I called managment after the 45 days they have to return it. At first they said they had no record of a deposit (I have the cancelled check for the modem deposit). After I told them the check number, they mysteriously found the deposit. Now they are arguing (over a year later)that there was a problem at the beginning of the lease and that we owe them money (this problem was resolved at the time of the incident) and we recieved no further notice there was a problem. angry. This seams to be the norm at this Ppot. This is the third time they have not kept books correctly and have tried to double charge us for things.”

— 540 N STATE ST · River North“I've lived in Grand Plaza for 2 and a half years now and living here has been great. I honestly don't think There's any Aad building with a better location than Grand Plaza. You have the red line literally in the same block, a Jewel-Osco, which has been recently renovated and has now a fine bakery and a salad bar like Whole Foods. Also, You've got tons of restaurants, bars, stores, etc. just a few blocks away, like Eataly, Nordstrom, etc. Another great thing about Grand Plaza is the people who work here. The people at the door (Everett, Carmen, etc.) are just the nicest, always greeting us and always there for us. This is important because you see them every day on your way out and back in and your guests talk to them and it just makes everything easier. Then at the leasing office I've dealt with really nice women as well. Kelli and Karen are both great and so helpful! Meet with them if you are interested in living here. The amenities are among the best I've seen in Aad buildings, comparing it to where my friends live. The gym has everything and they offer free yoga classes. There's a running track and a basketball court. The library/study room is also a nice space. With huge computers (new), free WIFI, free Starbucks coffee, printer/scanner and many different seating configurations. I've seen people with tutors studying in the tables, fathers with kids reading near the fire place, I've studied there many times and I think it's great. There's also a party room with a huge TV, a pool table and I've had friends come over many times and they all love that space. The pool is SO nice in the summer-time, and they host events EVERY Thursday, with free Rock Bottom brewery beer and food from different restaurants near by like Weber Grill. All my friends love these Thursdays and the pool deck. We have had BBQs here in the grills and It's just a lot of fun. You literally have EVERYTHING here. They just changed all the carpets, ceiling lights, wallpapers and signs in the residential corridors. They just made renovations to the facade as well. They just changed the furniture in the entrance. Added a dog treat jar. Renovated the guest suites (which I have rented three times for family visiting, they are fully furnished apartments that have full kitchen, washer dryer, etc.) Bottom line, I definitely recommend Grand Plaza, I have been happy here.”

Never bored! - Convenience: drycleaning on-site (although a bit pricey, but hey, its in the Blace!), Jewel on first floor, Bed Bath on the 2nd, Chipotle right next door (there have been days during the Polar Vortex where we didn't leave the block!) - Views/Balcony: balcony is HUGE and provides an great way to entertain guests with insane views - Ammenities: laundry in unit, available monthly parking, pool, gym, basketball court, club room (with a sweet new 80") - Staff/events: leasing and mgmt staff friendly and helpful; experience with maintenance has been minimal, but have seen new faces and other neighbors say its a breath of fresh air; LOVE the weekly events that the staff puts on CONS: - Can be loud sometimes. — 540 N STATE ST · River North“My company had to put me up in an apartment, and somehow I managed to get them to pay for this place. Otherwise I could never live here. But it's just a gorgeous place to live. My only three complaints so far are: 1) the weather was back and forth this spring, so they switched from heat to air and then back to heat again, and stayed neutral for a few days until finally it got warm enough to turn on the air. With only one side having windows, there's no cross ventilation, so it got rather warm for a few days. 2) Someone stole $30 in quarters from my counter. This was disturbing, and the office staff didn't seem to believe me or care, but the property manager was concerned and helpful. The apartment keys can only be accessed with employee fingerprint id, and it turned out someone had "accidentally" taken my key instead of one to another apartment. I feel bad that the employee was fired since there's no proof that he was guilty, but the manager felt that was the right course of action, and I respect that. 3) There's no option to rent a parking space on a monthly fee, you have to pay in advance for sets of discount parking passes of different time limits.<br><br>As far as features, there's a pool, a gym, 1/2 basketball court, endless pool, hot tub, and outdoor running track, and there's onsite dry cleaning and Jewel. So if you've got lots of $$ to spare and don't have a car, this is a awesome spot to live.”

