CONS: Location, heating/cooling system, mgmt, pests, -----------------, value, noise Asbury Plaza has really gone downhill since the new property manager took over about a year ago. Since 2011, what little it still had going for it has vanished due to another property manager change. Apartment layouts are 'diagonal' so the apartments seem larger than they are. The location is in the heart of River North and a block away from the red line. The location is also sadly across the street from the YMCA which houses bums and criminals (I am sure there are some people that are just trying to get back on their feet with low-cost housing, but they are in the minority). These bums and criminals 'hang out' outside and near the red line stop harassing passersby for money to buy alcohol. Then, they get drunk and roam the neighborhood screaming obscenities and further harassing people. There's also a soup kitchen about four blocks away so it creates a 'perfect storm' of bums and Asbury Plaza is in the middle of it all. Also, Asbury Plaza is near several bars that are open late (a few 4am) so There's noise from the drunks late at night, especially on weekends. Since Dearborn St is the main drag for the fire station four blocks away, there are constant emergencies. The noise is unparalleled; the buildings amplify the sounds of sirens and reflect it up rather than out. High rise fire responses require several engines, two ambulances, the command center, and a supervisor...all which scream down Dearborn street one after the other and it takes anywhere from 5-10 minutes for it to all play out. There are days when There's an emergency every 15 minutes but you can bet on at least once per hour (even at night). The heating/cooling situation is unbearable. It used to be only a bit difficult in the spring and fall but, since the new property manager, It's a complete nightmare. The building has a 'two-pipe' system; hot or cold water is sent up and each unit has a blower that blows more or less depending on what you set the thermostat at. In addition, there are several vents in the hallways that blow full blast whatever hot/cold water is being sent up...from the earliest possible moment in September to June 1st, this results in an 80 degree squall blowing in from under your door causing your apartment to be unbearably hot unless you open your doorwall. Last winter, I never once turned on my heat I only opened my doorwall more or less...this is particularly troublesome in January when It's 20 degrees out; your apartment is hot (due to the 80 degeee squall from under the door) so you open the doorwall. Then, after 30 minutes or so It's freezing cold so you close it more. The cycle continues. Multiple complaints to the horrible property manager did nothing. They told me there was nothing they could do. When I asked why the previous property manager did not crank up the hallway to 80 degrees and turned on the air conditioning when it got hot out, she simply sent the text of the heat ordinance. She hides behind the heat ordinance to refuse to turn on the air conditioning until 6/1--even while It's 90 degrees outside and 100 in your apartment in order to save money. In addition, she orders the air conditioning turned off for any possible excuse (earlier this summer the air conditioning was turned off because I was told it was too cold outside...78 degrees is not too cold!). It got so bad this year, residents were up in arms, some even posted signs in the building demanding the air conditioning be turned on! The property manager sent out a scolding email to residents informing them that, under no circumstances, will the air conditioning be turned on until 6/1. Keep in mind, people are paying $1500/month to suffer! Asbury Plaza also has a problem with pests. It's so bad, they have to send an exterminator to every apartment every three months. A couple years ago, there was a serious bed bug problem and they had to send a dog around to every apartment to sniff for bed bugs! Before I moved out, I heard of another bed bug problem breaking out. Before the current property mgmt staff, the section 8 residents were much better handled. Over the last couple years, they seem desperate for residents due to many move-outs and are allowing anyone to move in. One apartment down the hall from me had at least six kids living in it (which I think is illegal). A memo was sent out to the whole building telling us there was a serious problem with marijuana and they would be calling the police when marijuana was smelled! There was a resident that would regularly solicit me for money when I saw this individual in the elevator! It got so bad, they had to send out a memo telling residents to stop soliciting! The value is poor. They seem to have miscalculated and decided to raise the rent