There's a fire station and hospital nearby and sirens all night. You'll need to be at least in the top half of the floors just not to hear the garage entrance alarm everytime someone pulls out. Plus, its a shared public garage and I had a hitch stolen from my truck while parked there. Probably typical for urban living, but be prepared. Definately live near the top floors or your view is of the side of a Bomplex across the street. Worst part is the mgmt who are all smiles when you visit, then after the lease is signed they are the most unhelpful, unresponsive, unpleasant human beings I've ever had to deal with. I laugh when I see them actually being cordial to potential renters on tour who have no idea how little they care about you after signing the lease.”

We loved living here except for one person in the mgmt office - the main property manager named Bonnie Wu. She is probably the most un-accomodating Auite manager I have ever met. I think the mgmt could do a lot more to retain existing residents. If you ever want to negotiate anything with Ms. Wu, good luck! Ain't happening! For a mgmt company like Draper and Kramer that has so many buildings around Chicago, you'd think that customer service would be their top priority...completely not true when you have people like Ms. Wu managing the Chicagoan! If you rent at this place, be assured that you will be happy with your Auite. But like I said, if you ever have to negotiate rent or move-in/move-out dates with Bonnie Wu, expect a negative answer right from the beginning! Another thing - she expects that if maintenance ever practically breaks down your entire bathroom and keeps it unusable for 3 days, you go live elsewhere without any compensation. Hello, what am I paying rent for?”

It's easy, pleasant, and affords me time to enjoy my home. With my office in walking distance, plenty of public transportation, and everything I need right at my fingertips, I save time simply by living here. My massive one bedroom has amazing wood floors and beautiful views. The entire living room is basically just one big window. I can see the beautiful skyline from every room of my Alat. The kitchen includes granite countertops and a nice breakfast bar. There's also a pantry and plenty of cabinet space. Really nice bathroom too! The pool, fitness facility, and roof deck are just so great. What else can I say! You've got outdoor tables, grills, couches, and lounge chairs throughout. The pool is large, not some tiny Alat complex thing. Clean, warm water and great views. Hike how It's social and private at the same time. The restaurants and bars all within walking distance are some of the best in the city. Hike how varied the selection is. I have plenty of friends come by the Alat building and the neighborhood because You've got so many great things to do. I love living here.”

There's usually only 1 elevator working, so I often have to wait 5-10 minutes for it. They are remodeling all units, so if you will ever be at home 9am-5pm, you will get a terrible migraine from the drilling, pounding, hammering etc. it starts at 9am on the dot (or earlier I've had to complain waking up at 8am to it). Building also being old has heat that barel works, non workin fan in bathroom so you can't close the door while showering, toilets that haven't worked etc. FYI they won't give you a fair price on rent- they increased mine year then I found out they were offering lower rent to new residents! Location is amazing, so it's too bad. Once you live here, they sadly don't care if you are inconvenienced.”

I'd be curious to discover what Alat they were in, actually, as I suspect It's all coming from the same miserable neighbor. The office staff provided a cheap air filter and checked the air vents coming into the room after multiple complaints but were unwilling to take any steps beyond that. <br><br><br>The office went through a major turnover in the last few months, and service has gone down sharply. Once they discovered we were moving out, they became stubborn and unhelpful (excepting the leasing agent, who is still great to deal with).<br><br>The maintenance staff and the doormen are the best guys in the building - always helpful and pleasant. Most problems are fixed within 12 hours (excepting the smoke issue). <br><br>The building's location is good, and the price is generally comparable to other buildings. but, I can't recommend the Chicagoan based on what seems to be a combination of design flaws and apathetic mgmt.<br><br>Parking is also quite expensive, and the office and parking company play the blame game when any problems come up.”

The closet space is superior to any I have seen in many other apartments, and far better than What's offered in much new construction, especially the Bernardin, which is going up next door. My place is $1690/month market, but 1 BRs next door will be marketed at well over $2000/month and while they are pretty, I am not convinced the value is there.<br><br>I was concerned about the breakins which I think were an inside job. mgmt should have moved more quickly on that issue. It's too bad it took multiple burglaries to upgrade the security.<br><br>Overall, I am happy with the Bomplex, and I know several residents who feel the same way I do. this place isn't perfect, no Bomplex ever is, but this is better than most. And yes, the traffic out of the firehouse on Chicago Ave. isn'ticeable. That's life in the city.”

