“I pay almost $5000 a month to deal with MOLD unacceptable. The management team does nothing about it. Parking is a nightmare decals work sometimes but when they don’t you are forced to valet for $21 for 7 hours. The building always leaks. The AC tower is broken causing issues with peoples AC units. I can go on for days bottom line do NOT move here.”

— 1100 BRICKELL BAY DR · Miami“Pros: the units are large and have great views. Cons: tenant customer service is non existent. Security is severely lacking, maintenance ‘try’ to fix issues, though don’t. They say every problem is really ‘normal’. Elevators constantly under maintenance. Package reception horrible. Plenty of drug dealers and consumers in the building. Truly sad and poor ownership representation”
— 1100 BRICKELL BAY DR · Miami“The new property management lead by Dyanne Zamora is amazing. She has turned this place around in the short time she has taken over. I just moved out and everything was easy and organized. They didn’t nickel and dime me to death when it came to returning my security deposit and just charged the standard cleaning fee that was described in my lease.”
“I have lived in many high-end apartment complexes, and this has been the WORST experience with management I have ever had in decades of renting. I run my own business and work from home full-time, and I warn anyone who wants a quiet, respectful living situation to stay far away from Panorama and the management here. To give an example, the building started construction a few floors above me without notifying us. When the drilling commenced- and when I say drilling, I mean a jackhammer pounding (deafening!) that felt like it was in the unit above- the manager told me it would “only” be all day (10-4pm)for the rest of that week. Again, no notice was ever given to us. I work in my home, and this was absolutely unacceptable to me. They offered to move me to the theater to work (which, btw, does not even have a desk). Why am I paying for a space to live/work that i cannot live/work in? The drilling continued through the end of the week, with the GM promising in writing that the drilling would not continue past that week. Monday morning the drilling continued. Tuesday, then Wednesday, the drilling continued. The manager assured us again she would be speaking with management to get us a discount off our rent (in writing and verbal communication). And she never returned our inquiries or calls. She promised the drilling and deafening noise would not continue past Wednesday. Thursday morning, the noise continued and I felt forced to call the police and a lawyer. I run my own business, work from home (my husband does occasionally as well), and consider us both very reasonable people. But the level of disinterest, compete lack of empathy, ability to problem solve, communication on issues that may affect us, seeming lack of power to make any decisions on issues affecting tenants…coupled with our continued ignored concerns about the noise levels inflicted on our living space by the building (not even neighbors!) force me to take to the internet and give future tenants this warning. DO NOT choose this building if you want a home where your space and the noise levels are protected and respected, where concerns are taken seriously. DO NOT choose this building if you want management that is HONEST, competent and has power to make decisions in the tenants best interest. Stay away from Panorama. We will be leaving as soon as our lease is up, and if it were not for this experience, we likely would have stayed for a few years.”
— 1100 BRICKELL BAY DR · Miami“This is a terrible place to live. Extremely high rent and garbage quality. Poor upkeep, horrible construction quality, disastrous management, and just ugly tasteless design. The police have been called multiple times about our neighbors' loud parties. There is no peace and quiet here, literally ever. The building was brand new when we moved in in 2018 and already had many significant issues... wish we had the benefit of all these negative online reviews so that we could have avoided this disgusting place. The amenity marketing is also completely false - the only amenities we have been able to use in the last 2+ years have been the thoroughly mediocre gym and uncleaned pool with the unfinished patio and fake plants. Can't wait to leave.”
— 1100 BRICKELL BAY DR · Miami“My daughter and her fiance live in this building and I have visited many times - and briefly considered renting an apartment in Panorama to be able to visit them more easily. I quickly realized, however, that these are expensive and poorly finished apartments - marketed to young people as luxurious and new. Every time I have visited, we can hear noise from the neighbors both next to and above us. I have even been woken up multiple times by music. I also can't get over the piles of dog poop left all over the building walkways to stink up the place! For someone looking for a beautiful, quality apartment and peace and quiet, this is not the place. I will be looking elsewhere!”
— 1100 BRICKELL BAY DR · Miami“Do not even consider living at Panorama unless you want lackluster services, to pay for amenities that are never online or have been promised are coming for over 15 months, you enjoy dog poo/pee in elevators and public spaces, you enjoy waiting 5-20 minutes for an elevator to and from your unit, you enjoy your guests be manhandled by security or having personal property broken by staff only to have management do absolutely nothing to rectify the issue. Leadership from top to bottom is horrible and it's no wonder why residents keep leaving and talk so negatively about the property.”
— 1100 BRICKELL BAY DR · Miami“It has been a nightmare living here, and we seriously regret moving here. Would actively encourage anyone to steer clear of this building. Cons: 1. very expensive 2. cheap looking finishings 3. dog poop covered front walkway which smells horrendous 4. ugly pool (think plastic plants and tan concrete flooring around the pool) 5. silverfish infestation when we moved in 6. walls that do not block ANY sounds from neighboring apartments - expect constant sleep disturbances 7. frequent cigarette butts blown onto our balcony 8. horribly designed garage where you have to park on the 8th floor or higher 9. Unprofessional, terrible management. We've had to call dozens of noise complaints against our upstairs neighbors over the last 6 months for weeknight parties, quarantine parties, hammering on sunday mornings at 5am... etc. The police have been called on them by security multiple times but management has done nothing to improve the situation. Pro: beautiful view, which you can get from many other apartments in Brickell and Edgewater and elsewhere without the b.s.”