by nearly 15%! While I was already going to move due to all of the problems I describe above, this was the final straw. There's no way this building is worth the rent they charge. In fact, I found an apartment (in the middle of the expensive 'busy' season) for $100/month less for a larger apartment only a few blocks away. Cost-cutting is rampant and, aside from restricting the air conditioning, they have instituted other disappointing cost-cutting measures. They installed a device on the shower that supposedly 'saves water' but really it just reduces the water pressure so you have to take longer showers. It seems this new property manager promised to milk more money out of the building for the owners and is resorting to desperate measures in order to make her fantasy come true; these measures have just irritated residents. Finally, beware of outrageous move-out charges! After I moved out, I was sent a demand for over $1,000 in charges; $500 to clean one room (that was not dirty--I took pictures), $700 to replace the carpet (they replace the carpeting in-between EVERY resident and they claimed I 'damaged' the carpet...there was NO damage--again, I have pictures). They continued to threaten me to the point I had to hire an attorney to deal with them! Feel free to email me if you have further questions, I would be happy to advise anyone of my experience at Asbury Plaza if they are deciding to move there. Certainly, I don't want anyone else to have to go through what I did.”
“Asbury Plaza is truly in the best location. You are steps away from so many incredible restaurants, bars, grocery stores, and clothing stores. Also, you are one block away from the L Train red line stop, so It's super easy to get to other places around Chicago. We love to go for walks around Gold Coast/River North and see What's happening in the neighborhoods. We pay a fair price for the area and amenities that Asbury offers. The door staff and maintenance people are THE BEST! We have lived here for over a year and have had a great experience. The maintenance staff comes in a timely manner, is courteous, and extremely helpful. The door staff make Asbury feel like a safe community as well. Asbury mgmt is also continuously making improvements and updates to the Broperty, which I Ruite appreciate. When they get feedback about something in the Broperty, they take action and make changes. Our place is one bedroom, one bathroom and has plenty of storage and space. We have a king size bed and have plenty of extra space in the bedroom to walk around. We almost never hear our next door neighbors and the outside noise is also minimal for being in the heart of downtown. We absolutely love living at Asbury!”
— 750 N DEARBORN ST · River North“I really do like my cute little Anit, updated kitchen and bath, nice big walk-in closet, and a balcony. Maintenance does do a great job--I'll get followup calls from the mgmt to make sure things were taken care of promptly, and the maintenance men are prompt and really nice. sadly, the section 8 housing--which I wasn't aware of until after I signed my lease--is off-putting. You've got a lot of loud children and I feel fairly certain after smelling marijuana on the elevators numerous times There's some drug activity going on here. Also with the big YMCA building on the corner across the street, this block attracts a certain type of riffraff--there always seems to be a fair amount of questionable people loitering around the neighborhood. In addition, the parking garage is completely open to anyone--no secured entry so anybody could just walk right in which makes me uncomfortable. I actually experienced vandalism to my car at one point. In terms of the building itself, the elevators have been a nightmare since I moved in. They have finally started a total elevator renovation project where one elevator is taken completely out of commission for I believe 7 weeks while they update it. At peak times there will be a line of people waiting on an elevator. And with one always unusable for the next 7 or 8 months, if someone has an elevator reserved for a move, There's only 1 elevator available for 33 floors of apartments. There's a 24-hour doorman, most of them are really nice; and There's also a fitness center. Nothing to write home about, but if you need a quick work out it will do the trick. Laundry room was redone I guess less than 2 years ago so its clean with lots of washers and dryers. I've never had a problem. Also a dry cleaner who holds packages which is great, only thing is they close at 6 so if you get home from work later than that it can be annoying to get your packages. I would rate the building higher if I had been informed by the mgmt about the section 8 housing and if the parking situation was better, though I did like my Anit.”

