“This is the worst place to live in miami. Starting with the management, to get in here be ready to pay at least $1000 plus dollars extra with all the fees. The management is horrible!! pretty much a mafia. All guest must pay $20 to be in the pool area, i have expend more than $1000+ on towing, they give you one parking and we have two cars, the other car is parked in visitors, here there is like 5 visitors for 2000 people, the security guard does NOT call you to let you know that your car is being towed (a call should be a the least thing the security can do) In every aspect this place SUCKS!!! IT IS NO WORTH THE MONEY OR THE HEADACHE !!!”

“The worst place a human can live in. No human rights. The association is a mafia a family that is stealing hundreds of thousands of dollars from hard working people trying to have a nice and quiet place to live. The president from the association should be auditted by IRS and federal government for stealing so much money his name is Guillermo Martin aka Willy. There is also a maintance manger called hector that is contracting companies to do work and is asking for 30% commission or they won't get the job that is not fair fooling the system to become richer. And no one can say anything because you'll get chewed up from his wife called Martica Estrada and is the property manager. As far as I no these delinquents are gonna keep getting away with all of this if nobody does any thing about it. Parking is a pain due to lack of parking and all these mafia meters so called board members storeing there high end cars in the visitor parking with out no valid decals. I was just evicted from the property after living there for 4 years because I confronted the association for being so crooked. Now I am living in the streets because they only gave me a week to vacate premises. “hola yo vivi aqui un ano y 3 meses, el condominio tiene lindas areas sociales, el gym esta full equipo y la piscina increible climatizada. el area de los ninos siempre hay muchas colillas de cigarro y he reclamado varias veces. nunca invito a nadie a mi casa porque me da pena que tienen que pagar el estacionamiento 5$ si compro unos cupones 3$ pero hay que comprar varios. la vigilancia tiene un negocio aqui por remolcan carros cada rato!!! si tienes la calcomania que se te vence ese dia corre pq no te dan ni un minuto seguro tu carro ya se fue, el pase de visitante es por 12 horas si se te pasa las 12 hr corre que ya se lo llevaron, es un negocio total que lastima!!! siempre debes llevar la tarjeta que eres residente porque los vigilantes viven chequeando todo!!! un edificio lindo y limpio pero exageran en muchas cosa. “This building is pretty with nice views, however the association is terrible, they re like a mafia, the office manager named martica should be called ratica They re extremely rude. Even though as an owner you pay for their salary they treat owners and tenants like if they are giving you some type of welfare. Tenants don t last long because the way they administrate the common areas. There is only a few visitors parking and they towed away your car in 5 min.”

“I do not recommend blue lagoon to live no even to visit. Especially the one located at 5077 NW 7 TH ST is the worst. Starting with the administration they don't have good manners and don't know how to treat people with courtesy. They seeing having a dirty business with the towing company there. People if you looking for a descent place to live Blue lagoon most not even be part of your choices.”

“Oh wow.. so many things in this place is difficult to see were to start. This is not a complaint is the thruth. This place charge you $10 for adults and $5 for children if you bring an extra guest to the pool, can you imagine? Is better to go to a water park. The parking? Your guest have to pay $5 and the funny thing is that there is no parking spaces and your guest have to wonder around or go to the last building at hte end of the property all the way to the 6th floor to find at least one parking space. And with no help from the security gards to find you a parking. Oh and make sure your guest brings change because the gard wot accept coins and they have no change for bills. So in another words, if your guest don't have change you have to come down and give the $5 or your guest have to go out and get change. Oh and where the money goes..? and no receipts..? Think about this; why security gards with guns at the gate? mmmm there is a park beside and crazy people cross the fence and stay around the building for Stealing. The management??? they are so busy with so many problems that now at the office you have to get a number just like in Publix in order for them to see you. And it takes for ever for them to see you and even to notice that you are there. The customer service is terrible!!!!!!!! They treat you like an animal. Is like saying if like our rules good if not good too, because you already bought a condo here or rent for a year and have no other option. If you have pets? oh oh my friend paid $350 to have her little dog there. And the funny thing is that now they closed most of the part were the grass is so the pet area is very small for so many dogs in the community. They are trying to compare this place to a Brickell or Sunny Isles. jajajajaj there is no way this piece of junk can get compare to any of those places : ) This is like living un a jail, they dont aloud you to do anythinhg!! In the gym the same thing. For children the worst place!!! Me and my friend are already checking around to move out for next year. Take aour advice, do not move to this place. Trust Me Nothing Special about this place. All they want is money money”

“They charge u an arm and a leg to move in... my guests can NEVER find available parking... and the noise is totally out of hand... the only good thing about the place is that the apartment is in great condition, and I have an amazing view... but thats about it! If you are a full time worker and a student like myself.... you will have to go someplace else to study because the noise 24/7... from the airport and the neighbors. I can NEVER have an uninterrupted night of sleep....I love my landlord, l like the location, but I am NOT renewing the lease.”

