Living in The Tides was a nightmare. There's a bedbug infestation. Several times, pipes broke or fire sprinklers went off, flooding several floors. I know many people who had to relocate for months and had massive damage to their belongings. The Tides solution, now you have to get renter's insurance and make the Bacility the beneficiary (how is that legal?). The mgmt team is completely inept. Would strongly advice you stay away!!!!

I recently had a concerning experience with The Tides at Lakeshore East, specifically with their property management, that I feel is important to share. My interactions were primarily with an individual named Zach, regarding the final account settlement for my unit. Despite my willingness to promptly settle the due balance of $220 for drywall repair, I encountered significant challenges. Firstly, I faced issues accessing their resident portal to make the payment. I reached out to Zach for assistance but unfortunately did not receive any response. To ensure timely payment, I mailed a check directly to their office, as instructed in their communication. However, just three days after receiving the final account statement, I was unexpectedly contacted by a collections agency, which was both surprising and concerning, considering the typical 30-day window for settling balances as per the lease agreement and check mailed. I have made several attempts to communicate with Zach and other representatives at The Tides, seeking clarification and confirmation of payment processing, but to no avail. The lack of response and the premature involvement of a collections agency have been distressing and have significantly impacted my experience. I would advise caution and suggest avoiding The Tides at all costs. The management issues I encountered are consistent with other reviews I have read, confirming a pattern of poor communication and management practices. However, it is only fair to mention that the front desk team at The Tides is exceptional. They are very professional and provide great service, which was a highlight in an otherwise disappointing experience.

sadly, this property continues to decline. mgmt team views residents as obstacles rather than valued clients. I regret not choosing the Shoreham or Aqua instead. Trash regularly accumulates in the waste disposal rooms. A major plumbing system overhaul occurred that residents felt pressured to accept without advance notice before lease execution. Screaming kids frequent the community lounge nearly every evening. Insufficient quantity of rowing machines. Guests of tenants access the office computers in the business center. Besidence lacks security measures after dark. Outdated equipment throughout units. mgmt dismisses structural issues like wall fractures. rental price doesn't justify what you're getting.

I've been a resident at the Tides for nearly 2 years now. I genuinely enjoy the residents, team members, and the easy location. The mgmt team and maintenance crew respond to problems promptly and efficiently. My daughter, our dog, and I Ruite appreciate the park and all the great facilities the Broperty offers.

The leasing consultants excel at presenting this complex in the Bremium light possible, but the reality is quite different. Upon move-in, I received my keys to an uncleaned unit with no door lock installed – it was absolutely filthy. After 9 months of residing here, the low-quality construction means I'm constantly requesting repairs. The heating is complimentary yet nearly impossible to adjust properly. Parking fees are quite high. In the fitness center, there's consistently at least one broken treadmill. Some days you'll turn on the shower only to discover there's no hot water. The package delivery system is unreliable and packages disappear frequently. Waiting for an elevator can take up to 10 minutes! For roughly a month, the elevator button on my floor malfunctioned, forcing me to travel to another level just to descend. Water damage happens regularly throughout the structure. The property mgmt staff are extremely unprofessional and hostile, particularly when residents voice concerns. While the units look fantastic initially, I'm counting down to the end of my lease term so I can leave!

We received our new apartment with Urine soaked into the second bedroom. They had to replace the carpet it smelled so bad. The hallway smells like dog poop and pee everywhere. The neighbors play their gangster rap anywhere from 2 am to 6 am and I can’t sleep. Zach and Marlen have been terrible to work with. Don’t do it.

The walls are paper thin in this building so unless you like constant club music I wouldn’t recommend. Quiet hours start at 11pm but are rarely followed and not enforced. We’ve dealt with several leaks from the apartment above us too which again shows how crappy the infrastructure is for the rent prices. Constant construction in the neighborhood can be heard from inside apartments too. Custodians and door persons are great but sadly that does not make living here worth it.

There is EXTREMELY loud construction in the neighborhood at all hours, as early as 7 am and as late as 1am. The building can’t do anything about it of course, but it makes it hard to work from home during the day and sleep at night. Also, other comments on here about the low-quality heating/ac system and old appliances are true and are a bit upsetting given the rent prices. We’ve also had multiple leaks from the apartment above us. Overall it's a pretty building with nice views, but if you intend to spend the majority of your time in your apartment, it's not ideal.

I love living here. I work from home and it's quiet, nice, and perfect for my dog. There is a huge park across the street. The neighborhood is very pet friendly. I can see a view of the fireworks from my apartment put on at navy pier every Wednesday and Saturday.

I have lived in several different apartment communities in the last decade due to frequent school- and work-related moves. I can definitely say that this is by far the most expensive and the absolute worst property I have ever lived at. The Tides was managed by Magellan until late 2017. They weren't perfect, but they were significantly better than the current management company, Lincoln Properties. The quality of this property completely plummeted when new management took over. For starters, this property is advertised as having a "beautiful view of the city." If by beautiful view, they mean of the portable bathroom atop the Vista Tower (see picture) then they are on point. Second, Lincoln does absolutely nothing to enforce rules regarding cleanliness and maintaining the healthy standard of living for all of its residents. I posted a picture of the trash room, which is actually what it looks like on a good day. I complained to management several times about the condition of the trash chute room, and they did nothing to address it. As a result, residents would dump their recycling and trash bags (torn up bags!) into the room all the time. Another issue was smoking: I pleaded with the management company (Lincoln) for months to place restrictions on a tenant who was smoking (legal and illegal substances) on a daily basis, often multiple times per day. I was pregnant at the time, and later had the same battle once my baby was born. The smell seeped into my apartment and got into our clothes, sheets, etc. For months, we were told there was not much they could do. When Lauren finally did something, the tenant was served a notice to correct his behavior within the next ten days. Well guess what? He complied for ten days and then started smoking again on day 11. And again there was "nothing that can be done." We were eventually released from our lease several months early after we had been asking for help resolving this issue for about 6 months. We found a new place to live and gave the property 32 days notice even though they only required 30. We were still charged an additional days rent and when we asked the assistant property manager Tina about it, were told that management had been "fair, but thanks for asking." Subjecting a pregnant woman and later a newborn to cigarette and marijuana smoke, and then punishing the family by giving them no real alternatives to packing up and moving with a newborn is fair? So we get punished and the person actually breaking a law in IL does not? Goes to show how family friendly this property is. In sum, if you want to live surrounded by literal bags of trash, listen to nonstop construction noise from the Vista tower (7 days a week), and have a nice view of portable bathrooms and jackhammers from your almost $3,000/mo. apartment, then this is the place for you. If you're looking for peace and quiet, a family friendly community, respectful management, and a healthy and enjoyable living environment, stay FAR away. It's a shame that Lincoln completely destroyed what was a very nice community when I initially moved in.