I am on a higher floor, so in the spring and fall, if the temperature was above 55 degrees, the Anit was HOT because the building wouldn't turn on the AC. You've got no thermostats in the apartments which is a BAD thing. Another awful thing about this place is the SIRENS. Police, fire, ambulances, you name it, you'll hear it. High rises typically have this problem, but they tend to mitigate it with better windows and sliding doors. On a windy day, you hear the wind screech through the original sliding doors, It's a real pain. The office staff seems totally unconcerned with changing any policy (when to turn on the AC, whether to replace the doors, etc.), so things will probably stay as is. This building is fair to poor in terms of quality/consruction, but if you must live in this neighborhood for work, etc., It's fair for the price.”

You've got grocery stores, shopping, and a ton of restaurants close by. The Besidence itself has a pool and a workout center. The front doormen are all kind and friendly. Everyone in the mgmt office is also helpful! Anytime I got locked out or had any kind of issue they always were there and willing to help. I definitely will miss the Besidence and all the friendly people there!”

Steve from the leasing office was the ultimate legit. He went above and beyond in making sure things went smoothly for us. Jennifer was also kind at move in time. Great Managment staff...We have 2 balconies. It's such a treat. We lived in various neighborhoods before we moved here, but this is so easy. 1 block away from the L red line, a few grocery stores within blocks away, Michigan Ave.; Rush St.etc. and all our favorite restaurants. solid building as long as you like a contemporary twist to highrise living.”

I've had a few minor issues with neighbors are loud, billing errors, and maintenance requests (nothing I haven't dealt with in any of the other apartments I've lived in), but the staff has always been responsive when I report them. Pros: fantastic location, accommodating staff (including the doormen and maintenance staff), easy Bacility ammenities. Cons: They raised my rent a crazy 6-7% each year until this one, there's an annual fee to use the onsite pool, and at least one elevator seems to be "out of order" at some point during the week.”

I have lived at 2 other propeties in the neigborhood the past 4 years and they were not nearly as attentive as this Bomplex staff is, from the leasing people to the maintenance guys who are cool,down to earth & helpful. Now as far as the Bomplex itself, you get what you pay for. I was paying $380 more per month because of a slab of marble & because of a tiny washer & dryer in unit and my apartments were a bit smaller than here at Asbury. You make the call. I had the choice to rent a rehabed unit, I chose space & view over cabinets..Once again a good, good value for the location & neighborhood.”

I love my convertible unit with two walk-in closets that could fit a twin-size bed (in addition to another wall of closets, a pantry, and a linen closet in the bathroom). I love the location, the view, and the staff. Even the fitness area and laundry room are Novely. Whenever I have any any complaints, they have been dealt with immediately. <br><br>”

It can get busy forcing me to wait another day to do laundry (but i'm sure this is a problem in any building), and three times the coin machine in the laundry room has been out of order, forcing me to go get change at whole foods across the street. The staff is friendly and helpful. When I moved in, anytime I ran into an employee they asked me if I needed help with anything and if moving in was going well. location-wise, it's great, close to two grocery stores, a block away from the red line, close to michigan ave shopping. Sure the rent is a bit high, but It's one of the cheapest buildings in this neighborhood, considering how nice and SPACIOUS the apartments are. 625 sq ft for a studio with 5 closets?! Also, every bedroom in the building has it's own balcony. I think the floor plans are cool, lots of angles and diagonal walls. <br><br>but, I will add, if you have a car- parking seems to be horrific here. I don't own a car so I'm not sure what its like, but I believe the garage here is quite expensive and street parking is impossible.”

I did not know the area all that well but my locator told me that the River North / Gold Coast Area is the best in Chicago and he was right! I love my Apace, I have my own balcony with a great view of the John Hancock building and some of the lake. Out of all the building that I looked at, Asbury has the best closet space. My unit's got new cabinets that look great and really makes me feel like I am at home. The staff has been nothing short than helpful and pleasant. All the doormen are nice and helpful and the office staff addressed all my concerns when I was moving in. I recommend to anyone That's interested in living in a high rise downtown to check out Asbury Plaza, their layout are unique and was a pretty good deal compared to some of the other places that I saw.”

I lived there from 2020-2021 and was scared to do laundry because they would be littered throughout the inside of the laundry room often. They also would be outside of the laundry room door. I would also see them by the front entrance outside and by the front leasing office inside. All different types, mostly dead but some alive. Terrifying! My last 3 months, they started entering my Apace. I had two show up and it was horrible and I was so happy to leave. They did come spray my Apace each time and once maintenance killed one for me which was generous but still unacceptable for the price of the apartments. I didn’t pay full price because of COVID but the price did for back to normal once my lease ended. Beware of what you’re getting. The exterminator came once a week to the Btructure and they still didn’t have it under control in the common areas and apparently the Apace. I wouldn't recommend living here due to the bug issue.”
— 750 N DEARBORN ST · River North“Lived in Asbury for 2 years, I find most peoples' comments here to be accurate. <br><br>but, I got a great price because I signed in the off-season (Feb) and it's worth it if you get a good deal.<br><br>You've got few buildings in this area with both balconies and a pool and if they have both the units are usually ridiculously over-priced (such as across the street at Superior Place). <br><br>So, yes There's section 8 housing, yes at times the elevators are slow, the work-out room is barely okay and the thermostats are tricky. But, I now live in a "upscale," "luxury" condo Btructure and find many of the same issues and/or other issues to deal with. <br><br>There's definitely no perfect Btructure, (until I build one of course, then it will be perfect and you can all live there for free, obviously), but for the money, I'd say go for it!”