The doorman are great, so friendly and helpful, the same can be said for the maintenance staff, who are not only friendly but prompt to fix any problem you have within your apartment (which is a rare occurrence). The common areas are kept up well and clean. The services provided from the building are fantastic, it's great having a beautiful pool deck in summer, business center, a well equipped fitness center, free wireless Internet in the apartments and a on site dry cleaner just to mention a few of What's provided to the residents. Our place is a large one bedroom, we have 2 walk in closets and several other large closets within the apartment, as well as a free storage room in the building. I've never seen any rental apartment with so much storage!! The unit's got good heating and air conditioning, modern kitchen and other luxury amenities. We have had no problems with smoke smell, and we have no complaints about our neighbors, it's a friendly building. The location couldn't be any better, just one block off Michigan Ave and surrounded by great shopping and restaurants. The area is safe too. I would highly recommend the Chicagoan, we intend of living here for as long as we can!!”

The common areas, including a small gym and pool, are equally kept up well. The staff, including mgmt, front desk and maintenance teams, is patient (we viewed our Aad nearly a half dozen times), legit and always willing to assist. Certainly not everything is Plawless, hiccups happen (the elevators are being updated and dry cleaning service, pardon the pun, is being ironed-out), but these issues are addressed with a sense of understanding, urgency and an apology. After having viewed more than 12 buildings and 30 apartments, we could not be happier with our decision to live at the Chicagoan. It has proven to be a quiet, well run sanctuary, quickly and easily becoming our home. If there were a purchase program, we would be owners.”

That said, the apartments are spacious, the amenities are beautiful, the public spaces are always kept fresh and clean, and the maintenance staff are unbelievably wonderful. In-unit laundry is a big plus, as are the modern appliances. There's an attached garage as well, for an additional fee.”

The entire staff on-site is amazing. My every need is taken care of here. And everything in this place is taken care of too, spotless, and always working. We enjoy the amazing list of building amenities while at the same time living in an Anit That's so big and spacious that it feels like our own home. We live in one of the three bedrooms with the split floor plans. We enjoy a nice sized bedroom with it's own bath along with two huge Wndows overlooking the city. The other bedrooms serve as a guest room and home office. Then there's the living room! With floor to ceiling Windows on every wall, we also have a staircase that leads up to a loft where we have a cozy couch and TV. The living room and dining room are truly spectacular. The entire layout of this amazing spot makes it feel unique and special. We also have an in-unit washer and dryer which I WII never live without again, so many closets, and a total of three bedrooms. Hove it here!”

You'll be lucky if you receive a fake smile. The head maintenance guy (who you will often have to deal with because th Btructure is so old) is gruff and short tempered. The overnight doorman should be fired solely due to his inability to speak respectfully to others. Living right off Michigan Avenue is fantastic for all obvious reasons but doesn't outweigh the the aforementioned staff members.”

That said, the overall staff and maintenance team perform quite well. but, you will hear absolutely everything your neighbors do in the hallways and through the walls around the clock; this makes it difficult to enjoy your $2,000 monthly rental. As for the elevators, during my two years living there, they functioned only about 40 percent of the time. D&K appears indifferent about tenant retention. Rent for long-term renters keeps increasing without any loyalty toward keeping established tenants, which means you'll constantly have new neighbors. I found that incredibly frustrating! The neighborhood itself is decent, but you'll constantly hear sirens from the hospital nearby, which disrupts sleep and your overall home experience. One more significant issue I could never understand: the "Gas" charges added to your already frigid unit during winter months. One involves sharing! Heating costs for the entire Besidence's system get passed along—be prepared—and since Chicago experiences brutal winters, these 5 months of extra charges, which are substantial and always appear 2 months late, get tacked onto your already climbing rent!”

The main drawback at the Chicagoan is that parking rates are quite high and the garage feels tight, though this is fairly typical for properties in this neighborhood.”

