I have lived at 1504 N. Dearborn for the better part of two years. Coming from outside Chicago, I was expecting to live in near-squalor conditions. Boy, was I wrong. For an extremely reasonable price ($875 for a spacious one-bedroom apartment), I found myself living within a two-minute walk of a grocery store (Potash Bros.), a beautiful shopping district (Old Town on Wells), Lincoln Park, a free zoo and botanical garden (in Lincoln Park), the Chicago History Museum, The Second City theatre, North Street Beach, great nightlife (on Rush and on Division), public transit (red line stop at Clark/Division and Clark Street buses)... The list goes on and on. This has really been a wonderful location. In terms of the building itself, I can only speak praise. 1504 is a classic, rustic building that is well-kept by the Structure Management staff. They keep the building clean, well-lit, and nicely maintained. The classic Otis elevator is fun to ride--they don't make gated elevators like this, anymore. Even though I lived in the back of the building and overlooked an alley, I got great natural light and it always felt like I lived in a very safe area of Chicago. The noise from neighbors was minimal. While in the hallway, I could often hear music in another unit. However, as soon as I stepped inside my apartment it was peaceful, quiet bliss. I never really had any problems to speak of... I locked my keys inside the apartment once and when I called the management they arrived very quickly to let me in. The klutz I am, I locked both my key and the one they had brought in when I was leaving and without any complaint they quickly brought another for me. Boy--did I have egg on MY face!! But they were always very gracious and accommodating. As I hope I've made clear, 1504 N. Dearborn is an excellent building to live in and I can't recommend it enough. I can't speak for others, but if you're living alone in Chicago--young or old--this is the perfect neighborhood and the perfect building at a great price. Enjoy!

I subleased this apartment for 3 months, and I have made it 2 weeks. It is disgusting, dirty, and INFESTED with roaches. I have found 15 dead roaches and 4 live ones since i moved in 10 days ago. It is unliveable, and not safe. They don't do background checks on their tenants, and I have been terrified every night.

This is the worst apartment ever. Do not move into this building. The place is a pit of garbage. It is not crime. There are burgalrys often. Water pressure fluctuates and water temperature fluctuates way too extremely. Windows dont keep away heat, so you will freeze. It is dirty all around, mice are inside the walls, you can hear neighbors fart cause walls are thin. Tiny tiny tiny space, you will go nuts living in such a prison cell sized space. What you pay in rent is different from door to door for some reason. You pay 700, neighbor 650, other 750, other 600, for same size same floor apartment. No management office, just an address you mail checks too. You will be charged for everything and anything by them. They will nickle and dime the heck out of you. no washers/dryers unless its a good day and they function. people steeal clothes from them too. elevator is from the 1800s and breaks down and traps people often. its a serious fire hazard of a bbuilding.The building is probably the most fire hazard building in the world. It doesnt pass city inspections for anything and they go to court weekly to pay fines and ask not to get shut down and stuff like that, but its a corrupt system you all know, so it goes on till the day its on the news.

These positive reviews MUST be fake. This place is the definition of a -------- and is run by slumlords. The management are the sneakiest rudest -------s Ive ever encountered. There is NO management office. I repeat, NO OFFICE. You cant go anywhere to talk to them. Its by email, like some crazy Chinese website fake product scheme. You will never have them answer the phone, so you have to wait for them to call back if ever after millions of messages. The place is freezing in the winter. The heat is terrible, the windows are terrible. The palce is so expensive for its size its a huge mistake to rent there. No parking. No safety. A lot of scheming going on by the owners, no help at all for anything. The washers and dryers always broken and stealing money too. Oh did I mention they are effing racists! They dont rent to latinos or ------, and if they do, they make it real real hard for them to rent there. Their prices fluctuate year to year if they want to kick you out if you dont fit their physical image of the race of tenants they want. Its too obvious not to notice this. Theres also mice and bugs and roaches. You can hear right through the walls. They will paint the place before you move in to trick you to want it. Thats a classic trick. If you lose your key, you have to pay $10 or more to get a copy, and wait for a while, they will defiently let you locked out of your place until you get a key from them a week later. The water tempratures fluctuatw when they feel like it and they never fix it and it happens at the worst times like in the morning and to a lot of tenants. The place is an eyesore overall, uncomfortable, terrible managers. Always dirty with dead and live roaches and stained hallways and bad smells everywhere. Plus I heard of at least 5 break ins in one year.

