The access control was useless, and people figured out quickly how to bypass it without needing a key. Our Anit had a leaky toilet, a leaky faucet, and grimy tiles that wouldn't get clean even with bleach....ABSOLUTE DISASTER...skip it, You've got more affordable and nicer units available in Norridge from independent landlords, look at those first before considering this place”

The mgmt office, while sometimes slow to answer calls or handle requests, has successfully addressed every single problem my roommate and I have brought to their attention. Whether it was us being accidentally locked out at 4 AM and needing maintenance to come unlock the door, or them being flexible when our rent payment needed an extra day to clear without any extra fees. They might seem a bit gruff, but this is Chicago—deal with it! Our place is on the 5th floor with a western view. Since I'm from around here, I'm used to the airplane noise from O'Hare... so it doesn't bother me, though it could be an issue for people not familiar with it. As for neighbor noise, the building feels almost empty—the soundproofing is great, and I barely ever hear anyone else. Admittedly, the hallways could use some cosmetic upgrades... and the elevators and shared spaces could definitely be better maintained... but that's not mgmt creating the issue, just them dealing with what they've got. While it may become annoying over time, having a fire station right across the property is beneficial. Despite certain safety gaps, mgmt tries to support tenant security through occasional community forums to address concerns, though attendance numbers are unclear. CONS: Poor sound insulation, meaning you hear conversations from neighboring units, aircraft overhead every few minutes (noticeably worse with windows fully open), sound from residents upstairs, disruptive music from adjacent units with no real solutions, Fire Station runs drills periodically, CC does upkeep water shutdowns lasting several hours, no acceptance of FedEx or oversized packages (seriously), forcing you to arrange alternate delivery methods, bad parking lot surveillance, occasional insect issues, pair of Sompact hydraulic elevators per structure (no loading elevator for bulky items), resulting in slow service. If you're crowded in an elevator and on an upper level, hope you won't need a restroom immediately, particularly when one lift is offline, which happened frequently during my stay regrettably, steep damage charges, so protect your unit keys carefully! Unsympathetic attitude from property manager Sue. Be prepared for her, but stay assertive as she often acts like an authoritarian. If you feel disrespected, reference complaints to upper mgmt, though it's better to address her conduct as unprofessional and unacceptable directly. She'll seem constantly occupied and rarely offers direct eye contact. Remind her that you're the tenant keeping her employed. Initially, I felt anxious talking with her, but eventually found courage to stand my ground and she became less harsh, though you still sense it. Ultimately, superior apartments exist elsewhere. CC charges excessive rent and appears primarily focused on collecting fees. That said, upkeep operations are fairly attentive and service requests get resolved within reasonable timeframes.”

When someone requires a dryer and one stays in use, they'll remove your clothes (even if still wet or mid-cycle) and toss them aside. I've spent $20.00 on what must possess been $9.00 worth of laundry room (3.00 per load - washer and dryer each 1.50). I had to pay $20.00 because inconsiderate neighbors pulled my load out of the dryer moments after I started it. When I returned 40 minutes later to retrieve them, they were piled on the counter reeking of mold. It was AWFUL. The upkeep staff stays fairly competent. They seem capable but you CONSTANTLY need upkeep; water pressure stays rough, no hot water, kitchen sink faucet preserves loosening, refrigerator malfunctions, door lock problems, and more. THEN when you actually call upkeep they act irritated or dismissive because you're requesting them yet again! Heaven forbid they simply perform the job they're compensated to do! I wouldn't recommend anyone move in here. Trust me on this.”

Their demeanor may be a bit stern, but hey, it is a Chicago neighborhood, toughen up! We live on the 5th floor facing West, growing up in the area, I've become immune to the sounds of O'Hare... so this is not an issue for me but may be for others who aren't seasoned to such noise. On the topic of noise, it almost feels as if the entire building is vacant... by this i mean the walls are soundproof to the point where I very rarely hear any of my neighbors. Management sucks, my car was towed from my own spot 2 times and I couldn't get my money back. This lady Sui is very unprofessional and has no sense of humanity. I DO NOT RECOMEND IT TO ANYONE. FYI 3 month after I moved in they told me that rent will go up 50$ a month for unknown reason. This is $600 a year. Stay Away from this place”
— 8503 W CATHERINE AVE · Irving Park“The reason for what to be concern is the health hazards bed bugs, rats, cackoraches, ants, stranger breaking building glass. the carpeting floor if you removed are full of insects and dirty. Safety is a concern, the elevators are always broken, the office lady act as an ice queen she doesn't reveal any way to fix a problem, the people that do maintenance is overwork and have to do quick fixing that causes bathroom, kitchen zincs and everything else a mess. What is really sad is complains don't fix the problem even with the health hazards. The rent is too high for and studio. If the administration work in adressing the issues of health and reduce rent I don't know I am very dissapointed and I can't recommend this place, we have to buy new beds, and I personally was bitting by beds bugs. Sad place not cheap and very untidy.”

