The building has gone through a lot of change starting with the condo conversion to now. There have been ups and downs, but today it is way up. There has been a lot improvements to the common areasand the views from the units is terrific. The south loop location makes it convenient to all downtown venues, the museum campus and the stores, theaters, restaurants, etc. along Roosevelt Rd. I'm very glad I stayed!

I moved here this fall and fortunately was able to get a gorgeous condo with a river and city view. As a female living alone security was a major concern. The guards at RC take our security very seriously. Some tenants find this bothersome, I would rather feel safe and secure. The staff is friendly and attentive. The building is clean,clean,clean. The market offers a good selection at a relatively affordable price. They have steadily making noticeable improvements since I have moved here. I especially love the new lobby and furnishings. The indoor River Walk and atrium are great at bringing you the feeling of being outdoors inside all year long. The laundry room needs improvements, mainly making sure other residents clean up after themselves. Many units have their own in unit washer and dryer. I hope to live here for a long time and make RC my home. I can walk just about everywhere that I need to go. I have several friends that want to move here, but RC has no vacancies.

I have been living in River City for the past couple have months and have enjoyed living here! It's in an excellent location and I feel very safe and comfortable here. It's nice having staff at the front desk lobby not to mention having a conveniant store in the building! I would recommend river city to anyone wanting to live comfortably and affordably in the heart of Chicago.

I've lived in this building for over 2 years. The quality, value and worth of the building is plummeting. We used to have a free shuttle service and free gym, neither of which exist anymore for free. Don't be too attracted by the price I pay - the unit is horribly dated, appliances (fridge, microwave, oven, dishwasher) all original from 1983 - including cabinets, etc. Some units are updated, but the rent is all going up by $100 . Street parking was okay when we moved in, but my car gets towed 3x a year by the city - obscure signs are placed and I've never won a hearing. I get about 6 tickets a year. VERY ANNOYING! I only drive my car once a week because I live in such a great location. BE VERY CAREFUL BEFORE RENTING HERE ---- there is a serious pest problem in this building, and if you report it, you'll get blamed for it. The management is horrible to deal with, told me my neighbor brought in bugs, but then told my neighbor that my husband brought in bugs, told my landlord that we didn't have a particular bug problem but that I was being bitten by spiders. For this price, go rent in Lincoln Park or Lakeview.

Here is an honest and detailed review for those considering moving to RiverCity: i have lived there for almost 2.5 years. i also wanted to test this place before eventually buying. well i finally moved to a newer building. i regret having lived in RCity, i think i was too seduced by the river & the boats. But in such large buildings, maintenance is extremely important. Well...the building's maintenance is extremely poor. The marina area and the back entrance are always unclean with bottles and paper thrown on the floor. You feel like you are in the Bronx. There are only 4 trash cans in this 700 resident building which is ridiculous. they need more of those so they dont look so full all the time. or they need to remove the trash more often. They have serious problems with heating & cooling. After all this is a pretty old building, and residents constantly need to call someone from the maintenance staff to do some repair with the hot/cold air. A neighbour had to evacuate her apt with her child at night because her hot air wasnt working properly. When the engineer showed up to fix it, the pipe exploded and inundated the entire apartment. she had to stay out for about 1 full month. I know accidents happen, but when the weather warms up, it gets not twice but THREE times warmer inside because the building is made of concrete. Problem is: you cant turn on your own A/c when you're hot, so you have to endure the heat until they deem it is ok to turn it on for the entire building. And then when it does get turned on, you have cold air every other day. i am not kidding: THE COLD AIR IN THIS BUILDING IS DOWN EVERY OTHER DAY. They pretend they need to send you engineers every now and then and that it is a routine thing to do, but it is not true at all. Their system is OOOLD and needs replacement. instead of replacing it, they keep repairing to save money. i dont need to have an engineer at my place every few days to get the A/c to work properly. i have lived in pretty nice buildings and none of this ever had to happen. I have had to purchase a Portable Air conditioner for $435 to be used everytime the AC was down or almost down. That was almost half my rent. So if you intend to stay there, get yourself a few fans for everytime the cold air is down. By the way, even when it is not down, it takes a long time for it to start cooling because of the size of the building, but still you never get the temperature you need to feel comfortable. chicago summers are short, but your summers in this building will be remembered because of the heat and the REPEAT FAILURES of the management to address your concerns. unfortunately, it is extremely anoying to open the doors/windows there. The city noises are very loud, night and day. The elevators: down for maintenance EVERY other week. Again, same problem as the A/c. The management: extremely poor service, they never call back when they say they will, they are neither helpful nor supportive. The staff changes constantly. I was shocked to hear one of the office employees, a black woman with messy hair dressed for work like she was going to a Vegas night club, literally yell at one of the residents in front of everyone in the lobby! if the management (if any) is represented by such low life people, then you know what kind of management this is. A management that respects itself does not allow such things to happen. on the other hand, people get the impression that this building is mostly occupied by indian people, but i noticed that in fact, there is a little bit of everything. However the indian people are the ONLY ones who keep hanging around in the lobby and the River Road/park area. They meet for big indian gatherings, they teach their kids how to walk in the entrance, they cook for each other, walking from floor to floor bare feet....not a pretty sight. So they are the ones you see the most. talking about cooking: if your neighbour is cooking a steak or smoking a cigarette, be sure you WILL suffocate for quite a few hours. i am not picky but every friday and saturday, it is big party time for some folks there. So the smells travel across the building, and cigarette smoke (and other types of smoke) become truly overwhelming. Same thing everyday at dinner time: chinese cooking, indian curry, you name it. the rent: it is slightly lower than elsewhere, understandably, given all the above. the Bally gym downstairs and the little grocery store are a sure plus. So you choose: you pay $200 more and you get a decent place with good maintenance and a respectable management, or you save some $ and endure the rest.

