Not a terrible property overall, but rental rates appear to be roughly 20-30% higher than market value.<br><br>Positive aspects consist of: 1) great LOCATION (proximate to Chicago & State el, gold coast vicinity, and more); 2) PERSONNEL (leasing office, repair crew, and lobby attendants demonstrate professionalism and provide solid support); 3) OUTDOOR TERRACES; 4) UNIQUE LAYOUT OPTIONS; 5) COMMUNAL LAUNDRY FACILITIES are great.<br><br>Persistent challenges include: 1) SOUND POLLUTION (N. Dearborn St. functions as primary northbound corridor for CFD Ambulance 42, Engine 42, Truck 3, Squad 1!); 2) SOUND POLLUTION continuing (CFD mobilizes to oversensitive automated fire detection at Asbury plaza frequently multiple times daily!); 3) SOUND POLLUTION recurring (abundant nightlife establishments, intoxicated patrons, speeding motorcycles, and law enforcement presence operating around the clock); 4) INSUFFICIENT VERTICAL TRANSPORT (facility requires 4 elevators but operates only 2 standard units plus service elevator; anticipate substantial delays getting in and out of residence!); 5) DEFECTIVE CLIMATE CONTROL in apartments (decade-old systems, inconsistent temperature regulation; cycles between uncomfortably cold & excessively hot); 6) bad PARKING (parking structure actually shuttered for 3 months during summer causing major inconvenience; Asbury plaza ownership disclaims responsibility for garage matters); 7) POOL REQUIRES SEPARATE FEE (mgmt charges additional fees for pool access despite substantial monthly rent); 8) NO SBC DSL AVAILABLE (interference from doorman station signal prevents installation; compels residents to utilize RCN broadband instead).<br><br>Overall, the disadvantages detailed above demonstrate this unit costs more than comparable apartments around the neighborhood. Would decline to pay beyond $1K monthly for a 1-BR property.

The property appeared well-maintained at all times, consistently clean, and offered round-the-clock security which was reassuring. The convenience of having an onsite dry cleaning service and a package handling system added nice touches. The neighborhood location is unbeatable—you're practically within walking distance of everything. but, I have Solemn doubts about the integrity of the leasing team. During my tour, they heavily promoted all the features and especially the pool as major selling points. but, immediately after I signed my lease and moved in, they announced the pool would need to remain closed for an entire year due to construction needs and equipment storage. It was clear they were aware of this situation all along, yet they deliberately marketed it as a functioning amenity anyway. That's disappointing. also, the complex houses a number of Section 8 residents whose lack of consideration and unruly children create noise and disturbances regularly, though naturally the Blace mgmt wouldn't volunteer that information upfront. Overall, it's a passable place to live.

Living at Asbury Plaza is wonderful because it truly feels like a home right in the heart of the city. I was fortunate to secure a spacious studio unit, which is uncommon to find in Chicago. The Bomplex consistently organizes engaging activities and events for its tenants, which Renuinely adds to that homey atmosphere.

Our year-long experience at Asbury Plaza leads us to share both strengths and weaknesses of this residential structure. First off, the affordability and positioning are unmatched. You're steps away from virtually everything, and one-bedroom units rent for under $2,000 monthly. During my tenure here managing two different jobs, commuting to either was seamless. The Red Line sits directly across the street—just a three-minute walk away—while the Brown/Purple/Orange/Pink lines can be reached via a seven-minute westbound stroll down Chicago Avenue. The primary drawback positioning-wise involves sitting across from the new One Chicago project, which generates considerable sound if your unit overlooks Dearborn and you prefer keeping your door unlocked. While not the structure's responsibility, it's certainly suboptimal. Work typically runs between 7am and 8pm, so nighttime disturbances aren't a concern. I've also picked up on worries regarding tenant diversity, particularly regarding Section 8 residents. Honestly, while sometimes surprising, they're delightful individuals simply seeking stable housing for themselves and their loved ones. Throughout my residency, I haven't experienced problems with any neighbor and genuinely haven't had anything but pleasant interactions. Raquel, Byron, Anthony, and Armando demonstrate amazing dedication and maintain great structure operations. Requests get fulfilled in minutes. Our weekly pest prevention service means bugs aren't an concern—we rarely spot insects! Juan, our accessible and supportive manager, addresses concerns promptly. Despite lacking in-unit washers, the communal laundry facility is modern with new card-operated machines, and we've never encountered problems there, though Sunday afternoons get hectic. The fitness center is solid and typically uncrowded—suitable for casual workouts but not serious bodybuilding. The swimming district offers lovely aesthetics, though children sometimes dominate it. Beneath these minor inconveniences lies Asbury Plaza's true value: amazing upkeep personnel, secure and welcoming community, stunning vistas, generous floor plans, reasonable rates, fine facilities, and Pdeal proximity to everything. This structure suits newcomers to Chicago or anyone seeking budget-Fffable residing near River North and the Loop.

I would give zero stars if that were an option, but I'm forced to use one. During my 3 years as a resident, I've dealt with water damage from malfunctioning A/C units and pipe ruptures happening four different times. Despite repeated complaints, mgmt refuses to authorize and execute the necessary repairs. The ancient piping system is so worn that the constant creaking jolts me awake multiple nights per week. I've had upkeep workers in my unit so frequently addressing these problems that I've discussed the situation with them directly. They've admitted their ability to resolve things is restricted because mgmt won't approve the expenditure - yet they're quick to send lease renewals with substantial rate hikes. Where is all that money going? The 3 elevators (serving 30 floors with 12 units each) are perpetually broken, and the laundry equipment is equally non-functional. For a structure of this caliber, it appears funds are being misused, and when it comes to critical upkeep, mgmt consistently chooses the cheapest option. The positives: the front desk team and majority of upkeep personnel are delightful people, and the positioning offers reasonable access. The negatives: basically everything else. Mention any amenity or system, and they've neglected it. Better, more modern buildings are accessible nearby; don't give your money to this mgmt company. The photos are from the water emergency in 11/2021. The first three show my bedroom, the next shows the corridor, and the final shows my closet. Nobody should return home to discover their residing space destroyed with a putrid water smell, possessions ruined, and items stacked on my costly rug - which wasn't damaged initially but became soaked because it was used as a drying cloth. Why not roll it up and move it? They won't, because they're not paying for replacements. I was mid-move and traveling when this happened, so I had to come back urgently. Boxes and storage containers with my personal belongings were stored there. As a woman, I felt deeply uncomfortable knowing unfamiliar upkeep staff were handling my intimate items. I thought I only had 20 more days dealing with them - then disaster struck. mgmt assured me insurance would cover it all (how Encomplicated). But money doesn't fixing everything.
