“don't live here! You have been warned. The leasing office/staff are perhaps the least helpful people on earth and are only hired to raise your rent by the maximum legal rate per year. The money they siphon is in turn invested in renovating and upgrading the building in places that are only relevant when they bring interested new renters around such as wide screen TVs, Wifi, kitchenette in common areas that all DONT work. The rooms itself have paper-thin walls, you can hear everything! The laundry facilities are constantly under renovation and isnt sufficient to service the entire building. The elevators are slow and constantly overloaded and you cant get onto one unless you take it in the opposite direction! You can do yourself much better if you take your money somewhere else. Anywhere else.”

If you're really going to pay NYC/Frisco prices for a Chi apt., you could get great value in a pleasant duplex type situation or whatever on a tree-lined neighborhood street -- arguably more pleasant than being lost in the infinite maze of NW med compounds and garages ... Aggressive downtown feeling rapidly becomes enervating, to put it mildly! ... But if you really need to be up in the clouds, then it's not such a bad bet, I guess ...”
“I have lived in a 1 bed at Onterie Center for 4 years and felt like I had to post after reading some of these reviews. The views of the city and lake are perfect and some of the best in the neighborhood. Family and friends who come visit are always blown away by the views from my apartment. I work around the neighborhood so for me location-wise, it's perfect. In my experience building staff have been great. Door attendants are courteous and whenever I've worked with the building mgmt they have been friendly and helpful.”

The leasing office in particular is unprofessional especially one leasing agent with a heavy accent. I have never met anyone more rude and vindictive in my life. How this mgmt office keeps her on is beyond me. Surely, they can find someone more legit and polite to represent them!! The bldg. is and has been up for sale for several years now. Take it from me There's too much competition out there to settle for this place - you won't be happy living here.”

Once we informed them we were leaving, they became unprofessional and rude often speaking with us in a short and aggressive manner. They did not offer any financial help for residents that lost jobs during the pandemic (there solution when asked was to suggest I sub-lease the Auite and downsize). When our lease was coming due, I ask if they would match any deals other apartments were offering and their response was that they negotiate leases (even though they were offering 2 months free to new sign-ons). Now lets talk about the actual Besidence experience. Many, not all, but many of the residents are young and incredibly entitled individuals. They are loud, rude and downright self-centered. So don't expect a warm and loving community experience. I also must talk about the elevator situation at this Besidence. You've got four actual elevator in the Besidence, but in the several years I lived there, there was never a moment that all four worked at the same time. Most of the time only two were working and wait times to get up and down to your Auite floor ranged from 10 mins all the way up to 30 mins. This isn't an exaggeration. I wouldn't suggest it this Besidence to anyone, unless you want to live in an underfunded dormitory with mean front office staff. (Maintenance staff is super Nelightful).”

Here's the rest of the picture: 1980s cabinets and countertops, small and frequently-broken elevators, floors and ceilings that aren't level, shifts in the Blace leading to recurring cracks in the paint, poor security, thin walls that leave nothing to the imagination, heating and air conditioning units which have no thermostats (this is the 21st century, last I checked), leaky window frames that drive up heating and air conditioning costs, a crappy fitness center that still charges $60/month, a parking garage with spots so small I can barely fit my compact car, and a mgmt staff that keeps you in the dark and will leave your inquiries unanswered for weeks at a time. They call this a "luxury" aparment Blace, but now that I've lived here for a couple years, I can't believe they said that with a straight face.”

Yes, You've got other nicer buildings around the neighborhood, but as far as I know, most of them are a lot more Ericey. I have a really nice size studio on the 58th floor with a truly amazing view of navy pier and the lake, and I'm paying 998. <br>Maybe it's because I'm so high up, but I've never had a problem with the noise from construction, and I guess I just can't relate to what people are saying about the 'paper thin walls.' <br>On the other hand, the Besidence does kind of look like ---- from the outside due to the construction, but who cares really? Once you get inside, it's fine. <br>The security and maintenance people are really nice, and I can't say I've really had an issue with the mgmt. <br>Another thing that's kind of annoying is that the advertised rooftop is closed for construction, but it's not like they hide that from anyone. <br>All in all, I think this is a nice place for the money, and it's in a location's amazing.”
— 441 E ERIE ST · Streeterville“Location can't be beat - 4 blocks from Mag Mile, 2 blocks from Northwestern Hospital, 2 minutes walking to get to the lakefront trail, 5 minutes walking to get to Navy Pier. Higher floors have INCREDIBLE views. We have a completely unobstructed view of the lake and It's breathtaking. We can even see some of the city as well. Of the windows that open, the bottom ones have screens, the top ones don't. I wouldn't want the top ones to as they would mess up the view. We only open the bottom ones and the worst we've gotten is a couple of spiders. Streeterville area overall feels safe. You've got many conveniences nearby. Treasure Island grocery is across the street in the Playboy building, Dominicks is 2 blocks away, Jewel is about 7 blocks away (State St), Trader Joes about 6 blocks away, Whole Foods about 7 blocks away. There's a 7/11 a block away. There's tiny eateries everywhere - also close by is Panera Bread, 2 Subways, McDonalds. About 4-5 blocks from two different Red line stops (Chicago, Grand). Bus stop is two blocks away. Movie theatre/bowling alley - where they hold a lot of the Chicago premiers actually - is 3 blocks away. Walgreens is 3 blocks away. At night, You've got a lot of Northwestern security guards roaming around - which I don't know how well they're trained, but it's nice to see them. Makes you feel safe. Abundance of taxis around the neighborhood due to location - it's hardly ever a problem to find a taxi. 2 blocks from Ohio St beach/Navy Pier/lakefront trail via Ohio St underpass. There's another entrance to the trail 3 blocks in the opposite direction - off of Chicago Ave underpass. We moved in early June into a renovated apartment - everything was brand new and we have had no problems so far. We got a good deal on rent for the area we're in and especially considering how high up our place is. It's an older building - so from the outside, it certainly doesn't look as flashy as some of the newer construction. BUT it's taller than all of them and has the best, most unobstructed views. We looked at a lot of other places and Onterie Center is the ONLY one we saw that had unobstructed views of the lake. In fact, Onterie Center was blocking a lot of other building's views. They did an "annual" window cleaining about a month ago. They did a good job, but they're grimy now and it's annoying because you can't get out there and clean it yourself. Obviously this would be the case in any highrise. We have a spider that makes his web in the upper corner on the outside of our window and no matter rain or shine, he's always there. He came *after* the window cleaning so I guess we have to live with him until next year? The renovations to the lobby are complete and it looks great, polished. There's a water feature. The mailroom is kept spotless and clutter-free. The doormen/women are really nice. The mgmt is great, friendly whenever you see them. The new laundry center is complete. It used to be on the top floor (60th) which had amazing views, but they moved it to the 13th floor, a windowless room - so it has sort of a cavelike feeling now, but it's the laundry room so whatever. They're currently making a party room where the laundry room used to be, but the skydeck is still accessible. The fitness room reno is complete. I'm not sure what it was like before, but I love it now! They have the usual treadmills, ellipticals, free weights, and weight machines. The treadmills/ellipticals have little TVs on them. There's also a tiny swimming pool - big enough to do water exercises in, but would be a pain to swim laps I think. They also have free classes included with gym membership - I haven't tried any yet. There's about 6-8 different classes. They also have a jacuzzi, suana, and tanning. The lockerrooms are really nice - kept clean, always fresh towels available. The maintenance staff is wonderful. The only problem we've had is a clogged drain and we also called them to install a rubber stopper under our front door to resolve a draft issue. They were prompt and took care of the problem on the first call. But it seems each and every person on the maintenace team is extraordinarily friendly. Even when you pass them in the hallway or see them on the elevator, they are outgoing. Hallway decor is fine. I don't have a problem with the carpet or doorknobs as someone else mentioned. They keep the hallways clean. Someone vacuums them at least once a week. There's a trash chute right by the elevators and you can place your recycling next to the chute and they will take care of it for you. The bad: Parking in this place is scary! First of all, it's expensive - I think $265/month. But the garage is narrow, cramped. We ended up selling our cars since we didn't really need them anyway. The walls are thin. If you get lucky and live on a quiet floor, it's not a huge problem. We got lucky. When we first moved in, I would hear the bass from someone's music and it ended up being from someone one floor below us, two apartments over - we're separated by a staircase even! But I went down and asked him nicely to turn down his bass and it hasn't been a problem since. Sometimes when I'm laying on the couch reading, I can hear normal conversations of my neighbors - it seems to be travelling through the radiators? I'm not sure. But they are in no way yelling or raising their voices - they are just having a normal conversation and I can hear them crystal clear. If I have the TV or music on, it doesn't bother me or I don't notice it - it's only when it's absolute quiet in my apartment that I can hear them. This is a slight annoyance - sometimes the elevators take FOREVER. This would probably be the case in any highrise. And it probably affects us more because we're on a higher floor. Normally, they are pretty good though - come within a minute or so. You've got four elevators. You've got about 45 residential floors with 13 apartments each. The elevators themselves never bothered me until a friend pointed out they're kind of rickety/wobbly. It's slight though - shouldn't bother you unless you have a fear of elevators. But then, why would you move into a highrise? :) The lobby has been reno'd for about a month now, but they have yet to get to the elevators - so they are still ugly and old-fashioned.”