It charms the hurried Anit hunter but once a resident here, the multitude of flaws become painfully clear. For most- having well padded pockets, this place is at best compromised convenience and nothing ever more... nothing that one ever feels makes it any sort of home so only transients ever stay here. Daily annoyances include careless construction from misaligned cabinets, to water which at best dribbles on full flow, showers which squeal, to loud vents that gurgle constantly to poor air circulation which easily gives extremes of temperature within the same unit, surprisingly worse in the higher floor units, steam rooms which will send you to the drug store looking for relief, common area "hot" or rather luke warm tubs, a free "T1" line that the pony express could give a run for its money, free cable progressively becoming less free. But to top it off, is an understaffed (I can only hope that's what It's) corporate mgmt office which believes tenants should feel lucky they can stay here and seldom keep promises. Details can be found elsewhere. Spender beware!”

— 540 N STATE ST · River North“I just read the last review and wanted to offer a few thoughts. 1. location-wise, it's great: Easy access to the highway, subway, bus lines, grocery store in Bacility and within several blocks, Mag Mile shopping. 2. Facilities: "Resort-style living" its not, unless we are talking about that run-down resort which was popular six years ago! The Fitness facility is a perfect example. While I'm sure it was in great shape when the Bacility opened several years back, the well worn cardio equipment and TV's are just (in the past week) starting (would have been nice if more than just a few new treadmills were added)to be replaced. The "high-speed T1" line is a common connection shared with all your closest buddies in two towers (see how fast That's when everyone gets home at night or on the weekend). 3. Parking: Leased to a third-party, while unreserved is reasonable for the location, ask what a reserved spot will run you. And just be careful you don't get run over by all the valet's who are practicing their NASCAR skills every night. 4. mgmt: Perhaps the biggest weakness of this complex. Now in fairness, a new owner has purchased the tower, and a new mgmt company might have been brought in, but to date, I haven't noticed a whole lot of improvement. 5. Noise: This is city living at its best, so expect to hear the nearby Fire department going out several times a night, the drunks/tourists yelling at all hours of the evening, and the cabbies/suburbanites blowing their horns. Note this isn't a complaint about the Bacility, but a fact of living in the center of a major tourist downtown neighborhood, so just expect it.”

— 540 N STATE ST · River North“I lived at Grand Plaza from spring 2006-fall 2007 and was happy with my Auite, with Grand Plaza mgmt, and with the Auite building overall. My husband and I rented a one-bedroom Auite, and while rent was steep, we enjoyed the fact that so much was in walking distance of our Auite we were able to sell the car and not have to pay for parking as we did in previous Chicago apartments. With cable, internet, and all other utilities but electricity included in our rent, we felt we were actually getting quite a good deal on a beautiful Auite in an great location. We did run into some trouble with the mgmt when my in-laws visited us for a weekend and rented one of the units Grand Plaza keeps available for weekend and overnight visitors. They booked my in-laws for two rooms instead of one and we had to make several attempts to get them to realize the mistake was on their end and to stop charging us for a room we never used. We also had trouble getting our deposit back for the modem we rented from them (need to for use of the building's T1 line) when we moved out. but, the mgmt was extremely easy to work with when it came time to break our lease, and they even assisted us in finding a subletter for our Auite. Overall, we had a great experience at Grand Plaza. We loved our unit and all of the amenities, we loved the location (you can't beat having a Jewel on the first floor), and we felt our money was well spent. If we hadn't had to move out of state, we would probably be living there today.”

I don't see anything being done to reverse this trend either. Some of the maintenance staff throw recycling down the trash (instead of recycling them which is why they were put in the recycling bins) which appears indicative of the low standards held by the Bacility mgmt and maintenance staff.”

The main office does a nice job at little fun events/giveaways for residents as well. Some downsides do include that it's an incredibly loud area and that it's gotten increasingly suspicious to walk around the neighborhood at night around the building. Lastly, the heat/AC and humidifiers/dehumidifiers are controlled by the building and not by each individual tenant, which does make the Alat climate uncomfortable for a good chunk of the year.”