Rumor has it that an aldermans girlfriend lives there and the remap will be used to protect the management. THe indictment of the board is right around the corner. Penland and Hartwell have ardc problems and the building will probably be condemned. Micheline and her clowns will be in major trouble and all the owners will pay dearly. The stupid idiot who called someone a liar for telling the truth is just another idiot that lives there. Its an unsafe, thug, gang-banger, Indian hang out. Drud deals and burglaries are the norm.

For some reason, these apartment unit partition walls are not sound proof. couple of occupants unnecessarily get alerts due to neighbour complaints. I personally know, where some neighbours are hypersensitive towards sound, they tend to complain the management office and they used to disturb the occupants. This is really stupid. Particularly, I faced lot of problem with my 3 year old son, when I rented an apt 1236, my neighbour is a old man and he is hyper sensitive, he always used to complain in the management office for unnecessary reasons. He used to bang the walls even in the day time for small reasons, particularly when my son used to play. Even, this old man used to complain whenever I used to watch youtube videos in very less sound. Just because of him, I even returned my tv which I bought and couldn't enjoy it. Even management office lady, I don't know her name, she is very rude in listening to my problem and she is very impatient while replying. All they know is if someone complains, there is some issue, thats all they know. I pissed off with that neighbour and finally supposed to vacate the apartment. This is not only my problem, couple of my friend's problems. I may refer to anyone, but it depends on their luck, what kind of neighbour they get and how sensitive in understanding the situations by management.

This buidling used to be good when it was new. Not anymore - it has become a trashy place, especially after the flood that had the entire residents evacuated for 3 weeks. The place just smells awful - sort of unwashed smell like damp dirty moldy rags. The receptionist in the office is also rude and you can just tell that she does not want to work. The manager and assistant manager (the one wearing glasses) is really helpful and accomodating but the receptionist/clerk is just plain lazy! The bad thing is that she's the one you have to deal with most of the time. They also turn off the heat after September but the heat is just overpowering in the units if outside temperature is in the 70's especially if you're unit faces the sun in the morning of afternoon. And you cannot install a window a/c even if you want to. For the price you will pay, you're better off in another building.

i lived at the W Grace building for 12 months, sorry for the brevity but it is important that someone be warned about these people and I cannot take too long on my break at work: -the employees are unnecessarily and, without exception, rude to the point of obscenity at times -the employees are forgetful and will even threaten you with ruining your credit if you complain to the BBB or someone else (rated at an F by the BBB, btw) -they will tow your car repeatedly for little or no reason, and will not tell you a reason when asked -they will charge incredibly high late fees, even when you turned in the rent on time and have a receipt (they wont accept the receipt if its not "dated in handwriting" also-even if the person you are talking to is the person who wrote it!!) -they will "lose" your rent. this cost me 700$ because I made the mistake of paying in money orders NEVER PAY IN ANYTHING BUT A CHECK -there are numerous maintenance problems like entire rooms without electricity, doors that wont close, A/C that doesnt work and they will NOT fix them EVER. -there is a BAD pestilence problem, especially on the ground floor (Mice AND roaches) -there is a BAD black mould problem in the 4 w grace street buildings, in each of the 14 ground floor apartment bathrooms -they will lie to you- THERE ARE NO LAUNDRY FACILITIES IN THE BUILDING. PERIOD. They will tell you that there is, but they are A BLOCK AWAY AND 3$ EACH LOAD. I could seriously go on for a LONG time but I only have a few minutes. PLEASE JUST CHECK ONLINE OR ASK AROUND IN RICHMOND AND RENT FROM SOMEONE ELSE-ANYONE WILL TELL YOU : DO NOT RENT FROM THESE PEOPLE UNLESS YOU ARE LOOKING FOR A REASON TO HAVE A HEART ATTACK OR ACQUIRE AN ANGER PROBLEM.

The location is wonderful, safe, and extremely convenient. However, my experience here was at times disturbing. Being that the heat and air was central, whatever the neighbor next door or in vicinity was cooking I could smell straight through my vent, and on all occasions it was strong, odor ridiculous, and often unbearable smells. Other than that, it was a pretty good place to reside.