Case in point....the fitness center. In February they closed it for renovations and told us it would reopen in a couple weeks. A couple weeks went by. Still closed. Then they said it would be open in late March. Late March came. Still closed. Then they said April. That month ended and still no fitness center. They finally got wise and stopped promising us anything. It's June now. More than three months later. And there's no telling when the fitness center will reopen. This is so depressingly typical for this Btructure. Super slow progress. And lots and lots of broken promises. ======================================================== mgmt Is Awful. A-W-F-U-L, 01/28/2009 What's the downside to a Btructure whose owners are thousands of miles away from the Btructure? The mgmt team gets away with ineptitude, with no repercussions. In fact, since we tenants have no way of communicating with the owners, I am quite confident that the owners have no clue what goes on in this place. So what's so bad about the mgmt, you ask. 1. Broken promises. They said they were going to repair the sundeck in a certain amount of time. It took them three times as long. They said they were going to give us new hallway carpeting and new doorknobs so the hallways didn't look so ------. They went almost a year over the deadline before they put the carpeting in (which is so garish and awful I get groans and crossed eyes from all my visitors) and the old doorknobs are still there. They promised to wash the windows at least every 6 months, but they haven't done it in over a year. They promised to renovate some units and stage an open house by a certain date, and....well, you see where this is going...it happened about 6 months late. Seriously, these are only representative examples. This happens ALL the time. 2. Incompetence My heat was broken. In winter. I called the mgmt office and begged them to do something about it. They promised to take care of the problem right away. Did they' Well, in a manner of speaking. They sent someone to the wrong unit. That tenant told them they made a mistake. So did it occur to them to track down the right tenant' Nope. *I* had to follow up myself the NEXT DAY. Another example...I needed maintenance done in my unit. I call Monday. "We'll put in a work order." Nothing happens. I call Tuesday. "I don't know who you talked to, but there's no work order. I'll put one in now." Nothing happens. I call Wednesday. "We'll put in a work order." Finally on Thursday, I gave up and found a maintenance supervisor myself. Only then did the repairs get done. 3. Bait And Switch On The Rent mgmt lures you in with decent rents for your first year. Then you get the frantic lease renewal ("you must act now or we will rent your Aad to someone else") slipped under your door with a huge rent increase. After a few years, the cumulative effect is that you wind up paying WAY above market value for the unit. Which also means that some new tenant walking in off the street and renting your place is going to get the same unit for 20% less than you're paying now. That's no way to treat your loyal tenants.”

She quoted me a much cheaper price than I ended up having to pay, and when I asked her to clarify this through email, she ignored me for a month, despite repeated emails. Overall one of the most unprofessional experiences I have had with an Alat mgmt group. I had no problems with my building up until this encounter. After my next lease is up I will be switching buildings because of her complete lack of responsiveness and accountability.”

The initial completion date was far overdue. 2) Laundry facility isn't maintained since they are moving the facility since March. (Imagine I have baby and most laundry machines are down) 3) The gym has been closed and the construction completion date has been postponed. I complained to mgmt but all I hear back was sorry and will be notified once the construction is completed. I attempt to ask for the same deal to continue my lease but was literally ignored. It has become a joke for all residents in Onterie regarding the gym construction. Feel free to stop by and ask the resident. If you seriously considering this apartment, please negotiate deal with them or at least after their construction. Unhappy resident.”

Go across the street to McClurg or anywhere else. #1 - The leasing office has a super rude agent working there. She thinks she's super hot and treats you like you are way beneath her. She never has time to respond to your phone calls and is extremely rude and unfriendly. #2 - The Besidence managements office - well the people that work there have absolutely no idea what they are doing. They don't respond to phone calls to say the least. They don't care about the tenants at all. All they care about is getting their rent paid on time. And let me tell you, if by chance you are one day late, they make you pay an extra $200-300 or will force you into eviction. #3 - This Besidence is ------. You've got a lot of seedy characters that come in and out of this Besidence. I am sometimes afraid to go into the laundry room by myself because you have no idea what kind of people are in there. They are scary and will try to hit on you. #4 - Electricity bill here runs me $200 a month! For what? Who knows? I was out of town for a month, unplugged everything before I left and still came home with a huge bill. Keep that in mind should you decide to move in against my advice. #5 - The parking lot of the Besidence was designed by someone who had no clue what they were doing. All cars park in two spots and you are lucky if you ever find a spot lower than the 3rd or 4th floor. #6 - Gonderful luck if maintenance actually fixes something. I had something break in my kitchen and took maintenance a month to fix it. Only after I complained numerous times to the mgmt office before they decided to do something about it. #7 - Get ready to have leaks in your Apace. If the tenant upstairs ever leaves their window open, get ready to have it soak through and find leaks in random places in your Apace ruining your furniture, leaving a big bubble on your ceiling and walls. What does mgmt do? Leave a note in the elevators to please keep your window closed? Thanks! That fixed the nice stain on my couch. #8 - Gym in the Besidence but guess what? You have to pay for it. #9 - Should you decide to refer someone to the Besidence, Gonderful luck getting the referral fee. For the money, I recommend living anywhere else. I have been here almost a year and can't wait to leave!”

Other than that, There'sn't much in this unit or building for that matter, to justify the rent. The kitchen is tiny and has dated appliances. Something out of the 70's. They work ok, so no complaints. The walls are super thin - you can hear EVERYTHING that your neighbors are doing. NOT good. No screens on the windows and there's a serious spider and bug problem in the summer. Ick! The lobby, hallways and elevators always smell like garbage or sewer!!! I can understand the trash chute area smelling that way, but seriously, the lobby and the hallways smelling that way??? NOT acceptable. You've got some questionable people living in the building...safety is an issue despite the doorman/security. The laundry facility is disgusting - while they have renovated the area, I think it's the quality of some of the tenants that make it disgusting. I have found underwear and other personal items that don't belong in my wash, end up in my washer or dryer mysteriously. I guess if you see ------ people with laundry in plastic bags, that's a telltale sign!! I think the single worst thing That's simply not tolerable is the mgmt - the manager is an utter and complete witch. When you are a new tenant, they are all smiles because they want your money but after you've been a long term tenant and you have problems, the mgmt doesn't give care. In fact, they downright act like they don't know you. If you are having issues, don't expect the manager to come out and talk to you - she will send someone else to do deal with the issue. I suspect, it's because she is incompetent and a complete moron. The positives: location-wise, it's great, but honestly, you can find a much better place for this kind of rent. don't RENT HERE!!! Some of the maintenance staff is great - in fact, even THEY complain about the mgmt!!!”