“Blue Lagoon Apartments 5077 Northwest 7th Street, Miami, FL 33126 NIGHTMARE!!!ASSOCIATION HAS THE WORST STAFF I HAVE EVER COMO ACROSS!!!!!! EMPLOYEES ARE RUDE AND INCOMPETENT. ESPECIALLY MARK THE ASSITANT MANAGER AND NIURKA MU OZ (what a team)TO RUIN A PLACE!!! THE ONE TO BLAME IS WHO EVER HIRE THEM. THIS IS A NICE BUILDING UNFORTUNATELY THEY GO FROM ONE BAD MANAGER TO A WORST ONE. THEY MUST BE UNDER PAY AND OVER WORKED. THEY CAN T FIND THEIR OWN HEAD. THIS IS THE PLACE WHERE EVERYTHING IS LOST, WHERE FAXES DON T COME IN AND EVERY BODY IS IN A MEETING! AND YOU RE THEIR PREY! NO WONDER THERE SO MANY FORECLOUSURE IN THESE BUILDINGS. “This is one of the worst places to ret in Miami. THe management is arrogant. The Condo Association makes life hell for owners and renter like me. They changed the access to the building, gave me a new access key and then locked me out because owners have not paid the association fees, in viloation of Condo Association law 718.106 (3) of the Condominium Act, Florida DO NOT RENT OR BUY HERE! -Current Resient Looking to Leave this Aweful Place”

“The Blue Lagoon Condos have been under new management since the beginning of this year. They are very helpful and have brought this place a long way. I am very happy with the conditions here so far and have nothing to complain about. If you are worried about the noise from the airport the only time I hear them is when I am at the pool it is a great location close to downtown and Coral Gables.”

“First off, if you do not have at least a little knowledge of Spanish, this place (and city come to think of it) may intimidate you. This place, at least on the outside, really looks like one of the nicer complexes in the vicinity, at least one of the newer places on the western side of NW 7th street. I'd say this place was about average - although I should say that I moved out of Miami partly because of it . The complex is directly across the "lagoon" from the MIA airport and the 836 expressway. As you can imagine, the sound travels pretty well across the lake. I found the takeoffs and landings to be annoying enough to drown out some of my favorite TV shows. They don't happen all the time, but I guess it depends on the flight patterns. And there are some late night flights - my guess being freight or shipping flights. The sliding glass doors to the patio are not very soundproof. The grounds are pretty well kept, and the maintenance is not bad, when they do decide to come to your apartment. Occasionally idiots will blare music, TV, or otherwise, but nothing that a couple of knocks on the wall usually fixes. The height of the towers, with only a pool in the middle, results in some echoing especially if their patio doors are open. We even heard a Super Bowl party at the Hilton hotel across the lake long into the night. Ah yes, I can't forget the various incidents that happened over the past year. There was a fire in the trash chute, but that could have been sheer stupidity rather than any criminal element. There was the "mad chemist" student whose mini-fridge of chemicals accidentally exploded early one morning. The entire complex had to be evacuated for 4 days, so we were basically homeless until the FBI and bomb squad removed the dangerous substances. The scariest part of that experience was the lack of communication - I had to call the police department every day from work to see if the complex was back up and running. Luckily a coworker housed me in the meantime. The turnover for the staff is shocking - the rental agent who faxed me the lease was gone before I could even send it back. The receptionists and secretaries change weekly it seems, so leaving a phone message becomes pretty pointless. Sara, the lease coordinator, pretty much deserves the bad rep listed on this site. However, I think since I was a very reliable tenant she gave me the benefit of the doubt. It is not a very professional operation, to say the least. They enforce the security rules only when it's most inconvenient for you. I don't know where everyone comes from, but the pool is packed on Sunday. It's like a different family reunion every weekend.”