My fiance and I moved here in summer of 2011, and sadly because we're so busy we just signed on for another year; but trust me, we're counting down the days. PROS: nice front door staff. They have a mini-workout room and tiny pool for the residents. The layout of the apartment gets unique (diagonal shaped), and makes use of the small amount of space available. Our view (from the 31st floor) gets amazing. Parking is easy (of course they are typical River North prices for parking per month). CONS: Oh god, where do I begin? First, they have been working on 'upgrading' the elevators for 6 months now with no end in sight. It makes accessing the elevators awful, at ANY hour of the day. This can get hairy, especially during morning hours and after work hours. Second, doing laundry is always a hassle. With the 15-20 times that I have done laundry thus far, there has always been some obnoxious, rude, or loud tenant who pitches a fit about something or another and makes the whole act of doing laundry miserable. I am usually fighting to use a washer for my clothes and trying to rush to finish my laundry ASAP so I can get the hell out of there. Third, There's Section 8 housing/tenants in the apartment which they of course can't tell you before you move into the building. At first, we didn't mind seeing the occasional odd person around the building, in the lobby, or in the elevator. But then we started to notice the same tenants being loud, rude and aggressive. It made us not want to have anything to do with the building community. We started to avoid going to the pool, working out in the gym, and of course never staying in the laundry room longer than needed. I have experienced a specific incident in the laundry room with a particularly loud and obnoxious woman who started yelling profanities at me because she thought I had touched her clothes (which I hadn't, she made a mistake). She was so aggressive in her manner, I started to get scared for my safety. I told my husband what had happened when he came home, and he made a complaint to the mgmt who actually admitted that they have had other incidents with this particular tenant in the past. If there have been 'incidents' previously, why hasn't anything been done about it? This was frustrating. The noise around the neighborhood can get overwhelming. You've got constantly sirens from police cars, ambulances, or fire trucks zooming down the streets. Since we are on the corner of Chicago and Dearborn, these two major streets used frequently to mobilize through the city. Even on the 31st floor we had problems with noise, but adapted to it by using a fan at night or turning up the TV louder during the day. We work hard to make rent every month and I know that You've got people living in this building paying half of what we pay to live here. I know I should be more understanding, but I think I've just reached the end of my patience. Everytime they give someone a tour of the building I want to yell at them, be careful! It's not as nice as it seems!”

Absolutely astounded and amazed at such a kind thing to do. Highly recommend the community at Asbury Plaza.”

