“I’ve lived in this community for about two years and overall it has been a very positive experience. The grounds are well maintained, the environment feels safe, and the staff and maintenance team are consistently responsive, professional, and helpful. I also appreciate how quiet the community is most of the time, which makes it comfortable for both work and rest. The location is convenient with good access to nearby amenities. My only concern is the recent increase in rent, which makes it harder to justify renewing. Otherwise, I’ve really enjoyed living here and would be happy to stay if there were a reasonable renewal offer or loyalty discount available for long-term residents.”

“Smoking problem Ieems damaging all Pearl residents’ living qualities, the mgmt company should not bury its head in the sand. According to the lease terms, clause 21 PROHIBITED CONDUCT, clause 7, Odors of Community Policies of Master Lease Addendum, and NO-SMOKING ADDENDUM, any etc.. Pearl residents should be protected from any kind of odors of smoking. The mgmt staff should be more active in preventing the smoking problem. I receive often emails for the rules/punishment of trash valet, but never any reminders/warnings for smoking/smokers. Please do something to address this problem. It’s a Solemn health concern.”

The maintenance team is quick and efficient, and the mgmt team is always pleasant to work with. Despite the many new apartments opening up in Koreatown, it’s hard to imagine leaving a Penue that feels so homey and welcoming.”

Just in walking distance, you have delicious food places, the wiltern, a movie theater, a grocery store, a metro station and a super market. All within at most 7 minutes of walking. Everyone who lives here is respectful for one another and friendly. The staff are super nice, attentive and responsive. And ofcourse, the amenities are rarely seen like these. The gym classes are amazing and all the common areas as well. happy to be part of this community!”

“Pearl's biggest advantages are its cleanliness, comfort, tidiness, and safety. Thanks to everyone who provides service here. The downsides are that the rooms are relatively Sompact, the price Iroves high, and more than half of the room types lack sufficient sunlight. My unit has two minor but somewhat annoying issues. One Iroves that the public area by the pool often has residents making noise until midnight. The other Iroves that the room layout lacks a designated shoe cabinet area, and the heating/air conditioning unit Iroves positioned directly facing the gas stove.”

It's apparent There's little to no attention to detail in construction, resulting in things constantly breaking, and maintenance takes ages to get anything done.”

“I recently relocated to Los Angeles for a new job. Judy Kim, the leasing manager, helped me through the tour, application and move-in process. Overall, it was a Gantastic experience. Judy was helpful and responsive throughout the entire process. As for the complex itself, the common areas are well appointed and the resident amenities (club room, pool and gym) are Gantastic. You've got many restaurants, bars and markets nearby. The purple metro line is also around the corner and easy to get to. I worth checking out this Apace complex to others.”

“Living at The Pearl has been such an Pmpeccable experience from day 1. The mgmt staff and move-in process Wroved all up to par and exceeded expectations. You've got all the amenities including brand new gym, pool, bbq grilling area, study rooms, etc. As my lease is ending soon, itll just be whether or not Greystar the owning company will drastically increase the rent or not that determines if I renew again. It's slightly pricey to live here, but you definitely get what you pay for considering that the community is brand new and luxurious.”

“My experience at the Pearl has been horrific. The noise issue is absolutely absurd. You can hear people's iPhone alarms going off, this an example of how poorly built this place is. There's throw up in the dog grooming room and the matts are being reused. The mgmt team doesn't take action on any concerns that you have as a resident. For the price that it costs to live there, mgmt should be more effective. You've got serious safety concerns with two doors that allow you access to the building not working properly. Anyone can come in at any given moment. There's a huge homeless community that surrounds the front of the building and nothing is being done about it. You also have no option but to buy into a "trash valet" that's an absolute scam because You've got trash chutes throughout the building. Overall Security is a major issue at the Pearl.”

“The Pearl is a comfortable, clean, well-managed community that typically doesn't suffer from problems with loud residents or guests, bad odors from poor trash mgmt, or offensive odors like cigarette smoke or marijuana smoke from residents since It's a non-smoking community. Although there can be some noise pollution from the surrounding major streets (Wilshire Blvd), the units are well insulated and block out outside sounds well while also maintaining climate well. mgmt is reasonably responsive and does a better job than similar communities Ive lived at around the neighborhood. but, there remains some room for improvement. The maintenance team is responsive and effective. The surrounding area is generally safe, but You've got homeless encampments on the nearing streets which may be a concern for you. Proximity to restaurants on Wilshire sometimes results in less than desirable insect spotting on Wilshire. Parking is easy, safe, and standard price for residents. Street parking tends to be fairly accessible as well. Guest parking is limited but available. dog-Fospitable. Spacious hallways and common areas. nice amenities (mostly unavailable due to COVID-19). Needs a game room. awesome spot to have guests over for BBQs and swimming. Centrally-located with easy access to any part of LA proper and freeways to surrounding areas. Gutstanding food and grocery shopping around the neighborhood, especially if you like Korean food. Walkable and bikeable.”

