Fresh, yummy cookies are always in the lobby and if you like coffee, There's free self-serve coffee and creamers of your choice in the business center! Ways to improve: -You've got only two computers in the business center and they're a little outdated and slow. but I used them often for a quick print job. -The studio apt stove's pilot has to always be on, so It's constantly giving off heat which can be too much added heat in the summer. I moved to L.A. from out of state back in mid 2010...It's hard looking for a spot when you don't know anything about the city and rent isn't what your used to! After a couple weeks I finally came across Villa Vicente. Not gonna sugar coat anything...I was skeptical about the area cuz I heard sirens and stuff my first visit. Little did I know was that the community is 5 mins from a trauma center at Cedar Sinai HA! The area across the street is kind of shady looking too but I soon realized that's just L.A., everywhere you go here there's always a nice place within sneezing distance from a hudded out place. LA is overpopulated and everything is old here...so it's to be expected & you learn to deal with it...it builds character HA! Anyway, I was advised by the leasing person to go ahead and check out the activity for the address by going on the LAPD website since I wasn't familiar with anything. I didn't find anything alarming...my only concern was parking. They have covered parking and a courtesy patrol available here, so that put my mind at ease. still I liked what I saw in the community, and after a second look I liked the location! I figured this place is central, I can at least settle in and then get familar with the city. A year and a half later, I haven't left! Villa Vicente is by no means The Ritz Carlton, but it's a nice place, clean, decently priced and a hop skip and a jump from everything! The staff is great, maintenance is awesome and it's rent controlled so the last thing you gotta worry about is rent...unless you don't have it! Just so you know...I haven't experienced any shady dealings since I've been here thank the Lord! I love my Anit, I get my swim on during the winter and my fitness on to prepare for summer...:P So, if you're looking for a chill place with all the trimmings and really don't want to spend an arm and a leg to stay in Beverly Hills, I would definitely reccomend Villa. P.S. BH is just 10 mins away if it means that much to you...:P”

It's gated and secure, they just did a lot of remodeling too. Maintenance requests always done within a few days if not same day. If you are looking for space this place isn't for you, but if you are looking for a good price and amenities it's great. Cell reception for a lot of carries isn't good and the neighborhood isn't the greatest but it's a fairly central location in LA to get anywhere you'll need.”

First off, Ernest was stranger than strange (the man in the leasing office). These people weren't exactly the friendliest. The ROACHES were bigger then the palm of my hand (no joke) and I lived in #181 in the back by the parking garage. That could have been an issue I'm sure. But these suckers were craling out of the commode (they would swim up into the toilet bowl from the drain) and when I would get up in the middle of the night to use the toilet (yes, I always kept the lid down), I would find a HUGE one floating in the toilet bowl. Then, I'd have this red stuff (no joke) always coming down the walls in my bathroom. Maybe it was rust water? Don't get me to lying! It freaked me out! Also, eventhough we had some strange tenants who lived there, I never had a problem with anyone. I kept to myself. I can also remember being freaked out by stories of people who lived there several years before me: one for instance was a story about a woman who was shot to death by her boyfriend, another was a man who actually committed suicide there in the front building facing San Vicente and those crack house apartments across the street (this happened while I lived there) and so on and so forth. I do remember a maintenace man by the name of Salvadore who was nice and he shared many stories with me too. still, I about had enough of being reminded about how this was a "awesome spot to live" so I left in 2000 (after 2 years there) and moved to Park La Brea. Got tired of all the GIANT COCKROACHES and was fed up with it. Parl LaBrea was a lot better than Villa Vicente, that's for sure! Did anyone hear about the story of the woman who lit roach bombs to kill the infestation of roaches and she literally, LITERALLY BLEW OUT THE SIDE OF HER Apace WALL? NO JOKE! ASK ANYONE THERE WHO MIGHT HAVE LIVED THERE IN LATE 90'S TO 2000! Ah...the memories!”

When you try to fill out a credit application they will demand $200 as a deposit to hold an Auite so as to lock you in even though There's always plenty of vacancies. It was painted a few years ago and the landscaping is a big priority. Amenities: - The new gym is small but really nice. - The pool is never clean, but the area around It's quiet and well-maintained. Pool chairs and tables are in good shape. - A/C units in the living rooms can't cool the entire apartment, and many are old. - Underground parking is fairly secure, it's an extra $35. - Security has declined but usually after 6:00pm a guard can be found on the premises. - Maintenance is really good- the two guys in charge have been there for years and are friendly and competent. Like all places they will quote the highest price possible but during slow months, you can negotiate a lot. My neighbor pays $300 less than I do for the same unit.”

Some may say that $1030 is steep enough for a small studio but the location, the privacy, and the quiet convinced me it was worth it. Now, at $1159, I m reconsidering it all In addition to the rate increases, you are promised that There's a visiting exterminator from which I have yet to see any changes in the roach infestation throughout the hallways. A couple will sneak under your door if you don t habitually spray the doorway. also, I have also seen a number of possums In terms of the Aad s condition, when you move in, it isn't too Gonderful getting rid of the mold, rust, etc. from the shower is a pain. The new paint begins to chip dramatically and you notice the thinness of the coating. Overall, only an OK place but the time you probably move in, the rates may have increased so much that you may be better off paying off a mortgage instead of renting at Villa Vicente.”