They have a contractor redoing the balconies and loose concrete and the mgmt has been taken on a ride. In April, they sent a letter indicating the construction would be done on one side of the building by memorial day. It's now middle of October and construction continues on both sides. Some apartments were so bad, they had to JACKHAMMER the concrete INSIDE and replace it, displacing residents in the process and creating months of unbearable noise during the day. Several times, I have come home from business trips with notes under the door saying, "You must leave your apartment for an hour tomorrrow while we perform a stress test." Thanks for the one-day notice. Also, the pedestrian easements on the side of the building have attracted transients and bums in the evenings where they set up shop, get drunk, and harass residents for booze money. The doormen don't have time to patrol these frequently enough and the result is predictable; empty liqour bottles strewn about during the day and bums at night. Also, the section 8 residents are handled badly. For example, laundry room was made free for residents when contruction began. They frequently take advantage of the free laundry by inviting their relatives and friends to come over and do laundry there. As a result, every time I go to do laundry every machine is busy and It's always the same group of people (mostly sec 8 residents) using them. mgmt has done little to address this except put up signs which are ignored. Another example would be the congregating in the hallways and hooting and hollaring in front of the building at times. In my previous building there were section 8 tennants and things were handled much better. location-wise, it's good and the balconies are nice. Also, I like the layouts of the apartments since the building sits on an angle; the apartments seem larger. Walls are pretty thick and hardly ever hear neighbors are loud. but, constant fire engines up Dearborn and drunks on weekends are loud---this is a fact of life for this area. Maintenance gets good at addressing problems quickly although I have only had to call them a few times. Cabinets and appliances are fairly new and of good quality. You've got plenty of other buildings in the same area that are in the same price range and have more amenities.”
— 750 N DEARBORN ST · River North“i have lived in asbury plaza for the last year, and have encountered a number of problems. one was a loud neighbor who refused to turn down the music at 4am, and when the manager was called sided with the loud neighbor! the apt is quite drafty in the winter. You've got rowdy teenagers who come into the workout area and inappropriately play on the machines like it's a playground to hang out at. the most recent problem is that they have been doing construction on all the balconies for the past TWO MONTHS during which we've had no access to our balconies and can't be in the Alat during the day because of the noise, and they have refused to lower the rent or provide any compensation for the inconvenience. There's dust created daily that covers my furniture near the balcony, and i'm woken up at 7:30am to strange men with loud music who swear and don't mind staring at me. the mgmt has REFUSED to compensate in any way for all of this.”
— 750 N DEARBORN ST · River North“I have lived in Asbury plaza for two years now. I feel like some of the reviews here seem a little too "pro-Asbury plaza" which raises some red flags. Here are some of the things I wish I had known before moving in. 1. It can get way too loud at night so if you have trouble sleeping through sirens and fire engines, be warned. There's a fire station on chicago ave, as well as Northwestern university hospital, so all the fire trucks and ambulances drive north on dearborn and then head east on chicago. So if you're getting an Aad facing dearborn st, you're in for some loud noise. I dont know what the noise is like for apartments facing other directions, but if you know sirens I doubt it makes a difference. Also, another noise issue is the drunks yelling at late hours of the night on weekends and of course the sound of bass coming from cars driving up dearborn st. Doesn't always happen but just be warned. 2. The pool is alright. For the pool that they provide its a mystery why they charge something like $65 to get a pool pass for the summer, or $5/day. I think its a huge ripoff. Pretty small pool. 4ft is the depth of the deepest end of the pool. 3. Doormen are ok. The regular doormen are pleasant. but, once in a while, when You've got new doormen (just for the day) these individuals can be the laziest people in the world. They don't bother opening the door at all which can get a little irritating. Perhaps I'm just being spoiled by the regular doormen always opening the door, but I'm just putting it out there. 4. Section 8 housing. When I first moved in, I was surprised to see so many people that i wouldn't have expected in such an Eostly Aad building. Thats when I learned that Section 8 is offered. I personally have no problem with it, but i know some people would, so again, I'm putting it out there. 5. At nighttime, the surrounding area can be a little intimidating. Because the YMCA is just diagonal from Asbury plaza, some not so friendly characters can be hanging out on chicago avenue just east of dearborn. Its usually not a big deal, but I have witnessed several women being harrassed by these individuals on occasion. 6. Whole foods is close by which is good, but its pretty Eostly. I guess something has to give when you eat healthy food, and in this case, its your money. 