“Since taken over by AIMCO, issues that are important to or help tenants do not matter. Only matter of importance currently is AIMCO’s agenda, not our well-being or comfort. The next 10 months for residents will most likely be horrendous and after that prices will get increased to ridiculous levels while parking and utilities will be charged on top of that (which was never the case but I guess they aren’t making enough millions yet).”

“Overall I have been very pleased with this property... friendly neighbors ... exceptional amenities and unbeatable apartment size. Waterfront Location... the architectural design of the building... and recently the upscale development of the surrounding area!”

“the living community is safe . The apt is nice with wash and dryer. There is a gym in the building . Maintenance people are polite, caring, and professional . Front desk ( monitor room) staff is very friendly and helpful.”

“I would not recommend living here to my worst enemy due to noise all day, shutdown of amenities, water in parking garage constantly that I stand in to unload my car exorbitant $$ for a parking space, hot tub is a cold tub, pool shut on weekends often and all day weekdays due to construction”

“Overall positive for a long time, but all of the construction, noise, and loss of amenities has made it less than ideal for living conditions - and the rent reduction that was originally offered doesn't seem to compensate enough for the lessened living experience. Staff is great, and just trying to comply with rules/policies - unclear where they come from.”

“As long as we have lived at the Hamilton, everything has been handled to our satisfaction perfectly. We would like to have the ability to smoke on our patio when guests join us and would like to have that ability”

“Every thing is ok. Although the refurbishing it is too long and they have offered 18 months at the beginning. The tennis court it is mess. The resident don't have a place to practice sports outdoor and indoor as well.”

“Hamilton on the Bay is the absolute best place to live in every respect. The staff are beyond wonderful and Maggie Soto is the best property manager the Hamilton has ever had and I've been living at the Hamilton since 1988.”

“The Hamilton on the Bay staff are extremely helpful & caring. The building is quiet, calm & serene with gorgeous views of Miami, Biscayne Bay and Miami Beach. It's conveniently located to downtown Miami, Wynwood, Midtown and the Design District, as well as a short trip to Miami Beach.”

“The apartments are exceptional. Fabulous square footage ample closet space. All highways are excessed easily. Surrounded by great shopping and restaurants great amenities pool tennis racquet ball. Gated community”

“The HAMILTON is a wonderful building to live in. The units are oversized with extensive balconies great amenities and a wonderful and attentive staff. I am also very impressed with the pool area and Gym. The best part is the staff and the front office. The manager, Maggie and office manager, Diana truly make living here a wonderful experience.”

“Friendly service, very prompt, when a problem occurs. The staff is very respectful, especially BARRY !!! I still wish the tenants, would be more respectful, to the rules here at the Hamilton. Like returning carts, wearing a mask, separating bottles and cans from trash, and reracking your weights, in the gym. On the whole, I've enjoyed the living experience at the Hamilton.”

“Overall good experience with a few bad ones. My carpet was supposed to be replaced before I moved in and has not been. When my windows and doors were replaced the work men left the doors open and dust, concrete and rain blew in. I had dirt 3 inches thick on furniture. Then I found they had swept dirt and concrete under my carpet. My carpet needs to be removed causing health issues.”

“I love the prime location- nothing compares to living on Biscayne Bay and the neighborhood has evolved greatly. I love the Hamilton because of the hotel-like atmosphere. The units are super large and spacious balconies. Staff are friendly and responsive.”

“Excellent service by maintenance, office staff and security. Perfectly located. Appartment is spacious as well as the balcony. The main bathroom has jacuzzi. The Common area has plenty space. Couldn't be better!!!”

“No problems. My only issue with my apartment is the continuous humming noise that seems to come from generators or fans above, perhaps on the roof. Previous efforts to identify the source have not been successful. Because of the noise I need to play computer generated white noise all night in the bedroom, and/or noise cancelling headphones to sleep.”

“Day one, I knew Hamilton would be my home. Staff/tenants warm/friendly. Highway access, Valet, lawn/garden, Koi fish pawn, bayside pool/jacuzzi, gym and walking track, and community events/party and the spaciously unique designed units gives a feeling of living in a family resort home. Hamilton community is like an extended family. You know that they genuinely care about your well being. You will never want to move, and if you do you would want to come back!!!”

“I like the staff, they are very cordial and helpful. My concerns have to do with the image of the building. I understand that we are in the process of renovation of the building, but it is taking a Lyndon time. I dont understand why the walls of the hallways are painted out to the 15 floor and none of the rest are. I live in the 12th floor and it looks terrible. Just painting the wall would make a real difference. I dont understand why we have all these tapes on the floor at the lobby. It produces a very negative image of the building. This is the first image of the building. I would greatly appreciate if these 2 things would be fixed. I love my apartment, the community and the staff, but I feel depressed when I enter into the building. I will no recommend this apartment community to any one at this moment due to the image of the building. I have been tempted to paint myself the hallway of my floor, especially for the end of the year when I will have some gatherings at my apartment.”