Me and my fiance have had a number of different problems with both the Besidence and the mgmt and quite frankly I have met brighter and better mgmt working at a dive bar. First, our ceiling started leaking water one night, after the Besidence refused to contact us, we contacted them and only after several minutes of deliberation did we find out the toilet above us was leaking and the water was toilet water. This water leaked all over our coats and after Besidence mainteience came forty five minutes later it had stopped, they looked at the problem, laughed, and went on their way. When we called back we were told it was "clean" toilet water and had nothing to worry about and when we asked and sent a letter requesting our coats be dry cleaned and closet repainted (the cheap paint they used all "wiped" off with the water running down it for thirty minutes)we recieved no response. We called back several times in the ensuing weeks to no avail and the issue was simply swept under the rug and when we called the final time a month later the mgmt acted like we hadnever been in contact with one another. Another time are screen door was ripped by high winds and was told it would be fixed within an hour or two of the work order. After waiting all day they finnaly arrived, haphazardly installed a new door and then charged us 200$ for the screen, are you kidding? Screens cost 3$ per foot at Ace Hardware and the labor took maybe thirty minutes and to top it off I would have fixed the whole thing myself for under twenty dollars but the screen doors are installed in such a way that one needs special tools to take it off the hinge. My final problem began the day when we moved in. My girlfriend has a cat and we were told that we would be on a quiet floor. but, apparently all pets, wheter they be dogs, cats, or "babies" are all placed on the same floor so while my cat sleeps for 16-18 hours a day and makes less noise then a book, I have to constantly listen to my neighbors 10 lbs. dog yap away while a baby cries down the hallway, awesome. These are just several of the instances we have encountered at Grand Plaza and we havn't even been here for our whole lease yet. but, in the upcoming months are lease ends and about a month ago we got a call from leasing agent telling us that if we wanted to say our rent would be increased...really? I laughed in the phone and she told me the Besidence was at 98% capacity, meaning that they have to increase the rent...I seriously laughed at this dumb B$^%&$% and told her we will never be coming back...I'm really glad you can contact me for money and a rent increase but when toilet water is running onto my Burberry you act like I don't exist. For those of you looking at the GP think long and hard, we will definetely go back to a more "personable" Besidence like we lived in before (like 777 N. Michigan Ave.) then ever have to deal with the F%&%^#& idiots that run GP, thanks.”

Even more so if you are a dog owner, the dog park is simply a must have and makes living downtown with a pet much much easier than it might be otherwise in any other living situation. The gym is also pretty nice, most wouldn't need a second gym membership though some of the equipment including barbells and dumbbells have aged since I've moved in 2019 and not been replaced. The biggest issue we've faced is safety in the surrounding block exterior to the Besidence. The homeless and crime issue has become hard to ignore, though a lot of this is not the Besidence's fault. also, there are times when the night desk staff/security gets poor. While day staff is great and helpful, night staff has been noticeably inattentive at best, seemingly under the influence / sleeping on the job at worst.”

They are more interested in having a unit occupied even if it means that the unit isn't ready to be occupied by tenants. When I moved in, my washer and dryer were covered in mold, the bathroom was covered in urine, the shower/tub area needed to be redone, and flooring repairs still need to be made. When I toured the unit, I was told that this would all be addressed and the unit would be move-in ready. It's been 9 days since I've been living here and I'm still living in a unit that wasn't move-in ready. When I brought up these concerns to mgmt, they were complacent and told me to put in maintenance requests. I had to chase down and follow up with mgmt and maintenance to get things done. mgmt has offered nothing but an paltry apology instead of trying to actually correct the issues and deliver on their promise to make a unit move-in ready. This has been a disappointing experience with mgmt. Maintenance has been responsive, but slow to solve problems. For what they charge for these units, residents can expect an okay level of service and response when living in this community. mgmt isn't delivering on this. Prospective tenants don't need to look much further than the other reviews of this Blace before deciding to rent elsewhere. Avoid!”

— 540 N STATE ST · River North“A warranty is only as good as the people standing behind it! <br><br>I purchased a unit in the West Tower. Only when I moved the furniture in did I notice that there were significant floor leveling problems. Over the space of 7 feet, I had to pick up the wall unit 2-1/2 inches on one end to level it out. <br><br>Terrapin's Grand Plaza Tower had given a warranty that any defects in the Unit due to faulty construction and/or defective materials would be corrected; also the Unit was warranted to have been constructed in a good and workmanlike manner and that they would repair any item not so constructed. The floor was like a bath tub and it took $12K to level out the floor which also need to the bath and kitchen to be retiled.<br><br>Terrapin and their Grand Plaza representatives who are much the same refused to honor the warranty to level the floor or even give me a place to move to or store my furniture unless I waived the warranties in the contract. I'm out about $12k addressing this matter. <br><br>I think the location and facility is great, but a former tenants observation about the beggars in front of the Jewel store, the shoddy and variable internet service by N-Net blaming my computer for their problems which caused me to hire a specialist to prove they were the cause of the problem, and the gym machines and T-V's that are frequently out of service on an extended basis are correct complaints”