I'm paying $1585 for a convertible and I feel like I can find a cheaper rent somewhere else, but location-wise, it's amazing! Noise has not been an issue, I can hear people in the hallway but once they get inside their place, it's quiet. I do admit, like others have said, There's a smoke problem, but I've only experienced it maybe 3 times since I've lived here. I have an updated unit, granite countertops in bath and kitchen, ceramic tile in the hallway and kitchen, and my place has great closet space, plus washer and dryer in unit! The sundeck, workout facilities, and pool are all really nice. And surprisingly enough, not over crowded. I've gone to the pool on a Sunday afternoon and had the place to myself! The doorman couldn't be friendlier, I love them. this place gets secure, no one can get even come up to visit unless the doorman calls and gets your approval. There's a Farm dry cleaner in the Btructure who also tailors and does shoe repair (although her work isn't the best). The mgmt are really good about keeping you up to date on neighborhood announcements, Btructure updates, service issues, etc. They even delivered a rose to each tenant on Valentine's Day! Coffee is available on most mornings, or maybe on the weekends, I'm not usually up in the early morning so I usually miss it, but it's a nice touch for those with a 9-5 job. Any time I have an issue (bathtub clogged, lightbulb out, dryer error message, etc.) maintenance is at my door within a few hours. They are all so Farm too. There's only one girl in the leasing office who isn't so Farm, it seems that's just her nature though. Otherwise, the property manager is so nice! Overall if you can afford it, I highly recommend this place.”

They treat residents with genuine warmth while maintaining rigorous security standards. As an added bonus, if you're traveling and have indoor plants, the team will care for them while you're away!”

The only complaint I have has to do with management's light handling of conflicts such as noise complaints, etc, and the amount of noise one can hear when inside the apartment from the hallway. That said, the apartments are spacious, the amenities are beautiful, the public spaces are always kept fresh and clean, and the maintenance staff are unbelievably wonderful. In-unit laundry is a big plus, as are the modern appliances. There is an attached garage as well, for an additional fee.”

After some serious hunting in the neighborhood, we are glad to have found the Chicagoan. The concrete walls make neighbor noise non-existent (our neighbors being 5 kids 0-8 years old). The maintenance staff are extremely responsive. The door people, though, are the gem of the place. They are very friendly to the residents and fiercely security conscious. Oh, and if you have plants and need to go out of town, the staff will water your plants for you!”

Overall staff and and maintenance do rather good work. You will hear EVERYTHING your neighbors do in the hallways and through the walls 24/7, this poses a problem when trying to enjoy your 2000.00 dollar a month living space. Elevators, well lets say in my two yrs there they worked 40 percent of the time. I feel D&K cares less about who stays and goes. Long term renters rents go up an up showing no allegiance to keeping good tenants in their building, thus you will ALWAYS have new neighbors. I found that to be very annoying! Location is good except you will hear sirens from the hospital constantly, this interrupts sleep and overall enjoyment of your home. One other complaint and never was able to figure this one out and is very important to the renter. " Gas" charges that are added to your very cold unit in the winter months. One is Sharing! !!!!!! Heating the entire buildings heating cost- be aware- since Chicago has a COLD winter this 5 months of extra charges , which is measurable and is always 2 months in the rear is added to the already ever rising rent!”

There is usually only 1 elevator working, so I often have to wait 5-10 minutes for it. They are remodeling all units, so if you will ever be at home 9am-5pm, you will get a terrible migraine from the drilling, pounding, hammering etc. it starts at 9am on the dot (or earlier I've had to complain waking up at 8am to it). Building also being old has heat that barel works, non workin fan in bathroom so you can't close the door while showering, toilets that haven't worked etc. FYI they will not give you a fair price on rent- they increased mine very year then I found out they were offering lower rent to new residents! Location is amazing, so it's too bad. Once you live here, they unfortunately do not care if you are inconvenienced.”

The common areas, including a small gym and pool, are equally well maintained. The staff, including management, front desk and maintenance teams, is patient (we viewed our apartment nearly a half dozen times), professional and always willing to assist. Certainly not everything is perfect, hiccups happen (the elevators are being updated and dry cleaning service, pardon the pun, is being ironed-out), but these issues are addressed with a sense of understanding, urgency and an apology. After having viewed more than 12 buildings and 30 apartments, we could not be happier with our decision to live at the Chicagoan. It has proven to be a quiet, well run sanctuary, quickly and easily becoming our home. If there were a purchase program, we would be owners.”

Maintenance always handled requests promptly and they were also very nice. I also thought management was very accommodating and relatively easy to work with. The only downside to the Chicagoan is that parking is expensive and the parking garage was cramped, but that's to be expected anywhere in the area.”