“The place is okay, but not worth what they are charging people. I can't stand the fact that the security doesnt speak any English. The only person that I can talk to is Barbara at the gatehouse. I am moving out because this unit is going into foreclosure along with quite a few others. There just seems to be something very suspicious going on with the owners and the management company. I feel like it is some form of a scam. The people that own this unit have not paid a penny toward the mortgage and I dont think they ever intended too. I'm trying to figure out where the hell my money is going to. I also had a leak and my ceiling had a hole in it over the bath tub so i called them and the man spackled it and painted over the discoloration. I had to call so many times but they eventually came. The place above me was leaking so they had to tighten the pipe. They did fix it but it was a mission to get them to show up. They also didnt put anything down to cover the counter, floor or bathtub. They didnt even clean up or tell me what happened and if they were finished they just walked out and I had to call to find out what the deal was. The visitor parking sucks. The staff as employees are awful but they are ok people. I dont call the office I just go over there. They hate it but who cares. It took me 3 months to get a water bill. The place is kept up nice though.”

“Sara Mandalay really sucks at what she does, I have no idea how she keeps her job. Most people that have lived there donot feel it is worth it to deal with the management staff.<br>The only time Sara will actually talk to a tenant is when trying to get them to move in, to get something from them, or when she is "caught" in the office. What's really annoying is that whenever you talk to her about a problem she doesn't simply avoid taking care of it, she ALWAYS turns the conversation around to how it is somehow your fault. I actually talked to her once about someone parking in my space, She said that it is a security issue and should be taken up with them (although none speak english) and that it is no big deal, probably just someone briefly visiting a friend. About a week later, after the same car had parked there a couple more times, I caught her in the office and said I had a problem with someone parking in my space for about a week; she then started into me about how for security reasons they need to know when this happens immediately,I should have called her the very first time this happened so that it could have been dealt with. When I pointed out our previous conversation, she suddenly changed the subject and was picked up the phone as soon as it started ringing. <br>The woman is awful at her job, and is a real ----- too.<br>I avoided the office at all costs, but occassionally still had to go by to pick up a package (although UPS even stopped dropping stuff off there because of the people). I never had one pleasant visit. My coming to get my package (that I had previously told them to stop taking) was treated like the biggest problem in their lives. One day I even rushed to get there by six before they closed. I got there at 5:55, the girl behind the counter sat on her cell phone talking to her friend for about three more minutes while I politely stood there waiting. When she hung up she put the phone in her purse, picked up the purse and walked AROUND me to get to the elevator. I said, "excuse me, I need to get a package." She said, "sorry, but we're closed now." She had to spend an extra five minutes listening to me ----- at her before she finally agreed to go get my package.<br>They really suck - I only knew about seven or eight other people that lived there, but every single person had a problem with the management and said they would not recommend the place because of them; I whole heartily agree, the aggravation is more than you can believe.<br>Oh, one more thing occured to me - When we moved out we contacted the water company to shut off service. They said only the management could inform them to discontinue service. They kept billing me for six weeks. I spent months calling Blue Lagoon to correct the error (they never did), and calling the water company to tell them they needed to get with Blue Lagoon to get the right move out date (apparently they never did). I eventually just had to pay the bill to keep my credit rating from being hit by this.”

“Sara the manager is the worst! She virtually ruined a private party we were having when there wasn't enough room for our guests...telling us we should have had them bussed here. I totally agree with one of the other reviewers that pointed out that she ties up 2 parking spots for here SUV..only because she doesn't know how to park. If she paid as much attention to the renters as she does to running her own agenda, it wouldn't be such a hassle to live here. When our lease is up, we are OUT of here... hopefully, she won't screw us on our security like she screwed the others. She is not the professional she pretends to be.<br>---Lori599”

“blue lagoon is nice on the outside... but the management is the worst. the manager doesn't return phone calls and when you stop by the office for a meeting, she is always "at lunch". it gets discouraging when the management doesn't have the time or courtesy to see you or return calls. Neighbors of mine who live in a different building on th same site had warned us about moving here. we SHOULD have listened to them. The manager and her staff are the worst. I had a packege mailed to me and had a trace put on it only to find out that the package had been delivered and was sitting in the rental office almost 3 weeks and nobody called or left a message telling me this. Luxury living? NOT HERE”

“I have been leaving in blue lagoon since 2006 and have not had all the problems that others have. The property is always well kept and housekeepers are very hardworking and pleasant. When I first moved in I had issues with parking but the manager took care of the situation, but not in a timely manner. My visitors have not had any issues with paarking. Security is very nice and polite some do not speak english but that is not a big deal. If you leave in Miami you should assume that not everyone speaks english. He condo it self is very spacious and fits all my needs. I would recommend Blue lagoon to my friends!”