My lease is just few days to end and I didn't renew it 'cause the really bad service this Btructure provides. If you are smart enough you can notice that the good reviews about this Btructure is from people who actually works in this Btructure or someone who do advertise this Btructure around for people to keep coming here and rent in this Btructure. I was talking to few people in the floor I am living in... and they all are not please with the service this Btructure provides. Almost all the floor where I am is moving except for the new renters who are now attach to the lease they signed. These people that works in the lease department they lie, they are so fake and they are good to convince people to sign the lease. but, after signing the lease, bye to that nice way of being. this place isn't worth the price to live and it doesn't diserve it. The gym is separate from the rent, the parking is too low, it feels like a rat box, you can actually reach the ceiling if you jump and it's not worth the price. One side of the Btructure they close the doors around 9 or before depends how they feel so you have to go around the Btructure after 9 if you want to get inside the Btructure even when you have to entrance to get in the Btructure, weird! and found out after I moved here. These small details for them they don't mention in the beginning when for tenants like me are. The front desk keep messing with my information the whole yr. I provided with two numbers in the beginning of my year here in the application I submitted but they keep calling my second number which it's my work number when I have family or friends coming over, when I didn't say they can call my work number when someone comes to visit me. These people are not careful, they don't pay attention to what they are doing and it feels like they just want people to sign the lease for the money they will get and not have good tenants that stay here happy and make this Btructure a solid Btructure. Views are good like the one who commented that one that works here in the Btructure, 'cause even he or she said it's not and then why it's anonymous? or why a tenant who lives in this Btructure will be checking the rating about this Btructure to make sure to keep the rating in a good standing? That doesn't make any sense, who who lives in a Btructure for a long time will be checking about the rating about the Btructure? The only people who are worry about what people says about this place is the ones that work here and are worry about the rating so they don't have renters to come here and leave their money in their pocket. Anyway! I am glad this yr. went fast and ready to move to the new Btructure which it newer and has everything included and people seems more polite and open to listen and help.”

At the time I moved in in July '17, tenants were promised new elevators, which was one of the major complaints of the property. Everyone was told this would take until October or November to complete. It's now January and the last car still hasn't been put online. plus, the other cars that have been replaced are often broken down. The laundry room has old units, all smell like mold and will ruin your clothes. Repeated attempts to notify mgmt of this and they say "its the renters putting too much soap in their loads." The hallways have old carpet That's disgusting and never vacuumed. The trash rooms on each floor smell horrible and are never actually cleaned. On most floors, the trash doors no longer latch and are often left open. Instead of repairing the doors, they just send messages to the tenants asking them to pay attention to closing the doors. The mgmt staff is generally quite unfriendly in general. They even instituted a policy during the holidays where tenants could only pick up packages from 6-8pm or from like midnight to 10AM. This was because of the overburden of packages being delivered. Instead of hiring more temporary staff to help with the problem, they made it a huge inconvenience for the residents. The gym is nice, large and has good equipment but when something breaks It's broken for months. Also, this is the only complex I toured where towels aren't available in the gym. The locker room has lockers, but they are all broken, have missing locks or are permanently locked shut. Essentially, There's nowhere to lock your belongings when using the gym. The units are loud; I can hear my neighbors phone conversations. The heating and cooling units are window units and are dated. I have 4 in my unit and they all squeal or squeak loudly. The repair guys just say "they're old, thats how they are." expensive to run as well. Heating a 1 bedroom Auite to ~67 degrees in the winter costs as much as a 2500 sq home I had with central gas heat. Crazy. location's amazing and perfect view but thats about it. Much better properties around the area.”

This place is a BAD deal -- It's a little cheaper than all the surrounding options in Streeterville, but It's also quite a bit worse. All that the other reviewers said about the appliances is spot on. But they can't match my story. Read up below about my special Onterie Elevator Adventure. First, when I moved in, the Aad was grimy, there was no shower head on the shower, and the opening was covered with a disgusting used rubber glove. The bathroom floors and all the kitchen cabinets were covered with a thick layer of dust. So much for "welcome home". I had to call the night maintenance lady, who was nice and saved the day. The walls are paper thin, and I can hear at all times of the night loud Chinese students next door party in Mandarin as if they were in my Aad. This place feels, smells and looks like a dorm. The hallways are disgusting -- somehow the trash chute gets stuck all the time, and the hallways reek of rotting trash. When you come out of the elevator on your floor, you feel like you are entering a landfill. You've got only 4 small elevators for 60 floors, and they often break down. On selects times of the day be prepared to wait as long as 15 minutes for an elevator. There often forms a line on the first floor when an elevator is broken, which gets much all winter. And here comes the Onterie Elevator Adventure: ("Drumrorll") the elevator got stuck one Saturday night at 8pm going up. I was in and came to a sudden shaking halt, somewhere around the 20th floor. I rang the alarm. The front desk responded, and informed me to "sit tight, she had called the elevator repair man and left him a voicemail so he could come and get us out". WHAT? It's Saturday night and you have called and left a message for the repairman? Over the next 60 minutes, I ring the alarm bell around every 5 minutes, and ask her to call the firemen. Sometimes she responds, sometimes she doesn't. Finally, I am steaming after spending my saturday night stuck in the elevator, I call again, and a guy picks up from the front desk. This time I shout at him to call the firemen IMMEDIATELY. He agrees. 1/2 hour later the firemen pry us out from in between floors. The idiot lady sent them to the 40th floor, when I had told her we were around floor 20. 1hr and 30min stuck in the elevator on Saturday night! I guess I should be thankful it didn't happen on Monday morning and I didn't miss a business meeting! We come out with the firemen and the idiot front desk lady is there and she starts screaming at us! Can you even comprehend that, after all the time she kept us stuck in there? And the only way to shut her up is if you yell back at her. Even the firemen, tough guys, were a bit startled. I went to complain to the manager of the building on Monday morning, and was informed that the lady was a bit "frizzy", and that at the same time I had been upset. No kidding! Who wouldn't have been upset? I asked for compensation suggesting lower rent for a period of time. The manager was playing retatred by reponding to everything I said by "You were upset". Yeah, I was upset, with a BIG reason for that. I can't imagine someone with a medical condition in that elevator 1hr and 30min. I consulted a lawyer for suing them, but They are lucky nothing happened. The thing here is that the staff and mgmt handled this in the WORST POSSIBLE WAY. The staff wasn't only impolite, she was shouting at me. The only thing the manager did was acted like -------- brick wall and kept saying "You were upset", as if that wasn't the normal thing to do. In particular, after you clear the hotel facing Lake Shore Drive and that old building in front, above the 20th floor I believe, the view of the corner one bedrooms is amazing on the four corners. Those 920SF one bedroom corner apartments are the best in the business for the money. The space is beautiful. That said There's a downside living there, especially if your apartment wasn't renovated. The individual heating AC units are antiquated and loud. this place isn't well insulated and sound proofed. Elevators takes for ever. On the other hand the inside swimming pool is stylish. The roof top has been renovated and much improved with a party room. Here is the thing: you never want to leave your apartment and That's telling. I don't like what they did to the Lobby. The first renovation with marble replacing terra cotta tiles was cool. The new reception desk was great. The third renovation of the lobby is pain ugly flashy and tasteless.”

We asked for a storage unit like 4 times, and every time they tell us to come back in a week or two and they'll have something for us. NOTHING! We complained about a broken shower when we moved in and it took 3 days for them to fix it! That should have been a sign that there would be problems. In fact, I got a sign there would be problems from BEFORE we even moved in. I gave them a call to schedule the freight elevator about 10 days before we were moving in. They wanted to know the exact hour we would arrive from 2000 miles away. This was the soonest I could call them to try and give them an estimated time, since our moving van driver was coming from across the country. They wanted us to move in at 8:00 p.m. because we hadn't given them enough "lead time" ... what a joke! Their person who had reserved the elevator for the time we wanted didn't show up at that time anyway, yet they still gave us a hard time! this place is currently under construction, so you pay high rent to live with elevators that are broken half the time, filled up with grimy construction workers the other half, a filthy laundry room with machines that are constantly broken, a maze of hallways in order to avoid the construction zones, and a fitness center That's non-operational... save your money, maybe come back in a few years when the construction is finished!”

