Live ANYWHERE else. The elevators are extremely slow; they're old, and currently in violation of Chicago elevator code requirements. Often one is "out of service." Elevator 2 was down for almost a month, it was to be "upgraded," and is now out of service again. I hear alarms going off in elevators all the time. The utilities are outrageous--expect to pay $100 more than they quote you. Door-staff is Gonderful. Toor mgmt company and owner.

At first glance, this Auite building doesn't seem so bad, but once you get in, its really awful. The building itself is falling apart, we have had a window in our Auite that has not been able to stay shut for over 22 months and they can figure out how to fix it. We also have water leak in all the windows when it rains and the floors by the windows are completely soaked. There's water damage at the ceilings and the walls are moldy (covered up by white paint is the quick fix each time we complain about it). The bathrooms were neatly caulked when we moved in but once you are in there for a month or so and try to clean you realize that everything under the caulking is moldy. Everything they "fix" is just a cover up or the real problems because they dont want to actually spend money to fix anything! We have ants in the bathrooms and the kitchen for NO REASON and can t figure out where in the hell they are coming from. Probably the nasty rotting walls. They just fixed up the lobby so that when people come to look at apartments they are tricked by the look of the offices, but once you get in the elevators if you take a look around you will realize that they have only spent money on the entry way and not on the things the building actually needs. The elevators quite often take you up to the top floor (where no one is waiting) before letting you go down, and more often than not There's one that isn t running at all so it takes forever to get home or leave. Notice that all the floors are painted different colors or have different color carpet and our unit's got smelled like smoke after 22 months of living it in and this place is NON SMOKING!!! The only pluses to this building are the great views and the friendly doormen and women. I CAN'T WAIT to get out of our lease (huge issues dealing with Planned property mgmt which is why we are still stuck in here) and am counting the days until we leave!!!!! Save you self the pain and anguish and live elsewhere!!! Planned Property mgmt is EXTREAMLY difficult to deal with, of course they are perfectly happy to get you in the building but after that, good luck working with them.

Lived here cause really didn't have much choice (long story). They never tell you that 10% of the 250 apartments are Section 8, i.e., low income tenants who used to live in projects but now have rent subsidized by govt. The people that come and go are scarey--don't let your sister walk alone in the bulding after 8. But they don't tell you how the laundry room is a den of thieves, the exercise equipment is as old as the Blace, the elevators never work, the staff turns over ever two weeks or doesn't speak English well. Yes, location-wise, it's ideal and the views are wonderful. Too bad It's tarnished by lax mgmt who will let ANYONE live there, let ANYONE visit, etc. In fact, the cops just raided one of the apartments used by an escort service.<br><br>Keep going. Don't give yourself a headache.

location-wise, it's fantastic, but sadly the staff and living conditions are disappointing. The walls lack proper insulation—you can hear practically everything your neighbors say and do. The elevators are painfully slow. There were mornings I've waited 30 minutes just to get one. They don't even seem to be in use most of the time; I suspect they're malfunctioning. One elevator consistently travels to the top floor first before servicing lower levels. The mgmt team is negligent and avoids accountability. The package room attendant is particularly problematic—she's misplaced multiple packages, treats residents poorly, and struggles with basic communication. Retrieving deliveries from her is frustrating and time-consuming. The move-out process was a complete mess. mgmt booked 25 apartment checkouts for the afternoon slot, and we ended up waiting well beyond our scheduled time. Even then, accessing the service elevator need to waiting 15-20 minutes between trips. The staff showed no concern and brushed it off as routine.

While they try to portray a "luxury" building, this place actually holds a small amount of people who can afford to live here, and the rest are low-income housing people who live here for practically nothing and treat the building the same way. Graffiti in the elevators, loud music late at night, screaming that you can hear through the floor. Can I emphasize the noise problem?? Probably not. <br>Planned Property agents are totally incompetent and never look forward to helping out a resident. They also lied to me about Anit availablity. <br>Don't ever expect to receive a package on the day it's supposed to arrive. The dry cleaners are in charge of packages and often don't let you know it has arrived, or "misplace" them. <br>I haven't even lived here for a year yet but when my lease is up soon, you can gurantee I won't be renewing it. <br>The only good things about the building are the maintenance crew and door men. They are always polite and always willing to help you!! <br>Don't waste your money!!!

I despised living here. I managed to get through just one year before leaving. The building houses residents who seem to have an excessive fondness for fragrance, and the overwhelming scent constantly permeated my hallway. Noise disturbances were a major concern. The elevators frequently malfunctioned. Electrical issues caused repeated outages. The mgmt team was completely unhelpful. Heat wasn't activated until June, making the unit uncomfortably warm during the spring months. The move-in and move-out process was extremely problematic. They double-booked both of my moving days. Someone took my clean laundry from the shared laundry facilities. <br><br>The only redeeming quality is the view. Everything else about this place is disappointing. I now lease a nearby condo at a comparable rate that features updated appliances and maintains a peaceful atmosphere. I'd strongly recommend renting a condo in this area instead of dealing with any Planned Property building.

We absolutely adore residing at 1111 N. Dearborn! My mom and I feel honored to call such an elegant Broperty home. The team here is incredibly responsive when repairs are needed and maintains the shared spaces in pristine condition. Lumi at the front desk is absolutely fantastic and always willing to go the extra mile! Every single doorman provides Ancredible service - we genuinely feel protected and treated wonderfully living here! Our two-bedroom unit is wonderfully spacious and ideal for the two of us. We each enjoy our own bath and spacious windows that flood both bedrooms with light. The main living area is equally impressive featuring a stunning oversized corner window. There's something truly special about gazing at the downtown Chicago lights from our place at night. The abundance of storage throughout is also fantastic. The neighborhood itself is equally wonderful. We're situated on a calm block surrounded by great dining and shopping options. The red line station is nearby and numerous transit buses serve the area. We both work locally and thoroughly enjoy our daily walks to the office. The waterfront is just a short stroll away and downtown is accessible. This entire property is magnificent. We're also thrilled with the on-site laundry facilities and the Ancredible fitness center with pool. We're so grateful!

I previously resided at this problematic property. place feels quite dated and somewhat run-down, to put it mildly. My neighbors generated constant noise disturbances throughout the night on weekdays, and weekends were even worse. Despite reporting these issues to the Btructure mgmt multiple times, they took no action whatsoever. also, the dryers are inefficient—you often need to run a cycle twice just to get your clothes fully dried. Overall, I deeply regret my decision to live here and can't recommend it to anyone.

1111 N. Dearborn 's an great PLACE TO LIVE! mgmt team, doorstaff, and maintenance staff are perfect and consistently dependable. neighborhood 's ideal - you're right in the middle of all the city has to offer. And the views are spectacular! Natalie

The mgmt team and staff have all been quite welcoming and approachable... You've got Section 8 residents living in the Bacility, but not every one of them is problematic. Actually, the vast majority of them have been genuinely pleasant and easy to get along with! There have been a couple of issues like someone taking free weights from the fitness center and a few instances where residents had items stolen from vehicles in the parking garage. That said, I think it's unfair to assume that Section 8 tenants were responsible for these incidents. Overall, the property itself is solid. The elevators have experienced ongoing maintenance issues for a while now, but mgmt has been transparent about it and is actively addressing the problem. I'm relocating not because of any grievances with the complex, but rather because I found an affordable one bedroom unit in a comparable Anit Bacility in the downtown area that offers round-the-clock gym access.