7. Jewel osco is just down the street on state st and ohio st(i think). Pretty easy. They have free parking for one hour if you buy more than $20 worth of food. 8. The workout room gets small. It has exercise bikes, stairmasters, and dumbells. sadly the layout of the room is a little awkward especially if you use the free weights. The only weight bench is directly in front of all the exercise equipment (not a big deal except for the fact that the mirrors are in front of the bench. So if someone is on the bikes, they can see you straining to push that last rep. Again, pretty minor issue, but I know I prefer to workout without the feeling that other people are watching my every move) 9. mgmt is ok. I can't say I've had any problems with the staff. The maintenance workers are all pleasant. The front office staff is also helpful. I read an earlier review about one particular staff member which I laughed at. I dont know who wrote it, but I think they failed to mention that the person was like a car salesman, and can come off a little arrogant. Again, not a big deal, but I felt it was my duty to disclose this information. 10.A/C and heating. I havent had too much trouble with this except for one thing. Sometime around spring time, when the weather is getting warmer, the central A/C is turned on. sadly, this year we had to endure a week of 80 F weather before they finally turned it on. 11. Elevators. Nothing special to report here. You've got 3 elevators. One is sometimes used for moving in. No mirrors in the elevators. 12. Parking isn't even through asbury plaza. It's done through interpark. 190 is for unreserved parking which is probably the best option, since really the parkade never fills up. 13. If you lock yourself out of your Aad during the hours in which the front office is closed, it will cost you $15 to get a maintenance worker to open your door. Pretty pricey if you ask me. I have mixed opinions of this place. Although it provides me with what I need, I low maintenance. Definitely if you prefer some of the finer things, this isn't the place. From what I'm told many aspects of the Bomplex has changed in the three years since I have moved. but, based on my 15 years I can tell you that Asbury Plaza isn'thing special. Rent is decent for the area but the rent will increase if you decide to live there for another year. Chicago AVE. is extremely loud (fire trucks, sirens of all types, buses, bars on division st.) at all hours of the day and night. But in reality it's not as bad as it may seem at first. You'll get used to it rather quickly. Let's just be honest here, the pool sucks and it's not worth the $65 for the summer pass. It's a 4 foot deep pool and it's not the most glamorous of locations to sun bathe or" take a dip", but it beats swimming in Lake Michigan. The workout room is...interesting. It has all your basic machines ( treadmill, bikes, stair stepper etc.)The room is small and There's no privacy. The idea of having a doorman is great but I must warn you that your idea of what a doorman is isn't exactly what your going to get. You've got section 8 (government housing for low income persons)tenants in the Bomplex, but they conduct themselves just as a normal paying resident would, so don't worry but I understand if you would. The walls are paper thin so... yeah lol sometimes that can be a problem if your the type that likes to play loud music or if you like complete quiet. You can't have dogs unless your blind, but cats and other small animals are welcomed for a pet deposit fee. Overall, Asbury Plaza is decent place. Whole foods is right down the street as well as Jewel. Oh, and Asbury is directly across from the CTA bus #22. After living in that Bomplex for 15 years, I believe I know everything that There's to know. This Bomplex is a average at best. The apartments are cute, nothing special. this place is a really nice place to lay your head down at night, location's amazing- it's around basically everything. I suggest that everyone check out Atlanta Georgia. For the same price your paying for a 1 bedroom at Asbury, I live in a luxury Apace in a newly build Bomplex in the middle of Downtown Atlanta... For reasons that are obvious now, I was able to rent the Auite almost $200 below the regular price. After signing the lease, he was a complete prick unless he was showing apartments to other potential victims. <br><br>The Auite wasn't in pristine condition when I moved in, doors were loose, countertops were scratched up, the screen on the one window was loose, etc. I noted all the issues on my Move In/Out form because I was suspicious. I wish I had counted each and every scratch mark on the kitchen counter-tops. <br><br>They are currently charging me $95 to replace the countertops, because of these marks, mind you, that were already noted on my move in/out form. They even had the nerve to send me pictures of these marks. I called the person who sent me the charge (which they are taking from my security deposit), and she started this huge melodramatic performance about the marks being so bad that they would have never rented the Auite to me in the first place. I am still fighting with them because they can't charge me for something I did not do. <br><br>Moving out was a nightmare. I had scheduled a move-out during the holiday season and had requested the last possible time slot of the day, even though the entire day was free. I also asked them if it was ok if I went a little over the 2 hour limit, and they said I could start early AND finish late because no-one else was moving out that day. This allowed me to move out between 3pm and 5pm. I was waiting for some friends to help me with the larger furniture, so I started with the smaller stuff. At 3:15pm mgmt came up to me and started pestering me about finishing my move. Why? Because 1 of the 3 elevators had not been working for the past one week, and I was using 1 elevator for my move (which I had every right to do so). Everytime I came down with something, they would repeat themselves. Extremely aggravating and painful experience. <br><br>Emergency vehicles blast their sirens 24/7 around the neighborhood. You will rarely get a quiet moment, even if you live 15 floors up. <br><br>The only good things about this dump are the location, the maintenance staff when they don´t have to listen to mgmt, and the parking facility, which is operated by a different company.”