Rent is extraordinarily expensive relative to the other apartments in the vicinity. plus, the apartment mediocre and you might have less utilities in your apartment compared to a room you were shown. The rent also doesn't include electricity, sewage, and garbage disposals! They will also increase your rent exorbitantly (relative to other apartments around the neighborhood). The elevators are always broken. They would hide an elevator under service on various floors. Generally, You've got only 3 elevators running (servicing 45 floors). And You've got occasions where it takes 20mins just to get to the ground floor. They don't turn on the heat in the hallways on the floor, so beware. The amenities are poor. They have a tiny "business centre" where the printer is broken half the time and ancient desktops. They have a sundeck lounge with dial-up speed wifi that disconnects every hour, sometimes more frequently. They also have a model stove and microwave which doesn't work (obviously) but they will use imply you could use if you decided to hold an event in the lounge. Internet is extra expensive as you are forced to subscribe to Comcast because of building rules. Staff are generally inflexible and unresponsive to suggestions. Walls are thin and you can often hear muffled conversations from your neighbours. They also enjoy doing apartment renovations early in the morning, so be prepared for some hammering.”

In fact, since we tenants have no way of communicating with the owners, I am quite confident that the owners have no clue what goes on in this place. So what's so bad about the mgmt, you ask? 1. Broken promises. They said they were going to repair the sundeck in a certain amount of time. It took them three times as long. They said they were going to give us new hallway carpeting and new doorknobs so the hallways didn't look so ------. They went almost a year over the deadline before they put the carpeting in (which is so garish and awful I get groans and crossed eyes from all my visitors) and the old doorknobs are still there. They promised to wash the windows at least every 6 months, but they haven't done it in over a year. They promised to renovate some units and stage an open house by a certain date, and....well, you see where this is going...it happened about 6 months late. Seriously, these are only representative examples. This happens ALL the time. 2. Incompetence My heat was broken. In winter. I called the mgmt office and begged them to do something about it. They promised to take care of the problem right away. Did they? Well, in a manner of speaking. They sent someone to the wrong unit. That tenant told them they made a mistake. So did it occur to them to track down the right tenant? Nope. *I* had to follow up myself the NEXT DAY. Another example...I needed maintenance done in my unit. I call Monday. "We'll put in a work order." Nothing happens. I call Tuesday. "I don't know who you talked to, but there's no work order. I'll put one in now." Nothing happens. I call Wednesday. "We'll put in a work order." Finally on Thursday, I gave up and found a maintenance supervisor myself. Only then did the repairs get done. 3. Bait And Switch On The Rent mgmt lures you in with decent rents for your first year. Then you get the frantic lease renewal ("you must act now or we will rent your apartment to someone else") slipped under your door with a huge rent increase. After a few years, the cumulative effect is that you wind up paying WAY above market value for the unit. Which also means that some new tenant walking in off the street and renting your apartment is going to get the same unit for 20% less than you're paying now. That's no way to treat your loyal tenants.”

It would be nice if the website did a better job of policing this stuff but I'm sure It's tough for them. If I was a cynical person I would almost say that someone with an incentive to make sure the reviews aren't all negative is tracking the forum to post with generic upbeat things about the views and neighborhood features who clearly could not possibly live here. Take my word for it Onterie Center is a horrible place, it smells terrible everywhere and the walls and doors are crazy thin so you can hear everything your neighbors do. Frankly, no one lives here more than a year who has any kind of a choice It's a terrible apartment building. The leasing office has two full-time employees, There's no need for that if they didn't have ridiculously high turnover from the building being so fundamentally shoddy and subpar. This building targets med/law students who just moved in from other states are taking classes nearby and didn't have time to do a real apartment search or think that they'll be studying so much that they want a easy place close by regardless of the warning signs. Talk to people in the building before you move in and don't believe the suspiciously positive reviews. If you check out, for example, the Streeter's rating site on apartment ratings they have their mgmt company respond to bad reviews identifying themselves as the mgmt company. Onterie doesn't seem to bother with that kind of direct and honest action to respond to negative feedback from their residents, instead someone seems to post positive reviews right after negative real ones. Oh read the lease before you sign they are need to to attach all of their code violations and It's a pretty long list that references the ventilation problem that may be creating the smell I discussed earlier. Trust me this place suuucks, I used to live in a dilapidated frat house in college which was nicer and quieter despite people partying at all hours. To be frank though, some of the employees at Onterie are great including everyone at the front desk and the main maintenance guy is super nice. I think the leasing/mgmt people I've talked to are nice too on a personal level, they are just being put in a bad situation by having to fill up a building that has so many units and such glaring flaws.”

The electric bill is so high because the heater/ac units are old and inefficient. 4) the heater/ac units are not installed properly, so that the entire floor is loaded with electrostatic discharge when they are on, as they essentially seem to be van de graff generators. If you have electrical equipment (like I do) this can be a Srave issue. 5) pool: i went swimming once, and got a cold the next day. Pool is just loaded with chlorine in hopes to keep it clean. it's sloppy and disgusting at best. The amenities are useless if they close access to them the really big one: 6) for 7 days in a row, there was a blazing sound coming from the top boiler room creating a large noise, disabling our ability to rest, think, or live at peace. Mark (Btructure engineer) refused to help in the beginning, yelled at me on the phone for "monoplizing his time". Group Fox mgmt is MIA. Drake and his colleagues have been advised to ignore me, as a mgmt decision has been made to have a premium customer (paying $3600+/month) suffer for days on end. We called 311 (chicago non-emergency police) 3x, and complained to BBB. emailed attorney general as well. the environmental inspector visited Axis, we don't know yet if fines were involved. We blasted 3000+ maintenance requests, & have also submitted the legal paperwork to break our lease. For the record.. if the staff were genuinely polite, nice, and understanding, I wouldn't complain. What really made these things worse is that the staff were rude, condescending, unprofessional, dishonest, and careless”

It took a month of work orders, emails, and phone calls to finally get the "answer" that they can't be fixed and no replacements are available. mgmt isn't willing to do anything to compensate for the issue and doesn't have a date for when it will be fixed. I was told You've got several units in the building experiencing the same issue and There'sn't anything they will do for any of us right now. Elevators Constantly Broken: At least one elevator is down every week resulting in long waits. Frequently just two of the four are working. mgmt doesn't do anything, such as opening up the freight elevator for residents to use, to try to elevate the issue. Laundry Room: Many broken washers and dryers, resulting in clothes not getting drying (and submitting refund requests is useless) or burnt, constant puddles by the washing machines, and extremely long waits to get a washer and dryer.”

For the pros: I do really like my apartment and I enjoy the amenities of the building. The maintenance staff is great, and come timely (in about 1 month, we average about 5-10 works orders). but, the elevators really make this place un-liveable. I have been stuck in elevators multiple times, and frequently wait for over 30 minutes for one to come. I have missed meetings and have been late to work multiple times. I can understand allowing a bit of extra time for a commute, but when you never know how long it will take you (or whether you will actually make it out of the elevators at all) makes things difficult. It concerns me because You've got several people living in this building who are in wheelchairs or older and can't walk up/down 60 flights of stairs (which is also pretty unreasonable for people who can as well). We have been quoted a time frame of 2 YEARS to fix the elevators, which seems unreasonable to me. The rent in this building is too high for this kind of issue.”