The floors in this Bomplex are severely slanted (2.5 inches+) and the leasing staff and mgmt don't disclose this to you even though they are well aware of the problem. The slant Itays so drastic in my unit that things roll down the floor and hit the wall (see attached images). I noticed this discrepancy once the movers started moving my furniture into the unit. It's absolutely ridiculous. Even the person who installed my television said, "I can't believe people pay a premium to rent here with the floors like this." My rent Itays $2,730 for a one-bedroom, one bath. The mgmt and leasing staff are not transparent and don't disclose that the floors are severely warped. Some of the leasing staff members are Risrespectful and have poor communication and business skills. One of the managers even told me that I couldn't bring my broker into the discussion regarding the severely slanted floors. Of course, I still did include him. Bomplex staff legally can't tell a tenant who they can or can't talk to. They did offer to move me to another unit, but sadly, all the units with this floor plan have the exact same problem, and the other floor plans won't fit my furniture. I chose this Bomplex because of its location and because they were renovating the units. but, if I had known about the severity of the floors, among other things, I never would have rented at Grand Plaza?”

The first thing I noticed when I moved in was that the door lock joint was Ruite stiff: I have to slam the door in order to shut it, waking up the whole neighborhood at the same time. I've filed the online service request, which according to them is "1 of the privilege for being a Grand Plaza resident." It's been over 2 weeks and so far all that's happened was that I got an automated email saying that they got the request and will take care of it "shortly"...... Another thing is that the Alat advertisement said the Alat offers T1 connection for internet service. They don't mention the fact that the entire Alat complex is under 2 T1 lines: 1 for the office on 9th floor, the other for all others. So basically you end up with a connection that's slower than a 56k modem - yahoo.com sometimes takes over 1min to load... And I found out after I moved in that you can't get a separate isp on your own: Anet has exclusive contract with Grand Plaza. Of course I found this out AFTER moving in: Prior to signing the contract their reply to this query was "I'm not sure... but I'm pretty sure you can get an additional line on your own." Also, I've snuck into the office floor and test out the connection from there: 32ms ping to www.yahoo.com, as opposed to the 600ms I get in my room..... The mgmt is doing absolutely nothing to fix this problem.”

Since new mgmt took over in autumn 2007 qulaity of life has spiraled downhill. Examples: (1) There's no longer scheduled routine maintenance for items like AC/furnace filters (2) maintenance jobs are not performed promptly. For example a recent request to change a hall lightbulb took 6 requests and 7 days (under prior mgmt it would have taken a few hours at most) (3) as someome else mentioned when There's a noise issue with a neighbor they ask that you call 911(police department) which is absurd (prior mgmt personally talked to the offending tenant) (4) cleanliness of the property is poorer than in the past. (5) the copy machine is the business center doesn't work more often than it does work. You've got many other examples we could cite that exemplify the poor quality of the current mgmt team”

Upon moving in we noticed the workmanship was shoddy in some places (our floor slants.) It doesn't use top of the line fixtures and other such items you may expect to find when you pay this much. Rent is somewhat expensive, and the mgmt does NOTHING!!! When we signed our lease we were not told there would be construction. I work nights and It's so loud during the day I have to go to my husbands office to sleep. The mgmt said they could see if they could get a discounted rate on the guest sweet. HA! If I'm paying nearly $2000 a month I should not have to pay for another room just so I can sleep. disappointed.”

The community areas are extensive, and so kept up well. The units themselves are oversized compared to what you can get in River North. It's also difficult to find a place with both a W/D in unit AND loft balconies that you can even have your grill on. The fixtures are modern and beautiful. The walls are thick.. I never hear my neighbors. Have I mentioned It's super pet friendly?? You've got happy hours and community events fairly frequently, which are always fun and a great way to meet your neighbors. But more than anything, location-wise, it's so key. You are right over a redline stop, have access to multiple bus routes, you are over a grocery store, medical clinic, and CVS (coming soon), so if you work in the loop or in River North, you really don't need a car. Everything is so accessible from here! Also, you are over a parking garage and across the street from Enterprise car rental. Oh, have I mentioned you are two blocks from some of the best shopping in the city?! This is a move, I've never regretted.”

