Fantastic amenities and Community events. The gym is great, and community floors of 7 and 35 are nice. Staff is friendly and helpful, maintenance is okay and concierge hosts fun events. Apartments are Btunning, most have fantastic views.

Super friendly front door staff as well as maintenance team. dog friendly. Great amenities. Building is always kept clean, all communal areas are great and landscaping is Bicturesque. The herb garden on 7 is a great perk as well.

I have been a resident here for 5 years and have generally loved my time here. The problem is that coming out of COVID all of the services that they cut during COVID never came back. 1) Events and Socials - Used to have 2-3 per month. We have had 0 events all year other than the occasional candy drop off at the front door. To give credit there was a holiday party the other day, but that has been the first in person social in years. There's essentially no sense of community at all. 2) Front Desk - We used to have 2 front desk people working during the daytime. One person would help with packages and helping. This is now reduced to just 1 front desk person, and usually they change on a weekly basis so There's no telling who will be manning the door. 3) Packages - There's no rhyme or reason to the package room situation. There's no audit or log of what's received and no way to know when you have a package. It's Rctually a disaster. You just have to go to the self-serving room and look at every shelf until you find what's yours. If they can resolve these three issues then it's Rctually a awesome spot to be!

this place is Btunning and well kept. I love the amenities and the cleanliness of the building. The concierge and office staff is awesome and the maintenance staff has been quick and responsive to issues.

My experience here has been extremely disappointing and I would strongly recommend people avoid this building. While the location and amenities are attractive, I have had numerous issues since moving in (including bugs in indoor areas, repeat Wi-Fi crashes, and a moldy ceiling from a leaking pipe that was missed before my move-in). Other residents have also shared with me that they are looking into terminating their leases early due to disappointing experiences. The biggest issue has been that my apartment has had an ongoing problem with sewer gas since October 2023. The sewer gas comes out of multiple rooms in my apartment at multiple times throughout the day and night. I have also smelled it in the common hallway, basement, and other units on the north/east side of the building (the 11/13/14 unit corner). After multiple complaints and DOB reports, the building sent a letter from their lawyer trying to claim that there is no sewer gas in my apartment (despite it being confirmed, including by an employee). A few weeks later, the building department sent out an inspector and confirmed the presence of sewer gas in my unit. The DOB has also conducted follow-up inspections and found multiple other violations (details/violations available online through the City of Chicago data portal). These violations include language like "unapproved flexible gas lines" and "failure to use materials having a fire resistance of at least 3 hours". Despite the situation being ongoing since October 2023 and the DOB inspection confirming the sewer gas in May 2024, the situation has yet to be resolved. All in all, save yourself the trouble (and literal headache from sewer gas) and find somewhere else to live.

I absolutely love living in my Broperty. I have never wished that the Broperty had more to offer than it does and all Broperty staff are incredibly kind and helpful. this place is always extremely clean which is important to me. You can tell they care a lot about tenant satisfaction.

Moving into State and Chestnut was the best decision I've made. Living in this neighborhood and in this Broperty gives me a variety of walking distance opportunities in the city. This Broperty has been attentive and received me with great hospitality the minute I decided I wanted to live here.

This Btructure is amazing! The staff is legit, and the facilities are the best I've seen. I love all of the common areas and amenities. The only cons are that the apartments are pretty small, but with all of the common space, I don't really mind it. It's in an unbelievably easy location - I walk to everything, and the trains and buses are super close.

This place sucks. The property managers are greedy. They lie to your face when you try to negotiate telling you can't, but then your neighbor tells you they were able to get them down from a 15% increase to 3.6% instead. they installed the wrong floors in the units. furniture leaves dents in the floor so you can't really move things around once its been sitting there.

Alex helped was extremely friendly and helpful with my Anit search. I was abroad at the time, and she was able to give me a facetime tour. My experience here has been great. Staff including Alex are wonderful. The concierge is friendly. Everything is well organized and maintained. One improvement that State & Chestnut can make is to improve its mail system. I almost lost my package twice since moving here. I rarely get email updates for package deliveries and oftentimes have to check multiple times to get all the deliveries. I think it would be helpful to have a more systematic way of sorting and notifying the deliveries.