“I was fooled by the word "Luxury" .... I was fooled by the screening they said they did to insure the safety and classy atmosphere.... I soon learned of the -------like mind of the manager, Sara. She could best be described as Jaba the Hut in the movie Star Wars. Taking 2 hour lunches on a schedule that is never the same two days in a row. Unprofessional is the absolute nicest thing you could say about the management at Blue Lagoon. And then there is the bomber incident.... the residents were left to fend for themselves. There was no communication, no offer of assistance, no leniency on rent for the four days we were forbidden entry. No professionalism, no class, just a bad reputation that apparently keeps growing by the day.<br>”

“This is management at its worse. I personally didn't realize this, outside of ridiculous fees, until the "chemist" that blew up his apartment causing the whole building to be evacuated for 4 days situation. During these 4 days, management did not try to help out at all. The best part was they still made us pay for the 4 days that we were out and Sara, the manager, seemed to not be discomforted at all. <br><br>The fees get even better. If you have more than one car, expect to pay 50 for an outside spot or another 100 for another garage space.<br><br>Start up fees (all nonrefundable):<br>Move In Fee = $250.00<br>Administrative Fee = $350.00<br>Application Fee = $200.00<br>---------------------------<br>$800 you will never see again<br> deposit equal to your rent<br><br>The "chemist" situation brings us to the next point...Security. Background checks were supposely done but the "chemist," who was listed as a resident, had two previous arrests (one for possessing bomb making materials). Either the background check wasn't done or they looked the other way to allow him to move in; this made us weary that other residents like the chemist might still live here. Now to the front security... only one or two know English. They don't point out guest parking spots so guests park in resident spots. If you tell them someone is in your spot, they give the decency to call the person of the car and give them amble amount of time to go downstairs and move it; thus making you wait an extra 10 minutes for this to happen. Remember you paid 50 dollars a month for that spot. <br><br>If you don't mind all that, the apartments/condos are nice and big. They have a nice full size gym with free weights and pool.<br><br>I don't plan on renewing my lease here because of management.”

“If you even think of moving there, have someone slap some sense into you! The manager, Sara, runs a little dictatorship that generates moneys for her pockets as she skims off the top for things like parking and "incidental" fees. She is unreasonable and unprofessional.<br><br>And now, after the BLUE LAGOON BOMBER has struck, they have no compassion for the other people in the people in the building. There is no sympathy, much less financial relief for those innocents who were kicked to the curb for 4 days while Sara sat there, almost amused at the whole situation as it unfolded. Don't rent here and don't let your friends rent here.”

“Although the amenities are nice and pretty, the apartments themselves are built with cheap materials. The management is unbelievably incompetent and slow to respond to anything. The location next to the airport makes it very noisy and the people that live here love to have parties all the time with no consideration to their neighbors. I have rented in 4 different large cities before and this is the ONLY time I have ever been dissatisfied; that's how bad this place is. Don't be fooled by it's pretty pictures. For the "luxury" price you pay you are getting ripped off.”

“It looked nice and when I first visited this condominium I was very impressed by the amenities. As soon as I moved in I started to change my mind. A lot of noisy, rude people have moved in. Employees are not good. Security is horrible and its supervisor, that fat man with a limp just live there and he befriends all the bad guys, so if you call security to complain about a resident and it happens that resident is friend of that guy George you can be sure nothing is going to happen to the bad guys. Cleaning people are lazy and do nothing. They just bring their fishing gear and fish on the lagoon on working hours. People from all over just drive or walk in, towel around their neck and go to the Gym or pool. <br>Drug dealers do their business with the complicity of Security personnel.<br>The worst of the worst is that ugly, fat, rude woman Sara. She thinks she is the queen of the place. <br>If you are an owner you have to comply with a lot of rules, like scheduling a move in date and time, pay a security deposit of $ 500 and a move in fee of $ 250.<br>If you are a tenant and rent with that Sara, you can move in at any time, even 2 or 3A.M., and pay nothing.<br>There have been a few car theft and vandalism. Of course Security is playing computer games at the Gate house and don't bother doing their job.<br>Noisy people play loud music, balconies doors wide open late night. They do not work (making illegal money perhaps???) and the rest of us, regular working guys can't sleep because of the noise. Again...try to call Security, lol....<br>”

“The place is excellent and it looks like a high class community with all the amenities. The problem is just that a few of those occupants are noisy, uneducated and THE MANAGER SARA is the nastier person in the world. I do not know what she think she is but I am tired of her being rude. You never get to talk to her on the phone. If you leave a message she never calls you back. If you ask for an appointment she is never available and if you show up without an appointment expect to be treated like you are the worst piece or garbage.<br>More control, a different management and gettin rid of those security guards that favor their own friends is a must for this community to become a nice place to live.”