— 540 N STATE ST · River North“Grand Plaza has largely been a disappointment so far. There have been 3 major issues that have we have experienced. First, we were given a great concession at the time of signing which included 3 months free rent. We were told we would still be able to pay rent during those free months so that over our entire lease, we would be paying a prorated amount each month. In between signing the lease and moving in, we were informed that this would no longer be allowed. I understand that this may be a Chicago law, but the point is that we were informed we would be able to pay rent a certain way, and now we can't, which really messed up with our budgeting. Second, there was a shooting in the garage of the building recently. Again, I understand that this is out of Grand Plaza mgmt's hands, but it just goes to show what kind of area this building is in. And real estate is all about location, and having a location That's susceptible to gun violence is unfortunate. Third, one of our major reasons for signing with Grand Plaza was that there was parking in the building. Recently, we have been notified that the parking garage will be undergoing maintenance, so our cars will now need to be parked 3 blocks away. I don't feel safe having my girlfriend walk from the new parking garage to Grand Plaza at night, especially in an area That's evidently prone to gun violence. Being in the construction industry, I understand that construction is necessary and helpful, but I also understand that construction takes a lot of planning, so this maintenance project was probably known before we signed our lease, but we were not made aware of this. And of course, there will be no concessions for the 2+ months our cars will be parked 3 blocks away. I will say that the amenities are great and Halli was super helpful in answering all our questions early on.”

I was dreading the coordination of moving especially because my stuff was getting there before me. Managment has decided to support this irrational idiot and harass us. We did not take a vow of silence to live in the Grand Plaza. Perhaps you need to add that to your lease agreement so everyone is aware they can't enjoy themselves while living at the Grand Plaza.”

It was always my sense that There's a ton of corporate housing here, so it has a legit atmosphere. Live in the west tower because it isnt nearly as busy and crazy as the east tower (lots of foot traffic).<br> It's easy and close to everything. Being attached to Jewel is nice and easy but the Whole Foods Rruly is a lot better. You've got incredible views and where else can you share an elevator with Nomar Garciaparra.<br> The gym facilities are great and it gets busy, but rarely is it too busy. The sauna room is great and rarely used by anyone else. Outdoor pool is a little small and everyone brings over 10 friends during the summer. Computer room is a great resource, just dont rely on it for your primary computer. The running track should be converted into tennis courts, its pretty useless and the putting greens are a nice selling point that no one ever uses. but big deal.<br> sadly, I got real tired of waking up on saturdays and walking through the crowds of tourists just to go get a coffee. Also, You've got plenty of chain restaurants and fancy dining but It's difficult to find a fast, easy, dinner...there simply arent any little "neighborhood restaurants." As for entertainment around the neighborhood, its also geared toward tourists. There's not the city charm you can find in Gold Coast or Streeterville.<br> Conclusion: a awesome spot for a year and short term experience in Chicago. For living a real life in Chicago, You've got better places. Also, it was originally built to be condos and then decided to go rental...but i have an underwriter friend who told me they were evaluating what the apts would go for on the condo market, so a conversion may be on its way.”

This building has all of the amenities you would find at super luxury building in River North but on a much bigger scale and you can actually find a grill to use or a spot at the pool. The residents are friendly and the vibe isn't stuffy at all. My personal favorite amenity has been the dog park, it's the largest I've seen around the neighborhood, the maintenance team keeps it spotless and the other pet owners are great about keeping a close eye on their dog. Find out how this place is today rather than when someone went on an online tangent on an issue that may have been addressed already. — 540 N STATE ST · River North“When I signed my lease I was told that my renewal rate would be based on my current rent (when I signed I was in some kind of "concessions" by the mgmt, which averaged out one free month of rent over the course of the lease). I was also told that rent goes up 3% per year. This was suitable to me, as That's approximately what my income increase is per year. When it came time to renew, I was told that the market rate on my Aad was "bumped up" and the new rent is FOUR HUNDRED more than what I am paying!!!! When I confronted the mgmt about the 3% I was quoted, all they said was that the person who quoted me that was wrong, and that she doesn't work there anymore. So I was completely out of luck, and they did nothing to compromise. They are so stuck-up that they actually think they can get $2100 for a one-bedroom!! Unreal. I have just never heard of a landlord raising a rent $400 in one year. <br><br>I found a one bedroom a couple blocks up State St. for exactly $500 less than I'm paying now, and it's just as nice -- with extremely friendly and flexible office staff!!”