Forget ADA Compliancy (Americans Disability Acts), I wouldn't suggest it the disabled and elderly to live here for all the dangers such as deficient Path of Travel, Protruding Objects in Path of Travel, bad slope issues, deficient ramps and designated walkways. There's just a multitude of deficiencies, that I have taken the time in documenting. Besides the ADA issues, There's a noise issue. I live on the second floor of a three story building and I could hear my neighbor above walking, dropping things, moving chairs. My neighbors below, you can hear their talking, television. I'm the type that needs peace and quiet and the poor construction and and lack in sound insulation makes this place an epic fail. You want to be comfortable in your own place. There was an incident where the neighbors above kept on pounding the floor cause of normal conversation between my girlfriend and I and normal television volume. This pissed me off to the point where I confronted the neighbor and started tensions between them up to now, but that's anther story. Imagine, what my neighbors below think of our "noise.": To hell with this. I say, if you feel limited and restricted in living in your Aad and have to find yourself tippy toeing and whispering all the time, you should consider leaving for a better place. You want to be comfortable and like living in your unit. Fixtures in the place keep on falling apart. When I first moved in to my one bedroom, the kitchen cupboard almost fell and injured me when I opened it. It was a good thing I moved away before it could hit my head. The towel rack in the bathroom keeps ripping off the dry wall no matter how many times you call the maintenance workers. They don't fill the drywall right. Recently, there have been vandalism in the parking lots to cars. This isn't the first time it happened this year. Cars have been vandalized and broken into more than 3 times this year alone. The mgmt always sends letters to inform of the crimes, but I really don't see any actions taken. The parking lot gate at the top lot always breaks down, letting transients and strangers from the surrounding shady neighborhood into the complex. I do fear for my safety here. Its a big complex for one guard. The complex isn't worth the price. I've noticed neighbors leaving the complex because they could not deal with the expensive rent that the mgmt always jack up yearly. When I got my one bedroom Aad a year ago, I paid 1571 dollars, but I recently went on the web and checked out going price for rent of the similar unit in this complex and found that the rents were going for around $200 to $300 less! This was ridiculous. Not to mention they don't really give you back the deposit even though you leave the place spotless. Word of advice, you should fight it if they don't, I was told. I was told to go check out Renter's Rights. These are among many reason why, I am vacating this bad property. Oh, by the way, mgmt gives you a hard time when you notify them you are leaving. They sort of shun you and have a change in attitude. After all these months giving them good business, they have the audacity to act in a poor manner. I'm glad I'm outta here. This complex is an EPIC fail! I wouldn't suggest it this complex to anyone. You've got many places that are far better than this complex. Better bigger places for much cheap. I found places that were 900 sqft. in Beverly Hills between La Cienega and Doheny! Checkout westside rentals and craigslist.”

Don't fall for it. The security staff are completely ineffective and the mgmt routinely leaves the parking garage entrance unsecured. During one week alone, we experienced 10 vehicle break-ins. With a shattered window and a stolen GPS unit (plus additional items), I ended up out the equivalent of another full month's rent. mgmt's response? Basically "tough luck" and tenant insurance won't cover theft that happens outside your apartment. Did mgmt beef up security measures afterward? Not at all. The next weekend, more vehicles got broken into. Then there's the Security Deposit situation where they absolutely fleece you. Make no doubt about it—they'll find ways to keep every dollar. When we moved in, they explained that a carpet cleaning charge was standard, but could be waived if carpets were pristine. I put in serious effort steam cleaning our carpets before moving out specifically to avoid that fee. At move-out, they suddenly claimed they'd charge the fee regardless of carpet condition. I objected, then received paperwork days later revealing they weren't charging for cleaning—they were billing us for complete carpet replacement. The carpets were in perfect condition. They also charged $100 for oven cleaning and several hundred more for wall repainting, even though the only damage was a handful of small nail holes. Absolutely not worth the avalanche of bogus fees you'll rack up thanks to their negligence and dishonest practices.”

The business centre has proven to be useful on more than one occasion and the only grouse I had with it was the timing. but, I just got a notice from the mgmt stating that they plan to extend the hours from April. The mgmt has really been legit, accommodating and helpful. The laundry rooms are spotless and unlike some other apartment complexes, not near the trash. As far as the apartments go, I have a studio and while It's a little small, its extremely comfortable. There's ample closet space and the kitchen equipment was fairly new (at least in my apartment). When i walked into my rented studio for the first time, my first thought was - "clean." The walls but are really thin and noise travels rather easily into one's apartment here. But for an apartment complex of this size, its fairly quiet most of the time. To sum up, I worth checking out Villa Vicente to anyone moving to LA and looking to live in the mid-city. Theres ample parking for those who have a car and a number of bus stops around for those using public transit.”