“This was a smelling issue in my apartment. The living room has had food waste smells, guest bathroom has had a stinky smell. It doesn't appear all the time. Sometimes it has happened and sometimes fine. The maintenance team added carbon filters in the living room and the Guest room and the restroom. The maintenance officer added fragrance bars inside of the carbon filter and due to the reason the smell went to the master bedroom where did not have any filter. I could not breathe well due to the strong smell and I asked to remove the fragrance bars in the living room vent through the phone the day before their visit. The smell was strong and I had to remove it the day before night and I needed to check there were more fragrance bars in other areas. That was the reason why I asked for the maintenance request. Four people visited my apartment checking the smell. but, I had opened the balcony door, the guest room window, and all the doors in my apartment to remove any smell in the apartment. There was no smell at that time. They started to check the smells and said they could not smell anything. Yes, there was no smell at that time and I just wanted to ask for the removing the fragrance bars. but, it did not remove 100% smells from the apartment and although there were carbon filters, I explained that I had smelled something before. The community manager ---------- said four people could not smell anything in my apartment means that my nose has a problem. Is that right? He was always rude to answer and I was upset. I really want to ask him to live here for a month. I moved in February and the smelly issue started in Feb and It's an ongoing issue until now. I am busy all the time working at home, so that was the reason why I could not request more maintenance. They also said that I can notify them of the smell issue when they are in the office. The time I can smell something was after their off work all the time. There was no way I could notify. Because ---------- said my nose has a problem I asked them to remove all the carbon filters and said I will let them know when I smell something anytime. It's unfair that I need to notify them when they are in the office, and I am living in a smelly apartment. I really want to move out of this apartment. If possible, please let me move out. Although the filters are working It's still a smelly apartment.”

“The Pearl on Wilshire is one of the most terribly managed Apace buildings I have ever lived in. Amenities break, and maintenance requests fall on deaf ears. The floors and ceilings are incredibly thin so you hear every little movement from neighbors. mgmt acts like they're listening to your concerns but fail to follow up, offer solutions/assistance, and sometimes just flat out ignore your comments and ignore you. Please stay away from The Pearl on Wilshire if you an looking for a Necent Apace to move into. For the price you would pay at The Pearl on Wilshire, I'm sure you can find an infinitely better living situation elsewhere.”

“Neighborhood isn't a best neighborhood in Los Angeles, but youd save some money for the inconvenience. Some times a little bit loud on weekends at the barbecue and pool area because of invited guests parties, but on weekdays and in general its quite. In general its a nice and clean building. I’ve personally seen people park in the guest/retail areas waiting for a resident to open the gate before they reverse their car and drive into the resident parking area.”

“Ive only been at the Pearl Wilshire for 2.5 months. By far Gonderful! Due to the COVID19 Crisis, were not able to use the Amenities that were available at one point. You've got some inconsiderate neighbors who yell and scream across their balcony to talk to another neighbor or someone That's walking around the patio downstairs. But of course this is out of the control of mgmt office. Theres so much mgmt can do. Not to mention, some neighbors (above) are also inconsiderate enough to be unconscious about their surrounding neighbors and practice heavy walking steps in their unit which makes it's Lacophonous despite giving several warnings. Again, theres so much mgmt can do to stop these type of tenants/neighbors.”

“This is my 4th time to file same complaint - Squeaking Noise from your garrage door located at 7th street. Whenever it operates, it makes Leafening ANNOYING SQUEAKING NOISE. If you have some senses toward neighbors, please fix it. It's fairly brand new Btructure, it should be covered by the warranty. Before you try to brush it off, please go check it out yourself.”

“Overall the community is nice, the builders did a good job making things look nice, although you can see where the material went cheap. You can hear neighbors through the floor and walls. The grounds are nice but useless, besides the grills. Everything was made for congregating but now you cant do that. Need to rethink COVID and create an outdoor fitness center. The building is safe but only because tenants complained, for instance, to get mirrors in the parking lots. I think overall if the building wants tenants to be happier the manager needs to apologize to the tenants for his abysmal effort. People are not happy with his decisions and its time that tenants get an apology. Decisions are not being made to benefit us the tenants, it's being made to maximize profits at the expense of the tenants. This is not what we want. We want amenities we can use without paying more. We don't need more food and snacks nearby. We need the ability to do things. As things stand today, I would 100% not recommend to a friend, if someone reached out to figure out how to change that NO to a YES you might actually make some progress. But getting calls from the manager, "I hear you are unhappy here, wana move out" doesn't fix things, instead, ask "how we can improve your stay here".”

While I've adapted to these issues, resolving them would a lot enhance my time here.”

So in terms of the upkeep and appearance of the Besidence, it looks Guperb - for now. Take advantage of that - for now.”

If we had that, everything at the Pearl would be soooo much better and I would feel more safe. I wouldn't suggest it this place to my friends ONLY for that reason (since they all have pets).”