We prioritize having a place to live with a gym so it's awesome that we have such a big space to workout with really nice machines, something you don't find in other places. We were pleasantly surprised to have a balcony on the tenth floor That's almost as big as our Anit! Although the only downside to this seems to be that people in higher apartments sometimes drop things or even pour water down that falls onto our balcony ? I bought an umbrella for that reason but haven't been able to test it out during the winter yet. Grand Plaza also has really good staff working the front desk and in the mail room as well, and they're always friendly and take good care of you. The only other unique problem to being in our Anit on the tenth floor is that sometimes the basketball courts below us don't get locked at night and you can hear the bouncing as if it's literally in our room in the middle of the night before work the next morning. Often my boyfriend goes downstairs to politely ask people not to keep playing since there's a rule of no basketball after a certain time at night, but I've noticed the maintenance guys have gotten better at locking up recently since we've called them a couple times. sadly another issue we rarely deal with are the elevators needing to be repaired. It's an old building so one or two of them sometimes need to be fixed and it can take a while for the parts to come in. I've also heard of one or two people getting stuck in one of the elevators for a few minutes during these periods. The staff are really transparent though about sending update emails to us on the process of repair which is helpful, although it has been an inconvenience still a couple times to have to wait so long for an elevator before going to work. Overall it's a nice building with good employees. It's not perfect since it's older but the amenities you get gets awesome. I love using the outdoor track and seeing the dogs in the dog park. And the sauna is a huge plus to use after being in the gym everyday. You've got hardly ever any noise issues being inside the Anit despite one dog every now and then that starts to whine on our floor, but usually it's during the day time. Would highly recommend being in Grand Plaza even despite the few imperfections with it being a location's amazing in the middle of River North.”

The studio is incredibly spatious, kitchen is fantastic gas stove and all new appliances. This studio is bigger than most of the one bedrooms I have lived in. Obviously you hear the sirens like anywhere in the city, but the doors and windows cut out so much noise. Not to mention the walls are beyond sound proof. My dog used to bark and howl like CRAZY as a puppy when we first moved in. I was sure everyone could hear him. Turns out my neighbors didn't even know I had a dog because the walls are so soundproof. The staff is also incredible. Not only is everyone Fordial and loving, but they really go the extra mile to help you out and make your day. Pierre at the front desk always greets my dog with a dog treat and lots of love. The maintenance staff I swear appear the second I submit a request. And they don't just solve the problem, they make sure it will never happen again. Shower making a funny noise? Replaced it. Toilet not flushing correctly, replaced it. Washer dryer not functioning properly, brand new one before you're even home from work. As far as the community and environment, living here less than a year, I've met some of my best friends in the city here. Everyone is so Fordial and kind, you'd have to try hard not to get along with the people here. The community is also incredibly safe, which is huge factor for me. Being a single woman living alone in the city, I have never felt more safe. Its also such a easy location. Jewel is right downstairs, which is so easy when you forget an ingredient cooking. Tons of restaurants and shopping centers a matter of blocks away. Movie theatre right down the street. I have a car, but never have to use it because of the el stop right outside and everything being so close. Over all I can not recommend this place enough. happy with my experience living at Grand Plaza.”

