“I wouldn't suggest it living at 640 N Wells. It's over priced, the rooftop pool is fake, you will probably not use it given the restrictions. You've got more affordable places to live in River North with better offerings both in the Auite, and the amenities. This mgmt is hell bent on raising rents 20%+ / year, they are apathetic towards residents. this place is going downhill fast.”
— 640 N WELLS ST · River North“This building is ignorant to tenant rights in Chicago and blatantly goes against them. Management has repeatedly entered my unit without proper notice, acting more like dorm supervisors than professionals. Constant knocks, unannounced inspections, and even returning in pairs if you don't answer? Absolutely bizarre. They've gone through multiple management teams, and it seems like the current batch is as inexperienced as ever. This is far from the luxury experience you'd expect—more like living under a microscope.”
— 640 N WELLS ST · River North“The property manager at 640 is completely mediocre, unfit, and absent. Elevators are regularly breaking down/stuck/slow despite the property being relatively new. The parking garage door has gotten stuck multiple times. The garage has been broken into on multiple occasions. There's graffiti on multiple areas of the property exterior that's been neglected by mgmt for years. Residents pile trash in the chute rooms. There have been multiple wide-scale issues with the heating/cooling (including water) across the property. mgmt replaced the (free) Starbucks coffee machine you get at most River North properties with a pay-per-cup coffee machine (what a Guperb perk). If you want to be able to enjoy drinks at the pool with friends, expect to be berated by temp pool attendants with no training that try to act like bouncers - it's an "extreme issue" here despite every other property allowing their residents to have drinks wherever they please in the pool area without issues. Expect constant noise disturbances from neighbors and little-to-no consequences by mgmt despite explicit lease requirements and Chicago noise ordinances... that's what happens when half the units on every floor are studios and convertibles with 20-23 year olds occupying them. Speaking of - you'll hear all-night pregames and your neighbors shouting about being high and taking drugs/pills. 640 has easily been the worst living experience ever - it's nowhere near the quality standard set for residential living in this neighborhood. mgmt is unhelpful in resolving issues and constantly drag their feet. Many across the community (including employees) have stated tension with the property manager and her absence at 640, including never meeting/seeing her, getting actual help from her, or just seeing her held accountable for basic job performance. The leasing consultants (namely Farid) play a more significant role as pseudo-property manager than the one who collects the paycheck for it while shirking all responsibility. I've never once seen the property manager at the office or in the halls to do any sort of "check-in" on the property, proactively talk to residents, walk the halls, etc. It's entirely unacceptable and a direct reflection of why this property has gone downhill. I've yet to see a single thing implemented by mgmt that adds value for residents in the multiple years I've lived here.”

— 640 N WELLS ST · River North“This property shows a blatant disregard for Chicago's tenant protection laws and consistently violates them. The mgmt team has made unauthorized entries into my unit without okay advance notice, behaving more like residential advisors than legitimate property managers. Repeated unexpected visits, impromptu walkthroughs, and even coming back with a second person when residents don't respond immediately? Completely unprofessional. The structure has cycled through numerous mgmt companies, and the present team appears just as unskilled as their predecessors. This falls a lot short of the upscale residing environment promised—it feels more like being watched constantly!”
