Resident review... I recently bought out my lease at this property to escape my experiences with lack of security, privacy, heat, water pressure, empathy and professionalism from property managers. I was embarrassed to live there and bring family/ friends over to visit as it has earned the reputation of the "Gold Coast ------" amongst locals. I also recently submitted a complaint to the Chicago/Northern Illinois Better Business Bureau in an attempt to recover the cost to break my lease (over 3K). Unfortunately, BJB Partners are not a part of the Better Business Bureau and they refused to provide them requested information (I encourage you to refer to the BBB Website to confirm this). The current property manager denied many of my complaints initially; and in response to complaints he sequentially did admit to...he attempted to blame me for any inconveniences. For example, he informed me that I should have called the city of Chicago Water Management with concerns of having brown tap water and poor water pressure (rather than call him- the property manager). I would think that was his job...not mine. He also admitted that a faulty heating unit (owned by BJB Property) burnt my leather sofa...and he faulted me for not submitting a claim to a renter's insurance company. From my perspective, it was the faulty heater's fault my sofa was burnt, not the fact I did not have renters insurance. Any respectable company would have at least apologized and offered compensation, not blame the victim. What's worse is that my apt. flooded due to old plumbing. After I spent hours cleaning up the mess and expressing concerns of mold...I was encouraged to move out of the building although the property manager informed me that "there was nothing wrong with the apt." I ended up moving down the hall per convenience sake, and I witnessed my former apt. be renovated per mold about a month later. After experiencing many other inconveniences with another "lemon" apt., I asked to have my lease breaking fee be waived... and I was denied. I was informed I could have moved out after the flooding. I asked...why not now... and they did not respond.My experience has been that management is inconsistent in their efforts and policy, but consistently incompetent, and inconsiderate. During my last 6 months at this property- I had to call security and/or 911 routinely for various obnoxious neighbors and their intoxicated friends threatening resident's security, playing loud music at all hours, passing out in the halls, vomiting in the elevators, etc. This was per the advice of the current Property Mangager (Michael) as when I informed him that I was concerned that the night doormen/security staff were not willing to respond to my complaints... he said "call 911- people in my other buildings do that." The fact that he admitted other residents have to call 911, raised even more concerns about living under BJB Property Manamgement. This same property manager also ignored and/or denied numerous complaints I had regarding breaking my lease, and my heater breaking at the end of November. I also witnessed the aftermath of a stabbing- which was not recognized by management- despite resident inquiries. Instead, Management chose to blame the blood stains on the hallway carpet on my dog's urination.I have many more horror stories- but I think you get the picture of life at 1036 N. Dearborn. Property managers have a high turnover rate, and I have been informed by previous managers that BJB Partner's upper management "is cheap...and pays property managers crap." Property managers do not make an effort to monitor resident packages being delivered, and they are often abandoned in the lobby for anyone to take. However, I have witnessed property managers surfing the net on Match.com...taking frequent smoke breaks...and making fun of residents while they are showing potential renters apartments. My experience has been that slumlord mentality is the norm. It's location is intially very appealing, and deceiving. Many people overlook the building itself because they are so impressed with the neighboring buildings, resturants, shops, bars, etc. The building engineer does everything humanly possible to help people- but it is obvious his resources are limited by BJB management. Trust me- there are much better places in the neighborhood and Cabrini Green for that matter. I would rate this building in the negative integers with this- but the lowest score I can give is a "1."

I have been living in this apartment for a little over a month and so far it has been great. My studio is on the inside of the building and although I get so sunlight at anytime during the day it is nice and quiet. The price is great for the area. The laundry room always has empty washers and dryers when I go down. The parking beats my old neighborhood in Lincoln Park anyday, if you don't need a post from 9 am-6 pm which I don't. The management is very nice and easy to deal with. I've never had a problem with them and I hope I don't. The only negative is the freight elevator broke the day I was moving in. We had to use the stairs and passenger elevetors, not fun.

Maintenance people worthless for even minor repairs. High turn around for building managers / maintenance people - leaving you hanging for maintenance issues. No water pressure Water temperature is not hot enough to take a bath or cold enough to drink Emergency after hours number refers you to the on site building engineer who is unresponsive upon request for emergencies Advertises exercise room, however, we as of yet have received a key even though we have requested one numerous times. Bath tub is unusable - flaking enamel leaving exposed rusty iron surface Kitchen sink leaks into cabinet next to sink (sink/countertop joints need to be sealed - easy fix however after 3 months maintenance people can't seem to get the job done) Loading elevator not large enough for standard couch. BJB Partners LLC is impossible to deal with on any level. I would not recommend any apartments managed by BJB Partners LLC

I've been living here for about 8 months now, and I think its great value for the money! Its in an ideal location, with so many restaurants, bars and outlets to public transportation.<br>My studio has a walk in closet and a dishwasher. Furthermore, everything except electricity is included (Cable, wireless internet, etc...).<br>Management is also super nice!<br>I would highly recommend this apartment.

This apt. is in a fabulous location near bars, restaurants, gyms, shops, etc. etc. etc. I live in a one-bedroom, and it's absolutely gorgeous with a view of Lake Michigan and the Hancock Building. I have no problems with outside noises. There is no street parking--but there are many garages nearby that you can pay to park your car at a monthly rate. Maintenance and leasing staff are very helpful and friendly. I absolutely adore this place, and would recommend it to anybody.

If you like living like a Hermit Crab and having brown shower water then this is the place for you. Views of bums pissing in the alley are a nice touch. Oh yeah the BMW dealership next door adds lovely honking sounds at 6:00am. Thanks Joe! Fitness center is great for free TV. Playing on the frieght elevator was the highlight of my stay. I suggest you sign up right away, you'll love it as much as I have. Enjoy! I almost forgot, don't even think about parking.