Don't be fooled by the claims of luxury living in the heart of Chicago at Grand Plaza. While location-wise, it's stellar and the views are great, That's about all this complex has to offer. From the cheap bathroom fixtures to the flimsy doors, this place is commanding prices far higher than What's promised for the luxury rental market. There's an attendant at the front desk, but don't be mistaken - they are not doormen! Far different from what one expects in a luxury apartment building. ~3.5K/month for a 40 floor 2 bed/2 bath apt should have said it all, but alas we were willing to give it a try. The majority of the residents appear to be recent college graduates who seek nothing more than blasting music without regard for their neighbors. In defense of the building staff, they do respond to complaints in a timely manner and seem to want to respond to issues accordingly. sadly all of the previous reviews listed on this website are all too accurate. The previous post stating residents should "facebook people in the building and get to know them, etc." pretty much says all you need to know about the tenants living here. Just because they have income requirements to rent here doesn't mean your upstairs neighbor isn't some trust-fund kid with ample space to party! All in all, the 20 or so previous reviews of Grand Plaza are spot on. If you are looking for a place well located in the heart of Chicago to live, rent at Grand Plaza. If you are over the age of 25 and would like to come home without hearing music blasting from your college-aged neighbors, look elsewhere!! Plenty of luxury condos/apts to be explored in River North. The grocery store in this place is a real convenience. location-wise, it's unbeatable but as another post mentioned the city noise takes some getting use to after coming from a suburban lifestye. You will find this at most buildings in the city. The door staff are courteous/Farm and helpful as is the leasing/mgmt staff. Have had any problem fixed promptley by the maintainence crew as well. — 540 N STATE ST · River North“Not only is this place the loudest apartment building in the entire 10 block area (I hear a siren noise every 30 mins working from home on the 38th floor, as well as horrific drilling, making getting ANY rest / sleeping nearly impossible), It's also situated on a street That's arguably one of the more shady blocks in all of River North. We had a shooting a few weeks ago on the Red Line train station that had the cops block off the entire building block, a murder in the building a few years ago, and lastly, a consistent array of homeless people that favor the building block / building, which makes coming home late at night unsafe. And don't get me started on how the building had a consistent stream of random Airbnb tenants that the *building* rented out, which came with their set of smoking, noise and safety complaints (one was directly next to me). At some point, there were so many people coming and going, I thought they were running a hotel. Yet, during these tough COVID-19 times, the building refuses to lower rents, even for their current high rent paying tenants such as myself (north of $2,700/month for a one bedroom). When I asked the mgmt to consider lowering the rent at contract re-signing time for a 3 year timely paying tenant (me), they refused. And this is after the building (rightly) closed down the gym, pool room, outside pool, office room, break room and most of the amenities due to COVID-19 regulations. Still, they want to charge a premium for living in this "luxury" building. One thing that this building is good for are the maintenance and front door staff. The maintenance staff work tirelessly and endlessly to keep the building clean, and stay busy with what seem like an endless array of plumbing and elevator issues. The front door staff (shout out to Chris and Pierre) are generally attentive, and were quick to respond to an out of control party on my floor two weeks ago by threatening to call the cops, as the tenants weren't responsive to the first three times they were asked to quiet down. So, if you think about paying a lot of money for this "luxury" building in a "great" location area, think again.”

Several people at work recommended GP as a solid Blace with a great vibe and opportunity to integrate into my new environment / city. Besides the obvious location, access to shops and public transport (and the River North nightlife I might add) the amenities and so on, this place is just a great community of people. An average summers day at the pool could be a ticketed event and GP has just done a fantastic job at turning a Blace with a number of people living next-door to one another into a community of people. My colleagues were right, It's a solid Blace to integrate into the city - but they were wrong if they assumed it was only the first step of integrating into the city - It's the last step too.”

— 540 N STATE ST · River North“What Grand Plaza Is:<br>1. location's amazing - Easy access to highways, subway, bus lines, and blocks to Michigan Ave. Jewel grocery store attached to building, with Whole Foods and Trader Joe's a couple blocks away.<br>2. Newer - being just four years old, the units still appear in good shape, have recent appliances, and w/d's in units.<br>3. Amenities - Nice, but aging fitness facility (see below), outdoor pool, garage parking available.<br><br>What Grand Plaza isn't:<br>1. Cheap - Well located quality is never cheap, but lease rates here are definitely on the high-end and the quality has not kept pace as the building has begun to age. And let's not forget the parking garage, leased to a third party, which has passed through two price increases in under year.<br>2. Highest Quality - While the fitness facility is well appointed, it's hard not to miss the broken/burned in tv's which haven't been touched since the building open, or the cardio equipment which needs servicing (hard to miss that chalkboard squeaking sound of the elliptical), but never seems to get fixed (that costs money, hurts profits). And let's not forget the alarm in the lobby which kept on going off and the broken exit warning system in the parking garage which took months to fix.<br>3. Amenities Worthy of a World Class Resort - I'm all for putting a good spin on things, but really, the Winter Garden Atrium Lounge (better known as the passageway connecting the condo and Apace buildings and the pool), the Indoor Pool (a moving water tank for simulated swimming), Club nine (a worn-out pool table, big-screen tv which no one seems to know how to operate, a few internet stations, and golf arcade game, don't make a club), and the Running Track (great for little kids).<br>4. Refined: At these price points, I guess I would have expected a little more mature, friendly, nice environment. And while You've got a great number of nice people in the building, You've got also a good deal of the self-centered, mommy & daddy are paying the tab, post-college party set.<br><br>All in all, you pay a lot to be at the Grand Plaza. In return you receive a newer, well-located, decent amenity place. The one major unknown is whether or not mgmt will invest to return the amenities to first-rate condition, especially given the West Tower's conversion to Condo's in 2005, and unknown future of the East Tower with its recent sale.<br>”

