As my first apartment ever while still in school this was a Godsend. The price was real great, good location, 157 bus (goes South down michigan) literally right outside the building , doorman and management were wonderful and I literally have minor to none complaints. There were some days though where I could walk around the whole building, keep my door unlocked with no worries, very safe each room is very sound.

I've lived at 860 for a few months now. Everything is adequate. I've had a lot of problems with my unit (plumbing, air conditioning, etc.), all which have been barely fixed by maintenance. I think by far, the worst thing about the building is that it's so old and that no updates have been made. I have an original kitchen from the 60's with no garbage disposal or exhaust system for the stove-top, making it impossible to cook without having my entire studio apartment smell of food. Great area, management is nice, Nancy especially. I've dealt with the building owner a few times about the problems with my unit, seems decent. I have a great view and great square footage, so you get what you pay for. The other problems I have, besides the maintenance, would be that the smell from the garbage-shoot seeps into my unit (I'm right next door to it), and I can't open my windows because they're infested on the outside with bugs (don't think I've ever seen window washers come to the building ever). Overall, it's a good building. I'm going to continue living here, and besides the minor snags, it's a nice apartment with what seems like nice people so far. It's filled with seniors and med-students, makes for a great mix. Very average.

The management is terrible and the building is dirty. It is the most unaccommodating place we have ever lived in. Many of the apartments have old appliances. All have original bathrooms from the 1950s and some still original kitchens as well. Because it is a great location and the spaces are large, nothing else is taken care of for the tenants. If you want a large space close to everything but do not care about the condition of the apartments or services this place is for you.

The location was outstanding - I worked around the corner. The heat struggled to cope during a very windy, freezing February week one year - it was so cold, one wall developed a hairline crack in Apt # 1606. Apt Manager was great - even drove me to the bank to get a money order for the deposit and refurbed the apartment prior to moving in - even built an extra counter top upon my request. Sundeck great - there was never anyone up there, same with the small gym. Dry cleaner in lobby a great convenience. On the downside, I bought a dishwasher (they told me which brand & color I had to buy) and had it installed - they wouldn´t reimburse me even a portion of it when I moved out. The water in the shower used to fluctuate unexpectedly from scalding to freezing sometimes, new toilets were being installed at the time to alleviate the problem. I had an old, noisy air-conditioner in my apartment. The windows sealed perfectly. I loved living there and it was easy to find a sub-lessor when I moved - it was close to everything - restaurants and bars virtually next door - supermarket, pharmacy & liquor store with ATM accross the street - great for when it´s 2 degrees out. I would recommend the highest floor available - I was on the Hancock side on Level 16 - any lower and it would have been dark, fully surrouned by buildings - best views in my opinion are from the very end apartments on high floors. Oh - black sooty stuff used to come out of an air vent in the wall in the corner of the studio near the ceiling - I bought a furnace filter, cut it in half and duct taped it over the vent - within a month the filter was almost black - building manager didn´t think it was important. <br><br><br> <br><br><br>

The major advantage is the location and the cost relative to the location. Our apt was huge and very reasonable in an absolutely prime neighborhood. TONS of closet space and a storage locker! <br> <br>Disadvantages were the parking in the building (all valet),and the horrendous plumbing! There is a lot of deferred maintenance, but perhaps thats why the rent was reasonable. <br> <br>I´d live there again but on a higher floor - 10th was a little dark when surrounded by skyscrapers!