— 8503 W CATHERINE AVE · Irving Park“How to know what is the right apartment for you is basically asking yourself how do I know if I'll like this roller-coaster ride? The answer, observations and testimonies may help, but it really comes down to you until you try it. Your first intuition would be is going online and read reviews. You'll be fortunate enough if you can interview former tenants, which is the best method. It's not a great idea to rely too heavily on comments you read. As for my own, you're just going to have to go with your gut instincts and decide for yourself. I'm not surprised by the myriad of bad comments regarding to this apartment, and I can't blame them for existing. Though, using profanities and stating it's a ------ place does not help the situation, nor help customers. My goal isn't to stop potential customers, but, rather offer my humble opinions to anyone thinking about moving in and hopefully give better insights whether or not CC is the right choice for them. There are other apartments, better apartments, around the Cumberland area obviously. I chose CC because it was in my budget. This would also be my first time living on my own permanently, so you can say I was pretty naive and didn't know what to expect and went with the flow. I took whatever I could afford: a small studio. It's okay. Not the prettiest place, but, certainly not the worst, either. It is true: You get what you paid for. PROS: Washer/dryer facility inside the complex, leisure activities of tennis courts, an outdoor swimming pool, and an exercise room (both relatively small) with sauna, sun decks, Balley's Fitness Center across the street, walking distances to the Bus and Blue Line train station (90(?) highway), CC offers variety of room types, they will call an exterminator if you have pest problems, heat and water free, convenient mini shopping center around the corner, both Jewel Osco and Dominick's grocery stores are nearby, lack of power outage experiences. This may become nuisance eventually, but it's a good thing to have a fire station across the street. Despite some security issues, they are trying to improve the safety of their tenants by setting up community meetings once awhile to discuss relevant topics, though how many people attend remains a mystery. CONS: Lack of strong sound proof, so you can hear muffled voices from next units, airplane noises can be heard every five minutes (it'll get especially loud if all windows are opened), footsteps from above, if a tenant next door blares music, good luck and pray the duration won't be long. Fire Station performs their emergency tests every few months, CC performs water tests as well, which means water will be turned off for certain hours, CC does not accept FedEx and large packages (you read that right), so you'll have to find alternative ways to receive goods, lack of security for parking lots, minor pest problems, two small hydraulic elevators for each complex (no freight elevators for moving large furniture), so they move very slowly. If you're in a crowded elevator and live on the highest floor, pray you'll never to need to use the washroom right away, especially if one elevator is working while other is shut down, which happened quite often during my residency unfortunately, ridiculous replacement fees, so, guard your unit keys with your life! Lack of empathy from the property manager named Sue. Just watch out for her, but never feel intimidated as she will try to act like a tyranny boss. If you feel insulted by her, threaten you'll complain to her superiors, but better to let her know her behavior is unprofessional and inappropriate. She'll act as if she's too busy and seldomly make eye-contact. Remind her that you're a tenant that is keeping her here. For awhile, I was uncomfortable speaking with her, but eventually had the courage to speak up and she isn't as rude as before, but, still, you get that sense. Overall, there are better apartments out there. CC charges ridiculous price and only wants your money. But, as part of their duties, they are rather efficient with maintenance and will assist help and get the work done at reasonable timing.”

Looks like a hotel.The place has bug problems (whether it's cockroaches,bed bugs).Look inside your kitchen cabinets and you will find brown paste-like substance for the cockroaches.Carpets are filthy dirty.Cabinets are old with peeling paint.Rust in sinks and bathroom cabinets.One elevator of 2 works, which is shared with whole building and inconvenient.Management sucks...rude and acts like you're bothering her.Only parking for 1 vehicle so if you're a couple, good luck. You have to pay for another parking spot. Worst place we rented. Good luck! People are in and out of this place.”

The conditions of the apartments when you first move in seem great but you soon find out that the carpeting is TERRIBLE. It wears down within the first 6 months of living there. There's always the occational bug problems. The odors from the people cooking around you is almost unbearable. Neighbors are rude and ignorant, espcially when it comes to the laundry room. If a dryer is being used and someone needs a dryer they will take out your clothes (even if its still wet or it was still running) and throw it onto the side. I know i've spent $20.00 on $9.00 worth of laundry (3.00 per load - washer and dryer is 1.50 each). I had to spend $20.00 because i had to rewash my loads due to the ignorant neighbors taking out my load in the dryer right after i had just put them in. When i came back in 40 minutes to take them out of the dryer, they were ontop of the counter smelling like mold. It was TERRIBLE. The maintance is pretty good. They know what they're doing but it seems like you ALWAYS need the maintaince; the water pressure's terrible, there's no hot water, the faucet in your kitchen sink is always coming undone, the fridge is not working, the door won't lock properly, etc. THEN when you do call upon maintaince they get mad or have an attitude because you're calling them again! GOd Forbid they do their job that they're paid to do! I would NOT suggest anyone to move in here. Take my word for it.”

OH MY GOODNESS... THEY ARE AWEFUL!!! There is a gentleman that works there that is nice, but the healthy blond woman is the definition of BIOTCH... She complains when you overpay on rent (OVERPAY!!!)... She is cranky 24/7 and makes you not want to even ask a question. There is another woman in the office as well... don't know her deal... she also seems to wake up on the wrong side of the bed at least every other day. Everything is a hastle... as if it's not their JOB to answer simple questions and pretend to like it. We might all hate our jobs... but there is no reason to take it out on those that are professional and kind towards you!!! They alone make Catherine Courts Apartments not worth the headache.”

Could see beer cans out in the hallway, once in a while you see crazy people run around hallway screaming.<br>3. Gym sucks. Pool is not great. <br>4. After snow parking lot clean-up is terrible.<br>5. Repair service is prompt but not efficient. A/C was repaired and patched with bad insulation. Could see air leaks in winter.<br>6. Biggest thing is the staff sucks. They are rude. Should be given a customer relationship course. Probably inexpierenced personnel could provide much better service.<br>7. Trust me you would regret after a while why you signed up for the lease.”

This apartment complex is full of insects and not recommeded for your health. Office staff is not so friendly with tenants. They don't bother about your compliants.