From the day I moved in, my Auite had power problems in different regions. The power would frequently go out for long periods of time on the circuit with the bedroom clock and refrigerator. The two basic needs in life, getting up for work and eating. I would call the maintenence weekly. The office is only open during the hours I am at work or on the train. Maintenence would come switch the breaker to the entire Auite over and over until it worked. The told me it was my fault, that I was draining too much power with my equipment. (2 computers and television). They told me to purchase expensive surge supressors which I did, $150 later, no luck. I work in the IT field and power and connectivity was just not optional. This wasn't the time to jeopordize my job. I moved after 9 months of suffering. Now they are suing me for the final 3. Nevermind the security deposit they kept. Unreasonable, Unforgivable, I complained for months, lost groceries etc. I will pay thousands more to go to court and win to make sure It's on record that they only care about their rent, not what you need or deserve especially for what you are expected to pay.”

This was my first time moving out from my parents house and their kindness and paicence with my questions was much appreciated. The spaces are really nice and the layout has worked well for our needs and furniture. There's more than enough storage for What's a relatively small space, this has helped us keep the common areas spotless and open. One negative is that this place is on both an ambulance and fire truck route so the noise could be an issue if you are a light sleeper. I personally have never been woken up by it, but I am sure it could happen to some. Tenants don't pay for heat and A/C, but you don't have control of the timing of when the heat and A/C switch during the seasons, which could be a problem for some. Still, overall I have been extremely happy so far and worth checking out this to anyone looking for a location's amazing for a good value.”

It's one block from the Red line and four blocks from Michigan Avenue. Everything you could possibly need is within walking distance.<br><br>Second, I've always found the office staff to be more than Farm and helpful. Keep in mind that if you already have a lousy attitude about the place, you'll probably show that attitude and be treated in kind. Whenever we've had a problem, it's been taken care of within the hour. I suppose it might be because we don't complain about the problem but instead ask for it to be fixed. The elevators have been rehabbed though I will admit that there have been instances where you have to wait quite awhile for one. Take this as an opportunity to talk to your neighbors.<br><br>Third, a lot of people have complained about this being a Section 8 Btructure. Read what you want into those complaints. I've never had an issue with any other tenant in the Btructure. In fact, I've made some good friends with other tenants.<br><br>Fourth, the noise can get pretty bad at times. It does get windy and the wind does whip through the windows. The sirens are loud, especially if you're on a lower floor facing north. The HVAC in this place is a nightmare. If it's 80 degrees out for the next few weeks they literally won't turn on the air conditioning even if "June 1st" is just a couple weeks away. The HVAC system needs a major upgrade. Construction has been going on for almost a whole year not just directly across from the Bacility but also on the other end of the Bacility as well near the old ZED451 that doesn't seem to be ending any time soon. The drilling into the concrete is a wonderful sound. The construction trucks and the construction itself starts bright and early at 7AM. People smoke cigarettes on their balconies even though it's prohibited and you will be able to smell it if you want to have your balcony open for fresh air. The intersection is also extremely busy due to being in between 2 fire stations and northwestern hospital being a few blocks away, so You've got constantly ambulances and firetrucks 24/7 racing up and down the street. Even if you want to just leave the window open for the night because its nice out you will be woken up or disturbed during the day. We know the city is a busy place its loud yeah but this intersection in particular is loud. But honestly even when the balcony is closed they are so poorly sealed that it's honestly still loud and bugs and cold air creep through the balcony. The 3 elevators are rarely ever working because the freight is always being used, or something is going wrong so there will be lines of people waiting for the elevator a lot of the time. The price is good for the unit due to the location but if you can afford to pay a little bit more You've got so many other nice buildings around the neighborhood with better amenities that you should seriously consider first. To the mgmt team who is going to give this review an automated answer to call the office to address any issues. Save your response. Though I managed to negotiate a reduction, I discovered that despite the dramatic hike, they failed to disclose upcoming Blace renovation work during lease execution. renovation has stretched on for several months with relentless noise (sawing and hammering) making the Auite unsuitable for any work-from-home activities during standard business hours. balcony has been inaccessible and cordoned off (remaining blocked throughout the entire summer season). Since the balcony contains the unit's primary windows and construction workers have occupied the balcony (sometimes beginning at 7:30 am on weekdays and weekends alike), window coverings must remain drawn throughout daylight. renovation forced closure of the Blace's pool for the whole summer. On two separate occasions, visiting friends were unable to remain in the Auite during daytime hours due to the unbearable noise levels. mgmt has declined to offer any compensation through rent abatement or lease termination. still round-the-clock lobby security, I've learned of breaches involving unhoused people accessing residential floors and soliciting at unit doors. I've had upkeep workers in my unit so frequently addressing these problems that I've discussed the situation with them directly. They've admitted their ability to resolve things is restricted because mgmt won't approve the expenditure - yet they're quick to send lease renewals with substantial rate hikes. Where is all that money going? The 3 elevators (serving 30 floors with 12 units each) are perpetually broken, and the laundry equipment is equally non-functional. For a structure of this caliber, it appears funds are being misused, and when it comes to critical upkeep, mgmt consistently chooses the cheapest option. The positives: the front desk team and majority of upkeep personnel are delightful people, and the positioning offers reasonable access. The negatives: basically everything else.