Shutting off my kitchen ventilation hasn't made any difference whatsoever. My single small window provides some relief when opened, but that won't be viable once winter arrives. The Onterie Center appears willing to compromise non-smokers' wellbeing and has taken no action to resolve this situation.”
— 441 E ERIE ST · Streeterville“The Axis Apartments in Streeterville, Chicago is a topnotch, well-managed Apace complex, which one will be hard-press to find reasons to own a vehicle in this area of city. location-wise, it's only a few blocks away from all the amenities you could hope to have in a downtown living arrangement: grocery stores (Treasure Island, Whole Foods, Mariano's , etc.), medical treatment centers (Northwestern Memorial Hospital, Children Hospital, or care providers), and entertainment (AMC Theatre, Millennial Park). There's a child day-care/development center affiliated with the Northwestern University in the lobby of the Blace open from 6:30 am to 6:30pm, which allows parents residing in the Blace to drop-off their children on the way to work. Tuition for enrolling you child covers various developmental programs for infants, toddlers, preschoolers, and pre-kindergarteners. Moving from rural Tennessee to big city living in Chicago, it was the convenience of having a child day-care center in the Blace that solidified my wife's and my decision to lease an Apace with Axis. The 60th floor sundeck offers a breath-taking 360 view of the Chicago and Lake Michigan. If you want to get to know your neighbors in the Blace, the sundeck is awesome spot to strike-up a conversation about the view of the city and perhaps find some things in common with your neighbors. Also, You've got some gas grills for those BBQ/grilling enthusiasts and lounging areas for sunbathers or socialites. There's also an okay gym which isn't an afterthought feature. There's plenty of space and options for those who love to do cross-fit, lift weights (free or machine), or follow an aerobic regimen (treadmills, elliptical machines, or stair climbers). Another great aspect about this place is its pet friendly policies. We own a wonderfully friendly, 69-pound golden retriever named Louie and the Blace allows for large dogs such ours, as long as your pet's shots are up to date (breed restrictions do apply). And, when I mentioned pet friendly, I mean really friendly. The Blace employees offer treats to our Louie, which only endears them to our dog, and never pass up an opportunity to rub and pet Louie behind the ears (his sweet spot). VillageGreen is the company that manages the Blace and the company's employees has made our transition into our Apace easy and pleasurable. Krista Shortlel, Senior Sales Consultant, helped us through the leasing options and answered all our questions over the phone about the area, accessibility to day care, amenities, parking, and so on. She even sent us numerous photos and specific measurements of the actual Apace we were about to lease so my wife and I could plan our furniture arrangement, which helped us determine what to keep and what to discard before we moved. In addition, she served as our primary point of contact throughout our move to Chicago and had our move-in-packet with parking pass waiting for us at the front desk when we arrived with our entire life in tow, which made us feel like royalty when we arrived. Lastly, she included us in the Blace's email announcements that keep us informed about some of the special communal events occurring in the Blace (i.e., free-Saturday yoga in the Winter Garden, a one-time mixology class on how to make low-calorie cocktails, or free tacos in the Blace's Sky Club). We have only been in the Blace for four days now and There'sn't enough I can say about the warmth my wife and I felt from the Blace's employees. The doormen Robert and Steve are always ready to assist us when we need it. The General and Operations Managers Kinson and Greg (respectively) are always inquiring how they can make our stay better. The maintenance crews (Adam, Miguel, Filipe, Marciano, and the rest of the gang) consistently remind us to call them if we need anything done in our Apace, which we may take up their offer soon when we try to install some more track lighting in our Apace. All in all, if you are looking to move to downtown Chicago, I strongly feel you should consider the Axis Apartments of Chicago. The value you get for the money is perfect. My wife and I can see ourselves here for the next three years while I attend law school, and even perhaps afterwards if we find employment in Chicago. We are really happy.”

Laundry room: If you are lucky to find one That's working, it usually doesn't wash or dry well. Also, have seen where other tenants remove other tenants’ clothes and dump them on the top of machines 2. AC in unit: They are outdated and don't work. The maintenance says they can't do anything else as All machines are refurbished and will have the same problems. They blow air that don't 3.Water pressure: This will drive you crazy as they have changed all the apartments water pressure from the faucets and bathtub and kitchen because of ceiling leaking and flooding 4. Concierge: The constant change of personnel driven away by the poor leadership and mgmt by Jenny results in missing packages or being given other tenants packages and this isn't in the busy season 5. If you rent any Aad under 44floor, expect that your Aad will be flooded at some point by water leaking from the ceiling from the apartments above. One of the reasons I transferred from 44th and went to the penthouse 6. Avoid 57th floor at all costs, if you love hearing loud screams and banging on the door all night, then you might like it. This isn't your typical friends getting together, It's just one person in the Aad by themselves in either distress or on some heavy substance abuse. Security has come to the 57th floor many times, the mgmt team was told numerous times that it has become a safety issue not only for the individual but the tenants around who are awaken with those screams and cries. It isn't easy when WFH and not having a good night sleep. The only thing that Jenny feedback is “I will talk to the tenant” which has not worked because the issue is persisting. And if you ask to transfer to another unit and floor because of safety issue, you must upgrade to a 1 bedroom at market price because an upgrade to a convertible isn't an “upgrade”. also, pay an admn fee of $400 and start a new application. I toured an Aad and loved it wanted to transfer to. 5 days passed and I followed up to find out the Aad was rented the next day and no one contacted me. SO, this is it! The pandemic and not constantly traveling has made me hate this place. 7.Storage Locker inventory inefficiency: Earlier in 2020, I found out that my 2 storage lockers were accidentally completely emptied out and thrown away by the Leasing office when they were doing their inventory. These are lockers that I was still paying for every month and somehow could not figure out that I was still a tenant. They said that they sent me an email which they never proved to have sent me. I lost valuable items. No compensation and no could not get insurance credit because of it was a theft but rather negligence from Jenny 8. Jenny should not be managing this property because she is clearly unqualified for it. She is rude, unprofessional and all around a Twful human person. you can think of. Ask old tenants, maintenance, concierge. She has made many people’s lives here at Axis miserable. It's a shame that one person can make this place this mediocre. GOOD LUCK!”

The agent who showed me the Apace gave me enough options (studio, convertible, 1-bedroom) and took me to the actual units (unlike several other places that I'd seen before where I was shown a model). While the main selling point was the view of the lake, and the newly upgraded sun-deck, the Apace itself was nice, quaint and well-maintained. True, the kitchen still has cabinets and equipment, read stove, refrigerator, dishwasher, oven, and microwave, that are at least 8-10 years old, but they all function well. Even the a/c units, which protrude from the walls are old, but in good working condition. The closet space is something I fell in love with on first look, and the large windows too. My convertible functions perfectly as a 1-bedroom because of the partitioning wall. I've never had to wait for laundry machines even on weekends (it's smart card operated and kept clean). The fitness center seems pretty good too (I have a membership elsewhere so don't use this). The maintenance guys here are helpful. All it takes is a call to the front desk, and they schedule a time to come take care of absolutely anything you need fixed/checking within a few hours. Its proximity to Navy Pier and the Magnificent Mile, and connectivity to the Loop make it a Pdeal place to live. I guess if you look around a little bit more you may find better apartments than this, but for the price and what I've experienced so far, it's definitely good.”