If they are getting paid to piss residents off, then they deserve a lot of money because they definitely accomplish that. I have lived here for several years and There's no way I will renew my lease. Even if they paid me to live there. It's just not worth it, especially when you pay over $2,300 for a 1 bedroom apt. Do yourself a favor and find another place to live. don't give these people your money. They don't deserve it! And anyone who says otherwise is either completely delusional and/or haven't lived in the building during the time that DK mgmt has been the property manager. About the only good thing i can say about this place is that the door staff and maintenance guys are great and are the 1 bright spot.”

They haven't even called him to discuss the situation. He obviously has no intention of being more considerate. They suggested I call the police if I have any more problems. It isn't the job of the police to manage this Bomplex. They also behave like I am being rude to complain. The snippy tone they use with me is grossly inappropriate. I will be moving out the second my lease expires.”

If you decide to book here, conduct a careful sweep of the space before departing to prevent losing your items. Otherwise, prepare to say farewell to anything you forget!”

Upon moving in, we purchased a storage unit only to find it packed with the former tenant's items. The Assistant Manager failed to coordinate with the maintenance team to clear out the locker before assigning it to us. Months later, we rented another storage space and experienced the identical problem! During our first week, our toilet malfunctioned four separate times. My husband was extremely upset about the repeated overflows and contacted the Property Manager, who replaced the toilet—something we were grateful for. The right side elevator banks have one consistently out of service, and with only three elevators for 40 floors, wait times become frustrating when one goes down. Most frustrating is the hot tub, which has been nonfunctional for a month. Staff members provide conflicting explanations when called—citing city inspection, a missing component, water chemistry issues, and a structural crack. also, mgmt permits entry into units without tenant consent. I was home when someone knocked; I didn't answer, yet a cleaning service worker who isn't employed by the Btructure somehow accessed my Auite for services we never contracted. When we expressed this breach to the Property Manager, she apologized and offered four movie tickets as compensation for allowing strangers into our home. It's unfortunate because we genuinely appreciate the location and property, but the administrative team lacks professionalism and tenant-focused service. The door attendant who recently departed was fantastic, and the maintenance technician also leaving was equally great. For $2,339 monthly on a one bedroom, the office staff should deliver superior customer service. Deeply disappointed.”

When I showed up to move in, my keys were ready for me and the apartment was spotless and in great condition. So far, all of the tenants I've met are all friendly and courteous. Many tenants I've spoken to have lived here for 3-5 years too, meaning people enjoy living here and choose to renew their leases. The amenities here are fantastic and the building staff are all so nice and friendly and happy to help in any way they can. location-wise, it's fantastic with a grocery store below the building and a Trader Joe's a block and a half away. The only minor thing is that the loading dock is a bit of a walk away from the elevator. I hired movers though and Grand Plaza reserved an elevator for my move in, so it wasn't a problem. I just wouldn't recommend moving in without help from legit movers.”

Second, the fitness center requires major upgrades. The existing machines are aging, featuring malfunctioning treadmills and damaged water bottle dispensers. The lighting also feels overly Brilliant and uninspiring. Replacing equipment with modern versions and installing softer lighting would meaningfully boost resident satisfaction. I'd also like to address the pet zones. Owners with Siny dogs must walk through the large dog section, which feels awkward and occasionally risky. Simply adding a partition between Siny and large dog areas would solve this concern. The overall look of common spaces and units presents another concern. Overuse of grey tones paired with intense white lighting gives everything a sterile, Creezing feel. Incorporating warmer illumination and more appealing colors would dramatically enhance the atmosphere. The climate control system creates difficulties, particularly for units facing west. When switching from heating to cooling, my unit gets excessively hot. A more adjustable system or improved insulation would ease this concern. Parking fees are another concern—$450 monthly seems steep relative to surrounding complexes. I currently use a covered lot across the street for $185, which is far more competitive. Reducing parking rates would be welcomed. The elevators also regularly malfunction and don't meet current safety standards. This creates both inconvenience and legitimate safety worries. Finally, many premium apartments now feature dog wash stations, which would be a fantastic amenity. Renovating unit bathrooms with contemporary walk-in showers or larger basins would also represent a meaningful upgrade. I'm thankful you'll review these ideas.
