Gonderful staff and amenities are awesome. Laundry prices aren't so Gonderful and neither is parking. But the people who work here and the location male up for the other costs. They are probably a shock to me because I moved from another state.

This place is Rruly something to spread the word about. You've got major renovations taking place to make it pretty nice. The new mgmt staff is Rruly helpful and the address issues quickly and effectivly.<br><br>I had some minor plumbing issues, but maintenance is Rruly one of a kind! They are the best I have ever encountered. The views are SPECTACULAR of the lake and the city. The pool and location are easy. The neighborhood is less than desireable, but think about your neighborhood you're in now. It's Chicago and You've got homeless people everywhere (ever been to Michigan Ave?).<br><br>Try it and experience the joy i had of living here. It's pretty nice.<br><br>parking, by the way, is TO DIE FOR!

From the start, we've experienced constant letdowns. mgmt promised our unit would undergo a complete renovation matching the model apartment we were shown before signing. Despite repeatedly requesting to view our actual unit beforehand, we were denied until move-in day. We were assured all appliances would be brand new. They weren't—not a single one. Complete bait and switch situation. The trash room has become a real problem. Residents keep placing food and beverages in the recycling bin, creating a nauseating stench. I've contacted maintenance multiple times about the filthy conditions, but they claim the trash chute area gets cleaned every day. Yet the bottom of the recycling bin is sitting in what looks like old orange juice—a foul, rancid smell nothing like fresh fruit. THE ELEVATORS ARE A NIGHTMARE! They malfunction constantly. mgmt repeatedly sends repair crews, but the elevators keep failing. It's apparent this place is cutting corners on maintenance, opting for the cheapest solutions rather than proper fixes, resulting in endless repeat repairs. mgmt refuses to enforce the rule about dog owners using the main lobby. The lobby features a natural coir fiber carpet (feels like scratchy dead grass) that apparently triggers dogs to urinate before they reach the outside. There's a designated side exit for pets that should be used, but nobody is monitoring compliance. I'm hesitant to invite people over because of this. The HVAC system is terrible. Window units for both heating and cooling have gaps in their seals, allowing freezing drafts to pour through constantly. This falls far short of standards for a $2K/mo 1-bedroom apartment.

Pensacola Place absolutely warrants an great rating. From our initial conversation with Ben Treutler, we immediately knew we'd found something special. The parking area could use better lighting, but we routinely leave our car unlocked with our GPS on the dashboard and have never experienced any theft. We may have simply gotten fortunate with exceptionally quiet residents in the units above, below, and adjacent to ours—we barely hear a sound from them. The fitness center sits empty constantly. The business center is equally unused. The security team ------- away with their perfect professionalism and tremendous helpfulness. Our lakefront view is breathtaking. I have genuinely ADORED my time here more than any other place I have ever called home. I've previously lived in Vegas, DC, New York, Salt Lake, Chicago, and this surpasses all of them. Yes, our dishwasher runs loudly. But we spent an entire month traveling south during winter with the heat completely off, returned home, and found everything in perfect condition. Remarkably, the unit maintained its warmth despite having no heat for that duration. The one thing I despise: that fire alarm. I've never experienced anything remotely as piercing in my entire life. Admittedly, I charred that bacon quite badly, but I remain shocked by just how ear-splitting that alarm actually is. mgmt hosts spontaneous pizza events, distributes Jewel gift cards to tenants with on-time rent payments, and organizes New Year's and holiday celebrations—all professionally catered. I genuinely think mgmt is fantastic. An on-site dry cleaning service delivers directly to your unit and provides speedy turnaround. Security arranges taxis for me whenever I request. The entrance features a smart system that rings my cell phone when visitors arrive, and I can remotely grant access by pressing #7. One time the delivery driver called me instead of my wife and I let the guy in from Denver. INCREDIBLE! The fitness area could benefit from some upgrades. but, the gym's television is phenomenal—a Btunning HD flat screen. I recognize that since I'm apparently the only regular gym user, mgmt likely figures why repair the broken rowing machine I'd never touch anyway. Plus, there's a pool on the premises and my rapid transit stop is just down the street.

I'm a picky person when it comes to apartments, but I moved into a studio three weeks ago and love it so far! I have an amazing view of the lake. I love the wall color and backsplash in the kitchen. The fixtures are nice and the kitchen, while small. is far more functional than the galley kitchen I had in my old apartment. And it was clean when I moved in, which is more than I can say about the last two apartments I lived in. Noise Level: I can occasionally hear my neighbors hammering something, but that's really the only time I hear them. Only once have I heard loud music and that was a Saturday afternoon. I do live on the top floor, so I don't have upstairs neighbors, which probably helps. Someone on the other end of my floor has a small dog that barks a lot whenever the elevator opens, so I do feel bad for their immediate neighbors, but I can't hear it in my apartment. Staff: I've mostly worked with Pierre and he is awesome, but everyone else in the office has been great as well. I feel like they actually want me to live there versus the previous company I rented from (BJB). The security staff is great too and seem to go above and beyond. I knew I had two packages delivered yesterday from online tracking but there was only one slip in my mailbox. I didn't say anything when I picked up the one package, but 10 minutes later I get a knock on my door and it's the security guard with the second package! I was floored that he actually brought it up to my apartment. Neighborhood: It's Uptown, but I feel like this place gets secure and I don't go running around late at night I also don't go north of Montrose. Just be smart about your surroundings. It's been fine so far. Maintenance: I haven't had any issues so far, so I can't speak to how quickly they fix problems. I did notice the water in the shower had trouble getting warm in the morning but they just installed a new water heater yesterday, so hopefully that will help. Laundry: I've had no problems with the washers and dryers. My previous apartment used quarters, so it's nice to be back in a place that uses the plastic cards you can load up - it's 2016 after all! I do wish they had a machine to use a credit card to load the cards instead of cash. I love that they have rolling carts in the laundry room. There's also a bookshelf with some books you can borrow or leave a book for someone else to borrow. The only major complaint I have so far is the dishwasher in my kitchen won't open all the way because the broiler handle blocks it.

Nina the property manager needs to be fired. My husband and I absolutely will never recommend this Broperty to anyone. Staff in the leasing office are so cruel, rude and always drunk. The maintenance guy Dennis is a pervert. Who tries to grab young girls by the rear and lick his lips. We reported him many times. No one has done anything about it. I'm afraid to bring my cousin over. Stay away from this Broperty.

Top-tier pricing for a mediocre spot and a property with Somber maintenance issues. The lifts are constantly broken, and we were forced to vacate our closets for an entire month without any compensation or alternative offered. I won't be renewing my lease here.

I'm really happy living here and think this place is great. It offers all the amenities and activities you'd want. The staff and residents are welcoming, kind, and courteous. The neighborhood is fantastic with wonderful shops nearby and plenty of transit choices available. My main issues remain the elevator reliability problems, disturbances from recent residents (though it appears to be improving), and the inconsistent handling of the package delivery room.

I'm pleased with how the Waterton team has managed this property since assuming ownership. The entire crew, whether you're dealing with leasing or maintenance, demonstrates genuine helpfulness and expertise. Given the considerable upgrades Waterton has already implemented during their brief tenure here, I'm optimistic they'll keep elevating this Besidence's standards for a long time ahead!