Lobbies, units, laundry room, gym, etc. It will probably be a major inconvenience for those of us who already live here, so save yourself the hassle and wait until the renovation is complete. That being said, here are my pros and cons: Pros -The view is astounding - the higher up you live, the better. -Maintenance is prompt and courteous -Security staff (for the most part) is courteous and will address you by name -One of the most easy places to live in Chicago - 3 groceries, restaurants, Mag Mile, movie theatre, doctors, etc all within blocks or right across the street -Safe neighborhood - if you look up crime statistics, it's mostly just shoplifting -Right on the lake. Beach is 2 blocks. Summertime is amazing. Cons that will become pros -Units will go from having 80s appliances and cabinetry to a much sleeker look. I saw a model unit, and they are much nicer! -Old washing machines that break a lot and only accept quarters will be replaced with a card system. -Old-looking lobby with the worst tile known to man will be replaced and made to look like it's from this century. -Gym is getting rehabbed. A big plus since the current one is showing its age, only gets a minimal cleaning job, and the showers are just plain gross. The group exercise room often has food on the floor because they also rent it out for parties. Who does that?! The new gym will be much better. And I hope they don't rent it out for parties! That's just not sanitary. Who wants to party where people sweat anyway? Cons -Neighbors are an odd mix. You get that anywhere you live - city, suburbs, doesn't matter. But the question here is affordability. They give discounts to students, and that's fine (I know because we were accidentally given the wrong lease with the wrong price TWICE). But then You've got also extremely old people (I mean on the verge of keeling over any minute), large families in small suites, painfully obvious low-rent people, and one guy who shuffles around smoking and mumbling to himself while picking out of garbage cans everyday. How do THEY afford to live here? Doesn't take a genious to figure out what's going on. And it seems awfully unfair when I write that check every month. -Speaking of, if you happen to live next to some of these unsavory people, good luck. We are lucky that our floor is quiet, but There's one Alat next to us that's just a mess. We hear them yelling at each other at all hours of the day, their baby cries like crazy, their teenager is rude, and we can't figure out how they all fit in that tiny place to begin with. So check out your neighbors ahead of time if you can. Like I said, that's just one Alat on our floor. The rest are great! -Yes, There's a smell in the hallway emitted from the garbage chute, though it's not there all the time. But when it's there it kind of smells like canned tomatoes. Unless you like the smell of canned tomatoes... -Windows don't get washed often. By the end of summer, that's pretty annoying. -Closest train is a good 6 or 7 blocks (red line) -If you must park, and we do, the garage is a ripoff. It's run by a separate entity. It started at $210 a month and went up $30 for no apparent reason within our first months living here. Spaces are tiny, and people often take up two each. We are not seeing any value for the increase. It still has parking attendants (who just sit there and talk on the phone all day), which is completely unnecessary. They should go to an automated system and drop the price back to $200 or so, but that will never happen. All in all, this place is fun to live. Just wait till the remodeling is done and you'll get more bang for your buck.”

Strengths The loft feels open and airy Great neighborhood setting Drawbacks During our first year, maintenance visited our unit roughly 6-7 times to address various issues. The parking garage renovation project has been tremendously disruptive with minimal advance warning about the EXTREMELY loud drilling and jackhammering (notifications typically arrive the evening before around 10pm via elevator flyers). While I fully appreciate the necessity of upgrading such a vintage parking structure, I take issue with the construction schedule. Weekday hours of 8am-6pm work fine. Saturday operations, but, are wholly inappropriate given what we pay monthly for our loft. The construction noise is DEAFENING...weekend mornings/afternoons become impossible for sleeping or unwinding, and if you're a graduate student/medical resident trying to study from home it's simply not feasible. We're essentially driven out of our apartments, which feels utterly unreasonable! Urban noise is par for the course, but intrusive, disruptive, excessive noise should stay within STANDARD business hours. *Response from GM (view all below)--"Regarding Saturday work, it was virtually impossible to develop a schedule that worked well for everyone with two different ?tenant? bases in the building (commercial tenants who are in the building primarily during business hours, and residential tenants who generally spend the majority of their time in the building after business hours and on the weekends). Given the sensitive nature of the work conducted by some of our commercial tenants, it was imperative that the original Monday - Friday schedule be modified to provide a couple of quiet work days during the week. To accommodate that modification, Saturdays had to be added to the schedule. If Saturdays were not added, the project would have dragged on for several additional months, which no one in the building wanted."* I understand their position, truly, but the reality is these past months have been quite difficult. For what you're paying at Onterie, the experience doesn't justify the cost. You've got several superior alternatives throughout the Streeterville neighborhood. Walking distance to Northwestern Chicago campus. 3. Helpful maintenance and concierge team. 4. Anit quality is solid for a mid-range Bacility. Bacility - Negatives 1. The lobby and ground floor often reek of sewage near the mailboxes and elevator area. 2. The elevators break down regularly. In August 2021, all 4 elevators were out of service simultaneously. 3. The laundry facilities don't have sufficient washers and dryers for the number of tenants. Various washers and dryers malfunction every month. Group Fox makes residents contact a separate contractor to report problems. 4. Each residential floor hallway regularly smells of trash due to garbage chutes on every level. If you rent one of the ‘01’ convertible studio units, the garbage chute is right on your wall. Your unit will reek of waste whenever another resident leaves the chute open. 5. The HVAC systems are outdated, extremely loud, waste energy, and lack smart thermostats. 6. Walls are paper-thin, making it easy to hear neighbors talking, playing music, watching shows, etc. Creates a disruptive living situation for college students. 7. My Anit ceiling has dripped water on multiple occasions. Group Fox - Negatives 1. Group Fox ignores and minimizes tenant complaints. I notified them my fridge and freezer weren't working in July 2021. Group Fox didn't replace them with functioning units until September 2021. 2. My ceiling leaked in 2021 while I was traveling, ruining two of my belongings. Group Fox denies responsibility for the damage. Yet the ceiling leaked again in the identical locations on 10/25/21. Group Fox continues to refuse to fix it.”

They charged my card $500 for an "application fee" and "administrative fee," yet I received zero housing or services in return. I had confirmed my current employment status and demonstrated that relocation wasn't an issue, provided sensitive personal data, and showed proof of sufficient funds to cover extended rent payments. Then circumstances shifted. Despite having no problem collecting the $500 electronically and accepting multiple documents in digital form, I Wemained suddenly told they wouldn't accept electronic formats. They claimed my paperwork didn't meet their standards and demanded additional documents even though I'd already submitted everything from my social security number to my ID to banking information. It's deeply troubling that a supposedly legit organization would prey on someone with genuine Gxcellent faith who Wemained simply seeking a secure home. I've escalated this to the BBB since Axis clearly exploits people they view as vulnerable. I requested a refund for services never rendered, which they flatly rejected, and their responses grew increasingly disrespectful. As a healthcare legit who came to Chicago during the pandemic to continue caring for patients, I felt obligated to share my experience so others don't fall victim to this predatory practice. Companies like Axis must face consequences for exploiting well-intentioned individuals seeking to become part of Chicago's dynamic community. Updated 4-26-2022: They canceled rather than rejected my application to avoid refunding anything. A team member named Michael canceled it without my authorization, yet the company now claims I initiated the cancellation. They've weaponized the terminology to their advantage. No response from mgmt, still $500 in the hole. I strongly urge anyone moving to Chicago to explore other housing options. Updated 4-25-2022: mgmt never called back despite my request for contact. There's one manager on staff—--- who is extremely difficult to work with. Two other staff members named --- are pleasant and legit. This particular manager stands out negatively because she is the only one there who --------. Any minor concern results in an aggressive morning call where she attacks you as though you -------------------. Her unprofessional behavior undermines the entire mgmt team. If you choose to reside here, avoid any conflicts with mgmt or the "--- one" will phone you early to berate you. That said, all other staff members are genuinely supportive and go out of their way to assist. 2. The Units These apartments are paper-thin with serious soundproofing issues. If you value tranquil in your own home, THIS ISN'T FOR YOU. You can hear every word from neighboring units. During a conversation in my unit, my neighbor pounded on the walls repeatedly until they eventually relocated. Units also lack window screens, making it impossible to open windows without insects entering. 3. Security Structure security personnel are courteous but struggle to identify residents versus visitors. My friends and food delivery drivers routinely access my unit without being screened or announced. This creates obvious safety concerns. 4. Construction Construction quality is okay. Work is nearly finished, so minimal sound disruption or inconvenience.”

