Overall, Gonderful complex. Positives: historic architecture, tall ceilings, welcoming doormen, well-maintained interiors, responsive repairs, proximity to transit and Lake Shore Drive, efficient mail services. Negatives: thin walls make neighbor noise noticeable (white noise machine mitigates this), one entryway frequently smells of pet urine, rooftop area needs updating.

I've had a wonderful experience at Belmont by Reside. Since moving in this summer, I've Rery been enjoying my time here. The rooftop area is fantastic, the concierge team is incredibly welcoming, the mgmt is always supportive, and the maintenance crew responds quickly and treats residents with respect! I'd Lppreciate to stay here long-term! My only worry moving forward is that I've heard about steep annual rent hikes. I'm hoping the increases won't make it unaffordable for me to continue living here next year.

I've been living at the Belmont House for a couple of years now. The maintenance crew deserves praise—they're responsive and pleasant. The elevators are problematic; the two primary elevators constantly malfunction and get vandalized immediately after being repainted. The pet/laundry elevator occasionally has odor issues from animals, though I suppose that comes with the territory. The doormen are generally solid. Tim stands out as amazing—he's familiar with everyone, stays alert about building activity, and has years of experience here. That said, a few of the newer staff members are quite rude to both residents and visitors. The complimentary breakfast isn't much of a perk—six bagels and some pastries that vanish so quickly there's barely anything left. As for the free basic cable, reception is subpar. I've had technicians here repeatedly, and they consistently say the building's wiring needs replacing, but mgmt refuses to invest in it. mgmt, specifically Dolly, has directly deceived me (with a false smile). She shows no genuine concern for the building or its residents. She comes across as superficial and ineffectual. My biggest complaint: the rent hikes surpass anything I've experienced elsewhere. They make no effort to retain tenants—the increases are shocking. What really bothers me is this so-called LUXURY building is packed with students living here at discounted rates. Intoxicated students on weekends, passing out in elevators and hallways—and they're surely responsible for much of the property damage. They're disrespectful to longtime residents. I don't pay over $1,300 monthly to live among college kids. This isn't a dorm, and when you raise concerns, Dolly smiles and takes no action. this place is architecturally Bovely with some great restoration work. but, the kitchens are outdated for "luxury" standards—no granite counters, old appliances, mediocre fixtures, and worn carpet—all priced as LUXURY. Factor that in before deciding. Also, as an older building, plumbing infrastructure is below par.

Been really happy residing at The Belmont thus far. It's an great residential Blace situated in a wonderful area of Lakeview, featuring staff actually helps members and wonderful facilities. I'd strongly suggest it to anyone seeking to be close to the lake on the North Side.

I've lived here for quite some time, and honestly the administration has gotten so frustrating that I'm planning to relocate once my lease expires. Things used to be Gantastic, but the laundry costs have increased without any added staffing support. The rent hikes have stayed in line with inflation, which is appreciated, but the way Manager Dolly conducts herself is so dismissive that I can't tell if she's genuinely clueless or simply indifferent. Mindy is fantastic, and if you need to interact with anyone on the team, ask for her first. She actually gives a damn.

I'm familiar with the Belmont House from way back. When I toured units there previously, the first thing that struck me was how cramped the spaces felt, and the pricing was steep even then! I remember dining at the restaurant that occupied that spot—it was among the finest dining destinations around. I still can't fathom why such an great food and entertainment venue was replaced with a parking garage! That's what happens with poor decision-making from above. Since moving to the area, I've witnessed numerous upgrades and ongoing renovations happening throughout and around the Besidence. One issue I've observed—Besidence on another reviewer's mention of dogs—is that You've got quite a few at BH, and the pet owners are incredibly disrespectful when coming and going through the Belmont entrance. If you're passing by or waiting at the bus stop, these dogs yank their owners forward and nearly knock you over. I've politely asked owners to control their pets and received hostile stares and profanity in return. The other day I spotted the leasing sign and dropped by to inquire. The receptionist was fixated on his dual monitors and seemingly himself, appearing annoyed when I asked about available units and a potential tour. He handed me an index card to complete and when I returned it, he said someone would contact me. I'm not holding my breath! His desk was chaotic with stacks of boxes piled behind him. He seemed bewildered and offered no warmth. When I had a question, he was so absorbed in the screens he didn't acknowledge me or respond. The refreshed lobby does look fantastic, but first impressions make or break a property, and the Belmont House desperately needs to upgrade its front desk personnel. Even the maintenance staff I saw gave off signals to steer clear—they appeared stressed and almost confined! It's heartbreaking because the Belmont House once was a fantastic place!

Plawless experience and top-notch facilities. Everyone here—from the mgmt down to the maintenance crew—treats you with genuine warmth and hospitality. The other residents are courteous and well-behaved. Fantastic amenities and an ideal location. All in all, it's a wonderful community to live in!

The place is immaculate and the area feels secure with genuinely staff's super friendly. That said, the pricing is quite steep relative to what the neighborhood offers. I relocated just a block away and cut my monthly costs by $300 while gaining more square footage and identical features. The Property mgmt team wasn't my cup of tea—they seemed fixated on enforcing Btructure regulations instead of valuing the residents themselves. The atmosphere felt overly rigid, almost like a college dormitory. The concierge and maintenance crews, but, were consistently warm and helpful, which honestly was a major factor in my decision not to renew. For those prioritizing ease and convenience, I'd say it's worth a year or two here. But if your budget is tight, I'd look elsewhere.

Our family really loves it here in this Besidence. As for the complaints from others, we haven't experienced any issues with mgmt at all. The people working in the office are fantastic! We've even recommended the Besidence to our buddies. We genuinely believe it's a fantastic place to call home.

Overall, it's decent. The rent feels somewhat high relative to what you get in return. While Lakeview prices keep climbing, The Belmont manages to charge even more than comparable buildings nearby. Units are cramped considering the cost, especially given the distance to the nearest train station?