I've lived in my unit for about 2 1/2 years now and i love it. Whenever i email with any questions or work orders I get a quick response. You always see the maintenance guys cleaning the hallways and fixing things and are very nice people. I always recommend this place to friends. Its an older building but i think they do a great job maintaining it. Also its nice they come by twice a year and clean everyone's filter in there ac and heating units and also make sure everyone's smoke detectors are working.

This building is arguably the best value in the neighborhood. First off, the location is unbeatable. You are within two blocks of the lake in the heart of the Gold Coast. If nightlife is your thing, the place is within an easy walk of both Old Town and the State and Rush Triangle. As for the physical aspects, the unit boasts nice hardword floors. The building oozes Old World charm. The individual apartments are in good condition: clean, newly painted, and well-maintained. Addtionally, all the units have pretty big closets. The management company is great, quick on repair orders, and extremely personable. Street parking is usually available. There are two working washer and dryers on each floors. Oh... and the wondows are big. This building is ideal for people of all ages, and neighbors are all very friendly. I dare anyone to find more space and a better layout for the price.

I have lived in these apartments for a little over a year now and have had a great experience. It is a quiet place and is in a great location! Living in the Gold Coast area you expect higher prices but these apartments are affordable to young professionals. I have also found that my utility prices are very low. I rarely have to turn my heat on during the winter because I am on an upper level. As far as maitenance, I have always had great service. In my opinion, it is a cozy place to live and would recomend it to others.

Oh my God. This place is LIKE, the worse place on Earth. I cannot believe the management, landlord, and the rest of the rude people that run this place. They are so so so so hard to contact, unless its to RAISE rent, then they will contact you, or for LATE FEES 2 days too late. The place has MICE and ROACHES, the windows are so old that its freeeeezing in the winter with heat on full blast. They say heat is included, its not, its electrical, its in your electric bill, they lie!!! The buzzers at the door DONT WORK, they are broken, the other tenants steal other tenants mail, the place is always always dirty, the washer and dryer steal money and break down while washing every 2 months and arent repaired for another 2 months. The walls are paper thin, I can hear my neighbors every words. The landlord is sooo hard to contact, and is sooo two faced. Theres no parking, but they will lie and say its easy to park on the street, hahaaha, what a lie. Half the electrical outlets dont work in the apartment. Basically, anything you can imagine bad in a place, its here. Its tiny and expensive for its space, and they raise rent on you as soon as your lease is expiring, if not, theylle lease to a new person at the rent you used to pay, sounds illegal. If anything happens in your place, expect 2 weeks for a response and 1 week more to fix it. Theres like no where to talk to the landlord or management, you send your bill to a po box for payment and thats it. They do not welcome you or care about you at all. It smells bad often, and did I mention you can hear all your neighbors every noise, including farts, all the time. bugs everywhere, cintipedes, roaches, mice. stinks like garbage all the time. parking is a total nightmare. noise is a serious problem. poor landscaping and upkeep.I did not feel safe.falling apart, shoddy materials and workmanship.youve been warned.

The leasing agent doesnt return calls or emails, so your on your own in making repairs and even trying to rent the place in the first palce. The apartments have terrible heating, so make sure you own lots of sweaters. The place is dirty, the outside is not not painted, and it smells bad. The window shades are old and practially broken, theres roaches and insects. I can hear everything my neighbors say. The only 4 washers and dryers steal money and break down regularly.

I lived in this building for two months, when I took over a sublease. The bathroom, A/C unit and appliences were ok. And Dearborn Parkway is a gorgeous street, one of the most beautiful in Chicago. But, I would never live here again, even if it were FREE! The management, who's offices were at the top of this building, were shady. Everyone who worked in the offices seemed scared of the owner, Mr. Latsko, who apparently yelled at everyone. After a month of living there, when it got cold outside, they turned on some kind of boiler that made a god awefull grinding noise that kept me up at night. I signed the lease before the noise started, and would have never rented there if I had known about it. When I complained to the leasing office, they said that they didn't hear any noise, and didn't know what I was talking about. Then the scary owner called and yelled at me, and said I was inventing things. I had to call the Tenent Association for free legal advise. And I even withheld my rent until the problem was addressed. The leasing company ended up letting me move into their other building at 1504 N. Dearborn. That building was better, but they had a weird exterminator guy come every month to spray for roaches. And, one morning when I was getting my cereal, a rat jumped out at me. Total nightmare. They say they have a no pet policy, but in the 1504 buiding there was a guy who owned four dogs and a wolf, who kept peeing in the lobby. Run for the hills.