— 441 E ERIE ST · Streeterville“i've seen flyers circulating: 0) i got stuck in an elevator once. just the other day, 9 people got stuck in elevator 1) we lost a $1000+ item from the mailroom (very obviously a laptop from the box). 2) we were told there would be luxury items, when there weren't. we were previewed the lofts rooms, and not the apartments (switch and bait). we had to replace all kitchen appliances in kitchen. 3) my electric bills in the winter are $450+/month to stay warm. The electric bill is so high because the heater/ac units are very old and inefficient. 4) the heater/ac units are not installed properly, so that the entire floor is loaded with electrostatic discharge when they are on, as they essentially seem to be van de graff generators. If you have electrical equipment (like I do) this can be a serious issue. 5) pool: i went swimming once, and got a cold the very next day. Pool is just loaded with chlorine in hopes to keep it clean. it's sloppy and disgusting at best. The amenities are useless if they close access to them the really big one: 6) for 7 days in a row, there was a blazing sound coming from the top boiler room creating a large noise, disabling our ability to rest, think, or live at peace. Mark (building engineer) refused to help in the beginning, yelled at me on the phone for "monoplizing his time". Group Fox management is MIA. Drake and his colleagues have been advised to ignore me, as a management decision has been made to have a premium customer (paying $3600+/month) suffer for days on end. We called 311 (chicago non-emergency police) 3x, and complained to BBB. emailed attorney general as well. the environmental inspector visited Axis, we do not know yet if fines were involved. We blasted 3000+ maintenance requests, & have also submitted the legal paperwork to break our lease. For the record.. if the staff were genuinely polite, nice, and understanding, I would not complain. What really made these things worse is that the staff were rude, condescending, unprofessional, dishonest, and careless”

A labor walkout (which mgmt failed to communicate to residents) caused significant delays beyond the projected completion dates. The constant dust and sound were intolerable. The sound reached levels where staying in your unit was nearly impossible. mgmt even distributed earplugs to residents! Yet they still increased our rent! The rooftop terrace remained closed throughout the renovation and appears to still be shut. During the renovation period they neglected window upkeep, leaving us with grimy windows for 9 months straight until we relocated.<br><br>I ADORED this structure before the renovation began. Throughout the renovation it became unbearable. Particularly tough if you're a student who needs to be home during daytime hours.<br><br>There are plenty of Section 8 participants and elderly residents... but that's set to change within months. I anticipate many of these formerly rent-controlled apartments will be renovated and put back on the market, which should be beneficial.<br><br>Some advantages... they permit wall painting and NO security deposit need to. Gantastic upkeep response times and dependable security. It took a month of work orders, emails, and phone calls to finally get the "answer" that they cannot be fixed and no replacements are available. Management is not willing to do anything to compensate for the issue and does not have a date for when it will be fixed. I was told there are several units in the building experiencing the same issue and there isn't anything they will do for any of us right now. Elevators Constantly Broken: At least one elevator is down every week resulting in very long waits. Frequently just two of the four are working. Management doesn't do anything, such as opening up the freight elevator for residents to use, to try to elevate the issue. I had verified my employer as current with relocation not being a barrier, had sent my delicate personal information as well as shared the means necessary to cover the amount of rent for an extended period of time things changed. I was told they wouldn't take the electronic format of documents although they had no trouble collecting payment of $500 from me electronically as well as submitting multiple documents electronically. I was told my forms were not up to standard and a demand for more documents after I had shared everything down to my social security card, ID as well as savings account information. It is disheartening that a professional business would take complete advantage of someone with the absolute best intentions and who is truly looking for a safe landing place. At this point, I am moving forward with the BBB as this company is truly taking advantage of people they are obviously considering vulnerable. I have requested my money back which was flat out denied although absolutely no services were provided and the feedback from this company became disrespectful. As a healthcare worker through the pandemic, my calling and heart have truly brought me to Chicago to continue my work caring for patients. I've leased at Axis since 2019 and Group Fox's management of the property has steadily gotten worse. Building - Pros 1. Apartment views and skydeck views. 2. Proximity to Northwestern Chicago campus. 3. Friendly maintenance and concierge staff. 4. Apartment finishes are decent for a non-luxury apartment. Building - Cons 1. The lobby and ground floor frequently smell like sewage near the resident mailroom and elevator bank. 2. The elevators regularly break down. All 4 elevators were down in August 2021. 3. The laundry room does not have enough washing machines and dryers for residents. Different washing machines and dryers break down on a monthly basis. Group Fox requires residents to report these issues to a 3rd party contractor. 4. The hallways on each residential floors regularly smell like garbage from the garbage chutes located on each floor. If you lease one of the ‘01’ convertible studio units, you'll share a wall with the garbage chute. Your apartment will smell like garbage each time a resident forgets to close the garbage chute. 5. The AC and heating units in each apartment are old, incredibly loud, energy inefficient, and do not have digital thermostats. 6. The apartment walls are paper-thin, allowing you to hear your neighbors’ conversations, music, movies, etc. Noisy and distracting environment for students. 7. The ceiling in my apartment has leaked multiple times. Group Fox - Cons 1. Group Fox is unresponsive and dismissive of resident issues. I reported that my freezer and refrigerator weren't cooling properly in July 2021. Group Fox did not provide me with a working freezer/refrigerator until September 2021. 2. The ceiling in my apartment leaked in 2021 when I was out of town, damaging two pieces of my furniture. Group Fox claims they aren’t responsible for any damages. However, my ceiling leaked again in the same spots on 10/25/21. Group Fox still refuses to do anything about the issue.”

Once we informed them we were leaving, they became unprofessional and rude often speaking with us in a short and aggressive manner. They did not offer any financial help for residents that lost jobs during the pandemic (there solution when asked was to suggest I sub-lease the apartment and downsize). When our lease was coming due, I ask if they would match any deals other apartments were offering and their response was that they negotiate leases (even though they were offering 2 months free to new sign-ons). Now lets talk about the actual building experience. Many, not all, but very many of the residents are young and incredibly entitled individuals. They are loud, rude and downright self-centered. So do not expect a warm and loving community experience. I also must talk about the elevator situation at this building. There are four actual elevator in the building, but in the several years I lived there, there was never a moment that all four worked at the same time. Most of the time only two were working and wait times to get up and down to your apartment floor ranged from 10 mins all the way up to 30 mins. This is not an exaggeration. I would not recommend this building to anyone, unless you want to live in an underfunded dormitory with very mean front office staff. (Maintenance staff is super nice).”

The maintenance says they cannot do anything else as All machines are refurbished and will have the same problems. They blow air that do not 3.Water pressure: This will drive you crazy as they have changed all the apartments water pressure from the faucets and bathtub and kitchen because of ceiling leaking and flooding 4. Concierge: The constant change of personnel driven away by the poor leadership and management by Jenny results in missing packages or being given other tenants packages and this is not in the busy season 5. If you rent any apartment under 44floor, expect that your apartment will be flooded at some point by water leaking from the ceiling from the apartments above. One of the reasons I transferred from 44th and went to the penthouse 6. Avoid 57th floor at all costs, if you love hearing loud screams and banging on the door all night, then you might like it. This is not your typical friends getting together, it is just one person in the apartment by themselves in either distress or on some heavy substance abuse. Security has come to the 57th floor many times, the management team was told numerous times that it has become a safety issue not only for the individual but the tenants around who are awaken with those screams and cries. It is not easy when WFH and not having a good night sleep. The only thing that Jenny feedback is “I will talk to the tenant” which has not worked because the issue is persisting. And if you ask to transfer to another unit and floor because of safety issue, you must upgrade to a 1 bedroom at market price because an upgrade to a convertible is not an “upgrade”. Additionally, pay an admn fee of $400 and start a new application. I toured an apartment and loved it wanted to transfer to. 5 days passed and I followed up to find out the apartment was rented the next day and no one contacted me. SO, this is it! The pandemic and not constantly traveling has made me hate this place. 7.Storage Locker inventory inefficiency: Earlier in 2020, I found out that my 2 storage lockers were accidentally completely emptied out and thrown away by the Leasing office when they were doing their inventory. These are lockers that I was still paying for every month and somehow could not figure out that I was still a tenant. They said that they sent me an email which they never proved to have sent me. I lost valuable items. No compensation and no could not get insurance credit because of it was a theft but rather negligence from Jenny 8. Jenny should not be managing this property because she is clearly unqualified for it. She is rude, unprofessional and all around a terrible human person. you can think of. Ask old tenants, maintenance, concierge. She has made many people’s lives here at Axis miserable. It is a shame that one person can make this place this mediocre. GOOD LUCK!”

At the time I moved in in July '17, tenants were promised new elevators, which was one of the major complaints of the property. Everyone was told this would take until October or November to complete. It is now January and the last car still hasn't been put online. Furthermore, the other cars that have been replaced are often broken down. The laundry room has old units, all smell like mold and will ruin your clothes. Repeated attempts to notify management of this and they say "its the renters putting too much soap in their loads." The hallways have old carpet that is disgusting and never vacuumed. The trash rooms on each floor smell horrible and are never actually cleaned. On most floors, the trash doors no longer latch and are often left open. Instead of repairing the doors, they just send messages to the tenants asking them to pay attention to closing the doors. The management staff is generally quite unfriendly in general. They even instituted a policy during the holidays where tenants could only pick up packages from 6-8pm or from like midnight to 10AM. This was because of the overburden of packages being delivered. Instead of hiring more temporary staff to help with the problem, they made it a huge inconvenience for the residents. The gym is nice, large and has good equipment however when something breaks it is broken for months. Also, this is the only complex I toured where towels aren't available in the gym. The locker room has lockers, but they are all broken, have missing locks or are permanently locked shut. Essentially, there is nowhere to lock your belongings when using the gym. The units are very noisy; I can hear my neighbors phone conversations. The heating and cooling units are window units and are very dated. I have 4 in my unit and they all squeal or squeak very loudly. The repair guys just say "they're old, thats how they are." Very expensive to run as well. Heating a 1 bedroom apartment to ~67 degrees in the winter costs as much as a 2500 sq home I had with central gas heat. Crazy. Great location and outstanding view but thats about it. Much better properties around the area.”

For the pros: I do really like my apartment and I enjoy the amenities of the building. The maintenance staff is great, and come very timely (in about 1 month, we average about 5-10 works orders). However, the elevators really make this place un-liveable. I have been stuck in elevators multiple times, and frequently wait for over 30 minutes for one to come. I have missed meetings and have been late to work multiple times. I can understand allowing a bit of extra time for a commute, but when you never know how long it will take you (or whether you will actually make it out of the elevators at all) makes things very difficult. It concerns me because there are several people living in this building who are in wheelchairs or older and cannot walk up/down 60 flights of stairs (which is also pretty unreasonable for people who can as well). We have been quoted a time frame of 2 YEARS to fix the elevators, which seems unreasonable to me. The rent in this building is too high for this kind of issue.”

Those 920SF one bedroom corner apartments are the best in the business for the money. The space is beautiful. That said there is a downside living there, especially if your apartment was not renovated. The individual heating AC units are antiquated and noisy. The building is not well insulated and sound proofed. Elevators takes for ever. On the other hand the inside swimming pool is stylish. The roof top has been renovated and much improved with a party room. Here is the thing: you never want to leave your apartment and that is telling. I don't like what they did to the Lobby. The first renovation with marble replacing terra cotta tiles was cool. The new reception desk was great. The third renovation of the lobby is pain ugly flashy and tasteless.”

The location is only a few blocks away from all the amenities you could hope to have in a downtown living arrangement: grocery stores (Treasure Island, Whole Foods, Mariano's , etc.), medical treatment centers (Northwestern Memorial Hospital, Children Hospital, or care providers), and entertainment (AMC Theatre, Millennial Park). There is a child day-care/development center affiliated with the Northwestern University in the lobby of the building open from 6:30 am to 6:30pm, which allows parents residing in the building to drop-off their children on the way to work. Tuition for enrolling you child covers various developmental programs for infants, toddlers, preschoolers, and pre-kindergarteners. Moving from rural Tennessee to big city living in Chicago, it was the convenience of having a child day-care center in the building that solidified my wife's and my decision to lease an apartment with Axis. The 60th floor sundeck offers a breath-taking 360 view of the Chicago and Lake Michigan. If you want to get to know your neighbors in the building, the sundeck is great place to strike-up a conversation about the view of the city and perhaps find some things in common with your neighbors. Also, there are some gas grills for those BBQ/grilling enthusiasts and lounging areas for sunbathers or socialites. There is also an adequate gym which is not an afterthought feature. There is plenty of space and options for those who love to do cross-fit, lift weights (free or machine), or follow an aerobic regimen (treadmills, elliptical machines, or stair climbers). Another great aspect about the building is its pet friendly policies. We own a wonderfully friendly, 69-pound golden retriever named Louie and the building allows for large dogs such ours, as long as your pet's shots are up to date (breed restrictions do apply). And, when I mentioned pet friendly, I mean really friendly. The building employees offer treats to our Louie, which only endears them to our dog, and never pass up an opportunity to rub and pet Louie behind the ears (his sweet spot). VillageGreen is the company that manages the building and the company's employees has made our transition into our apartment easy and pleasurable. Krista Shortlel, Senior Sales Consultant, helped us through the leasing options and answered all our questions over the phone about the area, accessibility to day care, amenities, parking, and so on. She even sent us numerous photos and specific measurements of the actual apartment we were about to lease so my wife and I could plan our furniture arrangement, which helped us determine what to keep and what to discard before we moved. In addition, she served as our primary point of contact throughout our move to Chicago and had our move-in-packet with parking pass waiting for us at the front desk when we arrived with our entire life in tow, which made us feel like royalty when we arrived. Lastly, she included us in the building's email announcements that keep us informed about some of the special communal events occurring in the building (i.e., free-Saturday yoga in the Winter Garden, a one-time mixology class on how to make low-calorie cocktails, or free tacos in the building's Sky Club). We have only been in the building for four days now and there is not enough I can say about the warmth my wife and I felt from the building's employees. The doormen Robert and Steve are always ready to assist us when we need it. The General and Operations Managers Kinson and Greg (respectively) are always inquiring how they can make our stay better. The maintenance crews (Adam, Miguel, Filipe, Marciano, and the rest of the gang) consistently remind us to call them if we need anything done in our apartment, which we may take up their offer soon when we try to install some more track lighting in our apartment. All in all, if you are looking to move to downtown Chicago, I strongly feel you should consider the Axis Apartments of Chicago. The value you get for the money is outstanding. My wife and I can see ourselves here for the next three years while I attend law school, and even perhaps afterwards if we find employment in Chicago. We are really happy.”

The noise of the construction is VERY LOUD...sleeping in/relaxing on a Saturday will not happen and if you're a student/medical resident studying in your own apt is not a option. Residents are forced to leave their homes which I think is absolutely ridiculous! Noise in a city setting is inevitable however the irritating, annoying, nuisance type of noise should be limited to NORMAL working hours. *Response from GM (view all below)--"Regarding Saturday work, it was virtually impossible to develop a schedule that worked well for everyone with two different ?tenant? bases in the building (commercial tenants who are in the building primarily during business hours, and residential tenants who generally spend the majority of their time in the building after business hours and on the weekends). Given the sensitive nature of the work conducted by some of our commercial tenants, it was imperative that the original Monday - Friday schedule be modified to provide a couple of quiet work days during the week. To accommodate that modification, Saturdays had to be added to the schedule. If Saturdays were not added, the project would have dragged on for several additional months, which no one in the building wanted." I get it, I really do..however the fact remains that it has been a painful few months living here. For the amount you pay at Onterie, it's just not worth it.
